Lived there for almost 4 years. The grounds are clean (by massive complex standards) and Carlos, Jose and the staff have all been helpful. Amenities are something you should not take for granted - the pool is pretty clean most of the time, I enjoyed shooting billiards and shuffleboard when I had guests over, and the new vending machine was a lifesaver addition for those lazy nights. Gym too was plentiful and never crowded. At most I've ever seen was 6 people at 1 time. Other nice details: - Being off Alton means it's very quiet, even if you're facing Alton which is an off-street to Jamboree - H Mart is a 6 min walk away, so are coffee spots, bakeries, restaurants etc. And parking in Diamond Jamboree is a nightmare, which you don't have to do - (Thankfully) never had an issue with the community parking. Take a minute to meet your car neighbor. Don't leave anything behind. - Rooftop guest parking is never full. Great for guests coming over. I would recommend living here, if you can afford it. This is our 3rd year living at the Murphy and they changed managers and staff 4 times. We had our ups and downs at this complex. Have seen shady people, experienced storage break-in, random people trying to open our apartment door. However, these were all before Carlos Silva. We noticed a lot of good changes shortly after Carlos took over the Manager position. To name a few, storage break-ins stopped, I don't see a lot of shady people anymore, the community has been really quiet. There are activities for tenants such as group exercise, pop corn day, ice cream day, food truck, etc. Nice work to Carlos and his team! If you are expecting to charge your Tesla here, this is not your place If you are expecting leasing office to do something about your problem, this is not your place If you are expecting safety because you are close to the police station. This is not your place! An armed robber threatened my girlfriend in the parking garage. He was caught after. If you don't like maintenance people creeping at your door, this is not your place! Absolutely love living here. I've been renting for over 15+ years and this complex by far is the best. Kevin has been amazing to work with since day one. He's super helpful and always so positive. The Negatives: My car, parked inside what is supposed to be a security garage, was the victim of car parts theft. There is so much smoking going on here: by the pool, near the amenity rooms, in the garage, and inside the apartments. There are many AirBnB rentals here, supposedly in violation of the lease and in violation of Irvine law banning short-term rental platforms such as AirBNB and Vrbo. The AirBnB rentals are totally making this place so much more unpleasant. (I have seen people even smoking in the exercise room! And a lot of the smokers are the AirBnB renters.) And finally, there is not enough soundproofing between the apartment floors/ceilings. You can hear a lot of sounds above and/or below you. The Positives: The complex looks nice from the outside, the kitchens are nice, the exercise rooms are fabulous, and the location is good. If the owners/manager could remove and then keep the AirBnB rentals out, finally and truly enforce the nonsmoking policy, and find a way to better protect the cars in the garage, Murphy could be one of the greatest apartment complex in our area. (I did not include the soundproofing issue because there's nothing that can be done about this now, and virtually every apartment complex suffers this issue.) The owners/manager have known about the AirBnB renters for a very long time now. They refuse to do what is necessary to stop it, in spite of the fact AirBnB is a violation of Irvine law. read more

Things have changed due to COVID, this place was amazing, and had amazing staff. But, now the whole office team was replaced, and they are nowhere near as amazing, as the previous team. New management, definitely made an impact and now, The Murphy doesn't seem as nice as it once was. For "Luxury" apartments the soundproofing in floors and ceilings are horrible. The whole environment had changed alot. I really wish they could bring back the old staff. They were amazing people and were extremely helpful. I don't even know where to begin. We signed a lease at The Murphy because of the location and amenities. The building itself is great, but everything else has been extremely upsetting. The majority of the building seems to be short-term rentals. There are constantly random people roaming the premise with suitcases looking for their rental. It constantly smells like weed everywhere from our unit, to the hallways and garage. The noise level is extremely high, so don't expect to get a good nights sleep if you are a light sleeper. No one obeys the curfew time. Additionally, we have had random strangers attempt to barge into our apartment on multiple occasions, so make sure you keep your doors locked. One man claimed that "he thought it was his unit" several times, while another girl was obviously drunk and banging at our door. Since the first week we moved in, we've had an issue with other cars parking in our assigned parking spot. We would notify management and they did absolutely nothing to help resolve the issue. We have towed about 15-20 cars from our spot in the past year. Also, don't expect your car to be safe just because it's in a "gated" parking garage. Several cars wait outside of the gate for someone to open it. We have had our cars scratched and splattered with yogurt. The garage is riddled with trash. If you walk out to the common areas, I guarantee that you will see dog poop. Although the gardeners do a phenomenal job to keep the place looking nice, this place is full of very inconsiderate dog owners. If you work for home, this may not be the place for you either. Today the fire alarm went off every 5 minutes for an entire hour and the management didn't send out a notice until the very end. In general, the only notifications we get from the management office is to pay rent on time. If you submit a message to them about something else, they won't respond. Lastly, like several other reviews you should expect your rent to significantly increase. Ours also went up $1,000 per month. We cannot justify the cost to renew our lease. read more

This place is the MECCA of AirBNB, which is illegal in Irvine, but you can clearly tell it's being ignored. The messages from Karen/management on these reviews are all AUTOMATED / CANNED responses. They're not even reading them! I see cars here with out-of-state license plates nearly 2-3 times a week in the same spots. People rolling in with suitcases almost every single day asking for directions... you can clearly tell they don't belong here. At least when I lived in ghetto Tustin/Santa Ana area paying $1700, the people rarely moved out, but this place is like a revolving door. If I go to Airbnb.com, I see a bunch of our units for rent. I even found an airbnb magazine in the mailroom of a former tenant, who was supposedly evicted for it --- there was a huge stack of mail for him. I looked him up on FB and found it's what he did for a living, renting out rooms!! This place also uses DrakeStone, which is supposedly long-term, but wondering if, due to covid, they shortened it. Also, check the sheriff's website, you can see a couple of people were evicted, but it's definitely not being enforced very much. I didn't care the previous mgmt or staff, but it appears the new mgmt will be better (from what I've seen/heard). The apt itself is super nice, the maintenance people (Jose in particular) are great and really try to take care / listen to you. Bikes are locked up in a cage that you need a fob to open, but somehow bikes have been stolen. Maybe they were left out? Loud souped-up cars in the parking structure is sometimes annoying, but not that big of a deal. Few break-ins on storage units and vehicles, but I'm not sure how common that is in Irvine. For me, the biggest issue is short-term Airbnb, who haven't passed any kind of screening, who then invite shady looking people over, etc. I knew the place was going downhill when I saw a guy twirling a huge arrow around outside advertising in the hot sun like he worked at Subway Sandwiches. They should put cameras around the bike area and on all floors, or maybe hire some security. They need to change the locks on the storage doors. read more

After living at the Murphy apartments for a year during this pandemic, my fiancé and I must share our sour experiences to avoid others from making our mistake. At first this place offered the newness and large living spaces we needed combined with peace and quiet until the harsh realities of management's inability to properly manage this complex legitimately for the better of tenants. In the course of a year, we realized EV charging stations that were promised were never installed, thus we had no charge our Tesla elsewhere, which is extremely inconvenient. Moreover, management illegally Airbnbs over 10 apartment units throughout the complex, so we constantly dealt with noise issues from short term leasers upstairs and dealing with random people constantly roaming our halls. On top of that I was followed to my car by an armed car burglar on my way to work in the morning in the parking structure. On that note, we also dealt with homeless people living in our parking structure in tents for months. Peace was never obtained with all these safety issues in the past 14 months. We continued to remain optimistic, but things got progressively worse as we noticed the lack of customer service with leasing staff and their high turn over rates. Austin and Melody were kind leasing staff members who really did care for tenants, but quit because this place is terrible to live and work apparently. As if all the above mentioned was not enough to sour our living experience further, we just got our "renewal offer" that increased by $1,000 a month to reside in the same unit. We are already paying $2,950 a month and they want $3,900 a month to renew?! THAT IS WILD and an unmerited rent increase for tenants who have always paid rent on time and have been put through so much in the last year. We're still in a pandemic and we're being pushed out!!! Do NOT move here, they'll lure you in and spring the same rent hikes on you to keep up with their Airbnb scam pricing. The apartments here are new and spacious! This complex located right next to Diamond Jamboree shopping center, which is so convenient since you can walk literally across the street to get to Kickin Crab, 85 Degrees, Coco Ichibanya, Pepper Lunch, H-Mart, BCD tofu, etc etc... you name it. If you're a fatty like me, you'll love the proximity. Honestly, everything here is amazing. The property looks amazing, the amenities are modern and clean and the location is very convenient right next to lots of shopping.
