I have been living in Irvine Company Apartments Homes since 2008. I lived at Cedar Creek Apartment Homes for a couple of years,I enjoyed my time there! Then Sierra Vista for approximately 4-5 years. I Loved living there the most! Now I have been living at Serrano Apartment Homes since 2014. I always enjoyed living here until this last year. They have really taken away the joy along with our privacy. Along with the constance increase in rent, and entering our home to check or change everything from filters to smoke alarms which still manage to need a battery change in the middle of the night, among other regular entering ie; check washers & dryers, ac, and more. Don't get me wrong, I appreciate things being in working order, but it's often that we get notifications of the need to enter. There comes another price; Loss of Individualism. We had a beautiful ivy wrap around patio that added a touch of color; green, as is the color of ivy. No strange colors. Some delicate lights that we occasionally put on at night. All (privacy) coverings & lights are to be removed as of this week. This last year there were many former residents move out and several instances where newer residents who don't take pride in where they live, started throwing their trash wherever, even in the carports next to the trash dumpsters and on the walkways. There has been broken glass a couple of times. People leaving their trash outside of their apartment door rather than walking it to the dumpster, which is very close to every building. I thought, at least we have our own little place that we live in an no one bothers us. Now we lose our privacy and have to pay high costs. The saddest part is it costs so much to move so I feel trapped. I used to Love living here and was happy here. Many people over the years would says how they hated living in Irvine Company Apartment Homes and I always said; I have always had a good experience. Wow, until now! I feel like California is being completely taken over and we are losing our freedom in so many ways, even in our living situation. So Sad! Now we get to look at the dumpsters. read more

This review is for the maintenance team: I was lucky enough to have Eduardo (Eddie) come fix some things in my apartment a couple times. Each time I had a laundry list of things I needed fixed and he always showed up with a smile and a willingness to fix anything that needed to be done. Nice place to live. My only thing is since I've moved into this place, there's always been roaches. I have called the exterminator 2-3 times and still haven't gotten rid of them. The fridges are old. The ice it makes smells nasty, not good. I've called them to come and fix but they said the fridge works fine and they can't change nothing with the ice. Then maybe they should put new ones. My wife and I have had few if any issues here, but on the few occasions in which we have, we've been provided with five-star service. My girlfriend and I have been living at Serrano for the past year and a half and things have been good. No major apartment issues besides the occasional outlet that stopped working and one internet issue When needed, maintenance was quick to arrive and fix the issue which we scheduled through the Irvine company app. Google Fiber is available here, so the internet has been great besides the cabling. No real noise complaints besides the occasional kid running around which is typical for the area. Conveniently located around lots of shopping/eating areas and nearby our work places. My only complaint is that the appliances are a bit outdated and some of the infrastructure is as well. read more

Unfortunately I'm going to have to update my review. Upon moving out, leaving a fairly clean apartment, we've been charged various additional cleaning fees. This includes painting and carpet cleaning, despite having rented a carpet cleaner and cleaning the carpet twice over. We had a pre-move out inspection. But the guy came in and took a few photos and left. No feedback. What was the point of that? Not helpful at all. They will be lovey dovey to you when you're paying them rent but then turn 180 degrees after you leave. 0/10 this community is not recommended. read more

As of 7/28/24, the rent cost from $2505.00-$3295.00 for one bed to 2 beds as shown online. Here's the list of bills: Water bill: This included water/trash/sewer/conservice fees - you won't see a break down of how much water your unit use because we shared water usage. It's accounted for how many people are on the lease? You paid whatever amount Serrano put in your tenant account when you pay rent. Some tenants even wash their cars here - I have no idea how they connect the water hose or buckets. I saw it a couple time early the AM. Serrano also wash/hose down the stairs throughout the property or clean the grills. I hope it's on a separate meter. Gas: Gas Company. It costs around $40-$50 for two people depending how much you cook of course. Electricity: around $60-$90 with just regular use. If you use the AC often, be prepare for the bill to be in the 100s+. Apartment Insurance: You also need to purchase for your individual unit annually or Serrano will hunt you down with threatening legal letters at your front door, in the mail and E-mail. Even if you turn it in and it has a mistakes - better fix it before they deploy all resources to scare you into submission or vacate the property. Construction: there is construction down the street across from Amazon Fresh so it can get loud when constructions trucks are driving by throughout the day and busy with traffic and dust when you drive on Bryan entrance. It's been like this since 2023 and still ongoing probably until end of 2024 or 2025. Slamming Doors: if you're unfortunate enough, you'll get neighbors with a family of at least 6 people coming in and out all day and night slamming door because they're too lazy holding the door to close it gently. Entering your home: for safety - Serrano WILL enter all unit at least 2x/annually to check for Fire Sprinklers and to replace AC filter. Feel invasive but when we rent, we have to give up certain privacy. Bittersweet. read more

During this pandemic not only exposure to chemicals that can harm the lungs and increase our vulnerability to covid 24-7. Random 100's if construction workers hanging out on your patio Also right in front of out your front door. Having to wait and ask to come in out of your garage with out a heads up is insane!! My mom and brother have lived here for 9 years and the management team have taken such good care of them. My brother has special needs and they have always tried to do what they can to accommodate any challenges he has when there is construction or other updates around the property. Everything is beautifully maintained and it's a very peaceful community. My bridal shower was hosted in the clubhouse and it was beautiful and cozy. **UPDATE DURING COVID 19** Ongoing AESTHETIC construction is continuing today 3/20/2020 despite government mandated halt of non-essential businesses. I guess fixing the patio is much more important than heart surgery! I called the leasing office and construction manager to complain, and was told "the company" gave them the go ahead. "Irvine Company". This is crazy and super irresponsible. Just because Irvine Company has a stranglehold on city government, does not give them the ability to just create a public health hazard. DO NOT RENT FROM THESE APARTMENTS! Especially if your a family of 3 or more. Here is a long list of reasons why you do not want to rent from this place: First we had to deal with almost 4 months of construction which was a nightmare. (All because they built these apartments unsafe in the first place) My fiance was told when he started to rent from the place that it was normal for dishwasher to push up water into the sink every time it was used (which he never thought otherwise as he came from a family that has always handwashed dishes) so for years he's lived at this apartment with a broken dishwasher until we had a plummer come recently. He also moved in not knowing there was a few broken kitchen drawers. The carpets get random rolls in them and the bathroom vent/fan has never worked right. To be nice my fiance just let these issues go HOWEVER...not anymore. The customer serves here is HORRIBLE! Who wants to live at a place when every time you need to talk to the front desk etc your afraid to call because of the attitude/unpleasantness you'll get? Especially from the supervisor Rocio...she has been the most unpleasant, rude, none understanding person and definitely doesn't represent these apartments or the irvine company well. The worst customer service. Very disappointing! (I hated to see the stress my fiance was feeling everytime he wanted to call, even if its calling about a package/mail because he was nervous/didn't want to deal with Rocio rude response/attitude) Also do you like to have guest over for dinner or small board game nights etc...think again PARKING is a nightmare. Permits are required for your guest or risk getting towed. What if you have a teenager that's going to start driving? Ohh looks like you won't be able to get that teenager a car because you can only have one car for garage and one car in open parking....so parents your out of luck unless you want to give up driving or your car etc...(mind you for years people have been using their garages for storage, business, gyms etc but those that don't seem to be getting punished) My friend mentioned the other day that it must be nice to live in Irvine that it was luxury....well not at these apartments! There's better out there..I don't get upset easy but the way they lied to my fiance (who has the biggest heart I've ever met) took advantage of him etc today was the last straw and for the first time in ages I felt I needed to speak up and write a review so other people don't have to deal with this horrible place/customer service. Save yourself the headache friends. We've been living at Serrano Apartments for many years now! The location is ideal because it's near a huge shopping center. It's walking distance to the Tustin Market Place (Sprouts, Target, and many stores). There is a great walkway where you can take a bicycle ride, run, or a walk. The amenities at Serrano are great. There are two large pools and jacuzzis in the complex- so great for the summer! We invite friends over in the summer and have a bbq by the pool. The on-site gym is also wonderful! And it's open 24 hours! Maintenance always keeps it clean and tidy! The clubhouse is also a great perk! We had a recent family gathering and we decided to rent the clubhouse for the whole day. By far THE NOISIEST PLACE I HAVE EVER LIVED! Yeah, the pool is nice but that's IT! Constant construction going on every day. If it's not that it's the obnoxious trash trucks picking up trash every dang day beeping and pounding all over the complex. Just when you think you might have a quiet day the tree trimmers show up and buzz saws and chippers clanging. Seriously!!!! Do not move here unless you are gone ALL day everyday or like noise. Thank you for your response, below. The canned "corporate" response was expected however if the corporation was really concerned with its current residents comfort and happiness maybe the scheduling of these noisy "necessities" would be more of a consideration. It seems the work on the property is more about acquiring new residents and less about keeping current residents happy. Maybe these tasks to maintain the property could be kept to a couple designated days in the week. Some of us work from home and need some quiet. Furthermore if I had been informed of the YEAR LONG construction site before I signed the lease I may have looked at a different property. It might be nice if that staging area was moved to the other side of the property where they are now working for the next six months to give the residents on the finished side a break from the beeping and chugging if the large equipment. Just a suggestion and tes, one that I already made privately to the property management only to be given another canned corporate response. The two stars? I like my apartment...neighborhood and amenities but seriously there could be improvements to the methods in which these noisy tasks are scheduled. read more

Do NOT Sign that lease or you'll face move-in nightmares and then MOVE OUT FEES nightmares: Let's start with the staff: the person showed me the apartment (SIMONE) IS A LIAR AND A , she LIED WHEN I asked regarding move out charges and said I won't have to pay anything if I keep my apartment in good condition. And now I'm faced with $600 move out fee EVEN I kept everything in perfect condition! They make me pay $300 for the paint job that they did a year ago BEFOFE I even sign that lease. Let that sink in. They're all either rude are all liars. They sharp left metal pieces behind in the carpet so my foot got cut when I first move in. No compensation for that whatsoever. People are SMOKING everywhere. Not a healthy environment for kids to be running around in. Every time I come in and out of my apartment, I smell smoke. And people will be standing around smoking when I asked them to put it away they curse at me (even when I pointed to the no smoking sign in front of them) The people living here are rude/thief. My thing in garage got stolen and packages will get stolen if left in front of your door unattended. read more

This is my third year living here. Very quiet and super well maintained. I feel very safe living here too. The biggest reason why I stay with the company is it's maintenance team! They respond very quickly, and they are all very nice and professional. They always, ALWAYS fix any issues I have with the unit. Today is a Veterans Day and I just saw Jose A. scrubbing away the courtyard walkway, and his work was impeccable!! (And it's very hot today... he was drenched in sweats!)
