He became my guide at a time when my personal life was falling apart, and somehow, through it all, helped me land a new apartment at Estancia that feels nothing short of fate. I'd originally toured a unit I loved, but it went off the market a few days later. I was heartbroken. But Justin didn't let me lose hope. His words were so kind and grounding -- he told me that if that unit was meant for me, we would *manifest* it together. Two weeks later... *that exact unit* came back. And now I'm MOVING IN! I have been living at Estancia Apartments for about four years, and I am very satisfied with my experience here. Many of my neighbors are wonderful, and I truly enjoy the community. One of the best things about living here is the incredible staff, including the maintenance team. They are always kind, professional, and highly skilled. It's also heartwarming to see them greet residents with a smile, making the community feel even more welcoming. Recently, I requested maintenance service because my dishwasher wasn't performing well. "Ramiro" came the same day, replaced multiple parts, and made it work like new again! He always works with a smile, and I truly appreciate his dedication. A year later and this community keeps getting worse. The type of people they are allowing in are questionable. Teenagers are running around the property (even on school nights) jumping over the pool fence as late as 12-1am! There's one security for multiple Irvine properties so it can take 45min to over an hour for them to arrive, if they even show (at times I have to call 2-3x to follow up). The office also makes it very difficult to call courtesy patrol-you have to click on various numbers and listen to a list of options multiple times before you can get through. There's been garage and car break ins, a small child playing in the parking lot was ran over and killed by a truck. The walls are extremely thin, you can hear all your neighbors conversations (upstairs, downstairs, left and right). There's a certain neighbor having super loud annoying sex multiple times in the late night and early morning (12-7am)- literally the entire building can hear him and his gf; there are young kids living next door and all around which is disturbing. You can sometimes find a homeless guy sleeping inside the gym. The parking lot smells of weed at night. The leasing office never picks up the phone and are NOT proactive about issues. They will send a letter once a year asking people to not smoke and that is the extent of it. If you want a peaceful home to come home to in the evening/night after work this place is NOT for you! The easiest solution would be to have onsite patrol. I don't understand how they charge approximately $3k for a one bedroom and offer zero security! Also please note, most of the positive reviews mainly touch upon the maintenance team which are great and very responsive. However the clean up crew will start work at 7am, dragging metal chairs against the pool concrete floor causing the most ear piercing noise (Monday to Sunday), they play music and talk to their colleagues by shouting from across the pool, mind you quiet hours are suppose to be from 10pm to 8am! read more

We've been living at Estancia for a while and truly appreciate how the office and maintenance team treat residents. When our washer broke, they replaced it very quickly with a new one -- even better than the old one! The maintenance staff who come to fix things are always polite, careful, and respectful. The leasing team in this community never answers the phone.. so you have to physically go in the office to talk to someone. And when in the office, you will see them just sitting on their seats claiming they are so busy answering calls. We were there for about 30 mins and not a single ring. How are they busy? We lived in other Irvine communities. This is the only leasing team who won't answer calls. How come? I'm puzzled. Also, a lady named Heidi is not very helpful. We demanded to talk to the manager and she keeps making excuses. She would say that she's going on a break when it was just 11am and their office opens at 10am. And tells us that the manager will call us. And guess what?! The manager never called us. Did she even do her job or inform the manager? I'm assuming she did not since we didn't hear anything from the manager. Very unprofessional and rude. You can tell she's annoyed because we are requesting for a solution. The issue was never resolved. I'm rating this team as 0 star for customer service. No initiative to help or at least provide a solution to the issue. read more

I have lived here for three years now and want to warn any potential tenants about the below average management that operates Estancia Apartment homes. Parking is horrible. Parking is not enforced, even with recent notices about having placards displayed for all cars. Many tenants park multiple vehicles outside and use their garage for storage only, which is against the lease agreements and results in no spaces available for those that actually need it. Three of my garage neighbors run businesses out of their garage. One of them has people park in front of my garage and has become threatening and aggressive with me when I have asked them to move the vehicles. The front office never responds, or "security" is too slow and by the time they arrive, the car is moved. The tenants above us are disrecpectful with noise. They are constantly stomping and running around late at night. Again the front office does nothing about it and security is basically worthless; they dont address the problem and this family continues to be a nuisance. The tenants above us had an illegal water filtration system installed, it failed and flooded our kitchen twice. The second time a large dehumidifier was run for three days and we are not being compensated for the cost of running the machine. The tenants above us should really be footing the bill, why should I pay for a machine to run when I wasnt the cause of the flood? Irvine Company will gladly take your rent money and then do nothing when you expect them to. Overall, management here seems to not really care about the tenants. The apartments are old and not well kept for the price this complex has started to charge. I would not recommend living here if you can find a different complex. I am giving this 2 stars instead of 1 because the maintenance team here is great and Ramiro is always friendly and does a great job, along with the rest of the crew. Bunch of crooks running a monopoly and a racket because they can. We've been paying top dollar to live under conditions equivalent to living in a ghetto for half the price. Living here has become almost unbearable as they've let unruly neighbors take over. It's gotten so bad that last night at 3:00 AM the police had to be called to help us with a matter we've been trying to get management to address for the past 4 months. Now their solution for us to be able to move and stop bleeding money for such terrible living conditions is to have us break the lease and pay 2 months rent($6,600) just to leave and be free from this nuisance that has been our life the last 4 months. We are exemplary tenants and working professionals and we just wanted living conditions equal to the ridiculous amount we're dishing out in rent for a 1-bedroom. But of course this being the Irvine Company and knowing their power in this city that they literally own, we were shown no mercy and told to pay up to be able to leave. My bf and I missed work today on our busiest most important day of the week because we both have such bad migraines from last night's ordeal involving the police having to be called. My boyfriend and I have been living at Estancia for a little over 6 months now and we love calling it home. The complex is well kept, the amenities are great, and the staff is always so wonderful. Especially the maintenance staff. I would like to particularly give a warm shoutout to Romero. Truly the sweetest, kindest staff member we have had the pleasure of encountering here. There were a couple times we had to call for emergency maintenance (once at 2 am, which we felt so terribly about) and he was always there so quickly and so kind and ready to assist. His positive attitude and kindness is hard to come by and we are so grateful to him for making our experience here so pleasant, even in sometimes stressful situations. So unfortunately this is not going to be a glowing review for this Estancia property. But I will start by saying that Ronnie and the two ladies in the office are rockstars in terms of customer service. I also want to say that the maintenance staff and especially Ramiro are the most efficient and kindest maintenance staff of all the Irvine company properties combined. I recently moved out because of the noise problem with the folks above and despite the fact that documenting problem tenants is a time consuming process, it was very frustrating because it was at my expense. Also the property did not seem to enforce the no smoking of any substances in the apartments. It was a huge problem for me because I couldn't keep my windows open at night. To add insult to injury, the water bugs started coming in when the landscapers began redoing the landscaping over the course of several months. I know this was a problem caused by the landscapers because I had never seen a water bug in that apartment in eight months. And then all of a sudden it went from 1 to 2 a day to several dead babies on the kitchen floor every morning. I even bought a door sweep to put at the bottom of the front door to keep bugs out but to no avail. I am not a fan of Newport exterminators. They couldn't get rid of the problem here when I put orders in at the office and they couldn't get rid of the problem when I lived at San Paolo. Lucky for me at San Paolo they were only outside the front door. The two stars above are for the staff - one star is for the wonderful office personnel and the other star is for the wonderful maintenance personnel. For roughly $2800 per month including utilities, I should not have had to experience all of these issues. I'm bummed that I had to leave on a sour note but it is what it is. . read more

Been living here for 4 years. The property itself is beautiful with lots of greenery and trees. I seldom use the business center and pool, but it's a nice addition to have. No fitness center though unlike the Solana community next door. Some things I love: - Lots of trees and greenery - Gated and safe at night - Relatively quiet area (where I am at least) - Direct access door to the Peter Canyon's trail - Lots of people walking their cute doggies - Most packages either go to your mailbox parcel or the parcel mailroom in electronic lockers - Google Fiber! - Nest thermostats - Office staff are super helpful and friendly - Maintenance is top notch. Always comes quickly and resolves problems in one visit. The downsides are if your building is facing Irvine Blvd, it can be quite noisy with all the cars and motorcycles passing by. Also, replacement for lost keys is expensive. It can be up to $40 to replace your common amenity key, but only $15 to replace your mail key? Keep track of them! read more

He also has helped guide me in the Business lounge to correctly scan important documents as well as scanning and emailing me the pdf files. We have been residing at Estancia for the last 6 months. Over time, we have found the staff (both property management and the service department) to really care about the property and its residents. They go above and beyond to keep the grounds clean and up-kept as well as giving the best service possible to the residents. Just an update. I've thought about moving to another area several times but decided to stay until my daughter started kindergarten at the elementary school behind the complex. I'm SO happy we stayed! Walking her to school (takes a total of 6 minutes from where I'm at, ) and avoiding the long lineup of cars dropping off is an amazing experience. Now I see why Estancia is highly sought after by families with young children! Also, still in love with the maintenance service and team here. Just had Antonio G. come to repair an appliance and he reminded me why I should never leave. You can't go wrong with any of the service members. I WOULD NOT RECOMMEND LIVING HERE. DO NOT MOVE HERE IF YOU WANT SOMEWHERE QUIET TO LIVE. My family have lived in Solana/Estancia for the last six years. To put it shortly this is not a place that is worth the extremely high rent, noise, and staff who don't seem to care. -NOISE!!!!! Please note that Estancia/solana are bounded by irvine blvd and the eastern transportation corridor. Both very busy roads, especially the eastern transportation corridor which is full of racing super rich Asians late at night I moved from Estancia to Solana after a couple with an infant moved in to the ground floor apartment. We had asked the neighbours to politely close the doors and windows when their child would start screaming. They never would, instead we could hear the screaming throughout the neighbourhood. To the point where the other neighbour would shout "please stop screaming". We moved to a different apartment in Solana from Estancia. WE HAD SPECIFICALLY ASKED FOR A QUIET APARTMENT given our last experience. They gave us an apartment with a playground in the back, they told us that due to covid it would not be in use, this is not the case, the playground is in use and so the apartment is extremely noisy. We had made over 8 formal complaints about the upstairs neighbour who children run up and down the hallway, jump out of their bunk bed at 7am, and stomp throughout the day. We politely asked them to keep their children from running but they made no effort. We approached Solana/Estancia again and we are still awaiting action to be taken. We have cracks (picture includes for reference) in our ceiling and our light fixtures move when the kids run down the hallway . I have been awoken in the middle of the night by these kids jumping from their bunk bed too go to the bathroom at night! -army of entirely Mexican landscaping staff It's great to see the diversity the Irvine company is proud off! The entirety of the landscaping staff is Mexican, not a single person from another race. This army of landscapers starts at 8am and in the autumn use extremely loud leaf blowers, if not that they are cutting trees or bushes directly outside your window. -repair work I currently have scaffolding on the side of my building. It has been there for three weeks. Repair are being made to my neighbours balcony. Given the balconies are the same size you would have through they would have cut all the wooden planks etc they would need, off site. NOPE, THEY PREFER TO USE A ROTARY SAW ON SITE OUTSIDE YOUR WINDOW FROM 8AM onwards every day for the last three weeks! We also have to endure the nailing and hammering, the loud conversations they have and the total disregard for anyone who lives here. -golf carts and garbage trucks Every single time a golf cart or garbage truck reverses it produces and extremely loud bleeping noise. The staff don't seems to care and often reverse the cart much further than in needs to be reversed, I think they may kinda enjoy reversing and making this bleeping sound...surely they know it disturbs neighbours? -paper thin walls The wall here really are paper thin. You can hear everything...! - light switches in strange places, sinks that are not even positioned properly You can tell they don't put much effort into these apartments, my apartment has light switches in the strangest places and my bathroom sink is visibly not centred. All for $3000 a month! -Crowded Consider how many people are living in less than a square mile... Playgrounds - Irvine company has built playgrounds very close to properties. As such the extremely loud children to play there disrupt all surrounding resident with their screaming. When I asked the Irvine company to put up a sign, asking for noise to be kept down they said they would need corporate approval for any signage and that they wouldn't be putting any sign to keep it quiet - I have lived in apartments locally and internationally, I have never lived in such a NOISEY apartment complex! This is not apartment living, it's having a residential team that doesn't care. Don't let the Irvine company make you feel like you are being dramatic. Pictures of the scaffolding, cracks on my ceiling, skewed sink, and weirdly positioned lights for reference. Save yourself the hassle and find somewhere cheaper and quieter. You will be happier! UPDATE: NOISE CONTINUES and The Residential Services team have not reached out to deal with any of these concerns. read more

This is our second time living in the Estancia community. The first time was from 2017-2020, This time we moved back in the community a few month ago because we had such good experience with the community previously. Every time any maintenance is needed in the house, the on-site maintenance crews comes in and fix everything for us quickly. I remembered Ramiro was especially friendly and kind from the previous time. Recently, we had an loud noise issue with a water pipe a few times a day. It did not get resolved for the first time. The loud noise from the pipe went on for about a month, and then a couples of days ago, Ramiro came and fixed it by replacing the toilet valve! It has been 2 days and we have not heard any loud noise and living quiet thru-out the day and night since! We are super happy thanks for Ramiro's excellent work! read more

Kitchen sink became clogged and unusable. There was standing water in both basins. I contacted the Maintenance Team through the app (resident portal) and they fixed it the next day. The Estancia team has consistently responded to a request promptly. It is usually resolved within 24 hours. Moved in a few months ago and I couldn't be any happier! Community is nice and clean and just peaceful and it's a pleasure coming home. The resident services staff is top notch and there always there if you should have any questions or concerns in any way. There customer service is excellent in every way and no matter what's happening in the community your always notified by text message or email and it's great your always in the loop of what's going on. As for the maintenance crew there outstanding and your issues are resolved in a prompt time. I do have to give a shout-out to Danny on the maintenance crew that he's been trying diagnose a noise my fridge has been making at random times that's seems to disappear and works fine when he comes to service it. Danny just goes above and beyond on his customer service! Estancia sets the bar for sure and I think other communities could learn a thing a thing or two from them. Ok, I've been living at Estancia for the past 5 years and feel like I can leave a fair, unprejudiced review. So hear it goes. Pros: 1. Maintenance: aside from a few of the maintenance folks being a bit standoffish, most have been courteous, kind and polite. They know hoe to take care of any issues. Mr. Ramiro is the best of the best and he always takes care of any of our issues. We always hope he gets sent out cause he's always super efficient. We're super happy with maintenance in general and this is one of the reasons we don't plan on moving out anytime soon. In fact, I just renewed my lease in December! 2. Being a gated community: I really like that the community is gated. I mean, I'm sure it doesn't necessarily make the community 100% safe, but I feel very safe knowing the gate is closed after business hours. 3. Being close to multiple trails and the Marketplace: estancia/solana are both located very conveniently close to many trails and the irvine/tustin Marketplace. It's a super short drive to the freeway as well. 4. Amenities: really enjoy the fact that there's a gym, clubhouse, pool and game room. I wish the pool was heated though! 5. Beautiful landscaping! 6. Constant community renovation: okay, hear me out, some of the stuff they do is stupid, but overall I like how well kept it is. Cons: 1. Noise: as many have said, the noise level is terrible. I understand that this is an apartment community and noise can travel easily, but we've had issues on so many different occasions. Currently, the noise level past midnight is so bad that I have anxiety and can't sleep. I've contacted the leasing center multiple times and no one has contacted our neighbor. They told me that I can contact patrol, and when I contact patrol they say they can't do anything because the noises I describe are only heard if someone was inside the apartment and due to liability issues, they can't come inside! So basically, leasing center tells me to contact patrol and patrol can't do anything. I keep getting woken up at like 3 am or 5 am because our neighbor decides to do laundry (in fact I've seen many residents do laundry super late when I go out for a walk, please don't do this if you do, noise travels and it's very disturbing), or go take a shower, or just wash their dishes, or even sometimes move things around, and nothing can be done! Last time I contacted the leasing center on this, took them 3 weeks to respond and when they did, they sent an email (which was clearly a template that they just send to residents regarding noise) asking to be more considerate and these noises are just "normal apartment living" noise. Ummm...?? Is it normal to hear your upstairs neighbor yell at each other? I can clearly hear what they say to each other when they have fights; "this is why you're not loved." Said the woman to the man a few nights ago. I hate to say this but I'm constantly hoping my neighbors break up and move out. I try to be super considerate to the neighbor below us just hearing the one above. I just get paranoid sometimes, "what if our neighbors below us hear our neighbors above us and think it's us?" Huh why did I just renew my lease you ask? 2. Unsigned emails: when you get an email from the leasing center, it doesn't say who sent it. It is not signed. This is extremely unprofessional and I'm pretty sure legally incorrect. 3. Parking: as many have said, the parking situation is crazy. Between 8pm to 6am, if you have any guests, whether they are staying overnight or not, you're supposed to fill out a stupid form. They just tow vehicles if a form has not been submitted. So my question is, what if one has been submitted but the person who checks the list makes a mistake and misses it? Also, I just don't understand why you need to do this for those who don't stay overnight. My son has a study group and the parents bring the kids over a lot. They only stay for 1/2 hours but sometimes it can get past 8 and I have to constantly fill out the form! It's so frustraing. There's plenty of parking when I go on my walks so I don't understand why estancia/solana has you do this. 4. Leasing center: the people at the leasing center are nice and polite, but I'm very sorry to say this, I can't help but to think they're a bunch of young adults who don't really care and just want to get paid and go home. When you're in customer service, in a residential community, you need to be nice, courteous, understanding and sympathetic and I unfortunately don't feel this is the case with them. Listen, I know I complained a lot, but if they could just fix the noise issue I would be extremely happy. Leasing center, is there a way you can install noise cancellation walls/ceiling? Or can you send a general notice to everyone saying to be more courteous? Come on, I know you can do it. Overall I really like estancia/solana. I mean, no way you can be 100% happy somewhere, right? So I got a call Friday that there was a leak in the unit above and someone needed to come in my place and look for damage, I agreed, today Sunday I came home from a weekend away only to see water pooling I the kitchen lights and called. Ramiro came over and not only came quick with his coworker but he took great care to fix the problem while ears ring a mask and Slippery shoes. First off for the price you pay you would expect luxury or at least peace and quiet. At estancia you get neither. 3-4 times a week I am awakened by leaf blowers, weed whackers, and what sounds like construction trucks. My first floor apartments walls are so thin I can hear my upstairs neighbor, my next door neighbors, and the traffic/pedestrians outside. You would think I have all my windows opened, but no, just the low quality craftsmanship that came with the building. Parking is a joke if you don't have a garage and work nights. There is also a spider problem no one mentioned to me. Since living here for the past 5 months I have had to deal with so many spiders inside my room, bathroom, kitchen, living room, garage, and even closets. It's ridiculous. All different species and sizes. Had to replace light bulbs cause 3 went out immediately after moving in. No big deal but for 3k you'd expect estancia to replace the dim bulbs before you move in. Also 93$ convenience fee to pay your rent automatically charged every month. Plus they ask for your social and personal info for every overpriced payment. Lived in many apartments, this is by far the most overpriced, noisiest, and insect infested. I'd rent elsewhere before looking twice here. If I wanna leave this place 6k...so waiting for my lease to be up and then I'm free. read more

Since the first day this is has been a fantastic place to live. The staff is so efficient, fast, friendly and helpful. My particular unit has a separate front balcony and patio area which is what really sold me. Spacious bedrooms and a huge walk-in closet open floor plan and a quiet location in the back of the community. A separate single detached garage with storage shelves and garage door opener. Most services can be requested online and paying for rent is online. I've Never had a major issue however when I did have a small refrigerator freezer clogged drain and bathtub handle issue Danny took care of it within 15 minutes. If I could give this place NEGATIVE RATING I would. This is the worst place to live EVER ! Do not move here !!!! They tow your cars WITHOUT written warning! Currently being sued. They damage things in your garage and enter your home constantly. This dump has a massive ANT problem and they don't spray. The landscapers are very loud ! If u work from home u will never be in silence. The staff is rude, unresponsive and combative! Ppl are always moving out like a hotel. By far the worst Irvine Company property EVER ! read more

We were with Estancia/the Irvine company for 4 years. Always paid our rent on time. When we decided to move, the experience changed from Moderate to negative. Money hungry charging us for technicality fees, the move was stressful enough and they added to it substantially and unnecessarily. Do not reccommend the Irvine company. read more

I was helping my mom search for a new apartment. Luckily I had my extremely well behaved toddler along with me for the hunt (sarcasm). The staff at Estancia were extremely helpful and patient while we met with them to ask about their leasing opportunities. Elyssa took us around the complex to show us a few options. My mom (and my toddler) fell in love with the kiddie pool and playgrounds at the adjacent complex. Luckily, Estancia shares amenities with that complex so we were very happy about that. Fast forward one month and my mom moved in. She loves how quiet the complex is. The only nose she ever hears is the landscaping staff who kept the complex looking gorgeous. Each time she had any minor issue, maintenance hopped on it and came within 24 hours. I highly recommend checking out Estancia. You definitely get what you pay for here! read more

Moved in pretty recently and I've had a problem with the fridge/oven (from general wear and tear), but the maintenance team (Jesus, specifically) is amazing. Super polite, identified the problems immediately, and was ready with a fix. I was a little concerned at first about the lighting at night (I end work pretty late), but the lamps around the complex are great, not even a little spooky! read more
