I'll update my review. I recommend avoiding this apartment complex! I've never seen such a mess with payments anywhere! After living here for over five years and always paying on time, this company simply issues an additional bill for two thousand, explaining that a debt has accumulated over four years. While you're trying to figure out where and why, they'll slap you with additional penalties for that time. They say they'll figure it out and you don't have to pay now, not forgetting to issue a new bill every month with additional fees. There's a wonderful organization called "conservice" that will make sure you're constantly in debt even with automatic payments set up. They shift responsibility for their mistakes onto their clients instead of simply hiring more competent and educated specialists. The tenants will pay for all their mistakes. I don't recommend it. . People from outside the complex also come and go here all the time and use the pool and grill, leaving behind a lot of trash. Once, someone even took a bowel movement in the pool shower, apparently because people who don't live here don't have keys to the toilet. read more

I don't recommend Esperanza as your home. Management's policy is to extract as much money from you as possible, EXCEPT for the rent and bills you pay! At any opportunity, the maintenance team will charge you for who knows what and bill you a year or more later without telling you or warning you. They'll start charging you fees and pretend to figure it out and that it's a mistake, but they'll still make you pay for their own incompetence. They can also enter your apartment with their own keys, simply making a quick call and then opening it with their own key. I once got out of the shower and heard the doorbell ring. When I went into the living room, there was already someone there. The complex itself is a walk-through courtyard, and the gate is constantly open! After living here for six years, this residential complex has deteriorated greatly. I understand it used to have a different owner, but a few years ago the owner changed and the complex is getting worse and worse every year. I do not recommend this complex to anyone! read more

The office is not conveniently located within the same complex; tenants have to go to another complex, La Palma, to speak with the office. Phone calls go unanswered. The management is incredibly aggressive and provides terrible customer service. Be cautious, fellow neighbors. While the exterior may look pleasant, the interior service is abysmal. Upon the completion of my lease, I was charged excessively. As I had relocated to a different state, I did not receive any notification; resulting in them impacting my credit negatively. AVOID THIS APARTMENT COMPLEX AT ALL COSTS! Let me start by saying I've been a loyal tenant for 10 years, paying my due fees on time. I recently moved out of state and I tried to buy a new car shockingly I find out that they've reported me to collections without any email or mail notice ruining my credit score! I called Esperanza apartments multiple times and when I finally get through to try and speak with Jason the manager they always tell me he is busy. This is an error on their part and they need to fix it! My dream of buying a new car is put on hold because of their error! Seriously evil! If you want a peaceful quiet community that observes proper quiet/noisy hours STAY AWAY!!! My upstairs neighbor has a habit of dropping loud objects and closing cabinets very loudly late at night. For MONTHS I have complained of this and have only been gaslit from the leasing office saying when they approached the neighbor about it, their comment was that they are "pretty quiet". Obviously not since everytime I have a guest over they comment on the noise and I have even been awoken from sleep at 1 am before. I can't believe I pay so much for this place. They say quiet hours begin at 10 pm so we aren't allowed to be in the pool or clubhouse past then but god forbid someone is hammering something at that time they don't care!!! Can someone please reach out to me. I have a complaint. Delilah the assistant manager seemed careless when I was telling her as to why I was upset that the EMERGENCY LOCK OUT took 45 minute to be completed. I had to call a family member to come to my apartment complex and find somebody to Help me open the door since my son locked me in the bathroom sadly it's sad but it's true what happens so we were stuck , fire department or dispatch told me to have the apartment complex maintenance open the door so they refuse to come help me I relied on the Esperanza team and they dropped the ball and whoever I spoke to regarding this matter literally was not caring that was how she came off over the phone. Her response was it's a human error and I totally understand that however you cannot have a phone line and say this is an "emergency" When I'm reality the maintenance team NEVER GOT A PHONE CALL TO COME TO MY APARTMENT EVEN THOUGH I SPOKE TO KAYLA. The whole point of this rant is it was an emergency line. treated as such. I go broke paying 2500 a month for rent and they can't even help me open unlock my own door are you kidding me? read more

We lived here for almost 3 years and really enjoyed our time there. I know people have different opinions about it but here is why I loved living here and hope it helps people that are considering renting here. 1. First all, obviously Irvine is a very nice city to live in, this place is 10 mins to the great park with the BEST public tennis courts I have ever seen. Trader Joe's, Ralph's, restaurants right across the street. 2. Neighborhood is very safe and quiet, always very clean. Something I didn't realize until towards the end of our 3 year stay, they have patrol circling around every night, one night at around midnight when I was walking my dog, I noticed a car park on the side of the building not in a parking spot, the patrol car did actually stop and the guy got out of the car to check. Made me feel a lot safer for sure. 3. Maintenance team is great! Whenever you have issues with appliances, put in the request and someone will show up at the request time and it usually takes the maintenance team no time to fix the issues, if it was something bigger, they usually will very politely let you know they need to bring more equipment and let you know when they will return. 4. I know some people were not happy about moving out charges and etc but I thought they were fair. They even give you a rent control option if you have to break your lease which we weren't able to take advantage of and ended up paying rent for a month we didn't live in. But they do give you a detailed break down of all the charges including the invoices for cleaning and replacing carpet. Compare to some other management companies we rented from before, I thought Irvine company was very fair. the cleaning charge was about $140ish I think, plus carpet replacement which we had pets so I knew it wouldn't have been cheap but came out lower than I thought. What I really appreciated was the detailed information they provided, yes we ended up paying a lot upon move out, but they were fair charges so I have no complain. 5. Before Covid every once in a while they would have some small get togethers of all the residents which I thought was fun, one time they had someone handing out breakfasts at 6am at the gate when people were leaving for work which I thought was very thoughtful. 6. If I have to complain about something which I do have is some noisy neighbors. There was this family whose garage was underneath our living room, during covid when we were all working from home, the parents were too lazy to walk the kids to the park and they would just open up the garage, pull out 2 folding chairs and have their kids run around and scream at the top of their lungs, and then the parents would yell at their kids at the top of their lungs in Chinese. And they would invite more people who don't even live there to go and scream together. I called the office twice about it but nothing could really be done because it was during the day time. But that was painful and miserable. luckily they moved not long after but I guess unpleasant neighbors are everywhere so not really blame Esperanza for that. Overall, I do think this is a great place to live and I miss being in Irvine! read more

We moved to Esperanza recently. Coming from loud LA area to this place feels like heaven. I've probably heard my neighbors upstairs once or twice walking but it's very rare. All the team made our move in process easy, fast and were very helpful. We toured around 7 of Irvine Company's communities and chose Esperanza because it's quiet, amenities are very clean (I'm a cleanliness freak), we have plenty parking space (we own 2 cars), plus the price was surprisingly "low" when compared to other places with the same features. Still don't get why we have to wear masks while working out at the gym, but hopefully that will end soon. read more

Have been here for 6 months and super happy! Kind and professional office staff and maintenance. The grounds and common areas (pool, gym etc.) are immaculate and well kept. Quiet, safe neighborhood, and 10 mins walk to Woodbury Town Center (Ralph's AND Trader Joe's, and lots of restaurants). Neighbors are friendly and respectful from my experience. Very dog-friendly -- seems like everyone has pups including myself. They are all well-behaved (no crazy barking or aggressive dogs). They have little stations with poop bag dispensers/trash buckets around the community, so there's always one within like 500 ft of you. read more

The place also had a horrible issue with ant's they where everywhere. Park your car near the bushes and they would find a way in. After living at Esperanza for 2 years I have only positive reviews to provide. I moved from out of state to Esperanza site unseen and the team was very supportive of my move and accomodating a POD sitting in the parking lot for 24 hours. The maintenance crew even chose a convenient spot for me with cones. Ever since move in day the team is quick to respond. Specifically, Alberto and Jose in maintenance I have had most interaction with. They follow up for maintenance request within hours of submission. Tips for someone moving from out of state as a single female: Esperanza is a safe, diverse, and family oriented communtiy with views of the hills behind the complex and accessible shopping for necessities across the street. The noise level is minimal other than the occasional loud car on the toll road which does not develop traffic ever. You are far enough away from I-5 to not hear the traffic but close enough (1.5 miles) to have easy access. Neighbors tend to be respectful of your space and quiet hours (I live on the top floor). Walls connecting apartments are solid enough to prevent noise from carrying, in my experience. The neighborhood is friendly and safe to run/walk around and Jeffrey Trail is only 1 mile from the complex. There is always space to park cars and packages are mostly safe if delivered to the parcel room or even your doorstep. I did have one package stolen this past Christmas during the height of the "recession" and the complex and police reported immediately to remedy the situation. Per the police there was an uptick in these instances prior to Christmas. As for other reviews I see someone mentioning cockroaches. I have not seen cockroaches at all (pool, apartment, trash, or garage). This is one of the cleaner and well groomed complexes I have lived in as I assume is true for any Irvine Company Apartment. Rent is surprisingly comparable to other locations in Irvine at least for those with in unit laundry and a garage (at least at the time of my moving 2 years prior). One constructive criticism is that the gate seems pointless. People get in and out easily without a code and sometimes the gate does remain open throughout the night. Since this is a safe area it is not a huge concern and I have brought this up with staff. Overall, living at Esperanza has been peaceful without complications. read more

Hello all! This review is more of a request/recommendation for the Esperanza property. As a 2 1/2 year resident. I recently purchased a Tesla and they have strict rules with having the full charging station in garages. I understand the safety part of it, but with recent discussion of a great amount of neighbors that love in my complex (who also have Teslas) find it hard to believe that Esperanza has not considered any not even 3 Tesla (or a regular) charging station. Woodbury and a couple of other neighboring Irvine company owned apartment homes in the area have chargers on their property. It would be super convenient to have a slow charging station and be in the comfort of your home, then when it's ready you go and move your car to avoid idling fees (best area is towards the wall of the apartments closest to Sand Canyon & Irvine Blvd, just a recommendation). I feel like that is also a gain for Irvine Company. It's a win, win. Please consider IC, you are Ana amazing g company and always have been great about hearing concerns and making things happen. Esperanza means "hope" in Spanish. This a great place to live. It is a smaller apartment complex compared to most of the other apartments in the Irvine Company. I love the fact that is always quiet and has plenty of parking. Most units come with a one car garage and outside parking that can also be used for guest. The parking is unassigned so that is plus. There is a great pool heat all year round to 70 degrees. It also has BBQ pits and a gym. This complex is less than 2 years old so everything is clean and brand new. The club house has special events for Superbowl and other holidays. I went to the Valentine's day celebrating. It had a lot of yummy chocolate covered treats and a free photographer that was taking pictures. Recommend for reasonably priced Irvine living. read more

Ended up owing my entire deposit upon move out of one year (actually owing them $3 more than my deposit lol) although a year before I was at orchard hills which is much nicer and I didn't owe them somehow. If you say so Esperanza. Esperanza is okay, but as others have stated, there are much nicer places to live that won't rip you off. Felt cold and lifeless here. I also hated my neighbors and couldn't wait to leave *shrugs*. I have been living here for two weeks now from San Diego and I absolutely love it. The staff here and Irvine Apartment Homes are so nice. The apartment complex itself is very quiet and clean. It is dog friendly but people actually pick up after their dogs (not like other apartments I have lived at). I also love how there is plenty of parking for guests if you have them over or if you have more than one vehicle. The gym is tiny but the times I have gone, there is not a lot of people who go so you have space to workout- they just need a stair master lol. Overall, I am glad I have moved in. Hopefully nothing major changes with my review lol. read more

As a resident with Esperanza for about 4 years now, I can tell you first hand it's been nothing but a good experience living here. With every apartment or home for that matter, you can expect a bump in the road here and there. Right? But, the maintenance staff, especially the manager Mike have been so awesome with maintaining what each resident gets to call home. This week alone, I renewed my lease and had my paint retouched, carpets cleaned, some light repairs, and my tub reglazed. -- Living with a toddler who went through a Picasso period; this refresh was exactly what I needed. I no longer look at my apartment in a view of things need to be maintained, or repaired but I get to call this property, and my unit a home. Incredibly thankful for the maintenance team at Esperanza! DISCLAIMER: My five-star rating is exclusively based on an Irvine Company leasing consultant's (Colton Moyer's) service. Colton was extremely competent and professional in helping me and my mother find our new home in Irvine. He called me as soon as I booked an appointment for a self-guided tour in an Irvine Company apartment community that was not Esperanza. After I told him what we were looking for, he promptly emailed me a detailed list of other Irvine Company communities that we might be interested in. Esperanza was one of them. When I asked him if he could book me a tour at Esperanza on the day that I checked out its location, he swiftly did so even though my request was last minute. His eagerness and responsiveness stood in stark contrast to another Irvine Company leasing consultant who was MIA even after I had sent her an email AND a voicemail. I want to point out that my mother and I ultimately didn't sign the lease with Esperanza. But our reason was personal and had nothing to do with Colton's or the leasing office's service. In fact, we loved Esperanza's location --- it was quiet and within walking distance from the nearby Woodbury Town Center, which was very much to our liking. Unfortunately, some of Esperanza's features didn't jibe well with my mother --- for example, she didn't like the fact that it was a gated community, which, I'm sure, can easily be a reason to apply for another person. Anyways, if you get Colton as your leasing consultant, I assure you that you're in good hands. read more

We had our washer stopped working over the weekend. We put in a maintenance request on Sunday night, and a help came the next morning! Alberto was very knowledgeable and was able to fix the problem right away. Lived here for almost 6 months so far, and my husband and I are extremely upset with the way the office has handled rude neighbors. They do not care, nor will they make any effort to accommodate or help in any way. Our neighbor above us, has many complaints regarding how rude she is with slamming doors and just common courtesy. She started stomping at night on purpose very loud. Complex told us it was us being super sensitive and we should know what to expect living in an apartment. As someone who is PREGNANT and needs to get rest at night, I shouldn't be harassed from 9pm - 3am with her intentionally stomping. I recorded her one night, and the complex refused to watch the PROOF we had. Honestly find an apartment complex that actually cares about you as a renter. Esperanza is a beautiful place to live. My kids and I really enjoy the community and amenities here. The pool, the business center and clubhouse are all wonderful amenities. Kayla at resident services has always been our go-to person here and she has consistently helped us out/been available for us whether we walk into the leasing office or call or text. She has helped me with getting emergency maintenance issues handled promptly, helping out with reserving the clubhouse, answering any random questions we have whenever we walk into the leasing office, etc..! From the moment we moved in, she remembered my name, my kiddos and which apt we live in. I'm so grateful for Kayla and the awesome Residential Services and Maintenance team here! read more
