I think it's worth noting that your experience here really depends on the current leasing center/management setup. I've had great experiences with management and I've had not so great. Current management is at least trying. They even called me about my more recent review mentioning I couldn't get a reply out of them via email, but it's probably also worth noting it took them about a year to reach out to me about it... I already figured out they changed their email address back in like November 2024 which is why I didn't get responses from the old email. Would've been nice to be notified but I get that as a 10+ year tenant I'm not the norm here. Noise issues have gotten a lot better. The landscaping is as minimal as possible while still maintaining things. Nobody starts wood chipping before quiet hours are up anymore. They try to be thoughtful about waiting until later to power wash the trash area. For what it's worth I've lived here 10+ years and never had an actual roach problem. We occasionally get a big one through the sewage pipes but that's not anything unique. The only issue I've ever had is with ants and I find it's more efficient to use Ortho home defense vs engage the leasing center for fumigation. It's not their fault but anytime we tried fumigation the ants returned within a week. It's also nice that very few people use the amenities here so it isn't totally uncommon to get the entire pool area to yourself. read more

Unfortunately, our experience at Avella II has been extremely disappointing. For the price we are paying, we expected a much higher standard of living, responsive management, and basic issues to be handled competently. Instead, we have dealt with ongoing problems that have made us question choosing this community. Cockroaches & Trash Issues We have witnessed cockroach infestations in and around the outside general trash bin areas. On top of that, our trash bill alone came out to approximately $120 for roughly two months of living here. Nobody from the Resident Service has been able to clearly explain why. One representative told me trash should be approximately $8/month, but even accounting for backdated charges, how does roughly two months of trash at $8/month come anywhere close to $120? They just avoid providing clear answers, when I follow up for explanations. When residents ask reasonable questions about charges, we expect an actual explanation that makes sense. Don't expect residents to just overlook it and pay as if it's normal, because it is not. Extremely Loud Upstairs Noise The flooring/building construction seems to provide very little sound insulation. We can hear virtually every footstep from the apartment above us, both early morning and late at night. It has made sleeping difficult. When you're paying this much for an apartment, being able to sleep peacefully should be a basic expectation. Other residents I've spoken to have been experiencing same or worse and they all told me hardly anything is being done about it from management. HVAC Problems The HVAC does not distribute air evenly between the bedrooms at the NEW Avella. And I know we are not the only unit with this issue, NOT a one off. We've brought this up many times, but instead of getting to the root of the issue, we've been given explanations along the lines of it functioning normally or the new floor plan simply being designed that way. That does not address the actual problem. If one bedroom is consistently receiving significantly different and LESS airflow/temperature than another (I've provided proof of this temperature difference too one bedroom being over 81F and other in comfortable 73-75F range for living room & other bedroom), residents deserve a proper evaluation and an effective solution. On top of that I was somewhat aware of this issue prior to moving in and when I had asked about it to both Irvine Company and Avella management, they straight up denied any issues with the air conditioning. Overall, I would not recommend living here based on our experience. The combination of the high price, pest concerns, excessive noise, unresolved HVAC issues, confusing billing, poor resident service, and security concerns (trespassers abusing amenities like gym & pool due to lack of security and lack of gate) has made this a very disappointing, at times stressful living experience. To be fair, the maintenance staff themselves have been timely and professional, which I appreciate. The landscaping and lighting throughout the common areas are also well maintained and aesthetically appealing. Unfortunately, these positives do not outweigh the ongoing issues we've experienced. For the price tag, you can rent a nice townhome or even a single family home with more space, more privacy, and much more peace of mind. read more

I wanted to take a moment to completely update my previous review. Initially, we got off to the wrong start due to some miscommunication, which caused emotions to run a bit high and left me feeling upset. However, I want to formally recognize and praise Ashley and Austin for completely turning things around. They have been extremely wonderful, kind, and helpful, and they genuinely deserve recognition for the immense effort they put into providing the best possible resident experience. 5 stars for Ashley and Austin, too! Our move-out process was an absolute breeze because of them, including Shane! Without their team effort, knowledge, efficiency and guidance, I honestly don't know what I would have done. Ashley went out of her way to keep me fully updated at every single step of the way. 5 stars all the way for Ashley! read more

Avoid This Overpriced Complex - Major Maintenance Issues If you are considering moving here, think twice. You do not get what you pay for at this apartment complex. Safety & Wildlife Hazard: Because the property is situated right next to main roads and parks, coyotes are a frequent sight around the grounds. It poses a genuine danger to small animals and kids, and management does little to address or warn residents about it. Pest Issues on High Floors: The apartment construction is full of noticeable gaps and poor sealing. Despite living all the way up on the third floor, I've had to deal with two separate full-blown ant infestations due to how unsealed the units are. Neglected Maintenance: Facility upkeep is unacceptable for the price. The community gym developed a leak that left the flooring wet and at risk for mold. Management let it sit unrepaired for weeks, and action was only taken after I specifically put in a maintenance request myself. Unlawful Towing & Incompetent Management: Management forced residents out of our garages for maintenance from on 8/21 8 AM to 6 PM, but after I parked in an open public spot with no restricting signage, they had my car illegally towed on 8/22 at 2 AM--costing me $590 out of pocket. They towed me overnight even though my garage was inaccessible for most of the day. read more

This is my 3rd Irvine company apartment and so far I've had a good experience. My most recent move in at Avella has been great the office move in process was great Dominique was very helpful and made us have a good live in experience. The maintenance team is super friendly and waves when they are driving by giving it a good neighborhood vibe. Cleaners clean the amenities everyday and landscapers are working too. Overall looking forward to a long stay at avella!! read more

Avella apartments is OK place to live. Staff turns over a lot. Many problems with parcel delivery. Big piles to rummage through. The leasing office (misnomer to call them resident services) is emphatic: NOT OUR JOB. I bet the new Avella 2 will have a better setup for parcels. read more

Shout-out to Joey! He recaulked both the bathrooms in minimal time and fixed our dead lights in a short amount of time. I didn't ask for it initially, but he even cleaned my bathroom vent. He was also teaching the new maintenance guy, good luck to him. read more

I've lived here for two years and I regret choosing Avella. I lived in two other Irvine properties and never had issues so I assumed Avella would be a great choice. Boy was I wrong! I'm counting down the days left in my lease. There are MANY problems: 1) The biggest problem is that Avella is under terrible management. When you walk into resident services for help the staff seems annoyed like you've inconvenienced them. The property manager Austin is incompetent and very unprofessional. That will become clear once you read the rest of my review. 2) Another major problem is that the community rules are arbitrary and inequitable. For example, some people get parking passes and some don't. When I signed my lease for a one- bedroom they gave me a parking pass no problem, and no questions asked. Anything to get me to sign my lease. After two years of living here, they recently changed their rules and they took my pass away. My car does not fit in the tiny garage so I needed that pass to park in a regular parking spot. Had I simply told them I already had a car parked in my garage I wouldn't even be in this situation. But I was honest (naively assuming they would care) and I admitted that I only had one car, but that my car doesn't fit in the garage. I even showed them where I scratched my car trying to fit it in the garage. But they didn't care. They refused to let me keep my pass. I even offered to pay extra for the pass but they refused. My problem with this is that many of my neighbors who also live in one bedroom apartments all have passes. There shouldn't be different rules. I'm paying the same roughly $3,000 per month for a crappy one bedroom that they are but I don't get a pass and they do. It's not fair. Now I will have to park outside the property along the busy street! Many others have posted on Yelp about similar parking issues. To make matters worse, when I asked Austin to give me the name and number of his supervisor, all he gave me was a general automated customer service number. He refused to provide me with the contact info. for someone above him who could actually help me. I had to go online and find the Newport Beach corporate office number myself to speak to his supervisor. I'm looking forward to that call back. 3) Half their EV charges don't work so be prepared to charge your car elsewhere. Some tenants have illegal chargers in their garages which is a major safety hazard and prohibited in the lease (in the older part of the complex). There are a few units RIGHT BY THE LEASING OFFICE who are illegally charging in their garage yet management does nothing. 4) There are a ton of massive dogs and restricted breeds in the complex who exceed the weight requirement. I've seen huskies, german shepards, and pit bulls all off their leash and management does nothing. I've seen management in their golf cart drive by people with their gigantic dogs off the leash and they do nothing. There is dog pee/poop everywhere. In the summer the common areas stink so bad. It's disgusting. 5) The mail room is a complete disaster. The lockers are always full so packages are just left on a table. I've had two packages stolen because of this. Many others have commented about this on Yelp as well. It's a major problem. 6) It's a non-smoking community but there are cigarette butts everywhere. There are huge piles of cigarettes right outside the gates and all over the parking lot. You can't even open your windows without smelling smoke and weed. 7) The older part of the property is right next to a public housing complex. My unit is closest to it and there are cops called there at least once a month. It's not safe. Avella does not feel like you're living in Irvine so it's definitely not worth what they charge for rent. 8) The landscapers start working at 6:30-7:00 a.m. which is way too early. The trash pick up is also very early in the morning. If you like waking up at ungodly hours then this place is for you!! Others have mentioned this as well. To be fair, I've lived in two other Irvine properties (Orchard Hills and Promenade) and never had these issues. I think it's a problem with the management at this particular property. AVOID THIS PROPERTY!!! read more

AVELLA is what happens when greed runs a property. They will tow your car even if you're a paying resident dropping over $3,500 a month. No warning. No call. No notice. You step outside and your car is gone because they decided your money wasn't enough--they also want towing fees. Let's talk about the joke they call "parking." There is basically none for residents, yet instead of fixing their own failure, they punish the people who actually live here. They create the problem, then profit from it. That's not management--that's a shakedown. Any decent apartment complex would give residents a heads-up or a courtesy call. AVELLA doesn't bother, because they don't care. You are not a tenant here--you are a revenue stream. They treat residents like disposable wallets and let tow companies clean you out on top of already ridiculous rent. This place is chaotic, predatory, and completely disrespectful to the people funding it. The "luxury" is fake, the policies are hostile, and the management is a mess. If you're apartment hunting, run in the opposite direction. You will be overcharged, screwed over, and treated like you don't matter. Never live here. Ever. read more

Shane and Nick were great during my transfer process and whenever I have a question or run into an issue!

I've lived at Avella for almost a year and it has truly been one of the best living experiences I've had as a renter! The property is immaculate - every area is so well kept, the grounds are beautiful! I recently renewed my lease for another year and Shane Starr was so incredibly helpful. He made the process super seamless for me, and spent the time talking to me about the options that I had - the whole experience was personable and I appreciate all he did through the process. He made sure that all my questions were answered and was great about giving me details and updates. Having someone like Shane in the office who cares about the satisfaction of the residents is truly what sets Avella apart. I am grateful for his help and looking forward to continuing living at Avella! read more

The community itself is attractive and generally quiet, and the on-site staff are friendly. Shane in resident services has been great to work with, and the maintenance team is polite and responsive when called. Unfortunately, my actual living experience has been extremely frustrating. From the moment I moved in, I've dealt with one appliance problem after another. The dishwasher leaked almost immediately. The oven hadn't been cleaned properly, so leftover chemicals burned off every time I tried to use it -- setting off smoke alarms and leaving me without a working oven for weeks. Now the dryer is damaging my towels and clothes by pulling them into the vent and unraveling threads and stretching them out. What makes this worse is management's unwillingness to take accountability. Despite these being their appliances, they've refused to offer any reimbursement for the damage to my personal property. At this price point, tenants shouldn't be left footing the bill for issues caused by poorly maintained equipment. The setting may look nice from the outside, but the constant appliance failures and lack of responsibility from management have made my experience stressful and disappointing. Until there's a real effort to address these problems at a management level, the community does not live up to its appearance or cost. read more

This place (and any other Irvine company apartments) are so bad, yet they cost so much due to monopoly. This place is so noisy. You will hear your neighbor downstairs coughing, smashing the door, or starting the laundry machine. The laundry machines are so cheap you will not hear anything once you start them. The gardener will make sure to wake you up at 8am, because blowing leafs for pretty picture is more important than quite morning and your sleep. When trash trucks comes you will also not hear the person next to you anymore, because it will be working right under your windows. The windows they installed are of course the cheapest ones out there, they hardly slide, only slide up, and have no tilt function. Maybe it's time to catch up to the rest of the world and provide something more functional? The garage door drivers are also the cheap ones of course, so you will hear all the garage doors opening and closing all the time. This wooden building will shake like it's an earthquake if someone doesn't hold their entrance door and it slams. All of this for a premium price that they will make sure to raise every year by at least 10%. There is also nothing around here, it's surrounded by fences, and there are only stroads and freeways outside. There was an empty land right next to it, that could have been a park, a plaza with shops or something else, but guess what: they decided to build more of the same apartments from cheap materials and no improvements. read more

He immediately went into action to help resolve the problem. He even called me later, on his own time, to make sure everything was okay. If he hadn't helped me when he did, it would have been a very disastrous situation! Thank you, Gabriel, for saving the day! read more

If you're considering renting at Avella Apartments (managed by the Irvine Company), I strongly urge you to reconsider. Since moving into my unit, I have been forced to live with a persistent and severe cockroach infestation that has made the apartment uninhabitable under California law. Despite submitting photographic and video evidence, formal complaints, and legal pre-suit notices, the Irvine Company has failed to take meaningful corrective action. What I've experienced is not just neglect -- it's a systemic failure of management, sanitation, and basic landlord responsibility. What Prospective Tenants Deserve to Know: * The pest control vendor confirmed that at least two other buildings in this community have also received cockroach treatment. Pest migration is well understood: when treatment is applied to one area, pests flee to another. Now, my building (Building #3) is affected. * This will be a recurring issue until a community-wide solution is implemented. * A maintenance employee independently confirmed: * The unit I'm in had a filthy, damaged carpet when the previous tenant moved out--dark, rough (unsanitary living) * While the unit sat vacant, another resident used my unit's washer and dryer because her own unit's dryer had caught fire (another instance of improper maintenance from property management)-- a serious fire hazard that was never disclosed to me. * The washer and disposal emitted foul odors upon move-in, and the unit was plainly not sanitized or prepared to a habitable standard. A Pattern of Misconduct and Possible Legal Violations: The Irvine Company has established a pattern of conduct that raises serious legal and ethical concerns: they issue perfunctory acknowledgments of habitability complaints, fail to accept responsibility or propose substantive remediation, demand duplicative evidence already provided, and continue to lease units with known infestations -- in violation of California landlord-tenant law, including disclosure and habitability requirements under California Civil Code §1941.1. They have dismissed the health risks associated with the infestation AND continued leasing affected units -- I personally witnessed a new tenant moving in on May 22, 2025, despite management already being aware of the problem. I have made multiple formal attempts to resolve this issue, and I am now preparing to pursue all available legal remedies, and will be filing complaints with the Orange County Health Department and City of Irvine Code Enforcement. This property is a clear example of how a company with resources and brand recognition can still fail to meet even the most basic legal obligations to its tenants. Behind the polished exterior and manicured grounds is a system that tolerates infestation, unsanitary conditions, fire hazards, and neglect. If you value your health, safety, and legal rights as a tenant -- look elsewhere. read more

Very nice neighborhood. We toured so many Irvine company properties and the quietness at Avella made it the winner with us. Absolutely five stars for Shane at the resident services who helped us moved in. Shane is very friendly and organized, sharing plenty of helpful information even when we were under a time crunch. Minus one star for the room. Noticed several missing/nonfunctioning parts on the move in day. I moved out and they found petty ways to justify stealing my entire deposit. Even though they agreed there was no damage to my walls, they charged me to repaint the apartment. They charge you a cleaning fee regardless of whether you have the apartment professionally cleaned or not. If you have animals, they charge you to replace the carpet. I only lived in the apartment for a year.. essentially zero damage, yet they justify charging me $700+. I had read others' reviews stating this same bull***t but I assumed they'd just trashed their apartments and were angry about having to pay. Well, I wish I would've listened to the reviews. I would've taken my business elsewhere.. lived closer to the beach for less money. And found a company that wasn't shady and stealing everyone's deposits. read more

Worst apartment company ever. The people that work here are unfortunately just power hungry people which makes me lose respect for them when they act like this. If you have a family do not think about moving here. The apartment is made very cheap and mold grows so easily here. We developed so many health issues from this place. Everyone who lives here has it they just don't know. I'm telling you right now if you feel exhausted everyday living here check for mold. There's constantly leaks!!! Not only that but everything breaks. We had our family heirloom china set that completely shattered to millions of pieces because the shelves are weak and cheap. Mind you we didn't have much on here just one set. Like any kitchen should be able to hold. read more
