Staff: 5/5 - This one will be specifically addressed to Eduardo. The man is swift, respectful and super helpful when something is wrong in your unit. There was a very messy incident that took place on the day before New Year's Eve and Eduardo was on top of the customer service to get me checked into the hotel nearby late at night when I came home to a short notice on the door informing me that they had to turn off my water temporality due to a leakage. Eduardo came by to check in, and see if I needed anything else. Management: 2.5/5 - I've lost count on how many times I've spoken to someone about a concern, and they would say they would follow up with me and check in with me about the issue, but never did. On top of losing signed time sensitive documents, and few days later only to have another staff ask me to fill out another one -- so lovely of them. Overall: 3.5-4/5 - I enjoyed staying here. It's very quiet (for most part), parking are always available for guests, everything's clean and well kept, it's close by a plaza, major street and John Wayne. Paying rent is convenient through an app portal, but the trash/Con-service fee ranges from $35-45/month. And by the way, a heads up on Con-service, they won't start billing you till 2 months after you start living here. So when it's your time to leave, expect a conjoined bill of 2 months worth tacked on in your last payment. Management failed to inform me this before I moved in so I got a *SURPRISE* amount in my email from Con-service. read more

This review is solely to acknowledge how amazing one of the maintenance people are! I had requested a maintenance service appointment for our garbage disposal and it turned into me asking more and more questions about tiny details in our apartment that we initially looked over and were like "meh it's whatever" . Eduardo and Lorenzo came by and helped me out while my roommates were out. Eduardo was very patient, polite, informative, and extremely helpful. I asked them to show me how to fix our garbage disposal in case I ever needed to by myself-- and they did! And let me keep a special tool to do so because they happen to have another one! How sweet He also was happy help with other jobs such as a replacement light bulb for our kitchen , replacing a hinge on a bedroom door, and as far as suggesting to add a door stop so it wouldn't crash into our mirror closet. I truly appreciate that they let me take advantage of their spare maintenance time sorry guys! I was driving around the neighborhood looking for someone from maintenance to help me and Carmelito came by, thank goodness! I asked if he had a pincher and sure enough he did, yeah! I had accidentally tossed the wrong photo album in the dumpster, Oh my goodness, I was a little panicked but cool calm Carmelito came to the rescue to fish my old photos out of the trash. When he pulled the book out he took a look at it and said "Oh yah, you don't want to loose those". I'm so grateful to Carmelito for taking the time to help me out. These images tell the story of my family's life here in California it was such a relief to get them back. This has been my residence for the last year. Upon receiving keys this has been a bit of a bumpy road traveled. At walk through, the counters were full of dust and gritty dirt, the patio was covered in pine needles, my new carpet was already ripped, the refrigerator had several dents, microwave door cracking and splintering, cupboards had sticky mark's all over the top base boards, bathroom counter stained, mold on the shower door and brackets, linoleum tile flooring scratched and loose, outside entryway only partially painted, outside patio water heater closet door rotting with termite damage and sign peeling off, wasp nests located all over the walls of our complex(not removed since move in). This was just part of what was identified with management at walk through. Then I found myself awake all hours of the night and morning due too bank alarms, water pressure cleaning, parking lot vacuums ,Generators, electric saws, hammering, screaming construction workers outside my bedroom for the past year. If you do decide to move in to San Marco I recommend steering clear of any apartments along Main street or Harvard. The windows are thin and the sealant has weathered away to almost nothing. About a month after I moved in I noticed one of the window sealants was completely missing and there was an open whole to the outside from my window. Now that it will be a year in August its time to decide if I should endure the annual increase(higher than comps in same complex) just to avoid the pain of packing all my furniture and have to completely resettle somewhere else. Or remain already knowing the struggles I will continue enduring. Typically the staff has been very nice, however recent interactions have me disappointed with some of the newer team members of San Marco. It almost seems as some of the issues recently brought to thier attention are out of their control, and the urgency to sign my lease renewal and meet a quota is priority versus addressing tenant concerns. Still waiting for lowered pricing agreement to be recieved as discussed today. I think the complex has a lot of potential. Focusing more on the tenants concerns along with compassion and humility is a great start. When rent increases occur, it wouldn't hurt so much if tenants saw the investment go to improved windows for our apartments, and or our complex. Demonstrate your "happy living" model, by ensuring we are comfortable in our residences, prior to remodeling the leasing office. Dont wait for tenants to beg to get household items fixed, or things to fall apart. Good maintenance and upkeep will insure a competitive market. read more

This review is only for the Leasing Agents, Community Manager & Irvine Company as a whole (The actual apartments are beautiful, the property is very well kept, lots of grass areas for animals & very safe) ----- Ive now contacted and/or written letters to The Better Business Bureau, The Irvine Company Apartments ( both HR & Corporate ), Yelp, & will be following up with a lawyer in the next coming days*** - As for my experience; I rented a 2 story, 3 bedroom, 2.5 bathroom townhouse at San Marcos Apartment Homes for the past year. My roommate ended up moving to Scottsdale for work so I was looking to downsize to a two bedroom apartment in the same community. I contacted them multiple times to explore my options. Since I wasn't the only person on the current lease, they couldn't complete a transfer without having my two roommates sign a release, have the letter notarized, then sent to the leasing office in Irvine, all the way from Scottsdale, AZ (roommates had already moved to Scottsdale). This obviously wasn't possible in the given timeframe so I told them I wanted to just start a new lease. I was in the leasing office, toured the new apartment, had all documents on hand, cashiers check for deposit, ready to sign a new lease...This is when they told me "NO" & that I cant do that. While trying to finalize my lease, Shantel informed me that "due to you(me) already having a lease & being in the system, it wont allow us(them) to create an account for you(me)". This was almost humorous to me because of how unbelievable it was that a multi-million dollar company thats as big as they are, are completely incapable & mismanaged to the point of not being able to provide the one & only product that they market/sell... A LEASED APARTMENT. - This all happened on the day of my planned move-in & with absolutely no remorse, the following happened as an outcome of The Irvine Company's shortcomings: My girlfriend, my dog & myself are currently displaced, car packed with what we could fit, & literally feeling homeless with no apartment due to "The system not allowing the creation of a new lease". This left us packing up our car (finally finished at 12am) & heading to our friends house with our dog, two weeks after their baby was born. - Not to mention, we were also forced to throw out THOUSANDS of dollars worth of belongings, bedroom furniture, dining room table, etc. All of which we purchased only a year ago. - If being homeless, with a car packed full of our belongings (at least what we could fit), girlfriend & dog in the passenger seat, heading to our friends house that have a new born baby, at 1am in the morning isn't enough...well here's more. - This morning, my roommate in Arizona was contacted by a manager from the San Marcos Apartment Homes (owned by The Irvine Company) saying that I did not vacate the property. This is completely incorrect & blatantly a lie. I spoke to the leasing office on the phone last night around 6:30pm, with a "manager" (I believe her name was Daniella) and after our final conversation in which she angrily blamed their own systematic leasing issue on me, was clearly informed I no longer wanted anything to do with their company & that I would be 100% vacated from the property by the end of my lease & by the time they had given me (12am). I then asked what I should do with my keys & parking pass since the leasing office will obviously be closed at midnight. She distinctly informed me to "Leave the keys & parking pass on the kitchen counter". This was alarming to me due to the fact that I left our keys & parking pass on the kitchen counter. I was under the impression that a signed document (requested by San Marcos) from my two roommates & myself, stating that we would be moving out in 30 days (given to the leasing office 30 days ago) was enough due diligence that they would know we would be completely vacated by July 10th (the end of our lease). Instead we were informed that "They (The Irvine Company) will be charging us on a day-to-day basis at a month-to-month rate" with the reasoning of "No one informing them (San Marcos) that we (my roommates & I) had vacated" by the given timeframe". I guess delivering a "30 day intent to vacate" hand signed document by all tenants stating that we will be moving out on or by the end of our lease (July 10th) wasn't specific enough for them to comprehend. - This also was absurd to me, due to the fact that a day prior (July 9th), while I was still living in the apartment, a service technician unlocked my door, walked in my house, realized someone (myself) was still there, then turned around & left. If they would've done their jobs correctly & checked the property to see if everyone had vacated AFTER the lease had ended, instead of checking the DAY BEFORE the lease had ended, they would clearly see that we had done what we informed them through our signed, legally binding "30 Day Intent to Vacate" document, that clearly stated that. - Sincerely, Andrew C. read more

Management? Where, when something is wrong they do not return emails or calls. Renee was helpful once but that was about, I emailed over 2 weeks ago and have called the office on multiple occasions and she is always " on the phone, in a meeting or will call us back". Still nothing........... so I'm sure her staff (Tyler being one of many calls) are not relaying the message or she is simply ignoring the issue. Ignoring it.. YUP, id say, as my email (that we've emailed many times before is now not being responded to) and my roommate emailed prior to me as well as attempted to call. My car was hit by the rude workers that park like it's a hangout spot in front of my car port and area, along with my car being broken into. Still nothing from management.! Very disappointing. I've been here almost 2 years and the lack of communication of work to be done, has been lack there of. Our patio has a board straight across since last end of June! And they started working at the front of the complex? Why?! On top of it alllllll our parking in our area is blocked from gates from work not being done in our area. It's a constant battle to get to my parking port or leave when I come for lunch or on the mornings. All of this probably doesn't even make sense and is all over the place, but that's how upsetting and frustrating this is. Cockroaches, or water bugs what they say... always coming out of our kitchen drain. Pest is done Friday's but ours was done once and they were back again 2 days later. Neighbors move out and they ask to check our apartment for the pest issue ( our apartment is pretty damn clean).... Was it ever fixed. Nope? And to check out our apartment for the new tenants but not your current ones living there? Love where you live? Not the case here at San Marco. Work being done allllll over and for mannnnnnny different things at once. Hardly ANYTHING was informed prior. One star.... That's giving. Yelp, can you add a negative option? read more

Best place to live of you love getting woken up at 7 to lovely sound of leafblowers and construction. Which will continue for at least another 9 months. Not to mention the walls are filled with vermin and roaches. The place is old and they keep putting bandaids on it. They are however redoing the patios, God knows why. Just visiting family here and I was so surprised at the difference in this particular Irvine property compared to other Irvine apartments. I feel badly for the people who live here with the wasps especially those who are allergic. And this carport looks in disrepair. Ive been living here for a little over a year now. All the neighbors are cool and i haven't had any issues with anybody here. There has been a few things that needed to be addressed within the apartment such as the garbage disposal going out, hot water heater shutting off and lights within the apartment that needed to be replaced... I would put in a request and within 24hours i would get a response and Eduardo would be at my door eager to help with any task at hand. He's always smiling, polite and has no problem giving us a few minutes before he enters the apartment. He even took out my trash that was sitting by the front door without mentioning it or us asking. Ive lived in multiple apartment complexes and this is the best maintenance service I've ever gotten. We had multiple issues with one of our restrooms but it was quickly resolved after we submitted a work order. Eduardo also checked in with us after fixing each issue to make sure we were happy.
