We lived here the last few months of 2016 and the first month of 2017 prior to my company transferring me to another state. Even though we only lived here a short time we really loved this place and hated to leave it. It's a very small gated community of only about 30 units. The neighborhood was quiet and peaceful. We had a small, cozy 2 bedroom 1 1/2 bath unit with a two car garage. Great price to! We couldn't find another apartment in the area that could beat the monthly rent we ended up paying. Prior to moving in we were a little worried about the train tracks right across the street. We feared the noise of a train would be a problem. We were surprised that from the very first day we never found the trains passing by to be a problem at all. The manager, Maria, lives on site and she was awesome! Always a pleasure to deal with. We didn't encounter many maintenance problems but the few we did have were dealt with immediately. If you're looking for residence in this area I highly recommend you check this place out. read more

I lived here from June 2024- June 2025. A few things for the company to improve on: - when we moved in, there was an on-site maintenance guy. He lived there and provided maintenance very timely. He was at the office five days a week. We thought this was great. He also knew all the residents and always said hi. Then after living there for about 9 months, he is gone. New management comes in. I saw about three different ladies walking around and also at least two guys. No one ever introduced themselves. They reduced the office days to only two days a week which was incredibly inconvenient. For maintenance calls, they were also incredibly slow, like I've never experienced before. Things would take weeks because of them only being open two days a week. Absolutely ridiculous. The last 2 months that I lived there our dishwasher did not work. I reached out about this like 5 times over 6 weeks. The last two weeks I obviously just gave up because I was moving out anyways. Some of my glasses were completely ruined by this dishwasher. Then after 6 weeks or so one of the management ladies comes over one day to look at our dishwasher and this nice but dumb ass lady has the nerve to say "oh yeah it hasn't been working for two weeks right?" No, bitch, no. - the walls of this place are really thin - the car gate was always broken and would beep all night long - the ceilings in the bedrooms are popcorn ceilings!!! No stars Absolutely terrifying horrible manager maintenance man never hear but one day no one day he's here can cause so much hell for me I am disabled been here since December and it's been nothing but hell and then his regional manager stepped in in February said I could break my lease understood that I had not been treated right but he wanted to fix things now we're at July and nether stepped in and he's trying to back this person who has taken things from my apartment when I'm not here thrown it away it was installed by a professionals etc not to mention how he treats a person all the way across the board it's like being terrorized in my own apartment I don't feel safe here they never answer there after our calls there is nobody that ever comes here that isn't that piece of crap the day of said he has good reviews b******* I know somebody lived in another apartment he was at he's a horrible person he must be married to this business because there's no reason this person is still here as a manager one day of maybe they say that they have 24 hours after our calls no they say they pay the water trash no they don't okay these partners were supposedly upgraded just crap when I moved in look like a childhood pay the trim on the bottom there was horribleness and every time they were given a chance to fix it they made it worse they installed a different toilet so I can actually sit on it and the one before was square there was piss and hair behind where the other toilet was the shape of it and that's how they're installer left it and they call it discoloration Just recently I had to get the Orange Police department here to tell them the maintenance man came in here on the two days they're supposed to paint took my handicap toilet seat and threw it away and put the old one on and didn't even bolt it don't know how to express this that I waited long time to get those things installed because he had kept me from getting it done that's not how you do reasonable accommodations for people with disabilities you don't have a person like him around them saying I've seen you walk without your Walker please God help me get out of here safely without another moment of having everybody on somebody that might as well have a restraining order and never step foot within a hundred feet of me that's how bad it is here so you tell me is there a management that cares about these properties oh it's only got 29 units so just leave us here and don't even answer any of the after-hour calls Wish I had one thing good from the beginning I got here not a f****** thing not even unpacked okay I don't want to this place is drove me crazy and has already had my problems with my health my mental health my physical health and it's worse since I've been here I'm a prisoner of my apartment you know what sucks they got paid a lot of money for a person like me to move in here a lot of deposits the government has stepped in and make people like me who might have worked all my life retired during covid and had a chance at having an apartment this is not the chance I wanted to have myself be a prisoner because of the management maintenance whatever he is a stalker person goes out of his way to bother me hurt me and cause me troubles and this place is ridiculous when I've been not remodeled pain on it it was horrible look like things are in the paint chewed up trim every time I gave him a chance to fix it no they took the toilet seat last time Don't move in here there's something wrong with their pipes they won't put train on it the floors are hot it's terrible Hoping I move as soon as possible when I find a better property which shouldn't be too hard and they said that was okay yes break our lease whatever they would do anything to get me out of here before head comes in and just rip them for every ordinance they went against for disabled human rights everything and then this included a few police reports I've done on the manager Never trust Fdc management of these properties and the other property harbor lights Cambridge yeah cuz they're not the same management company this one their own little circle of circle jerking it and you can call their main office and call it regional manager and he'll step away and I'll leave notes that are just so disgraceful how they try to cover s*** up and I have a $4,500 deposit does that make sense These pictures are what they call discoloration behind the toilet seat after they installed a v-shaped toilet bowl and that was a square one that was there before it was a quarter inch thick of piss hair and something reddish not sure what it was but that's not discoloration and if that's how people think that they can fix something and install something and walk away with that and be a property and they're managing it like that disgraceful that's not not discoloration and how dare them put it down like that and that manager walked away thinking he's going to get away with that no I have Okay- I hate how long this review got but it was therapeutic. Wasn't actually planning on it but then got a letter at the door to urge tenants to write reviews on all the places the apartment is listed sooo buckle in, folks! THE GOOD Marie Manning moved us in 2 years ago and honestly it was a great place to live. No added W/T/S was nice, too. Their windows are rad and block out the train that goes by 3 times a night. There is no parking inside unless you pay like $60(might be more now) but there is almost always street parking available. No ants or major bug issues either. The maintenance people like Marlon are awesome here, too. And to their credit- FDC offered a slight rent relief to all tenants because of COVID. THE BAD If you're gonna move in, just make sure its the second floor, as they don't lay carpet down. Which was fine when a sweet couple lived over us for 2 years, but a family with 3 children (FUN, amitrite?) moved in. We tried to be nice and reason with them directly about maybe put carpet/rug down- no dice. We've woken up a handful of times in the middle of the night because they were up throwing things on the floor (our ceiling) at 2 AM after a full-day of our ceiling fan shaking and headboard rattling against the wall *hours* at a time. I think I was 2 sleepless nights away from lighting myself on fire. THE UGLY Carmen Hernandez, the FDC property manager, is a tenant who lives across from our upstairs neighbors, 3 months into dealing with the folks upstairs: -ignored our emails (i have a string of 8 no-responses over 3 months) -asked us if we were sure we're not overreacting to our headboard shaking when we are trying to sleep -shared our emails with her neighbors upstairs -ignored us again as we were trying to get out from under our newfound hell (literally) I don't want to call the FDC HQ office every time I want an issue resolved but Luis Montes, the regional manager, was very helpful and professional which was a nice change of pace from what we had on site. Which- honestly is such a shame because we were planning on renewing for a 3rd year. I just can't in good faith recommend it to any of our friends or family. My husband and I just got our keys to our new apartment today and we are beyond excited to be living here. The property is beautiful and immaculate with a wonderful sense of community. My boyfriend and I have been living here at Briarvilla for almost a year now and I really couldn't be happy. It's in a great location. I was worried about the train at first but they have great windows here so it hasn't been an issue. The apartment manager Marie was the one who initially helped me and she was amazing. Whenever I have a maintenance request everything is taken care of quickly and they always communicate with me well and I appreciate that. I really would recommend living here to anyone. I have lived here since March 2017. All the neighbors are friendly and the manager, Marie has been excellent. That said there has been renovations going on here since June this year. What was supposed to be a six week renovation has now turned into over three months. The workers don't seem to have any set schedule perhaps contributing to the delay in finishing this project. I understand that projects rarely finish on time but this seems extreme. The workers have had loud music playing while they work and have been careless and damaged plants and flowers here in the complex. Today when I arrived home there was construction debris and trash in front of all the garages and we had to sweep before I could even pull into our garage. Two residents that I know of have had flat tires as well. I sincerely hope that this project will wrap up soon and the pool project to begin this month is actually completed on time. We have been here for 8 months and absolutely love it. Our neighbors are nice, maintenance is quick to respond when needed, and the manager goes above and beyond to make sure things are taken care of on the property. My family and I applied here and we were approved. We were excited about renting there it was a nice community. After one final review of the apartment we realized it was not right for our family due to the lack of security on the windows and them being lower the usual. It is a second story apartment and our five year old son being too brave worried us. Marie (The on site manager) would not return our $200 hold. I was very bummed about that because they had other apartments coming available that we would of gladly considered and was planning on looking at. After that we will not be coming back. I just don't find it right for them to keep a deposit when we did not move or over extend our hold. The $80 application fee I understand but the deposit. I just felt it was a real lack of character on there end. read more
