He is very kind, attentive, and truly makes residents feel welcome. What really stood out to me is that he remembers me by name and always takes the time to make sure everything is going well. One moment that really showed his dedication was when he had already finished for the day, but still walked with me to show me the pool area because I had forgotten how to get there. I was also having trouble using the barcode to open the gate, and he immediately said he would meet me there and came up to help. Another time, he saw me outside while he was heading out and stopped to check if everything was okay. I told him I was just looking for a place to get food, and he kindly gave me some recommendations. It's rare to find a place where the staff are this personable and genuinely caring. Chris and Tyler are awesome maintenance staff at Rise. They have always been helpful and courteous. Chris fixed our water leak after hours and explained why it was happening. He was efficient and cleaned out the line that drains the air conditioner. Tyler figured out why our dryer stopped working. He also fixed our washer, they are a stacked unit. Both have unclogged drains at different times for our apartment as well. read more

One of the worst rental experiences I've ever had. I submitted a complete application to Rise Apartments, meeting all of their stated requirements, only to be met with silence. I had to call them multiple times just to confirm my application was being processed within the 72-hour window. Eventually, they denied my application without ever giving me a clear explanation or a courtesy call. Now, they're holding onto my $250 holding deposit and claim it takes 21 days to refund--21 business days for a basic refund? That's ridiculous and completely unreasonable. No legitimate business operates this way. Their communication is poor, their timelines make no sense, and their customer service is virtually nonexistent. If this is how they treat potential tenants, I can only imagine how they treat actual residents. Avoid this place. read more

When I first came to Rise Apartments, Joseph helped me out, and he was super nice. He explained everything really well about the units, like the prices, how much sunlight they get, and so on. He also showed me all the amenities, which made me decide to sign the lease right away. Before that, I had looked at more than five other apartments, but this one was definitely my favorite. Throughout the process, Joseph and Derek were both really attentive and helped us with all the documents, making sure we didn't miss anything. Here's the final review. They missed my move out inspection, I rescheduled to meet their 'hours' no one showed, no one attempted to reschedule. And then they hit me with a bill. Good thing I know my rights and have all my proof. Long story short. Electrical never worked in unit 5006, Gorman Alva is easily the most useless human to exist, I guarantee I could replace him with a hamster and iPad with ChatGPT and it would be a tremendous improvement. Jessica the manager seemed nice, the assistant manager as well, but unless pressure is coming from above or the city, there is no urgency. Took me half a year to get electrical fixed, Gorman and the maintenance people in all their brilliance decided to try to lie to me, and gaslight me but since I happen to have a degree in electrical engineering I shut that down real quick and got City of Anaheim code enforcement involved. Then miraculously everyone wanted to get the work done. Maintenance workers are severely underskilled, but nice enough. But nearly everyone I've interacted with in the leasing office seems to have a double digit IQ. Pool was down for most of the lease, Rooftop was down for half the lease, painting, carpet, boilers constantly under repair. Yet basic things like elevators, access doors, gates were constantly broken. Thinking of signing a lease? Gorman and the other leasing agents will lie to you to get you to sign, then change the story right before you move in. You want anything done? Good luck with maintenance, the supervisor is a total moron, and they lie on their reports to hide actual issues. Know your rights under the California Civil Code, specifically section 1950. Maintenance still trying to gaslight you? Call city of Anaheim code enforcement, that's the only way I got my electrical fixed. Document everything, take photos. They'll either lie or ignore you rather than do their jobs properly. Make sure you schedule a move out inspection, they won't show and still try to bill you/hold your deposit but because of the incompetence it's an easy case in court to win, since you're entitled to that inspection. Also, the way they bill with Conservice is against the law, since they don't give a breakdown of how the trash is billed, and since they can't rent out their units or get people to resign, you're getting billed for their incompetence and the empty units. It amazes me that these people get apartments and get paid to do what seems like absolutely nothing. If I saw all these negative reviews I would fire these people so fast their heads would spin. This review was written as of February 2023. IMPORTANT POINTS: 1) You can hear every noise and every conversation from your upstairs neighbors. Every footstep on the floor, every baby that cries, every argument, every dog that barks. The floors and ceilings are not insulated. If you want privacy as well as peace of mind, I wouldn't recommend moving in here. 2) Management dodges all of your emails and calls. Even regarding lease renewals which can force you into a position of paying month to month even when you already agreed to renewing two months in advance. 3) Management does not resolve issues between neighbors. Their involvement actually made matters worse. 4) Package theft in the mailroom and at front door. Management hasn't been proactive in finding a solution to prevent important belongings going missing. Unfortunately, we have been emailing and calling management at Jefferson Rise since May of last year regarding our upstairs neighbors spilling cleaning product and dog urine over their patio. There was no response and no actions taken to resolve the issue. When I finally got ahold of Sahara in the office, she said she would call me back the next week with a resolution and we haven't heard from her. We haven't furnished our patio due to fear of cleaning products and dog urine being spilled on our belongings. You can hear every footstep from the neighbors above. So unless you're on the top floor, you will never have peace of mind. Our upstairs neighbors have two very loud children who run all over the place regardless of the quiet hours from 10pm to 9am. The upstairs neighbors complained to management about us knocking on the wall. Although the upstairs neighbors are aware of their excessive noise and have even expressed to management that they have kids who are "just at that age" they haven't educated their children on ways to prevent the excessive noise. The noise has gotten worse since management has gotten involved and every email I have sent to management has been ignored regarding the issue. The management team offered for us to live on the top floor but I don't find this as a helpful resolution because we specifically selected the first floor for Accessibility reasons and we have been living in this space since 2020. We never had noise issues until the summer of 2022 when this family moved in. What if other people moved in to this space and dealt with the same issues? Will management offer all of us to live on the 5th floor? Another upsetting situation is that we notified management in November of 2021 that we wanted to renew our lease in January 2021. Management dodged our calls and e-mails until April 2022 which forced us into a position of paying month to month. If you move here, your best experience will probably be living on the fifth floor but going up and down the garage to go to your parking space will take you forever and people drive crazy fast through the garage. There aren't any speed bumps. Keep your head on a swivel when walking in the garage to avoid getting hit by a car. All of the fire extinguishers in the garage show signs of being knocked off the wall and smashed by a car. Imagine that being you. Also, tons of car theft and the gate at the entrance of the building always gets broken which leaves our cars exposed to theft for weeks at a time. TLDR: Managements lack of response over the entirety of our lease from 2020 to 2023 shows that they don't care. Wish I didn't have to go online to post a review in order to gain a response from management but this seems like the only way to get their attention at this point. Don't move in here if you want a good night of rest because the floors and ceilings are extremely thin. If you receive packages often, expect to get your belongings stolen on a regular basis. Don't keep belongings in your car because the gate in the garage is broken for weeks at a time and often! Once it's fixed, expect for it to be broken again a couple weeks later. Dog poop everywhere. People leave trash all over. Always cars racing in the garage, Half the doors to enter don't work, need to be yanked, or are always unlocked. Complain about neighbors training their toddler to be a D1 athlete and the office does nothing. Half the gym equipment is broken the public spaces like pool, clubhouse, game room are always holding banquets of 40 or more people. In the area there's literally nothing to do, some weirdo is opening a wine bistro in one of the retail spaces but no coffee shops, places to eat, everything is a drive. Maint guys and cleaning crew are definitely not paid enough to deal with everyone's garbage. Oh and the garbage chute is always full. Alarms are so sensitive you hear a full orchestra around 4-7pm. Someone has tripped the fire alarm for the whole building at least 3 times this year. Folks will let their dogs poo in the hallways and it sits there. I am disappointed to say that Rise's management team don't care about the resident or whatsoever... 1st we had a leaking issue in our apartment and it took them almost 3 weeks to fix it. We sent an email directly to the manger for escalation and no response. Even though the maintenance team fixed the dry wall it was done very poorly. See the attached. 2nd - we raised our safety concern around driving in the parking structure all the way to the 4th floor. Some folks here drive like maniac and we nearly had 3 accidents in just a week. We do not feel safe to drive in the structure and thus, we were asking to switch our parking spot to either ground/first/second floor to mitigate the risk. Their response is 'we are sorry and there is nothing we can do to accommodate your request'. Basically our safety or resident's safety is not their concern at all!!! If they can't accommodate our request then at least create a space where we feel safe to drive in the parking structure. Maybe enforce some strict rules?? Great time living here at Rise and appreciate all the help from Noah in the leasing office. He was always available for me and quick to respond to any of my questions or concerns. In terms of the living- Rise was awesome. Specifically its close proximity to the dog park. Huge fan of that, as my dogs loved it and was definitely the highlight of their day. The building itself is modern and new. Love how low the noise was and the ground floor was the best with concrete floors. Easy to keep that place clean. ALSO- Pickleball court on the roof was incredible. Huge fan of that and the views from up there. Packages stay getting stolen (lived here two years) and when you email management with exact dates and times (4 hour windows) they don't respond. Supposedly there's cameras but they refuse to investigate theft seriously. Every time the fire alarm goes off (5-6 times a year) they let it run until they find the source - usually just someone smoking weed. They know this yet refuse to change their policy. Right now the fire alarm has been going for over an hour. Maintenance staff is great. Our dishwasher has been broken for over a month and they won't replace it. The parking gates break often. Also when we first moved in, they couldn't tell us where the trash chutes are. Greystar is an embarrassing company, I would stay away from any of their properties. They have high staff turnaround and run their buildings with the utmost incompetency. Lastly, we were promised a covered parking spot before signing our lease and never got it. The parking is an absolute disaster. They issue 10 guest permits per month but they are useless since there are never any guest spots available. The parking gate breaks often to the point where I was left stranded outside at 4am. There is no cell service anywhere in the complex. They advertise it as luxury but it is far from luxurious. The apartment complex looks very cheap and rundown. And there's often dog poop left in the hallways. I've had over 10 packages missing. You can't get anything delivered here without it being stolen. The call boxes don't work. The gym door breaks often and there is usually equipment missing. I tried to use the hot tub one night and got harassed by a creepy old resident. I haven't felt safe using the amenities since then. My neighbors blast music at 4am. I've had to call security multiple times. The layout of the apartment is a weird hexagon shape. It's not functional or flattering. The stairs smell like piss. The coffee machine isn't accessible after 6pm. The trash shoots are often overflowing. There's no loading zone so moving in and moving out is a nightmare. The leasing office elevator isn't remote access so literally anyone can get into the apartment without a key fob. It's not a safe place. 11/7 update: parking garage gates are still broken. Elevator broken. gym is so awful. I went and got a gym membership. More dog poop in the hallways and stairs? 3/8 update: I moved out. Thank god. They charged me 3 times what they had quoted me and expect me to pay them more money to move out. I myself requested a million appointments with her to discuss my lease and my ledger balances because they clearly were over charging me for things that I was not renting nor I was responsible for for months like a storage unit that I never was able to used due to an unsafe lock!!! In 1073 there was a full retail store that was being rented out to different vendors at one point with the previous tenant. There's 1074 that's a photography studio space now that you can clearly see them making a custom photography platform for them to rent their space online for $75 an hour they are booking the entire first floor for events of up to 20 people for photo shoots and they tell them to park in the guest parking coming thru the side door on the street side and leaving the keys in a key pad lock for them to use the space. Then a few apartments down you have the new tenants who sell life insurances and they meet people in the unit to help them and financially advising them for their future and they said they were told by the leasing office that they could run their business there with no problem and see their clients there with no issues also there's an other tenant a few doors down the hall in the living work unit area that is a trainer who evidently takes clients into his unit and leaves the doors wide open in the mornings or evenings for potential clients to inquire about his training services!!! Charging $75 an hour per training session. This is clearly violating the lease agreement according to this section of the lease agreement. 1. LIMITATIONS ON CONDUCT... Unless otherwise provided by law, conducting any kind ofbusiness in your dwelling or in the Community is prohibited-except that any lawful business conducted "at home" by computer, mail, or telephone is permissible if customers, clients, patients, or other business associates do not come to your dwelling for business purposes. So there's all this businesses going in and people are obviously profiting from them and graystar management is completely aware of them and does absolutely nothing about it. Here's the info to corroborate everything I say here is true. They literally have subleased their unit countless of times for years and there's nothing the leasing office does about it because they know and are fully aware of this going on because I had already told LESLIE and all she said was "Maybe they have a business on the download because they don't fully advertise it to the Public that's why we haven't known about it". So all of a student the management is the last one to know and they don't know nothing when clearly maintenance goes inside every live and work unit.!!!! Do not apply here. I applied in December of last year and I am still waiting for my security deposit to be refunded. The leasing department did not even bother to process my application. I do not have bad credit and I earn enough money to qualify for the apartment. They claimed they tried to get in touch with me but I have NO emails or calls from them to prove this. After they declined the application they did not return the money I spent on my holding/security deposit. It has been 8 months and they have given me plenty of excuses but I still have not been refunded the security deposit. Do not apply. Once you read some of them you realize...they wrote it when signing the lease aka before they moved. Maybe there's some special in exchange for a 5 star review? Who knows but those reviews will soon get updated to reflect how living at the complex is. Noise: T-E-R-R-I-B-L-E. Don't fall for their "we enforce quiet hours from 10pm-6am." It can take up to 4 hours before a noise complaint is resolved because the security person has "poor reception" in the area so he/she doesn't receive the message from dispatch. We've had to even resort to calling PD for some instances. When we notified leasing about the noise issue and the courtesy patrol they brushed it off by giving us the courtesy patrol and saying they can help after hours. They said they would send an email out and despite reminding them several times, they never did. If you decide on living here don't face the pool courtyard. It's loud and everything echos like tenfold. We were on the 5th floor (highest floor) and you can hear EVERYTHING. Plus they don't enforce the pool curfew so people can be playing loud music on their portable speakers all the way until 4/5am. We could hear our neighbors crying baby at night (which isn't our neighbors fault but cmon use better materials during construction). If you do make the foolish decision of moving in here don't live anywhere but the fifth floor because the floors are thin AF. We got complaints from our downstairs neighbor because of our ROOMBA... they could hear our ROOMBA downstairs...my girlfriend and I were curious why we got a complaint during the day when we both work 12 hour shifts (7a-7p) and no one is home. Amenities: the only reason they don't have a 1 star is because of the amenities. I have to give it to Jefferson they have great amenities when they're open. Community Events: they usually host 2 events a month and they're pretty fun. These can range from pool BBQ, to paint night (where they supply you everything!) and food truck Wednesdays. We did a book exchange which was pretty awesome as well. This is a highlight of the place but not enough to overshadow the overwhelming disappointment with management's lack of enforcement of noise. Parking: good luck ever finding a guest spot. They assign parking spaces depending on your unit size and have some guest spots on the first and seventh floor. You'll secure a spot if you're reallllyyyyy lucky but don't expect anything overnight. They supposedly enforce the guest parking permit thing among other rules but I've seen the same car parked in 15 min loading overnight and well into the next day with no issues. If you can find a spot, safest bet is to not move your car. read more

I'll keep this short and sweet, front entrance gate to come "home" is ALWAYS broken unbelievable a gate can't even be fixed. Management is absolutely useless, I've been here for almost a year and have had the worst experience ever. Neighbors are constantly smoking weed when this complex is supposed to be "smoke free". If you drive an EV? Good luck trying to charge your vehicle all spots get taken everyday along with them letting their vehicle sit there all day when after being fully charged. Guest parking? Good luck Every single guest parking spot is taken and it's nearly impossible to have guests actually come and visit you. Not to mention it's always the same cars in guest parking and they do nothing about it. Absolutely 0 cell service once you get inside the structure, ontop of other residents speeding on the turns so be careful all we have is a mirror on the corner to see the other side. I have had a horrible experience thus far. 1) they told me the apartment would be ready and when I went to grab the keys, it was in fact not ready. 2) don't plan on having guest unless they have a car, because in no way will they have room to park, in fact, if they even pause in front of your house, they will get towed (pretty sure this complex has owns a tow truck). 3) it is sooo expensive to rent, and for what? It is a cement fortress so even if you purchase wifi, you still won't get service. If you are considering this place, pass. There's better options. If you have no friends, family, or life goals, this place is for you. read more

Management is the worst group of people you will ever talk to. They are rude, inexperienced, and don't care about helping any of the tenants. Specifically Leslie. All of the amenities are broken and even when promoting management to help fix it they won't. They host monthly `events` for RESIDENTS where they have food. Everytime I have gone, the food runs out and it's cold. Come to find out that instead of being at the front doing their job, management is attending the events during their working hours and eating the food. So it explains why there is none left for residents. I rather be homeless than live here again. read more

I've been living here for 9 months now. I love my apartment BUT management sucks! They don't reply to emails, they DON'T fix anything. Gym equipment has been falling apart for months! You need to keep track of all the fees you'll be charged and deposits. On move out, don't bother hiring cleaning professionals or fixing dry wall damages because you'll get charged all fees anyway. It's a luxury place, but we still got our motorcycle stolen, our storage broken into and cars broken into. You'll be lucky to get something back from your deposit, if anything, but don't count on it because you will have a balance due. read more
