    Amenities are a blast. Neighborhood is clean , fun and full of cool neighbors. It's clean inside always. And staff is very helpful

    Here's the final review. They missed my move out inspection, I rescheduled to meet their 'hours' no one showed, no one attempted to reschedule. And then they hit me with a bill. Good thing I know my rights and have all my proof. Long story short. Electrical never worked in unit 5006, Gorman Alva is easily the most useless human to exist, I guarantee I could replace him with a hamster and iPad with ChatGPT and it would be a tremendous improvement. Jessica the manager seemed nice, the assistant manager as well, but unless pressure is coming from above or the city, there is no urgency. Took me half a year to get electrical fixed, Gorman and the maintenance people in all their brilliance decided to try to lie to me, and gaslight me but since I happen to have a degree in electrical engineering I shut that down real quick and got City of Anaheim code enforcement involved. Then miraculously everyone wanted to get the work done. Maintenance workers are severely underskilled, but nice enough. But nearly everyone I've interacted with in the leasing office seems to have a double digit IQ. Pool was down for most of the lease, Rooftop was down for half the lease, painting, carpet, boilers constantly under repair. Yet basic things like elevators, access doors, gates were constantly broken. Thinking of signing a lease? Gorman and the other leasing agents will lie to you to get you to sign, then change the story right before you move in. You want anything done? Good luck with maintenance, the supervisor is a total moron, and they lie on their reports to hide actual issues. Know your rights under the California Civil Code, specifically section 1950. Maintenance still trying to gaslight you? Call city of Anaheim code enforcement, that's the only way I got my electrical fixed. Document everything, take photos. They'll either lie or ignore you rather than do their jobs properly. Make sure you schedule a move out inspection, they won't show and still try to bill you/hold your deposit but because of the incompetence it's an easy case in court to win, since you're entitled to that inspection. Also, the way they bill with Conservice is against the law, since they don't give a breakdown of how the trash is billed, and since they can't rent out their units or get people to resign, you're getting billed for their incompetence and the empty units. It amazes me that these people get apartments and get paid to do what seems like absolutely nothing. If I saw all these negative reviews I would fire these people so fast their heads would spin. Good luck to current tenants and anyone who ends up signing a lease, make sure you get a subscription of advil for all the head aches. Want to join a class action against greystar?     This review was written as of February 2023. IMPORTANT POINTS: 1) You can hear every noise and every conversation from your upstairs neighbors. Every footstep on the floor, every baby that cries, every argument, every dog that barks. The floors and ceilings are not insulated. If you want privacy as well as peace of mind, I wouldn't recommend moving in here. 2) Management dodges all of your emails and calls. Even regarding lease renewals which can force you into a position of paying month to month even when you already agreed to renewing two months in advance. 3) Management does not resolve issues between neighbors. Their involvement actually made matters worse. 4) Package theft in the mailroom and at front door. Management hasn't been proactive in finding a solution to prevent important belongings going missing. Unfortunately, we have been emailing and calling management at Jefferson Rise since May of last year regarding our upstairs neighbors spilling cleaning product and dog urine over their patio. There was no response and no actions taken to resolve the issue. When I finally got ahold of Sahara in the office, she said she would call me back the next week with a resolution and we haven't heard from her. We haven't furnished our patio due to fear of cleaning products and dog urine being spilled on our belongings. You can hear every footstep from the neighbors above. So unless you're on the top floor, you will never have peace of mind. Our upstairs neighbors have two very loud children who run all over the place regardless of the quiet hours from 10pm to 9am. The upstairs neighbors complained to management about us knocking on the wall. Although the upstairs neighbors are aware of their excessive noise and have even expressed to management that they have kids who are "just at that age" they haven't educated their children on ways to prevent the excessive noise. The noise has gotten worse since management has gotten involved and every email I have sent to management has been ignored regarding the issue. The management team offered for us to live on the top floor but I don't find this as a helpful resolution because we specifically selected the first floor for Accessibility reasons and we have been living in this space since 2020. We never had noise issues until the summer of 2022 when this family moved in. What if other people moved in to this space and dealt with the same issues? Will management offer all of us to live on the 5th floor? Another upsetting situation is that we notified management in November of 2021 that we wanted to renew our lease in January 2021. Management dodged our calls and e-mails until April 2022 which forced us into a position of paying month to month. If you move here, your best experience will probably be living on the fifth floor but going up and down the garage to go to your parking space will take you forever and people drive crazy fast through the garage. There aren't any speed bumps. Keep your head on a swivel when walking in the garage to avoid getting hit by a car. All of the fire extinguishers in the garage show signs of being knocked off the wall and smashed by a car. Imagine that being you. Also, tons of car theft and the gate at the entrance of the building always gets broken which leaves our cars exposed to theft for weeks at a time. TLDR: Managements lack of response over the entirety of our lease from 2020 to 2023 shows that they don't care. Wish I didn't have to go online to post a review in order to gain a response from management but this seems like the only way to get their attention at this point. Don't move in here if you want a good night of rest because the floors and ceilings are extremely thin. If you receive packages often, expect to get your belongings stolen on a regular basis. Don't keep belongings in your car because the gate in the garage is broken for weeks at a time and often! Once it's fixed, expect for it to be broken again a couple weeks later.     Dog poop everywhere. People leave trash all over. Always cars racing in the garage, Half the doors to enter don't work, need to be yanked, or are always unlocked. Complain about neighbors training their toddler to be a D1 athlete and the office does nothing. Half the gym equipment is broken the public spaces like pool, clubhouse, game room are always holding banquets of 40 or more people. In the area there's literally nothing to do, some weirdo is opening a wine bistro in one of the retail spaces but no coffee shops, places to eat, everything is a drive. Maint guys and cleaning crew are definitely not paid enough to deal with everyone's garbage. Oh and the garbage chute is always full. Alarms are so sensitive you hear a full orchestra around 4-7pm. Someone has tripped the fire alarm for the whole building at least 3 times this year. Folks will let their dogs poo in the hallways and it sits there. Used to be a nicer place until Greystar took over and it's slowly gotten worse and worse

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

She assisted me with getting an approval so quickly so I could move in right away. The pool has been redone since the last time I saw it and literally looks like a 5-star resort pool. A variety of unfortunate "coincidences" have happened to me. My car was vandalized more than five times, my laundry was vandalized and the neighbors are constantly banging on the walls and dragging chairs, which should be expected of the lower classes. Unfortunately, this property is centered on catering to tenants with dogs. The manager keeps her dog in the office. The grass is just a toilet for dogs and isn't fit for recreational use. The most egregious act by The Management Works is when they were uncooperative with the police by refusing to release video surveillance showing suspects. This happened much more than once. I would not recommend this place to anyone. I developed fibromyalgia this past year, it's caused by trauma. Freedom is a right.

It's not luxurious but it is quaint and it offers a nice little pool, bbq area, two laundry rooms, and pets are allowed. Pricing is also fair in my opinion. Never had an issue with crime either. I would 100% move back here when a two bedroom opens up.
