I've been a resident at Vivere Flats for about three months now. Pros: Prime location and well priced units. Responsive and kind staff. Jose and Alex are awesome and attentive. Maintenance team responds quickly to service requests. Leasing office communicates regularly with important property updates and hosts food truck and entertainment events for residents often. Cons: Guest parking options are extremely limited. In-unit amenities are made of cheap quality. Poor insulation between upstairs neighbors makes it so you hear most movements. Overall, I've enjoyed my time so far! read more

I made an appointment with someone on the phone to tour both Vivere Lofts and Vivere Flats and they even confirmed by sending a Google Calendar invite and email but when we arrived both offices were closed and neither had any future resident parking available. I arrived for my appointment at 2pm for Vivere lofts and there was a sign on the leasing office that said will return at 1:30 but there was no one in sight. Community seemed desolate and we will not be rescheduling as there's no guarantee they'll even be at the next appointment. I even tried calling multiple numbers and no one picked up. We never received a cancellation note either. Extremely unprofessional and waste of time. read more

Working with management is a nightmare here! I just moved in, car was illegally towed, management will not provide evidence, threaten with lawers that want to have the last word and does not follow basic fair housing nor take responsibility for lease errors on there end that causes financial problems for their residents down the line. I'll be updating this review. read more

Vivere Flats - Luxury Apartments - Nothing on this sign says "1 hour parking, or car will automatically towed" - Apartments Near Me - Anaheim, California

This place is an absolute shithole, I hope this post helps others avoid it. Fire alarms were tested recently (4/14/26) at 9am with zero notice. Management doesn't communicate with residents about anything. How is anyone supposed to figure out accommodations for WFH, babies, or pets when they're told the day of, 30 minutes into testing? We called to ask about the alarms and why they didn't send us an email or a notice. They essentially said, "Good idea, we'll send out an email." So you're only saying something after people call in to complain? They should be giving at least a week's notice instead of telling people the day of, already 30 minutes into testing, and expecting them to make arrangements for WFH meetings, babies, pets, etc. Management has zero communication with residents. Another time, they decided to repaint the landing floors in front of the elevators with no notice, no emails, not even a "wet paint" or "wet floor" sign. I had my baby in a stroller, and when we exited the elevator, we walked straight onto the wet paint. Both the stroller and I slipped. I was struggling to walk and trying not to eat shit. They also cut off water without sending out notices, so I've gone entire days without water. These people are getting paid to do absolutely nothing. Maintenance doesn't actually fix anything. They either half-ass it or don't fix it at all. We've had a leaky AC, and when they came to "fix" it, they couldn't even screw the ceiling panel back on. We can't set the apartment below 72 or else the AC starts leaking. They're also supposed to be people walking the parking lot, but they don't. There was a car with a bee infestation sitting in the parking structure for about a week. It may not have been the owner's fault for the bee infestation, but if management were actually doing their job, they would've noticed and done something about it much sooner. I've taken my issues up with management and they don't do anything. This place and their management sucks ass. read more

This place is a perfect example of negligent management. No matter how many complaints or negative reviews they receive, NOTHING is ever enforced. They just send out a stupid email telling people to stop (like that's going to do anything). The same cars repeatedly abuse guest parking by covering the dates on their passes to reuse them (red Tesla shown in the photos) and others park in non-marked spots on the top floor without consequence. At this point, it's clear the rules aren't taken seriously and management doesn't do shit. So save your money and just park on the top floor in the unmarked spots (like the BMW and Acura in the photos). Also it seems like management is filtering through their reviews and hiding the negative ones to make it seem like this place "isn't that bad". I say this because I've read some reviews and now I can't find them unless I go to the persons page. Losers. read more

Over the course of a year, the leasing office has sent out over a dozen emails (which I'll attach screenshots of in my next update if the shut offs continue)--each for a separate occurrence--announcing an "emergency water shut off" affecting the entire building. Each time, tenants are told to "make arrangements," advising us to shower beforehand, fill our tubs to use for flushing, and buy bottled water for cooking and drinking. As mentioned in another recent review on Yelp, tenants should organize and report these repeated "emergency repairs" to local authorities for investigation. Either the building has serious plumbing issues--which is alarming for a complex that isn't even that old--or the leasing office is abusing the term "emergency repair" to avoid compensating tenants for the inconvenience and related expenses. Security at Vivere Flats has declined since switching to a new patrol firm right after the last car theft incident. Previously, guards were frequently seen patrolling the hallways, garage, and sitting by the gate, providing a sense of safety and responding quickly to tenant concerns. Now, patrols are rare, and their presence feels almost nonexistent, which is disappointing given recent incidents like a car being stolen in broad daylight. Guest parking remains a persistent issue, with spots almost always occupied by the same cars. The assumption is that tenants in 1bd/1ba units with only one assigned parking space are using guest spots for their additional cars. These same vehicles often remain parked for months, likely due to the leasing office repeatedly re-issuing "temporary" permits. This makes it nearly impossible to find a parking spot when you have guests over, and they'll have to park in one of the surrounding streets. One more thing I forgot to add last time--Even though the clubhouse is advertised as an amenity, keep in mind that it's not free for tenants to use. Instead, Vivere rents it out to generate additional income at the expense of tenants in inner-facing apartments (facing the pool), who have to endure obnoxiously loud music and shouting from guests inside and outside of the clubhouse. On a positive note, management is addressing recent reports of cockroaches in the hallways, which is appreciated. While this year's rent increase was more reasonable than previous years, previously mentioned recurring issues make it hard to justify the overall cost. This community has potential, but these ongoing problems diminish its value. read more

Horrible experience with their water being shut off for over 24 hours at a time. Has been happening between every month or every other month since move in. I have spoken with other tenants and it's been occurring since before we moved in. Imagine having to go over a day without a shower or water to do dishes or laundry. Parking situation in this neighborhood is a joke, less than 10 spaces for guests which they will have to leave during office hours. Can't invite friends over since there is nowhere reasonably nearby for street parking. The staff is nice, and maintenance team is friendly. I have no issue with them at all. However the no water situation and non existent guest parking is extremely frustrating. Will be contacting (Council of OC for housing) to see if water system is up to code, the amount of times it has required "emergency repair" is outrageous and have never dealt with at any other place I have lived. read more

Lived in this place for more than two years, lost count on how many times they shut off the water sometimes for almost 2 days. I would say probably more than 6 times that we lived there. Literally flushing your toilet with water from the bath tub is deplorable while paying nearly 3,000 for rent. I started on the 4th floor but had to move units because the neighbor above us was extremely loud and apartment complex did allow us to move early only by a month and we had to extend our lease to make up for the month on the next lease. We paid all expenses moving out and transferred to the top unit, after a year decided to have a bigger unit so we transferred again to the unit next door (same floor) and that was the worst decision ever. I always enjoyed having plants and a nice balcony but in this new unit I wasn't even able to go to the balcony because the odor from the neighbor below was unbearable and sadly had to keep my balcony door shut at all times to avoid the unpleasant smell getting to my apartment, I complained multiple times and sent multiple emails and they never did anything about it, after living in the unit almost 4 months I had to transfer out of state for work and needed to break my lease.. I paid all the lease break fees, but I was not happy with them keeping my 400 deposit & they decided to charge me almost 400 on top of the deposit, I did a pretty good job cleaning the unit, but was still charged a full clean of $230 , and $100 for carpet shampoo which is ridiculous since when we moved in the carpet had been shampoo'd as it was wet but it smelt like urine until it dried, and even after there was a lingering stench of urine. lived there for less than 4 months never hung anything on the walls, apartment was in great condition, they decided to charge $230 for "touch up" paint which included the painting the outside of the door. & another $100 for shampooing that poor carpet that should of been gotten rid of from the last tenant that probably allowed their animal to urinate all over it. If you move here just be prepare to pay crazy nonsense fees and be without water for "emergency plumbing repair". Take a good $800 divide by 12 months and add that to your monthly rent as that is what you will actually be paying in rent if you consider what you are going to be finagled out of when your lease is up. To add to this painting nonsense, they charged for painting the outside patio railings where you have no control over the weather conditions outside. & the fact the paint charge and full clean was both $230 just tells me they make up these charges. They also provide no proof of what they had to paint, so you're are pretty much at their mercy when it comes to what they charge for painting. The last year the complex has begun a decent in cleanliness as the community is not picking up dog waste , and for pets being charged pet rent you'd think that money would be allocated for amenities for the dogs and ensuring the property is free of pet waste but that is not the case. Just another money grab I guess. read more

I've written a prior review, when we first moved in, and now that we're moving out I will say my rating still stands. After 3 years of living here I can say that the team has improved so much! They listen to concerns, are always so attentive, and friendly. I have not met a team member here that rubbed me the wrong way. The front office always listen, reply back quickly, and inform us of any maintenance or problems going on not only at the apartments but within the community. Security was an issue when I first started living here but through the years I have noticed security readily around and available. The maintenance crew are the greatest people you'll even meet! Juan is a great person to chat it up with, so kind and helpful! And oscar, the dog whisperer! Each and everyone of them were always so nice, they make leaving that much harder. Thank you Vivere for the wonderful 3 years!!! We'll miss the door competitions! read more

Title: A Solid Home at Vivre Flats in Anaheim I've been a resident at Vivre Flats for three months now, and I think it's time to share my honest experience so far. Let's break it down: Move-In Process (5/5): The move-in process here was remarkably swift and easy. As long as you submit all the necessary documents after selecting your unit, you'll find yourself finalizing the lease contract in less than five days. It couldn't have been more convenient. Leasing Staff (5/5): Huge kudos to Jose, the leasing professional who guided me through this journey. He was not only polite and welcoming but also extremely professional. He made the entire process smooth and was always quick to respond during the move-in process. The leasing team at Vivre Flats deserves recognition for their efficiency and customer service. Maintenance (5/5): Maintenance issues are addressed promptly, depending on the urgency of the request. I've had a couple of minor issues, such as thermostat and electric fuse problems. When I flagged them as urgent, they were resolved within 4-6 hours after the leasing office opened the next day. Thanks to the maintenance staff for their quick response. Amenities (5/5): Vivre Flats boasts fantastic amenities, including a gym, swimming pool, game room, and even vending machines on each floor - perfect for late-night cravings! These amenities certainly enhance the living experience here. Noise Level (3/5): The one thing preventing me from giving this property a perfect 5-star rating is the noise level. While I had no issues with noise from neighbors below or beside me, the noise from upstairs can become unbearable. It feels like the ceiling is much thinner than the side walls, and the neighbor upstairs has very heavy footsteps that vibrate the ceiling, making it feel like there's a dinosaur living above me. Sometimes, these noises continue well past midnight, even as late as 4 a.m. I work from 8 a.m. to 5 p.m. and expect some quietness after 11 p.m., but the constant heavy footsteps from above disrupt my sleep. I'm considering moving to a higher-level unit or a different apartment when I renew my lease due to this ongoing issue. I want to emphasize that it seems to be an issue with specific individuals upstairs rather than the apartment itself. I've lived in older, run-down apartments from the 1970s during my college days and never experienced such heavy footstep noises from upstairs neighbors. In conclusion, Vivre Flats at 1725 Auburn Way in Anaheim offers a comfortable living experience with a seamless move-in process, excellent leasing staff, quick maintenance service, and fantastic amenities. If you can overlook the occasional noise issue from upstairs neighbors, you'll find it to be a great place to call home. read more

Still living here, unfortunately. Had my storage locker broken into because the door to the storage room is unsecured. It can be easily pushed open with a shoulder bash and they have yet to resolve it even though it's a simple stop at home depot. Common area lights can be out for 6-9 weeks after notice and still not replaced because they want "a vendor" to replace light bulbs and are willing to leave common areas dark so they don't have to take responsibility for it. I really suggest anyone reading this not to move in or to ever move into a ConAm managed apartment. The people who work here are all great and very nice but their hands are tied by this trash company they work for. ConAm clearly prioritizes monetary gain over resident security and happiness. This is marketed as a luxury, gated community however this is false. The gates are constantly broken and homeless/hoods gain entry all the time. Doors are broken into, cars are broken into, and the resident hallway doors are unlocked and unsecured so anyone who gets into the garage can gain entry to your hallway and ultimately, your apartment door. Theft package is a problem here as well for the above reasons. Nothing is done about it, and I don't foresee anything being done. If it wasn't for a great situation with my room mate I'd have moved out of here long ago. As soon as we part ways and he gets married I'm absolutely moving out and never staying at or recommending a ConAm managed property agian. I've even tried contacting ConAm multiple times but they won't response/follow up with their residents. They are absolutely horrible people but happy to take your money. You've been warned. I certainly wish I was warned and these reviews weren't so new. Too many people leave good reviews because on the surface, the agents that work here provide them with a smile and positive demeanor. But when it gets to the nitty gritty and something needs to be done, they are woefully inadequate. read more

Love living here. I have not had any problems. Maintenance and management have been prompt, responsive, and efficient. They work hard to upkeep the amenities and to keep this place clean and safe. They are constantly vacuuming the hallway carpeting and have even had them professionally cleaned. My only complaint would be the limited amount of guest parking. read more

The absolute worst experience I've ever had at an apartment complex. I lived here for a year in a 2B 2BR with a roommate. Initially moving in everything was great. As time went on we were never able to get a hold of the front office. Even physically going to the office there would rarely be anyone there. My roomate got a lease for a new apartment in the same complex, and the apartment building told me I had to sign her lease even though I wasn't moving in with her, since I was the primary on our current lease. I argued with multiple people and was told my only solution was to move out of the apartment before our official move out date and take my name off the lease. I did that, and then was told I'd have no access to any documents pertaining to the apartment, and that I forfeited my entire security deposit by signing. Weeks later, I get a bill for over a thousand dollars, claiming they had to replace all of the paint and carpet in the apartment. I've requested pictures of the damages and have never received them. I've never been able to get a hold of their corporate number. And the people that answer the phones are extremely unhelpful and rude. Most of them will let you speak when asking questions, and none of them will have answers to any of your questions or concerns. It's horribly run, and all they do is rip people off. It's really sad, because the apartments themself are beautiful, but the company and people who work there are horrid. read more

Honestly not sure what is the worst part here that's for you to determine Looked in April for June move in Found an apartment was told by Jose why touring similar units that they all have sliding glass door when floor 1 and 2 don't clearly That was a mis communication and if the only issue this review wouldn't be posted The week of move in I had checklist of utilities to setup insurance and a cashiers check for move in I confirmed on at least 2 calls I hadn't paid for a 25 dollar per month storage unit with Vance but the day after move it I get a call from auditor saying I did and I need to sign a new lease with it That's off I feel like I asked that question twice Last but not least you can decide what's the worst part Manager of the property I asked to call me after move in to discuss my issues and the bait and switch on promise of a sliding glass door Day 1 after move in audit call informing I paid for storage Day 4 please move your car About 3 weeks later the manager finally called and left a proper message so I called back and confirmed she never reached out up until today o wait she did you'll see the voicemail below informing parking garage cleaning is going on please move your car no Name on the voicemail or saying if you still have concerns to reach out Last and final issue is Kitsia informing me that the Vivere flats team spoke and determined they never mentioned the sliding glass door read more

This revised review is because the staffing here is amazing. They really have gotten creative while strictly following the COVID-19 CDC recommendations and CA mandates being put into place and helping us to keep our sanity. They even created an outdoor Gym area too! I never did get any previous response from corporate so that cost VIVIER some points. The parking is so bad here and there currently are some trashy and rude neighbors. My remarks on the amenities are in previous reviews. Please note things like outdoor furniture are getting worn down and or faded looking. Solid three star place to live. Very fun for entertaining under normal circumstances and if your friends Uber here due to zero parking. Also, If you get a unit like ours with 14ft concrete ceilings it's really the only reason to live here coupled with location. read more

Do not waste your time moving here. Unsafe area, not family friendly, break-ins to our car and apartment in the span of a year, our car got towed, in addition to filthy living conditions and unprofessional behavior from management. No guest parking besides the few slots that the same cars take up all week. Residents let their dogs urinate by the elevators all the time and the entire complex smells like weed and cigarettes. Do not bother trying to communicate with Kitsia the leasing manager, who hung up the phone on me. Completely disrespectful, impatient, and does not know how to address or validate resident concerns. Upon having CONSTANT FIRE ALARMS for 3 days, I asked to use the next door community center (a safe quiet place away from the pouring rain) for my baby, Diana the community manager was equally as rude and condescending and warned me "just so you know I won't do this for you tomorrow and to "just figure it out". I do NOT recommend living here, and am writing this review to save you the trouble of even applying. I have PTSD from the previous resident still having keys to our apartment. While pregnant and home alone at night, I was shocked to hear someone open the door. Turns out she had been away for a while, came back asking where her stuff was after being evicted, threatening to sue my husband and I for moving into the apartment. The leasing office FORGOT TO CHANGE HER KEYS AND FOBS and this crazy girl had access to our home. They did absolutely nothing after this incident, no apology, no understanding, and were so casual and lax about the whole thing, It took us reaching out to even have a conversation about what happened. The first morning upon move in, our CAR WAS TOWED and we almost had to pay $400 to get it back from the towing company-the leasing office failed to properly communicate to us which parking spot was ours. Towards the end of our lease, our CAR WAS BROKEN INTO (along with other cars that night whose windows were shattered. (We had hundreds of dollars worth of chef tools stolen) and again, the leasing office did nothing with the camera footage we asked for, nor did they help provide documentation to report to our renter's insurance. We had an awful experience the entire time living here and on top of that, were charged for extra cleaning fees upon move out even though my husband left the apartment spotless/cleaned for hours. If I can save even one person from the nightmare we experienced, I'll be happy. Please please please save your time and look elsewhere. read more

I lived in the Vivere Flats for a year before moving back home due to a family death. Overall it is a nice place to live with great amenities, with a good location close to the freeways. Walls are a little thing but not bad for an apartment, in my opinion. My only issue was we were unable to break our lease even though there was half of the month of August left. Due to family things going on it was ideal for us to be gone sooner than later. Our request was denied, I can understand it's a contract but also... human decency? Also, (random after thought) service is good, but not great. Someone had gone through my car one night and when I reported it I never heard back from management. Nothing was taken, thankfully, but the issue was also never resolved. read more

This place is ran like utter trash. Zero guest parking and crime EVERYWHERE. The property management just throws their hands up and take no part in ensuring resident security. There was a young lady that had her apartment broken into and the management team couldn't care less. She had to tell them that almost all the lights in the alley were all burned out. It's likely because of this she was burglarized. The management here has a slumlord vibe to it. If you have the option to live somewhere else... anywhere else, do it. Don't live in this gutter. Check out this BS letter they sent out in my pics. Management you should be ashamed of yourself. Light your property correctly. Crime outside the property is the cities responsibility. Crime inside is yours... you own the property and manage it. Try doing a good job for a change rather than issuing trash excuses. These letters should stop. How many letters you need to send before you take some responsibility? Or do you expect the residents to hire their own guards too? Bet if someone missed rent you are on them in a heart beat though huh. Rules for thee not for me. read more

When we first moved in my roommate and I loved it. But it's so annoying to come home and have a neighbor like Rachel complain about every little noise... having security come at 10pm to tell us lower the tv is insane.. does she have super sonic ears ?! You walk out and you can hear other tenants music, tv etc. in every level...... this apartment complex is not for someone that wants peace and quiet!! We have spoken to other neighbors regarding the complaints and they are experiencing the same thing. Our neighbors next door have gotten the cops called on them by the tenant mentioned above. It's frustrating to have security so focused on stupid complaints coming from stupid people rather than actually guarding the parking structure! My car was broken into and stolen ... many other tenants cars were also broken into!?!?! So instead of focusing on noise complaints how about you focus on guarding our cars.... and how many times does that gate have to break down for you guys to actually do something about it?!?!?!?!? We just moved in one month ago and have been waiting at least that amount of time to evaluate/review the apartments. Fortunately, we can post a very positive review of our experience. :) First, the front leasing office staff are absolutely amazing and accommodating to all of our requests. I have bugged them countless times and they always helped with a smile. We also created a maintenance request for the bathtub faucet leaking water with the shower running, and they came super quick. They replaced the unit in 15 minutes and were on their way. SUPER QUICK SERVICE. Secondly, the unit is perfect for our needs and is beautiful. We have one bedroom with a den on the 6th floor and we could not be happier. Everything is brand new, the view is great. The apartments are very quiet and we are surprised that by the sereness of it. We do hear some slight noises from the pool, but it's never too late in the night. The apartment is fantastic and we cannot wait to have guests over. The amenities are really nice and we love going to the gym. Lots of weights and options if you want to do cardio. The package system works really well. I love the grill on our floor and getting around the complex is super easy. Free coffee on the bottom floor too. PETS ARE FREE!!! This is a great benefit and the park is super closeby to take your furry friend out. The only cons I have is the parking garage gate seems to be always broken and if you two cars, it's going to be very tough to find parking as it's only one car assigned per bedroom. I don't leave as often as I would like as I am afraid that I will lose my public parking spot. However, we knew that going into our lease agreement. All in all, this was an amazing choice and I am glad I chose Vivere Flats over all the other complexes we looked at in the area. read more

We have lived here for two years and it has been an amazing experience. This was our first apartment and I could not have asked for a better complex, office management, and location. We actually were not able to tour the complex before moving in and I was very surprised by how big the apartment was (one bedroom unit). The kitchen appliances are all top notch and I loved having a washer/dryer in each unit. We never had any problems with noise issues with our neighbors and the complex is very quiet. I loved the gym, they have a lot of equipment and it was never too crowded. The pool and jacuzzi were always kept clean and were very enjoyable. The best part about the apartments is the amazing office staff. Stephanie M. was amazing with helping us move in and continued to be excellent throughout our stay here. It's a great location, very close to disneyland and lots of food options. Some things to be aware of: parking can be difficult. My husband and I have two cars and only purchased one spot in the structure. There is parking across the way but if you work late you are going to have a hard time finding a spot. Another thing is the tap water in Anaheim is not great, we bought a Brita filter and it was completely fine. The water did sediment in our shower though and requires some upkeep to keep it clean. Overall I loved it here and am very sad to be moving away. This is a great place to live and I recommend it 10/10. read more

Please read before signing a lease. Lived here for a little over two years. Broke my lease and left because my neighbor was smoking cigarettes indoors like a chimney and it would smoke out one of our bedrooms and bathrooms. Complained to management and they said there's nothing they can do even after I informed them that the living space has become unlivable. My partner has asthma and they still didn't help us. She ended up going to the emergency room and that's when we decided to break our lease. We had to cover the vents with tape for the last dreadful months there. Neighbor below me would play video games and yell at his computer literally ever night until 4 am. Called security the first couple times until I realized they can't do anything either so every-time I heard him I just started stomping on the floor. This place was nice when I first moved in and it gradually became a depressing sight to come home to every night. Maintenance guys and the cleaning lady are the only decent people here. Jason and the people in the front office are nice and can only do so much to help. They did try to help us so I appreciate it. If you ever get the chance to speak to the regional manager, don't. That lady was rude and must've forgot she works in hospitality. I moved out and thought I got rid of this place but on top of keeping my security deposit, they sent me a bill for the carpet that we did absolutely nothing to they literally divided it out by the months we lived there and how long the carpets "life expectancy" is and charged us carpet rent. They sent pictures along with the bill but I need to go purchase a magnifying glass to see what they're trying to say is a damage to the carpet. Conan is terrible. My old friends also moved in here and got their cars broken into the first night they lived here. Fire alarm goes off all the time, garage door is broken once a week. Oh yeah my lamp was stolen while I was moving out and people leave their trash all over the place. There are about 14 visitor spots total and 10 are always occupied by residents. They just recently took two spots away on the top floor so if you ever want to have guest they better Uber. The people that live here have no respect for others and will leave trash everywhere and let their dogs piss and crap throughout the halls. Also, there is somebody running a car wash at the base level of this apartment complex for the entire area. Everyone around brings their cars to get washed and creates a cluster of cars in the way of the parking garage. I wonder who is getting a % of the car wash profits... Anyways that's my experience with this place. GOOD LUCK read more

Alex and Jerry came by to fix my A/c. They came very quick after I submitted my request. I feel so relieved and happy now that my a/c is working. They did a great job , fast and clean. Thank you read more

I have lived here for almost three years and absolutely love it. The units are spacious and very quiet. Compared to other places we have lived we rarely if ever hear our neighbors. The complex is well maintained and cleaned. We have had a few issues with our shower but the maintenance team has been great and will come out promptly to fix any problems. The staff is awesome and the management team has been very helpful. The amenities are great, especially the two story work out room, BBQ pit and pool. Would definitely recommend moving here. One tip: If a first floor is available I would highly recommend it as they have high ceilings that are concrete. read more

We moved here with high hopes, within a couple weeks we found mold growing in our master closet because the cheap craftsmanship done in these places, there was a hole punctured in the pipe for the shower when they put up dry wall and steam was seeping into the wall and created mold which damaged clothes and bags of mine. The workers they had come in to fix it were VERY unprofessional, sitting in our closet on their phone for 20-30 min at a time just texting and browsing the internet. Then in the OTHER bathroom we had an unbearable squealing noise from again, crappy work done when remodeling and this went on for weeks before they managed to fix it but not before having to tear apart another closet. There was always trash just left in hallways and inside the trash room on the floor, leaking and rotting, cigarette buts left in stairwells from people smoking in them, people running around hallways ringing doorbells at all hours of the night. CONSTANT building alarms going off. Routine breaks in the "gate" that was to secure our garage, dog feces ALL OVER the property. Management just doesn't care. THEN came the vehicle damage, midday I come out to find my Tesla had been vandalized along with other vehicles in our garage, something that would not have happened if this building had PROPER security and functioning gates. When this happened you'd think they would at least cover our deductible, but nope! They told us we could be let out of our lease with no penalty...clearly we were NOT going to stay anymore. We had to scramble to find a new place to live within two weeks around Christmas, and you'd think Vivere and ConAm would be thoughtful enough to perhaps Give us grievance on the 10 days of January we had to be there while we found a new home....NOPE. They charged us like the absolute TRASH company they are. Oh and let's address the broken front door that was left open at night and all day for two months so transients and non residents could just walk in and wander the property and the back gate that stands in an alley frequented by the homeless because Vivere allows them to go through the trash and said gate is propped open constantly, again allowing anyone into the property. STAY AWAY!!! This place is terrible, management is TERRIBLE, there's no safety, no security, they only care about capacity percentage not quality of life. G A R B A G E read more

When you leave make sure to take pictures of your apartment. I hired cleaning ladies to professionally clean my place and they said it wasn't up to standard so they took it out of my deposit. I spoke to the manager ( Danielle/ daniela ) and she said nothing was documented so it's like it didn't happen. I informed the new Saturday day guy about it after they cleaned and he just said ok, probably didn't even know it had to be documented. Lack of training I presume. I also scheduled a walk threw before my move out date that didn't happen. The manager said she'd get back to me with the report on the costs of everything that had to be done after I left and still haven't heard from her. Guess it is what it is read more

Thank you to Juan for responding to my water heater so quickly! He was professional and made sure he adjusted it to the right temp for me.
