No guest permit

This place is a bust when it comes to monitoring parking. I'm a former property manager myself, and I can't believe how they neglect this situation. I always try be a responsible tenant so I obtain a guest pass, but it's impossible to use when management refuses to monitor it. For months now, many of these same cars, partially the white Mercedes which hasn't moved in weeks, have clogged all available parking. Another complaint here says the same thing and corporate says the leasing office handles it. Nope. Not to mention people just use the broken EV charger for their guests. That's been down for going on six months now. I find it hard to believe management has never been told. I do like how clean the place is, and the other amenities are fantastic. The location is to die for--but it's hard for honest people to share that with people when there's such neglect over guest abuse.

Lived in this place for more than two years, lost count on how many times they shut off the water sometimes for almost 2 days. I would say probably more than 6 times that we lived there. Literally flushing your toilet with water from the bath tub is deplorable while paying nearly 3,000 for rent. I started on the 4th floor but had to move units because the neighbor above us was extremely loud and apartment complex did allow us to move early only by a month and we had to extend our lease to make up for the month on the next lease. We paid all expenses moving out and transferred to the top unit, after a year decided to have a bigger unit so we transferred again to the unit next door (same floor) and that was the worst decision ever. I always enjoyed having plants and a nice balcony but in this new unit I wasn't even able to go to the balcony because the odor from the neighbor below was unbearable and sadly had to keep my balcony door shut at all times to avoid the unpleasant smell getting to my apartment, I complained multiple times and sent multiple emails and they never did anything about it, after living in the unit almost 4 months I had to transfer out of state for work and needed to break my lease.. I paid all the lease break fees, but I was not happy with them keeping my 400 deposit & they decided to charge me almost 400 on top of the deposit, I did a pretty good job cleaning the unit, but was still charged a full clean of $230 , and $100 for carpet shampoo which is ridiculous since when we moved in the carpet had been shampoo'd as it was wet but it smelt like urine until it dried, and even after there was a lingering stench of urine. lived there for less than 4 months never hung anything on the walls, apartment was in great condition, they decided to charge $230 for "touch up" paint which included the painting the outside of the door. & another $100 for shampooing that poor carpet that should of been gotten rid of from the last tenant that probably allowed their animal to urinate all over it. If you move here just be prepare to pay crazy nonsense fees and be without water for "emergency plumbing repair". Take a good $800 divide by 12 months and add that to your monthly rent as that is what you will actually be paying in rent if you consider what you are going to be finagled out of when your lease is up. To add to this painting nonsense, they charged for painting the outside patio railings where you have no control over the weather conditions outside. & the fact the paint charge and full clean was both $230 just tells me they make up these charges. They also provide no proof of what they had to paint, so you're are pretty much at their mercy when it comes to what they charge for painting. The last year the complex has begun a decent in cleanliness as the community is not picking up dog waste , and for pets being charged pet rent you'd think that money would be allocated for amenities for the dogs and ensuring the property is free of pet waste but that is not the case. Just another money grab I guess.

I've written a prior review, when we first moved in, and now that we're moving out I will say my rating still stands. After 3 years of living here I can say that the team has improved so much! They listen to concerns, are always so attentive, and friendly. I have not met a team member here that rubbed me the wrong way. The front office always listen, reply back quickly, and inform us of any maintenance or problems going on not only at the apartments but within the community. Security was an issue when I first started living here but through the years I have noticed security readily around and available. The maintenance crew are the greatest people you'll even meet! Juan is a great person to chat it up with, so kind and helpful! And oscar, the dog whisperer! Each and everyone of them were always so nice, they make leaving that much harder. Thank you Vivere for the wonderful 3 years!!! We'll miss the door competitions!

Honestly not sure what is the worst part here that's for you to determine Looked in April for June move in Found an apartment was told by Jose why touring similar units that they all have sliding glass door when floor 1 and 2 don't clearly That was a mis communication and if the only issue this review wouldn't be posted The week of move in I had checklist of utilities to setup insurance and a cashiers check for move in I confirmed on at least 2 calls I hadn't paid for a 25 dollar per month storage unit with Vance but the day after move it I get a call from auditor saying I did and I need to sign a new lease with it That's off I feel like I asked that question twice Last but not least you can decide what's the worst part Manager of the property I asked to call me after move in to discuss my issues and the bait and switch on promise of a sliding glass door Day 1 after move in audit call informing I paid for storage Day 4 please move your car About 3 weeks later the manager finally called and left a proper message so I called back and confirmed she never reached out up until today o wait she did you'll see the voicemail below informing parking garage cleaning is going on please move your car no Name on the voicemail or saying if you still have concerns to reach out Last and final issue is Kitsia informing me that the Vivere flats team spoke and determined they never mentioned the sliding glass door

Property is a hell hole of crime. Naw that's on you... the property owners and management won't do a thing.

I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

In particular, I would like to especially thank Kareem and Bridgett from the leasing office who always had time for my questions and worked with me every step of the way to find the right fit. Even when I thought I might be imposing or had asked too many questions already, they were always happy to help! This same courteous and helpful attitude is shared by all the operations / maintenance staff here at AMLI, all of whom I've had the great pleasure to get to know during my time here. Overall we had a great experience living at AMLI. Unfortunately, the move out process was…read moreincredibly predatory. California Civil Code section 1950.5 states landlords may not charge tenants for normal wear and tear. AMLI attempted to charge us for paint and cleaning that they themselves documented and admitted as normal wear and tear when I disputed the charges. Despite this, they asked us to pay anyways and threatened collections. The Fair Debt Collection Practices Act states that landlords may not send debt for collections if formally disputed. The way AMLI handled this situation was inappropriate and unprofessional. Edit: In AMLI's response below they claim above damages were above wear and tear. I have attached email below of AMLI explicitly stating and agreeing with us that the our apartment did not show signs of damage beyond wear and tear. This email was in response to my dispute asking for further documentation of damages as pictures did not show damage beyond wear and tear.

A variety of unfortunate "coincidences" have happened to me. My car was vandalized more than five times, my laundry was vandalized and the neighbors are constantly banging on the walls and dragging chairs, which should be expected of the lower classes. Unfortunately, this property is centered on catering to tenants with dogs. The manager keeps her dog in the office. The grass is just a toilet for dogs and isn't fit for recreational use. The most egregious act by The Management Works is when they were uncooperative with the police by refusing to release video surveillance showing suspects. This happened much more than once. I would not recommend this place to anyone. I developed fibromyalgia this past year, it's caused by trauma. Freedom is a right.

It's quiet and even though it's on a main street, La Palma Ave., you'll never have an issue exiting the complex as the traffic is never bad. Also, freeways are right down the street, like the 91 and the 5. I would recommend this place to anyone looking for a quiet and comfortable place to live. It's not luxurious but it is quaint and it offers a nice little pool, bbq area, two laundry rooms, and pets are allowed. Pricing is also fair in my opinion. Never had an issue with crime either. I would 100% move back here when a two bedroom opens up.
