It's time to update my review since living here over a year now. I just renewed my lease and it is an increase as you will find everywhere these days. Some things I have learned about the community that would be helpful are the following: If you rent an apartment with the outside patio facing a courtyard and are on a lower level be prepared for early wake up noise from the landscaping team, squirrels everywhere and skunks. Apparently this area has alot of skunk activity and though it is better than last year you will still wake up to that awful smell during the spring time if you have your windows and sliding door open and are on the ground floor. The AC units in the older buildings (I'm in the 297 building) are very loud where the newer ones (closest to Anaheim stadium) are smaller and more efficient and quieter. The older buildings are cheaper and most spacious - they were purchased by Irvine Company and were built by another builder - but you pay the price in utilities. My electric bill in a 2 bedroom last year was over $300 a month. I think next lease renewal I will move to the newer side of the complex for energy efficiency. They put in new smoke detectors this year that are so sensitive you can't get them to turn off for at least 15 minutes. You have to cook with both your AC fan and over the stove fan if you want them to not go off. The office has had a lot of turnover so I don't feel as connected here as I did in Irvine at both Promenade and Westview and emails aren't answered as efficiently but if you stop in they are very nice and helpful. It's just hard to get attached to one person since there is the turnover of staff. Maintenance is the best and I can't say enough about how efficient and caring they have been. The only complaint I have is that we don't have access to the AC filter as I have had in the other communities where you can just change your filter whenever you want (at Promenade you just put the old filter in the hallway and they bring you a new one). Parking is garage parking and is okay but neighbors aren't great. I parked in the wrong spot early on and instead of checking with the office my neighbor had me towed at a grand total of $300 and damage to my brand new electric vehicle. Not a good neighbor for sure. I would have just put a note on their window. EV chargers - the most are in building 297/291 garage. Amazon delivery is the best benefit here that you don't get anywhere else. They deliver packages directly to your door instead of the package lockers which is awesome to have when you live alone or can't lift something heavy. Very pet friendly, two dog parks kept pretty clean. Fireworks from Angel Stadium every Friday night during the season can be seen from the back parking lot. All in all, I'll stay here for a while but thought it would be helpful for others to have some information. read more

I've been living at Gateway for five years now, and the theft and the lack of support has completely blown my mind. Our truck has been broken into twice. Our mailboxes have been broken into six times. This morning, our mailman had to share with us that we most likely will be having to pick up our mail from the post office because the post office has had to pay for the repairs to our mailboxes, and Gateway has not done anything to secure or ramp up security in our building to prevent thieves from breaking into the mailboxes!! right after talking with the mailman, a neighbor of ours just shared with us that their car was broken into last night. We don't feel secure or safe in our home anymore and this really sucks because it seems that gateway doesn't do anything about it. There isn't 24 hour security here and the cameras seem to not be working (we asked for footage after our truck was broken into, nothing was provided). We are moving out of here once this lease is up. What a shame for the amount of rent we pay!!!! What are we paying for??? read more

Do yourself a favor and only work with Christian or Stephen and save yourself a huge headache in the event you need help or have an issue. I did not have many in my 5 years living here but if I did it was never because of those two. They always tried their hardest to get me help and get me at least to the right people I needed for my issue. Always Document everything and pray/demand that you work with Amanda the general manager and not Ashley. Avoid Ashley as much as she will avoid ever having to call you back if you need something. read more

We have been living here for a month and have had multiple maintenance requests from how the previous tenant left the apartment. Most recently, we had to get our refrigerator replaced because it was leaking. Jose let us know we would have to wait a few weeks to get a new one in. He called and said they had them in early and came that day to install! Jose and Arnulfo were WONDERFUL and so quick with the exchange. Jose even installed an ice maker before they brought it up because he remembered we had a problem with the other one that needed to be replaced :) read more

Excellent service! What could have been an unpleasant experience, Jose Paz turned it around. Based on my previous experience with maintenance, I was not hopeful that all 3 issues that I requested will be resolved on time. A few months ago I open the same ticket for the same issue. Water coming out of the drain on top of the bath tub. The repair man told me it's normal and did nothing. Meantime I keep on cleaning my bath tub every other week due to hard water stain. Jose found the root cause and remove the clog under the sink. He even drain the pipe on top of the bath tub. Tonight is the first time I noticed that there is no more leak and the sink in the bathroom is no longer clogged. The 3rd problem is the kitchen faucet. A few months ago I requested for it to be fixed because water is not coming out. The repair person came in late and I was told that I need to wait for the following day so they can send someone to replace the faucet. I pushed back because I will not have water to use to cook and boil stuff for the night. The repair person even suggested that we use the bathroom faucet for cooking. TOTALLY UNACCEPTABLE SUGGESTION. I was appalled. I even volunteered to buy a faucet from Home Depot if need be. The guy reluctantly did a quick repair so we can have water for the evening. The only thing is he reversed the hot water and cold water setting. Today, Jose quickly install a new faucet and working properly. Jose Paz more than made up the shortcomings of the 2 previous repair person who did a poor job. And Jose did this with a very POSITIVE and UNDERSTANDING ATTITUDE. I highly recommend considering Jose for leadership role. If all technician will have a fraction of his attitude and care, we your tenants will have a great experience living in this complex. I had 3 months left in my 13 month lease when my roommate (Jade Freeman) decided to not pay rent. Long story short I managed to kick her out after no help from the leasing office after they recommended me not return to the property after my roommates threats against me. This happened in January 2025 and I kept the leasing office in the loop because I was hoping it would at least help from them when it came to small things like this. Jade was late on her payment multiple times and had her payments bounce. Which caused the system to block us from making any online payment. Well now that Jade is out of the lease, the leasing office won't help me out in this tiny little thing, and will allow me to continue getting cashiers checks in order to pay the rent. The leasing office is able to see the payment history and can see that I was able to make my share of the payments on time every month. Wishing they were more tenant friendly. Won't be renewing because I don't want to be punished for 12 months for something my roommate did. read more

DO NOT LIVE HERE!!! THIS PLACE DOES NOT CARE ABOUT YOU!! THE MANAGEMENT TEAM IS NO HELP ONCE YOU HAVE ISSUES!!! READ THE REVIEW AND OTHERS!!! This is my review to this horrible, irresponsible, dirty, and UNSAFE place. Let me first tell you if you are looking for a place that will charge you 3k and more for rent, charge you extra for their amenities, charge you extra for storage and parking, you love noisy neighbors, love seeing trash in the parking lot, and love to wake up to your car missing tires or other parts and then hav to spend extra money to keep your vehicle secure and safe then please live here. We have not hit a year here and the amount of issues we've had is ridiculous for a "luxury" place. First off the neighbors are extremely noisy and you are not allowed to talk to them or else management comes barking at you. In fact, if you live staying up to noisy stomping neighbors above you then you will love this place. Complain to management and they will defend them and instead tell you what you're doing wrong. Second, people LOVE leaving their trash in the parking lot as if there is no "trash room". Gross right? Makes you wonder if there are infestations going around. Yes. Yes there are 100%. Third, they charge extra fees for the use of their amenities and there are also hidden fees in your contract. They LOVE sucking the money out of you!!! You're just business!!! Fourth, management is only there for prospective tenants NOT FOR CURRENT TENANTS. THEY DONT CARE ABOUT YOU. If you have an issue they can fix but don't want to they will tell you to take it with the police or to take it to court. Literally that's what the manager (with the accent) said to me. 5th... yup it keeps going... they allow thieves to come in. This one is the best one. And guess what they do? They come to steal your tires and other car parts. Don't believe me? Come inside and take a look freely (because it's not that hard to get in) and you will find care without tires flat on the ground. At this point it is believed that management and the security they hire is behind this because they don't do anything about it. Oh and our ring caught a man looking under our entrance mat and the neighbors entrance mat for a key to get in! Our neighbor reported it to us that their ring also caught it. In less than a month they were gone. PLEASE read the other reviews. This issue has been going on for YEARS. We have spoken to numerous neighbors and they told us it is very common here and they have reported it to management multiple times yet they do nothing but say to report it to the police and they will try to put more cameras. "TRY". Look at the garages and overall complex and tell me how many cameras you see... little to none. The parking garage has 4 in each level which are blocked by a GIANT POST. What's the point of that? Multiple neighbors have told us they have never changed anything. ALSO they allow homeless to sleep around the complex too! Turns out you don't even have to pay 3k and more to live here. You can just come in for free! They claim they have security but it seems they pay security to sleep on their job since we passed one asleep on their cart. And honestly what kind of security are they if all this is going on around them. Oh and btw they also love stealing packages here and if you tell management guess what... you guessed it, they do NOTHING. Doesn't get any better right? Now let me tell you about management. Management (the people sitting acting very busy in their cubicles in the office section) exists ONLY for future tenants. They will do anything they can to lure you in. Once you're in your nothing but trash to them. I have multiple times reported issues to management and not once have they been responsible to fix any issue. I have even spoken to the manager who basically sounded like she was reading script and literally had no concern or care about anything I said. In fact she will straight up just tell you management won't do anything about it because they "can't" (that's what she said to me). I seriously don't see the point of them existing. Maybe once her tires get stolen she will speak up. So like I said if you want to throw away money and your safety come live here. If anything please take our unit. We can't wait to get out! My family and I have lived here for the past 2 years and in the beginning we had issues with people parking in my stall. As many times as I would email the leasing office or call the tow company the people parking in my stall (while I waiting for 20 minutes) would always come out when the tow truck arrived. They continuously have maintenance come in and out sooooooo many times a year it's frustrating. At one point someone came in on a Thursday to inspect our AC in our master bath. A couple days after that same place he inspected overflowed and a ton of water came gushing out of our room at 6am. Recently the management company brought in a plumbing company called hydrojet who were working on the 4th floor unit. When they were cleaning from the 4th floor it backed up our kitchen sink on the 3rd floor. The sink overflowed all over our kitchen. I called the emergency maintanence line and it took someone 20 minutes to come and by that time the water was everywhere. A week after that maintenance came in because the 2nd floor unit had a water mark on their ceiling and asked me if I had water damage. They had no notes on the incident even though I called their maintenance and I had to explain to them what happened with hydrojet. They relocated us to a hotel from November 3rd to November 21st with our 2 year old because they said our unit needed to be fixed. However before they offered to pay for our hotel they made me run around with my renters insurance company who told me that it made no sense why I needed to go through insurance when this was not my fault. We received an email on 11/18 telling us to move back in on the 20th. No call on this day. Just a call on 11/19 at 4:57 3 minutes before they closed did I get a voicemail telling us the inspection has been done and we can move in. So my husband and I had to call out because we did not receive any message about the unit or phone call to prepare to move back. On 11/20 we went to the unit and the chemical smells were horrendous. Again we have a 2 year old. But we were told we were safe to move back in. We had to call the leasing office to let them know when they said it was approved to move back in. Well today 11/21 were back in the unit but idk what they looked at during their inspection but our fire alarm is not put back on, our guest bathroom shower is not assembled and our shower curtain is still off and the trimming above our kitchen window is off and on the floor. If we could we would break our lease. For the amount we pay (over $3k) we shouldn't be coming back to half completed work. read more

I booked an apartment tour here due to the pictures. I'll give them props for the images on their website, it looks amazing. But in person, the facade defecates on your time. First and foremost, they do not have guided tours, they only have unguided tours, meaning... you have to go and search for the apartments they have via an app you have to download on your phone. 2/3 apartments they had mapped out for us, was locked... So we spent a good hour or so walking around the entire complex looking for the apartments.. that we couldn't even get into to view. The 2nd apartment someone did come and unlock it for us. Disappointing at best, the restrooms were filled with fruit flies.. If this is a sample unit, the one you want to show potential renters, 1st and foremost not having staff to help guide the tours.. just shows the level of disconnect with your residents. 2nd, the unit was not clean, with fruit flies in the restrooms?? Paint smears showing they had just painted... over paint instead of the proper maintenance of sanding/painting. You can tell. 3rd, the photos on the website shows a beautiful grill and patio area. When we got there, not only was the grill dirty, it was charred to absolute black with spider webs, so it definitely has not been cleaned for a while. 4th, seeing all these yelp reviews about the community itself... I just came here for a tour... Got into the elevator... and on the handrails was a fresh bag of dog turd. On the 2nd elevator we got on, there was a fresh loogie nice and slimy for my shoes. By the time someone reached back out to my phone number, I had been lost on the app for about a good 30-40 minutes.... as there is absolutely no service connection to the app with both my Tmobile and my ATT line so I was just lost in the apartment... The exit signs posted everywhere with no direction? It just says exit, when you walk down there, it's a wall with a dead end?????? If you do care about your residents, this is definitely not a way of showing it. I would post the photos from my phone, but I feel like it's vulgar images. I'm just disappointed that I wasted an hour or so here and didn't even get to see what I wanted to see which was the apartment. Nonetheless, there was a kid with a broken down car who pulled into the parking lot as his car broke down, and security showed up right away threatening to tow. No sense of compassion or empathy to assist and do the right thing. No offense to anyone who has a sense of pride living here, but given the service and the type of support I was given, I would rather live in my car. Check out Graystar, AMLI, or Fairfield properties.. This was literally our first tour, and the 4 apartments we checked out after... we had people literally drop everything in the front office to give us an in depth, in person tour with accommodations like water, snacks, and conversations. I'm sorry but Irvine Company, please do better. I was genuinely excited for this location. But almost grabbing onto dog turd, slipping on a loogie, and getting lost without any help. Overall, the grounds are nice and the apartments themselves are nice. Onto what's not so nice. Parking is a DISASTER. The trash rooms are disgusting and poorly maintained. I moved out 30 days before my lease ends and I get a call saying it counts as an eviction notice with no explanation. EXCUSE ME?! The vermin! My apartment was infested with gnats and many of the apartments has roach powder in front of them. My neighbor let his dogs pee all over the hallway and nothing was ever done about it. There was also constantly a smell of urine in the stair wells. The grass for the dogs is not maintained and my dogs would always get fleas on them after using certain areas. The neighbors- My upstairs neighbor got crazier and crazier as time progressed and was constantly complaining of shaking that was not actually happening. He left notes on our door, maintenance came by and I got numerous calls only to tell them all that it's not coming from me and to please leave me alone.. the calls and letters still came. Many of the neighbors did not take care of the facilities and left trash everywhere. They say there are quiet hours, but they are not enforced. ALSO, packages and mail are stolen on a regular basis and nothing is ever done. Management- management here sucks. Plan and simple.. nothing ever gets done. Needing to download an app for a Self Tour was ridiculous! The employees were cold and rude. Young kids that didn't offer to help in any way. The buildings were not numbered and you had to search for an apt where there was no signage and the app kept stalling. When asked for any help, like where the elevator was you felt like you were inconveniencing the employee to get out of his chair and actually show some sort of customer service. He even said "I can only show you to the elevator and that is as far as I can go", in a snotty and condescending bc voice. You had no one to ask questions while looking at the apartments. Wasn't impressed at all... they don't even have a dining room area. A complete nightmare of a place, but hey what a cushy job for young folks who just sit on their ass in. An air conditioned office. No responsibilities at all. I will NEVER walk into an Irvine Company's place of a business. Such a joke and waste of time!! read more

So, far we've been living here for almost a week. And we love it! I: Our leasing consultant Jason H. from the Irvine company was extremely helpful and Informative. He would respond to my multiple emails ( reg'd renters insurance, lease info etc..) in a timely manner. He would always check in to see if we had any questions. II: TOUR; downloading the app to my android phone gave us a bit of problem. But the team inside the resident service ( forgot the guy's name) helped us with providing us a map and showing us where we would be going. It seemed overwhelming since the complex has so many units. But we managed to see the majority of the apartments within a 30 min. range. ALSO, before we started the tour of the first unit there is a team outside the resident service ( where you sign in) who WALKED us over to the unit ( he was a very tall, nice guy). With the app we were able to unlock the doors and the map ( like when you use your phone map-GPS) was able to lead us to the next unit to tour). III: Signing paperwork ( electronically): was extremely easy and straightforward. We got approved within minutes. There some issues with the renters insurance BUT that's when Jason came to the rescue. Once it was moving in date. Kristen was was helpful went over our lease terms, ametrines, etc. Provided the keys. IV: PARKING: The 1 bedroom comes w/ ONE assigned parking. Or if you want to spend an additional 100$ for a 2nd spot then go ahead. So, far we have been swapping between parking at our assigned spot and parking at the guest/ visitor parking lot on the 6th floor. And have had no issues finding parking ( even on the weekends there are enough spots) obviously don't leave your vehicle parked there for more than 44 HRS otherwise it will get towed. Just learn to do basic logistics. I DONT have the gate remote. But by some luck a very nice tenant gave me a code that opens the gate. I am still learning how to use the directory code ( which you use when you have a guest downstairs and they call you so that you can open the gate with a special code). V: We love unit. Wished it didn't have carpet ( there's another floor plan that has vinyl flooring but its smaller than our rent and higher in rent. We already pay $2, 425... ) We are on the 4th floor. Facing the pool. Its very quiet and clean. We did walk around and noticed some of the other hallway are a bit dirty ( the complex cant control the actions of their tenants. Its not their fault if they didn't learn basic manners. like throwing the trach inside the trash bin and not leaving it outside the trash room. Just like the saying " Treat others how you want to be treated" should applied to how you live. EX: when we were first moving in a guy was cleaning up the accident that his pup had. He even warned us to be careful since the area was wet from where he cleaned the mess. I've noticed ( at least last weekend) that that maintenance is constantly cleaning / keeping up with the landscape. I have seen security driving around in golfcarts in the parking structure and also them walking around the perimeter. We've called the office 3 times so far ( questions about parking) 1 no answer ( we called during lunch), 2nd no answer, 3rd we got through. Calls made within a 3 hour time frame. Just be careful when walking through the parking lot. Some people are too distracted by being on their phone OR they're in a rush to make it to the "toilet". Would only recommend living here if you work at UC Irvine hospital or within 1 mile of workplace. Cons: The Irvine Company apartments have really poor service. No one ever picks up the phone call in the main office. Even if you leave a voicemail, they do not call back.Every year they raise rent significantly. Not worth paying the high cost for the amenities. Also there's very limited parking for guests, so if you want people to come visit you forget about it. Although they tell you that the apartment is safe and gated, people always come through the gates as a wait for cars to come through. Also, our mail packages are just left in the mail room which everyone has access to and in Covid times has been constantly stolen. Many residents have told the main office that they need cameras, but the main office is done nothing about this. In addition the maintenance crew, comes and fixes things superficially but never fix is the underlying problem. The sprinkler system outside my apartment has been broken for months. They keep patching it and every night it keeps leaking into my balcony. Pros: What I like about this apartment complex, is that the apartment is decent size. The amenities really make up for everything as the place has several pools, many gyms, and is really the Southern California style living. The apartment is also very dog friendly and has to dog parks in several areas that your dog can play and walk. There are many people with dogs and it makes it very easy for you to have play date. read more

I've had to call in-unit maintenance a few times, and Carlito has always been the one to help me out. He has fixed my washing machine, dishwasher, window, and the water tank. I've lived here for several years and transferred units to find even more problems. My cars license plates were stolen off my car while parked in my assigned parking during midday! The leasing office simply said file a police report and did nothing. Their cameras and security are useless! Not to mention all the numerous theft from the parcel lockers and front door deliveries. It's really not a safe place to live. The complex is constantly doing some kind of maintenance or fire alarm test that requires you to move your car for days or enter your home at inconvenient times. As a night shift nurse with children this has disrupted my schedule more times than I can count. I finally made the decision to move out since having my son and need a kid friendly environment. I am SO relieved to move out of this place! Out of curiosity, I checked what my unit is posted for rent. They are asking for lower rent than what I was paying, and way lower than what they were increasing it to if I extended my lease. So shady. Lastly, upon inspection of my apartment for move out, the maintenance manager said due to my ESA I'd have to replace the carpet, which would charge me over $2K in move out costs! I have experienced multiple unit transfer and never paid more than $750 for move out costs. This is outrageous and I feel a form of discrimination for my use of ESA. This property is terrible the leasing staff steals and the Maintenance staff sexually assaulted my roommate and. The leasing office Did nothing According to the contractors that. Have been repairing the property and the fire doors that never worked in 4 years of me living here, and they're always closed, so you can't walk through the hallways. The cell service is terrible throughout the complex. Because they refused to update the routers. They're from 2000 this is not a safe place. The leasing office just evicted about 40 people that did not have the ability to fight back. And honestly, I am filing a class action lawsuit. If anybody else has had these issues, please let me know. If I could give this place 0 stars I would. The property is great. It's the employees that work here. I'm a resident here at Gateway going on 2 years , and visitors parking has been the worst for the last couple months or so. My family has multiple times have come by and there's never parking day or night . I called the office regarding visitors parking and no one is monitoring the parking as I was told . These cars have been parked up here for weeks, not mentioniong or others as well. The lease states your car will be towed, they don't even monitor it. I am very happy that Gateway apartments Maintenance team of Carlito, Jose Paz and Leo helped me fixed all the apartments issues that I reported. They were very professional and they know what they're doing. They fixed my heater, thermostat, lights in bathroom and hallway, the fuse box, and laundry dryer problem (vendor did not hook up the dryer line correctly it was spewing lints and stuff every time you turn it on) now it's fixed.They're 100% keepers employees. Just stay away! Any problem or complaint you have will just go out the window. The people in the office will say they will "look into it going forward" but nothing ever changes. In the 2 years I lived there, every time their maint team entered my apartment to do something, they left dirty foot prints on the carpet, left over debris on the floor from whatever they were working on, or even trash at one point! Towards the end of my lease there was a water leak into my apartment from the unit above me so they put 6 fans and 3 dehumidifiers in my apartment that had to run 24/7. It was super loud and made the apartment like a sauna and they didn't offer to do anything about it, I just had to live in a hot, loud apartment for about a week and they couldn't care less. I offered to move out early so they could start the renovations, so I packed and moved within a week and I had everything out except I forget a load of laundry in the dryer. I called them up and asked if they had saw it and they said yes but they threw it away. They couldn't even give me a phone call just to say "hey you left this here, would you like to come grab it". Seeing as how I did them a favor I would think they would extend that courtesy but I guess not. I could understand if I left something just laying out on the floor, but it was in the dryer, obviously forgotten about. Stay away from this place, the office staff and maintenance team will give you nothing but headaches and treat you like dirt. read more

Fire alarm building-wide in building 293 will go off shrieking 5-10 minutes straight at a deafening volume and has woken me up from sleep (work night shifts) at ~9am every week for the last month. Takes 30+ minutes to go back to sleep as your fight vs flight is triggered. Absolutely unacceptable. Avoid this apartment complex read more

The amenities are amazing, however, I'm not sure if I would renew my lease due to the following: 1. The newer remodeled building (2120) has paper thin floors. I can hear my upstairs neighbor walk across their apartment. It's so frustrating when you're trying to sleep and your neighbor decides to stomp at 1am. I read a previous review stating that they had the floors looked at and found that they are really cheap, which could be why you can hear people's footsteps. 2. Guest parking is HORRIBLE. I have made multiple complaints as many of the guest parking spots are filled with tenants. The front office let me know that the night security would look into it, however, the securities have never checked or ticketed anyone. Cars have been parked there for months, and the leasing office could care less. I would like to speak to upper management as this issue needs to be resolved. 3. The load/unload area is ALWAYS full with visitor cars. New tenants and old tenants cannot move in/out freely as these spots are always taken and also, securities never check. 4. The trash room can get filthy dirty. I blame this one on the dirty tenants. The cleaning crew does a great job, I've been in the trash room after it's been cleaned, the issue here is the lazy tenants that don't throw their trash in the shoot and just leave it in the trash room. Some people here are really inconsiderate, sloppy, and dirty. read more

Maintenance is great. Other tenants have a 75% chance of being a non functioning member of society. The utilities are a rip, waters split between the entire building. I've seen family's of 5-6 crammed into a 1 bedroom, no idea how the math works for those of us barely home with 1-2 people home. You also pay for a trash chute and some degenerates pack it up or just leave their crap in front of the chute or in the parking garage. Parkings a disaster for guest, and be weary driving in the garage, tons of inexperienced drivers flooring over speed bumps cutting sharp corners without looking and ignoring signs. Management is a hit or miss. When I first moved in I was nothing but a happy camper, mid way to the end I had about nothing but terribly rude encounters. Amenities are nice, never had an issue when I wanted to use them, the gym was a little too small for me personally but others may like it. Be careful when you move out, I was charged for a "pro rated" carpet and paint replacement . All in which was more than my deposit. The company claimed for pet urine, which is highly impossible for a retired military working and current service dog. The carpet did have stains from me for 15% of the carpet so I did initially expect a living room replacement bill, but $900 sounds likely to be more than 200 sq ft. To include on the issue of the carpet the apartments washing machine had leaked so they were at fault for the hallway to kitchen but since they don't break down cost, I most likely foot that bill. Even more shady when I moved out I did break my lease, but I selected rent responsible meaning it's my duty to replace myself and would be billed month to month until I replaced myself with another tenant. I was able to get a apt take over but on my account I still have a charge for 3 months extra rent, I have contacted the company over 30 times in 3 months and have been given the same false reassurance. We'll pass it to the Irvine company to get that changed. I'm not the only person that has had issues, the tenant that I found to replace me was promised a move in date that we signed on and I put the deposit payment for the apartment. Somehow they no longer had that date available so they pushed him 2 days later, and that money for the deposit was now missing and in my lease account, when it was signed into his. For me this was very stressful as it had taken me a lot of time to find someone to takeover my APT, and I nearly lost the gentleman who was looking to takeover my apartment. Irvine Company is quick to hold renters accountable, but not the countless errors they continue to make. To finish my last horror story, I invited a friend who was handicap and parked in a handicap space with his placard on the dashboard. The vehicle was towed and we had to pay $800 to get the vehicle back, the Irvine company did not want to right their wrong. Even the tow yard understood it and said that if Gatway called them they would send us our money back. But Gateway couldn't even do that. So now my friend, a Afghanistan vet who lost his limbs is out $800 because this business has no accountability. After living in the apartment for less than 6 months I have nothing but horrible events and now attorney fees to look into this matter. read more

Reasons why you should not live at Gateway: 1. Noisy neighbors who will wake you up early and late (3am and 5am). I love listening to bass and stomping everyday through thin walls and floors! 2. People who will leave their trash outside their door for days and leave trash outside the chute 3. Dog owners who don't leash their dogs, let them bark like mad on the balcony for hours, and don't pick up their poop (also see Gateway on TikTok) 4. Management never picks up calls or replies to emails. Later when you ask in person they'll say they "forgot to send" their email. 5. Management repeatedly contacts you even after you tell them a problem has been resolved (borderline harassing) 6. Management misrepresents items outlined in your leasing contract 7. Virtually non-existent guest parking 8. Belligerent neighbors who will double park behind or in your spot 9. Frequent car thefts in parking lots. Security exists but is ineffective 10. Terrible drivers who speed, don't use their back up cameras, or make wide blind turns in a narrow parking lot 11. Constant, loud, inconvenient maintenance repairs to shared areas (fire alarm tests, garage cleaning, pavement cleaning, tree cutting) all year round 12. Occasional heavy, unexplained police presence at night 13. Last minute notifications about amenity closures (which you pay for) 14. Constant mail and package theft (a literal panty thief!) and strange people who look through the trash near the mailboxes Some of these things I can overlook. City living, right? But in its entirety, it's the reason why I'm moved out after ~1 year. There is a referral bonus for residents who refer people to this complex due to the vacancies. I cannot, in good conscience, recommend Gateway. read more

Don't move here. We've had 2 cars broken into and another car that had the wheel emblems taken off. The front management doesn't do anything at all. I went to talk to the office and they offered no help. Just to file a police report. I see cars being messed with every other week. I've so my been here 7 months. They do not do anything about trying to limit these break ins I've seen 2 other cars left on bricks with their rims stolen. I honestly feel the security is in on it. I toured this property TWICE. The two stars are for how nice the unit was and the amenities. My issue is with the staff and their lack of response. I'm very particular about where I live. Because, HELLO, who wouldn't be? I toured twice to make sure it's where I want to move. I emailed the rep that set up our self guided tour and I've only gotten a response ONCE! I finally email someone else and ask for an app for a specific unit.. CRICKETS!!! I finally get a quote for a unit and it's the WRONG ONE! Sent multiple emails and again.... CRICKETS! No response. Even after I read the reviews here, I still tried to give this place a chance. But it's not meant to be and after going through each review thoroughly, I'm HAPPY that's we've chosen NOT to move here. I can only imagine how miserable we'd be having staff that NEVER RESPOND. read more
