    Once again, my guest's car was targeted by thieves. Fortunately no broken glass or anything taken, but can't believe this is happening so frequently.

    DO NOT LIVE HERE!!! THIS PLACE DOES NOT CARE ABOUT YOU!! THE MANAGEMENT TEAM IS NO HELP ONCE YOU HAVE ISSUES!!! READ THE REVIEW AND OTHERS!!! This is my review to this horrible, irresponsible, dirty, and UNSAFE place. Let me first tell you if you are looking for a place that will charge you 3k and more for rent, charge you extra for their amenities, charge you extra for storage and parking, you love noisy neighbors, love seeing trash in the parking lot, and love to wake up to your car missing tires or other parts and then hav to spend extra money to keep your vehicle secure and safe then please live here. We have not hit a year here and the amount of issues we've had is ridiculous for a "luxury" place. First off the neighbors are extremely noisy and you are not allowed to talk to them or else management comes barking at you. In fact, if you live staying up to noisy stomping neighbors above you then you will love this place. Complain to management and they will defend them and instead tell you what you're doing wrong. Second, people LOVE leaving their trash in the parking lot as if there is no "trash room". Gross right? Makes you wonder if there are infestations going around. Yes. Yes there are 100%. Third, they charge extra fees for the use of their amenities and there are also hidden fees in your contract. They LOVE sucking the money out of you!!! You're just business!!! Fourth, management is only there for prospective tenants NOT FOR CURRENT TENANTS. THEY DONT CARE ABOUT YOU. If you have an issue they can fix but don't want to they will tell you to take it with the police or to take it to court. Literally that's what the manager (with the accent) said to me. 5th... yup it keeps going... they allow thieves to come in. This one is the best one. And guess what they do? They come to steal your tires and other car parts. Don't believe me? Come inside and take a look freely (because it's not that hard to get in) and you will find care without tires flat on the ground. At this point it is believed that management and the security they hire is behind this because they don't do anything about it. Oh and our ring caught a man looking under our entrance mat and the neighbors entrance mat for a key to get in! Our neighbor reported it to us that their ring also caught it. In less than a month they were gone. PLEASE read the other reviews. This issue has been going on for YEARS. We have spoken to numerous neighbors and they told us it is very common here and they have reported it to management multiple times yet they do nothing but say to report it to the police and they will try to put more cameras. "TRY". Look at the garages and overall complex and tell me how many cameras you see... little to none. The parking garage has 4 in each level which are blocked by a GIANT POST. What's the point of that? Multiple neighbors have told us they have never changed anything. ALSO they allow homeless to sleep around the complex too! Turns out you don't even have to pay 3k and more to live here. You can just come in for free! They claim they have security but it seems they pay security to sleep on their job since we passed one asleep on their cart. And honestly what kind of security are they if all this is going on around them. Oh and btw they also love stealing packages here and if you tell management guess what... you guessed it, they do NOTHING. Doesn't get any better right? Now let me tell you about management. Management (the people sitting acting very busy in their cubicles in the office section) exists ONLY for future tenants. They will do anything they can to lure you in. Once you're in your nothing but trash to them. I have multiple times reported issues to management and not once have they been responsible to fix any issue. I have even spoken to the manager who basically sounded like she was reading script and literally had no concern or care about anything I said. In fact she will straight up just tell you management won't do anything about it because they "can't" (that's what she said to me). I seriously don't see the point of them existing. Maybe once her tires get stolen she will speak up. So like I said if you want to throw away money and your safety come live here. If anything please take our unit. We can't wait to get out! And while you're reading my review read the others. They are similar. The only 5 star reviews you will read regard maintenance because that's all that matters right?

    I booked an apartment tour here due to the pictures. I'll give them props for the images on their website, it looks amazing. But in person, the facade defecates on your time. First and foremost, they do not have guided tours, they only have unguided tours, meaning... you have to go and search for the apartments they have via an app you have to download on your phone. 2/3 apartments they had mapped out for us, was locked... So we spent a good hour or so walking around the entire complex looking for the apartments.. that we couldn't even get into to view. The 2nd apartment someone did come and unlock it for us. Disappointing at best, the restrooms were filled with fruit flies.. If this is a sample unit, the one you want to show potential renters, 1st and foremost not having staff to help guide the tours.. just shows the level of disconnect with your residents. 2nd, the unit was not clean, with fruit flies in the restrooms?? Paint smears showing they had just painted... over paint instead of the proper maintenance of sanding/painting. You can tell. 3rd, the photos on the website shows a beautiful grill and patio area. When we got there, not only was the grill dirty, it was charred to absolute black with spider webs, so it definitely has not been cleaned for a while. 4th, seeing all these yelp reviews about the community itself... I just came here for a tour... Got into the elevator... and on the handrails was a fresh bag of dog turd. On the 2nd elevator we got on, there was a fresh loogie nice and slimy for my shoes. By the time someone reached back out to my phone number, I had been lost on the app for about a good 30-40 minutes.... as there is absolutely no service connection to the app with both my Tmobile and my ATT line so I was just lost in the apartment... The exit signs posted everywhere with no direction? It just says exit, when you walk down there, it's a wall with a dead end?????? If you do care about your residents, this is definitely not a way of showing it. I would post the photos from my phone, but I feel like it's vulgar images. I'm just disappointed that I wasted an hour or so here and didn't even get to see what I wanted to see which was the apartment. Nonetheless, there was a kid with a broken down car who pulled into the parking lot as his car broke down, and security showed up right away threatening to tow. No sense of compassion or empathy to assist and do the right thing. No offense to anyone who has a sense of pride living here, but given the service and the type of support I was given, I would rather live in my car. Check out Graystar, AMLI, or Fairfield properties.. This was literally our first tour, and the 4 apartments we checked out after... we had people literally drop everything in the front office to give us an in depth, in person tour with accommodations like water, snacks, and conversations. I'm sorry but Irvine Company, please do better. I was genuinely excited for this location. But almost grabbing onto dog turd, slipping on a loogie, and getting lost without any help. Disappointing at best.

    ***DO NOT MOVE HERE HIGH CRIME*** Within 3 days of living here I had my car stolen and front desk did NOTHING stating they were waiting for the police to reach out but when i followed up with the police they were waiting on the apartment complex to send the video surveillance but shocker they didn't have any footage. A few weeks later (just reached out 1 month) we had stuff taken from our front door including my ring camera. Front office does nothing!!!

    Although we live near the pool we have had no issues with the noise level.

    So, far we've been living here for almost a week. And we love it! I: Our leasing consultant Jason H. from the Irvine company was extremely helpful and Informative. He would respond to my multiple emails ( reg'd renters insurance, lease info etc..) in a timely manner. He would always check in to see if we had any questions. II: TOUR; downloading the app to my android phone gave us a bit of problem. But the team inside the resident service ( forgot the guy's name) helped us with providing us a map and showing us where we would be going. It seemed overwhelming since the complex has so many units. But we managed to see the majority of the apartments within a 30 min. range. ALSO, before we started the tour of the first unit there is a team outside the resident service ( where you sign in) who WALKED us over to the unit ( he was a very tall, nice guy). With the app we were able to unlock the doors and the map ( like when you use your phone map-GPS) was able to lead us to the next unit to tour). III: Signing paperwork ( electronically): was extremely easy and straightforward. We got approved within minutes. There some issues with the renters insurance BUT that's when Jason came to the rescue. Once it was moving in date. Kristen was was helpful went over our lease terms, ametrines, etc. Provided the keys. IV: PARKING: The 1 bedroom comes w/ ONE assigned parking. Or if you want to spend an additional 100$ for a 2nd spot then go ahead. So, far we have been swapping between parking at our assigned spot and parking at the guest/ visitor parking lot on the 6th floor. And have had no issues finding parking ( even on the weekends there are enough spots) obviously don't leave your vehicle parked there for more than 44 HRS otherwise it will get towed. Just learn to do basic logistics. I DONT have the gate remote. But by some luck a very nice tenant gave me a code that opens the gate. I am still learning how to use the directory code ( which you use when you have a guest downstairs and they call you so that you can open the gate with a special code). V: We love unit. Wished it didn't have carpet ( there's another floor plan that has vinyl flooring but its smaller than our rent and higher in rent. We already pay $2, 425... ) We are on the 4th floor. Facing the pool. Its very quiet and clean. We did walk around and noticed some of the other hallway are a bit dirty ( the complex cant control the actions of their tenants. Its not their fault if they didn't learn basic manners. like throwing the trach inside the trash bin and not leaving it outside the trash room. Just like the saying " Treat others how you want to be treated" should applied to how you live. EX: when we were first moving in a guy was cleaning up the accident that his pup had. He even warned us to be careful since the area was wet from where he cleaned the mess. I've noticed ( at least last weekend) that that maintenance is constantly cleaning / keeping up with the landscape. I have seen security driving around in golfcarts in the parking structure and also them walking around the perimeter. We've called the office 3 times so far ( questions about parking) 1 no answer ( we called during lunch), 2nd no answer, 3rd we got through. Calls made within a 3 hour time frame. Just be careful when walking through the parking lot. Some people are too distracted by being on their phone OR they're in a rush to make it to the "toilet". Will update review , If needed in 6 months. Happy apartment hunting.

    For minimum 3 years the water fountain by the main pool has never worked. . The main water fountain by leasing office is almost at 8 months or probably even more of it not working. . We tenants pay to live in luxury apartment, but yet they can't fix this simple issue. Or will it be the same excuse gateway has said before " we our testing different water Soultions." It doesn't take 8 months to fix a water fountain...

    People ask me if the pool is heated and I quite frankly don't know. That jacuzzis are fantastic, but all pools are cold to me. I am old. Is there a heated pool? Is it accessible year round? Are all pools heated?

    There is barely any. Gateway discourages guests from visiting you with the lack of ample parking.

    Are there electric vehicle chargers? Does it cost anything? How fast does it charge a Tesla model 3?

    There are electric chargers that cost us about $12 to fill our model 3. $1.25 per hour I believe (might be $1). Ours takes ~10 hours to charge, depends on your range though.. about 25-30 miles per hour.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.
