I've been really disappointed with my experience living here. The water is never consistent -- one day it's cold, the next day it's burning hot, and sometimes there's no water at all. It's frustrating to deal with this kind of issue in an apartment where you expect basic things like a steady water supply to work properly. Came in today to check out this apartment, we checked a couple of 2-bedroom apartments. I was greeted by a super outgoing and friendly lady. I forgot to take her name but I believe it was with Giselle. The overall experience with her was great, she was informative and super friendly! The apartment itself looked nice, however, the unit that we went to had some signs of poor workmanship the paint overlapped with the baseboards and the finishes/countertops. This has led me to believe that improper "rehab" was done but more so a bandage or a "quick" turnaround! The tub looked like it was half painted, somewhat molded, and black specks in the tub itself showing some damage. When I apartment hunt, the workmanship, attention to detail, and overall experience with the tour guide would be the top few things I look out for. A great experience with a tour guide who's friendly, patient, and knowledgeable which likely means she likes her job. The attention to detail and workmanship would be more so on how they care for the complex in general. It's a little dated but it is very spacious. If you want to give up some higher-end appliances for more space, then this might be the place. It's affordable, spacious, and hosted by great front-of-office staff. Not knocking on the employees who did the workmanship, but maybe towards the management company if they're setting an "unrealistic" turnaround expectation from move out to show ready. My honest opinion on this place is that I won't completely rule the place out, but it isn't going to be my top choice! Again, Giselle, she was great! Fire alarm always goes off.... And everytime it's through whatever.... Instead of fixing it we just have to live with it.

This apartment complex may seem pleasant; however, there is much more than meets the eye. Murders, Theft, Homeless Invasion, Property Damage, Broken Doors of the main entrances to the apartment complex for months, Cockroach Infestations, Water Leaks, Limited Parking, Fire Alarms Blasting every other day in the middle of the night, Loud Music playing during weeknights, upcharge of everything when you move out , and Dog Feces and Pee everywhere you go are just a few issues that come to mind during my year stay here - and what a year it was. In March of 2022, there was a double homicide in the building where two tenants were killed with a knife. The Anaheim Police Department police stated it was the most gruesome crime scene they have ever seen. What did Stadium Apartments do? Essentially nothing. Multiple tenants complain of theft as to their personal belongings in their cars and for their packages. What did Stadium Apartments do? Send an email letting tenants know to lock their car doors. The theft of packages was so rampant that they even broke the glass door to the package room - stealing almost every package in there. What did Stadium do? Nothing. The homeless began sleeping inside the apartment complex and harassing tenants as they walked their dogs and/or went for a walk. What did they do? Hire security guards for a limited time during the time - seemingly to keep up appearances that they were "on" it. Broken doors of the main entrances stayed unlocked during the majority of our stay. It was so normal to us that we would just chuckle that anyone from the streets could walk right up to our front door step, and we would never know it... And they like to call this place "luxury apartments." Cockroach infestations are everywhere throughout the apartment complex and within the units themselves. I hope you know how to get rid of a cockroach if you move in here, and if you don't you sure will by the time you move out. You should also watch where you walk - you might just step on a few like I did. During our stay there were multiple water leaks that took MONTHS to fix. They will tell you they called their vender, but really they didn't. It was only until we called multiple times to let them know their floors were getting damaged from the water did they come to fix it. But guess what? You have to go through your own renter's insurance for personal property damage of your items and have your rates hiked - despite THEIR pipes leaking due to the quality of their units. BTW if you plan on having your guests over on the weekends, make sure they come before 8:00 p.m. or good luck finding parking for them lol. Limited parking spaces for how many units they have in their apartment complex. I work on the weekdays, like I am sure most of us do - so when a fire alarm goes off constantly in the middle of the night, I tend to get a little peeved. I can honestly say it has happened at least on six (6) separate occasions. We have had the fire department come out so many times it is normal to see their fire truck parked right outside. DO NOT EXPECT TO GET YOUR SECURITY DEPOSIT AT ALL - Stadium apartments will somehow double charge you for utilities for a month and a half, and charge you for carpet cleaning, apartment cleaning, and painting of the apartment. All of these charges will EXCEED $1,000.00 - despite whatever they "estimate" for you at the time of move out. Lastly, and honestly most annoyingly, is the small of dog urine everywhere. I don't know what it is about people and not taking their dogs on walks, but there is dog urine literally everywhere - EVEN IN THE ELEVATORS. My nose has become so accustomed to dog urine that it doesn't even bother me. There is dog poop everywhere too to top it off. I mean if you wanna live here after all of these issues are known to you, then kudos to you. We had to literally get the f out of there after our year lease. Based on the amount of U-HAUL trucks posted outside every weekend, it seems alot of other tenants did, too - which was funny cause they started to do some deals to get people to move in right about the time everyone was moving out. TL:DR - DON'T RENT FROM HERE THERE ARE WAYYY BETTER APARTMENT COMPLEXES. read more

Please don't rent from Stadium House. Management is horrible! They do nothing to maintain the buildings problems or cleanliness. Fire Alarm in the building goes off at 3am often! The building never has the doors secured or properly locked. Probably how the murderer got in. My dog was attacked in the dog park, they did nothing about it. I lived here for 2 years in 2 different apartments. The parking is the only thing that could be better. Specially if your significant other doesn't live with you, it can get annoying frustrating. Have lived here 6 years and it just keeps getting better. The apartments in this building have the largest square footage with the most spacious layouts in all of platinum triangle. ( I've toured them all ) Every unit has 2 bathrooms, including 1 bedroom apartments. The quality of the finishes are high end and don't feel cheap like many other high priced apartments in the area. The location is prime! Right between the 57 and the 5 freeways. Extremely convenient to head out in any direction. Living on the top floor, the views are priceless. Mountains one direction, Angels Stadium and Disneyland fireworks, what more could you ask for. But the best part of living here is the staff! Luis and his maintenance team are hands down the nicest, most professional team of people I've ever met. Everything I have requested from them has been taken care of quickly and is done with care. Luis clearly takes pride in his work and the care of this building and it shows throughout the whole team. Excellence at its best. The office staff has also been great. Very accommodating to any needs I have brought to them. Ashley the community director leads an amazing team of people here that genuinely go out of their way to make sure we are happy and feel at home. Thank you all for a great experience. read more

Guess what management did? NOTHING. No hallway or elevator security cameras and empty promises of Ring cameras for the residents. After 2 people were MURDERED here, you'd think management would try to make this place safer. In fact, people know that management doesn't care because there was recently a break in into the package room (outside glass shattered). Even non residents know security here is a joke. 2. Massive rent increases. We received a 10% rent increase, and we were told by management that the average is 8%. With all these rent increases given to their residents, they should have plenty of money to update the property, provide better security, make it feel safer. Clearly they don't do shit. They charge us thousands of dollars and raise rents without making us feel safe. Where's all this money going? Clearly not to helping the community. 2. Fire alarms blaring multiple times during the night. Management really can't and won't admit to anything other than "someone smoking in the stairwell". There was a recent week where it went off 2-3 times every single night (12am-7am). And that's not including all the other random nights they go off (last night 12/6 3am for example). 3. Elevators half the time don't work. Or they have dog piss in them. Or smell like weed/cigarettes. 4. Constant break-ins in the garage. We see people posting in the FB community page about cars being broken into, homeless people getting in, etc. Again, SHIT SECURITY. 5. We're clean people. We clean every weekend. I've been living here since 2015 and I absolutely love this place and I'm still here. This is my second apartment here and the staff are very accommodating to my needs as a woman in business! Whether it making copies for me, filling in maintenance requests, or assisting with any needs that I have with living here they make it happen. ASHLEY, Ariana, TARA, ITZEL, FREDDY, AND THE REST OF HER TEAM ARE SUPER NICE! Luis and his team are like family. The boys always get to me in a timely manner and make sure my appliances are working correctly. I am a Chef and this is important because I create and do testing at home in my kitchen. I need everything to be up to par. I love going to the roof to BBQ at night which works great and the grill gets really hot! The jacuzzi is really helpful for my back aches. I come from an Avalon property and since Stadium House took over, I can appreciate the upgrades. The amenities are important to us! Not dog friendly - ppl lazily drop food and bones from the bbq area on the rooftop. Resident at the corner apartment over the dog run lazily sweep their 2 dogs' poop over the balcony for others to pick up, other some residents with dogs don't pick up after their dogs so it's a mine field constantly, our two got really sick a couple times after finding and eating something in the bushes so we have to watch them like a hawk. Not kid friendly/family friendly - there is the stench of weed everywhere including mailroom and elevators. It's been so bad I've had to walk back out and take another elevator or stairs. For a non-smoking community, there's constant cigarette smoking as well in the parking garage. Don't take a unit near elevator if you don't want midnight to 2am partiers coming back and screaming up and down the hallway. Things are always broken - doors, locks, signs, light fixtures... it's like someone just walks around destroying property and is never caught. Trash is always overflowing - recycling bins are always filled beyond capacity and overflowing. You would think they'd schedule and additional pick up. Same with trash. Right before trash pick up some residents even fill up the trash shoot room because they can and leaving stinky trash out. Read your contract carefully - we trusted our office staff to give us a year lease when we switched apartments but they wrongly placed the dates so now we have a 13month lease that has to be broken. Shady shady shady. Especially when the unit we switched to had lack of light fixtures/fan in the living room, master, and 2nd bedroom. We ended up paying more for older appliances (dish washer and microwave) and no lights! The dishwasher never cleaned our dishes so we ended up doing them by hand, the disposal/drain constantly smells, and the electrical is constantly needing reset in the kitchen and master bath. Parking situation - lack of enough guest parking and some residents with multiple cars making their own parking in front of fire doors. Don't expect to have guests over. read more

In the past month we have submitted two service requests. Our garbage disposal was not working and our toilet's chain broke off. Pedro came right away within the same day both times and fixed both issues. He is always super nice and friendly and does not mind getting his hands dirty when it comes to fixing stuff. Even our dog Pepper loves to see him and watch him work. Let's start with the fact that two people were MURDERED 5 doors down from me. Did they do anything about it? No. Did they up the security? No. and when I tried bringing it up to the community director (Ashley Wang) she kicked me out her office. I was trying to explain to her how I felt unsafe that two people were murdered practically right next to me and she said "No. get out of my office, that's a "trigger" for me" and proceeded to kick me out of her office. I'm sorry? A TRIGGER for YOU? How do you think I felt??? A resident who lived 3 doors down from it? Ashley deserves to be held accountable for that. The fire alarms go off CONSTANTLY in the middle of the night several times sometimes for hours on end. Is anything done about it? You guessed it. No. And when I moved out, they charged me over $2000 saying they needed to replace the entire carpet (the carpet was clean). They also claimed they found cracks in the toilet and the tub that simply weren't there. They just came up with reasons to charge more even though there was no proof. God, I absolutely hated my time here, and the staff (besides the sweet men on the maintenance team) are also some of the rudest people i've ever encountered. read more

They always keep the common areas in great shape and are constantly cleaning the area. The apartment is great value for what we're getting in terms of square footage, location, and amenities. Double homicide took place around April this year and the management did nothing to make us feel safe here. Not only that, false fire alarm has been sounding all hours for the last few days (3 am, 8 am, 10pm, you name it!), caused all the residents here to lose sleep, and work life balance. As I am writing this, alarm has been sounding for the last 40 minutes now. And their excuse is always "someome smoking inside the building". What can be said about the staff at Stadium House? I've been living here for 1 month now and I've since learned that Bekah, A.J., Ashley, Lindsay, and Luis - they've all been nothing short of kind, patient, and amazing! Bekah, AJ, and Ashley, all made the application process smooth and they alleviated any and all of our concerns. They were super responsive to our questions no matter how many we asked. They were also very quick to respond via email or even text! The application process was swift and simple because the process is all done online in order to save paper. Never did they seem like we were hassling them or inconveniencing them. All of this was super important because we moved down from Northern California and the unit was site unseen. But the photos and videos online made it super simple to rent with them. Bekah even gave a tour to a local family member and allowed us to FaceTime while doing the tour. Even on move-in day, they all made it easy. Luis was responsive on move-in day to help with door stops and he was quick to respond to a maintenance issue. (No, there was nothing wrong with the unit, I didn't have the correct mail key. But that was resolved the next business day.) Luis even kindly allowed us to borrow a cart to transport some furniture. Lindsay has also been kind and attentive. She always greets me with a smile and she appears to really care about her work. When moving to a new place, we find that one of the most important factors is management staff. If the staff are responsive and kind, living in the complex is a breeze. After living here for a month now, it's been awesome living here in large part because the staff are fantastic! No regrets! read more

B E W A R E !! We went from 5 stars to 1 in less then 6 months. Don't be overly nice to leasing consultants, the manager will accuse you of trying to steal her friends or replace her, rage text you that she's jealous of you and then a laundry list of items will become an issue for you during your lease. I was going to post this earlier but I didn't want any further mistreatment , however, I HAVE THE TEXT MESSAGES TO PROVE IT. The new car smell wore off and the curtains have been pulled back to show the true colors of property management and it's not as pretty as I once thought it was. Moving in was a dream and the first few months were bliss, 6 months after moving in the leasing office called us to tell us that our file was incomplete and more paperwork was needed after half a year. After being in for 7 months and after receiving approval from former staff my husband and I received a notice that our previously approved shade (again, that had been up for 7 months) needed to be removed because it was no longer compliant. 7 MONTHS IN and with former approval but now our patio furniture was an issue. How a file can be incomplete and required more paperwork after being there for half a year should've been my first red flag at the disorganization of the property management but I ignored it. We had no AC for over 2 weeks in august, and had to call the office everyday for status updates on something that was supposed to be done in 2 days. When we first called for issues with AC maintenance told us "this is going to break in 2-3 weeks we will order another part so that way when it does we have it and it'll take a day or 2 tops". It broke in 2 weeks, we called and it took 4 days to get someone out; after that there were no updates, after following up for 2 days Maintenance said "September isn't far, you won't really need it", that was 1.5 weeks away. I called every other day for status and was told "I'll Check and get back" with no response back. Some of the residents don't care about the property and there are a handful of Airbnb units that have guests who leave trash in the hallway, there's trash thrown around in the garage that stays for days that becomes roach infested, dog crap sits on the entry of the elevators for days, there's packages stolen from the package room and front doors. Staff is aware of sensitive information, notices, and letters being stolen off of peoples doors and doesn't notify tenants of what has occurred. Some tenants are incredibly nice and sweet but it's not worth the level of treatment that you will endure from the staff. My husband and I often feel like a bother or feel like we're not important to the property management anymore. We've called about several issues and asked for clarification, additional information and are often told that we will get a call back and never do. We are often left having to follow up and chase down the office for details. It's just not fair or good customer service. I've had several conversations with the manager and expressed before that it honestly feels like a witch hunt if you are not "IN" with the OG tenants. And the response is usually "mmm okay, I'll get back to you" with no call back. THEY WILL RUN YOU OUT AND MANAGEMENT SUPPORTS IT The customer service stops once you sign the lease. Take your money elsewhere, this property seems appealing because of the location but there are better options out there. read more

We've been here a while, no major complaints. Obviously there was a tragedy that I believe was outside of management's control, and since then they've made changes to improve the community as a whole. Community events have returned, and it has been nice to get to know neighbors again. Also, I've seen complaints about the new guest parking policy, but knowing what it used to be like (no guest parking, impossible to have anyone visit), the current system is a huge improvement and is also very easy to use. The maintenance team is great - they get everything fixed as quickly as they can. The office staff works hard for us, and I like to remember to give a little grace for the things that they can't control (premeditated murder or corporate policies, for some examples). I've been living here for 3 years now and have no idea how I'm still here. First if you have more than 2 living with you you will never get another addition spot. They will lie and say your on a "list" it's been 3 years... if you park in any guest spot you will be towed ( I've payed 1700$ in tow fees already). 2 PEOPLE have been killed here since I've been here, my girlfriend and countless others have been afraid and rush home to get upstairs after the Murders and the suspect people that are always walking freely ( homeless) . My girlfriend forgot to (register for 30 mins) car was towed. They give you a "heads up" message but only when the tow truck is there. They do not care one bit. So you have to park blocks away, I've been parking blocks away and my car has bin hit and run 4 times now.... Not only that, sometimes there is literally homeless people inside the complex sleeping on the grounds all day. More than half the time the "security doors" do not work or the whole glass is broken through. All this for paying 4,000$ a month lol. I've lived in the other complexes before this and this was a complete nightmare. Lease anywhere els in the triangle. Besides rent you will be paying a extra 500$ more a month in fees. Chris was very poorly educated on policies regarding application fees (Offered them for free if I sat and did same day, then still charged me and refused refund). Ashley the manager was grossly unprofessional and Ill mannered, she acknowledged that she tells her staff to tell guests they are free, but if they choose not to live there for any reason, it's no longer their problem. I called at least 5x asking to speak to someone about this and each time Ashley refused to call back. Never seen such unprofessional workers at ANY AMC PROPERTY. For that price there are SEVERAL apartments with better amenities ON THE SAME EXACT STREET. Do not recommend as anyone's first option. Update: The manager Ashley reached out a week before Marisa commented apologizing saying she assumed it was handled a month ago and would get back to me. I still haven't gotten an update, I also called today and asked to speak to Marissa and was told no one by that name works there. I do not live there so of course my comments won't align with current residents, better yet the STAFF (Ashley Chris and Even Elizabeth) wouldn't be able to deny everything I've said as fact seeing that I had even another person with me witnessing everything. read more

Good luck leaving a window open if you don't want your apartment to smell like weed when you get back home.
