An Architect's Review…read more As an architect, I work with contractors on a regular basis and needless to say, I was probably more particular than most when it came to choosing someone to work on my own home. Word of mouth and research led me to ARC / Armando... and I'm glad I went with him! From the beginning, communication was clear and straightforward. We went through the scope of work, my requirements and budget. I had some very basic drawings prepared to communicate my ideas. Along the way, Armando made suggestions to work with my requirements and budget. His pricing was reasonable and, most importantly, he completed the work within the budget we originally agreed upon. Anyone who has done a renovation before knows how easily costs can start creeping up once work begins. That was not my experience here. The scope and budget were established upfront and Armando stuck to them. And this was very important to me as I had no way of accommodating an increase in cost. The work was for a garage renovation, it included interior demo, replacement of an exterior window, addition of a new exterior door, vinyl wood flooring, drywall and installation of a new gypsum ceiling. Work progressed efficiently and to my expectations with no unnecessary delays. Communication throughout the project was excellent, and mostly Armando initiating the conversations to keep me updated. He was also very easy to work with on finishes and hardware. Some items I provided myself while others were sourced by him. Again, he made recommendations to work with my budget while not compromising on quality. Speaking of quality, the quality of the work was exceptional. It has now been over a year since the renovation was completed and everything still looks as good as the day it was finished. Absolutely zero complaints! His attention to detail was very much appreciated. He constantly made suggestions when he felt something could be improved. For example, he suggested a more random tile pattern for the vinyl floor instead of the more regular stagger I had proposed. We went with his suggestion and I am very pleased with it. Armando is knowledgeable, reliable and a pleasure to work with. Coming from someone who deals with contractors professionally all the time, I don't make that recommendation lightly. Definitely highly recommended and he will be my first call for future projects!

There were a few minor finishing details that could be improved, but they were far too small to take away from the overall experience. I'm very happy with how everything turned out and would definitely recommend Armando to friends and family!

PSM has agreed that they owe me a substantial refund, but have made no progress towards paying that and are instead avoiding my calls. We were so satisfied with our master bathroom remodel by OSH we immediately put our kitchen remodel…read moreon the calendar. We just completed a 3 room remodel (kitchen/laundry/bathroom) and are super happy with the results. Permitted with our city. We had 2 walls removed to extend our galley kitchen, giving us more room and allowing the design to be more functional. Stripped down to the studs, insulation, fresh walls, tile flooring, custom cabinets, clean ceiling, electric, plumbing, the works. Sergio and his team helped us overcome a few hurdles and made our journey as smooth as possible. You know how some kids don't play well together? Well, OSH plays very well with others. Other who mess-up, other contractors, other's options. Sergio is always on your side for design, functionality and safety. When we had unique requests they did all the could to accommodate us. The team was always on time, friendly and professional. Actually they were very fun to work with. Thank you to The OSH Family. God bless.

I discovered Sergio after I saw his incredible work/remodeling to the house next door to me. We arranged our first meeting whereby he bought his laptop, and provided numerous options and designs for my bathroom remodel. Fortunately, Sergio has great ideas and suggestions, making the process of decision making, ie. what materials to use, design options, etc. The process started right on cue, and the ETA for completion of 4-5 weeks was righty on the money! The guys that work for OSH are ALL exemplary, professional, prompt, and courteous! From the demolition guys, the carpenters, the electrician, the painter, the glass guys, I could not have asked for better! The thing that stands out for me, is the fact that these guys were consistently prompt, and did not skip a beat. Unlike most contractors, whereby days are missed, job gets delayed due to spreading themselves too thin with other jobs. None of that with Sergio, he was spot-on prompt with moving this job along as scheduled. My bathroom remodel also included a steam-shower installation, which took on extra diligence, but well worth it! This remodel has improved my home, as if it were a complete add-on to my house, considering I rarely used this guest bathroom (even though it is adjacent to my office). To all the Yelp audience reading this, trust me, you could not get a greater, more skilled and considerate Contractor than Sergio and OSH! I cannot recommend him enough, and I guarantee you will appreciate this review once you hire him. *** Take the time to review all of my photos that show the step-by-step process for this job! Also note that I used "single slab" porcelain, for my shower, versus individual tiling. This process was a much more challenging and labor intensive install, but well worth it, and Sergio's team pulled it off perfectly!!

Thankfully we came across KV builders on yelp and we entrusted our long awaited bathroom shower remodel with Kenny! After 6 long years of using our master bathroom shower, we realized the poor workmanship of the house flipper that sold us our house. Tiles not lined up, water leaking out the shower door, water leaking through the grout, grout cracking, water pooling in a corner of the shower because it wasn't properly sloped. It got to the point where what once was a pretty shower became a nasty place to shower in. Kenny was fast to respond, professional, and took his job seriously. He also had a punctual team who worked hard and was attentive to details. We were more than impressed with the outcome of our shower. They nailed our "accent wall with shower niche". Not only is our shower pretty to look at, but it's functioning exactly how we want it to. Thanks Kenny!

Scott, the owner, and his team completely transformed my kitchen, two bathrooms, laundry room, and dining room. This was a major renovation involving everything from demolition, plumbing, and electrical work to new flooring, cabinetry, countertops, and fixtures. The finished product is absolutely beautiful, and the quality of the workmanship substantially exceeded my expectations. What initially set Scott apart from the other contractors I interviewed was his approach during the estimate. While the others generally listened to my ideas and promised to follow up with a quote, Scott arrived prepared with suggestions of his own. Drawing on his decades of experience, he offered thoughtful recommendations about design, functionality, and what would work best in the space. Even more impressively, he took detailed measurements and prepared a comprehensive, itemized estimate right there during our first meeting. There was no waiting around for a quote to arrive days later, and he ultimately stuck to the price he quoted. That level of preparation, professionalism, and transparency made a strong impression on me. The quality of Scott's work was exceptional. He has a remarkable eye for detail, and his measurements were incredibly precise. Everything fit together beautifully, even in areas where there was very little room for error. He also works with excellent subcontractors, particularly those responsible for the custom kitchen cabinetry and countertops. The kitchen was completely reconfigured into a gorgeous wraparound space, and the bathrooms underwent equally dramatic transformations, including a beautiful new curbless shower in the primary bathroom. Throughout the project, it was clear that Scott and his team took pride in doing things correctly rather than simply getting them done. I also really appreciated the professionalism of his crew. They arrived on time, were respectful of my home, kept their work areas clean, and consistently cleaned up after themselves. Communication was good throughout the project, and Scott was accessible whenever questions or decisions came up. With a renovation of this size, having a dependable contractor and crew makes an enormous difference, and I always felt confident in the quality of the work being performed. On a personal note, this renovation was particularly meaningful to me because this is my childhood home, where my parents lived for many years. I wanted to modernize the house while still honoring the beautiful home they had created and cared for. It was important to me that the property be treated with respect and that the finished renovation feel worthy of its history. Scott and his team helped me accomplish exactly that. Seeing these spaces transformed so beautifully has been incredibly rewarding. TNT Construction wasn't the least expensive option I considered, and I did receive at least one lower estimate. However, having now seen the finished work, I can confidently say that the investment was worth it. Scott brings a combination of experience, precision, creativity, and craftsmanship that isn't necessarily easy to find. Right from the get go, it was clear that he is an honest person and gave us a lot of confidence that he will be able to handle the project. We had to wait a few months to get the permit approval from the city, and Micky followed up with the permit officers diligently. He had his team ready to jump in with the demo, and started working on the project immediately after we received the permits. The project took a couple of months longer than expected (in part because we asked for some changes, and in part because Micky had underestimated some of the work). But we did not mind the delay as it was clear that Micky's team was doing the work properly and not cutting corners. One piece of advice: Micky gives you accurate timelines for his material options, but if you want other options then you will have to be on top of it yourself to make sure you get it in time.
