It feels wonderfully familiar in the best way, with great technology upgrades and thoughtful improvements since I first lived here when the community originally opened. The entire move-in process has been smooth and stress-free. The community is relaxed, clean, and well-maintained, and the neighbors are friendly and considerate especially the dog owners/etiquette. Most importantly, there's a real sense of peace of mind living here. A big shout-out to Athena and Katelyn, who were both wonderful on many occasions throughout the process. Their kindness, responsiveness, and professionalism truly made the experience even better. Highly recommend calling OSR your next home!

    Don't even try to grow plants here they even harassed my other neighbor some old lady about it…read moreones, these people are kind of scary with how they lie(not tell the whole truth) about things cannot have birdfeeders. cannot have plans, can not smoke a cigarette on your own balcony if a neighbor complains, and I get that it's a sensitive plant area, but I'm taking care of all the sensitive plants and you guys are cut them down so doesn't make sense to me and there alittle rude while doing it, I posted this because they sent this to me at 12 o'clock today saying I need to get this done by today or else there going to dig out my very expensive cactuses the next day that have been growing there for over a year, and if you have a motorcycle you have to know your neighbors first before you even start that engine, one complaint by anyone and you are blacklisted. I kind of feel like I'm getting singled out here sometimes like no feeding birds and at one time no plants by the garages, that wasn't easy to be able to get that luxury here my neighbor had to complain to get plants by the garages, I personally get kind of afraid to go out to the tables at night or in general bc one time I walked over there I got held out to knife point once there with a friend and there was a mess there one time and some lady got really mad at me saying I did it and she worked here at the time I was scared I was going to get framed, she was really mean idk she was kinda going off, well I haven't seen that lady in a long time so that made that, well just don't grow plants

Save yourself the stress, the money, and the…read moreliteral filth, because living here is like flushing your sanity down the busted toilet they'll never come fix. Let's start with the pool--because you'll be hearing kids screaming from it 24/7 if it's open, which is rare. It's always closed for "repairs" or "maintenance", but when it is open, the water stains your swimsuits BLUE because they clearly go cheap and can't be bothered to hire a competent pool guy. It's disgusting and just another example of how little they care. Now let's talk about the apartment itself, if you can even call it that. The plumbing is trash--our toilet clogged constantly, and the water pressure dropped to a dribble during peak hours like we're living in some third-world shack. A part in the toilet broke when we tried flushing it and we couldn't use the toilet for almost a week cause of the office's lies. In the meantime we had to use our roommates toilet that was barely better. And then when I told the leasing manager the day after it happened, cause what a surprise the office closed early and they told not one soul, that I was sticking my hand in the tank to flush it manually, she literally said "well the toilet water is sanitary so it's not "dirty."" Like that was supposed to make it okay that I was digging my hand in the toilet for almost a week. Even though they told us they would come and fix it that day or the next day at the latest and they kept telling us that for days on end until I got tired and told them that I wasn't leaving the office until I had an actual estimate on when they'd come and that's when they wanted to mention that they were understaffed and couldn't communicate it at the beginning. No compassion, just attitude. The kitchen is falling apart--the cabinets have gaps, the wood is separating, and the countertop is literally peeling off because of previous water damage they just brushed off like it was nothing. Guess what? You'll probably be the next one to get blamed for it, because they'll charge you for damages that were never your fault to begin with. The walls are splitting, the carpet is lifting, and the caulking around the sinks, tubs, and showers is all coming undone--even though we were extremely careful to keep everything dry. It doesn't matter. They use the cheapest materials available and expect residents to pay the price when it falls apart. And then there's the washer and dryer--probably the lowest-end garbage Whirlpool had on clearance. You can put in two handfuls of clothes and it'll sound like someone trapped a toddler inside it. It doesn't even clean the clothes--detergent gets stuck, the cycle barely moves it around, and when you're done? The clothes come out still dirty and smelling like mildew because the dryer doesn't even work properly. To top it all off, the unit is full of marks, dents, and stains from previous residents that they never bothered to clean or fix--but they'll charge you for it when you move out even if you have pictures from when you moved in. Classic move. The entire complex is held together by duct tape and delusion. The management will ignore your emails, close early without warning, and are only available when it benefits them. They'll argue with you instead of helping, because clearly customer service isn't part of the training here--assuming anyone's trained at all. I promise you, whatever deal you think you're getting here, you'll end up paying for it later--in repairs, stress, and surprise charges for things you didn't even do. There's a reason people call it Ghetto Gables--the nickname is honestly generous. Do. Not. Live. Here. Spend your money elsewhere and actually have peace of mind in a place that won't rot around you while management gaslights you into thinking it's your fault. Edit: Although only one roommate was able to attend the pre-move-out inspection, clear communication with all residents should have been prioritized. And the fact that you're bringing up a tenant's personal situation shows how much this business cares about their residents. Expectations that affect every tenant's financial responsibility and record should never rely on information being passed second-hand. As a paying resident, I should have received the same direct explanation and documentation. Second, I want to emphasize that my concerns were not limited to the move-out process. Throughout my time at the property, there were repeated maintenance delays and poor communication from management, which I documented and reported. These issues were either not properly addressed or only resolved after persistent follow-ups. To say that my concerns were never brought forward dismisses the fact that I made efforts to communicate them. I hope you take this feedback seriously so that future tenants don't encounter the same lack of transparency and follow-through.

My vehicle was stolen within 3 weeks of moving into this place, I had to spend so much money with insurance and everything else, which I just didnt have. The utility bills make absolutely no sense, just know, you will pay between $400-$800 per month on utilities, on top of your rent which you can get a better deal in a single family home ( go check zillow i promise you can get a full house for the same price and not use that sketchy ivy billing they use). The parking is horrendous, my parking spot was about three buildings down from my apartment, and the guest spot that was in front of my apartment was always taken, it was pure misery. Reflecting back in a normal housing situation, and not living at gables I can tell you that I truly was miserable. The kitchen has zero lighting, so you cook and stare at a artificial light and a wall. The patios are so high, you barely get any sunlight onto your patio, defeating the purpose in my opinion. The carpets are the cheapest on the market, and be prepared to spend over $1400 just in carpet damages, when you leave for normal staining/wear and tare. the washer and dryer is mid, you have to dry 4-5 times for anything to get dry. kids all in the street at all hours of the day, they literally wouldnt move when i tried to back up on numerous occasions. I moved out with a 3K bill, granted heck to the no. i didnt clean, i hated that place and just wanted to leave, but I would say about half of that bill was over dramatized charges, but cant argue a corporation like this, you just gotta pay it and move on and hope that others dont make the same mistake. shout out to liz tho, she was great and i know none of this is her fault, shes just doing her job. but this place sucks. I am so much happier NOT living there!

Moved here from the east coast, and didn't want to exceed a rent budget of over 3k. Asked if there would be any additional charges was told no. 1st month rent was close to $3200. Additional charges for garbage, sewer, and all these additional fees I was not made aware of. To make it worse, they are super unresponsive to emails and concerns. Had issues with ants when moved in put in a service request and they never showed up. Supposed to be a gated community but the front gate entrance was out of service for months, leaving it wide open for anyone to enter. Additionally, anyone can actually enter through the side door gates as they are anything but secure. Construction site next door that we were not made aware of brought tons of dust and debris. Don't bother opening your window at night while sleeping you'll get woken up by people sitting in their cars blasting music past 10pm. The halls ways are loud and dirty. If you sleep in the room located closer to the outside steps you'll hear disturbing rumbling anytime anyone goes up the stairs. Here is the worse part that sent me to write this review. We put in our notice to move 30 days prior. Was set up for an "inspection" two weeks prior. Norma steps in my apartment pokes her head in one bedrooms and the kitchen and leaves. I was in a work meeting so I called her after and with her snarky attitude she proceeded to let me know what my final charges would be. I had normal wear "scuff" marks on the wall that were easily removed by Mr clean eraser. She said California law is tenant pays a prorate for paint. I asked her to show me where California law states this. She obviously couldn't. Said my stove was "dirty" and I would be charged $355 cleaning fee. Explained to her we still had 2 weeks and using the stove and I was planning on cleaning before leaving. She said "you can but it needs to be cleaned to our standards" asked her what that standard is and if she can send a checklist. She never did. Lastly I had my tv mounted and said I'd patch up. She said don't bother our third party contractors will fix that and you'll end up being charged anyway. Well, I cleaned the apartment, noted in the lease that tenants won't be charged at good faith cleanup and normal wear and tear (the scuff marks in her words) is excluded from additional charges. Additionally in the lease tenants have the opportunity to repair and patch up holes from nails. Final bill. $500 charge for paint, $355 clean up fee, plus xxx additional charges. Moved in on the 29th, 2025, Left the 28th, 2026. Understood I'd pay until the 29th of July. However was charged an extra day in July rent. My husband contacted Orlando, who recognized the error and said he would speak to Norma. Never got a response but instead another charge on my final bill for the 29th. Don't even bother contacting Canon Group with an issue. They don't return calls either. Lastly, they are so desperate to fill in the units, looks like section 8 folks have taken over recently. Honestly, would never recommend this place to anyone. Rude incompetent staff.

The front office staff has been really amazing. I have had an extremely bad experience with a sister property so it was a breath of fresh air. Reading previous reviews I feel as if maybe the staff here is new now because they have been nothing but amazing. They have been easy to talk to, they have offered help and support, and have been extremely friendly. I have also been able to contact them very easily. I needed maintenance once for a leak under my sink I put in the request and within an hour maintenance was here and got it fixed. So different than my experience at the other place. I saw a lot of people complain about dog poop throughout the community. However, every corner has a pet area with poop bags and trash. And it's been fairly clean. Again, the last place I was at they would take days to where the whole community could smell it. I feel as if tenants are not picking up after their pets, the tenants are the issue and you can only expect for maintenance to get to it at least within a day. The apartment itself has been really nice. There's plenty of storage and I have not once had a problem with parking. I have not used any of the amenities yet. However, there are two pools, a gym and barbecue areas that I look forward to using during the summer. I cannot express enough how much the transition here has taken the bad taste out of my mouth with the property management company to realize that the issue is with my previous community. Special thank you to Paige and Serina that guided us along the way to taking over this lease and have been super kind. Amber has also been amazing. And anyone else that has in someway contributed to a good experience. I look forward to staying here and renewing the lease again in August. We appreciate you.

After I lived for 9 years from June 2017 to July 2026, at the end on my lease they charged me for carpet and paint ($1521.42), our pre-move-out inspection was completed by the property's maintenance manager, and we were told our apartment was in good condition. I have a lot of pictures of the apartment conditions after I left. They never want to replace the carpet because we were told by the maintenance manager, the carpet conditions were ok, they do not count the wear and the tear after 9 years living in the apartment. Maintenance is the worst!! They always do some Micky mouse, instead of repairing appliances that dont work! We expended weeks without a working washer and dryer until they replaced. They will take over a week to even come in to fix anything because they said they were too busy At the beginning of my lease, I received a dusty apartment with dirty toilet, dirty carpet, broken blinds, and I still have those pictures, if you ever as costumer want to see it please contact me

    I lived here for about 6 years, from November 2019 through December 2025. Unfortunately, what…read morestarted out as a decent place to live progressively became a nightmare. There were constant mailroom break-ins. One night around 3 a.m., I actually caught someone breaking in and called the police. When the officers arrived, they were extremely frustrated because they said the office had not been helpful with previous cases. The cameras weren't being properly maintained or repaired, leaving them with little to work with. What was especially frustrating was that residents affected by break-ins weren't notified. After my incident, I found out there had been other issues, yet there was no notice to residents. I'm honestly surprised to hear that the gates now work. During the entire time I lived there, they rarely worked, and I moved out in December 2025. Parking was another issue. If someone parked in your assigned spot, the office would apparently take up to three days to do anything about it. That meant you could be without your own parking spot for days. We also experienced two separate flooding incidents caused by an upstairs neighbor. During the first incident, the janitor knocked once and immediately entered after knocking. It was around 8 p.m., and I was half naked, so I was understandably upset that I wasn't given enough time to answer the door. More concerning was the lack of remediation after both flooding incidents. Nothing was really done to properly address the affected areas, and the walls weren't properly checked afterward. I was concerned that this could eventually lead to mold issues. Unfortunately, that is exactly what happened. We dealt with what we were told wasn't mold for years. Eventually, it spread from the bathroom into the bedroom closet. Management wanted to paint over it, which I refused to accept. At that point, I demanded to be released from the apartment without notice, and they allowed us to leave. Moving out was the best decision we made. Living there had become a nightmare. I now live in a newer, cleaner apartment, and I've noticed that my sinuses have been much better since leaving. Maintenance was also consistently slow in my experience. It often took around two weeks to get something repaired or completed, and I would have to repeatedly remind the office to follow up. I was friendly with one of the janitors, and he told me that there were only two of them handling the maintenance work, so hopefully staffing has improved since then. There are also safety concerns for pet owners. Coyotes do come into the area and, during my time there, one attacked a small dog while someone was walking it. I would be very cautious about walking pets around the property, especially at night. There were also people coming onto the property in the mornings with shopping carts, going through trash and collecting things, which added to the overall feeling that the property wasn't being adequately controlled. If you decide to live here, document everything. Take pictures, keep records, and communicate with management through email whenever possible so you have a written record of maintenance requests, incidents, and conversations. After six years, I can honestly say that leaving was one of the best decisions I made. I hope things have improved for the current residents, but based on my experience from 2019-2025, I would not choose to live here again.
