    the staff is always friendly. Lawrence the maintenance guy is on top of fixing anything that comes up in a timely manner.

    Office staff were amazingly helpful and friendly. Community was clean and maintenance staff were also very courteous and efficient.

    Amazing! These apartments are definitely one of the better ones to live at in the area! They are so patient and get things done very quickly

    Living at Avila Apartments in Menifee has been one of the worst rental experiences I've ever had…read more Don't be fooled by the nice exterior or staged model units -- the reality is a completely different story. Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Living here was a huge regret and the leasing staff is condescending and rude (Chrissy and Crystal).

I suffer from TBI and had to ask questions about early termination fee and etc and they hung up as I was asking and had a huge chip on their shoulders , lack of safety for residence and maintenance is not kept up. Our apartment door keeps being messed with daily and noise constantly occurring after hours we complained but they don't do anything . Also when it's hot and you have ac on ants practically raid the apartment and they have to schedule a week or days out to have an exterminator come in. There is a lot more and we only be here 6 months ... it's why we are leaving

We had to go ask how much our rent is for April on the first since we are being charge 10 extra days. They gave my brother a rent amount on a freakin post it. Not an outline number on what we are paying for. He had to come tell me, mind you I live an hour away now and we split rent. Came back on the 3rd and they gave him a new total! At that time I was not around to give him check. We ran out of time and we had to take it the 4th. But they said they will be charging late fee. How the hell can they do that when they just gave us correct amount on the 3rd? They said "oh renters insurance kicked it" Wouldn't that information be useful to us?? So dumb! Now the day of leaving "oh don't forget your clickers to the gate". I have to drive an hour away for this thing. They couldn't remind me on the 3rd on what to bring. It's just sad how they don't try to help residents. But just willing to charge for everything. The last apartment had a checkout list and even let us know our last move out date. Reminder if we were going to renew or put 30 days. They wanted our businesss. Made us feel good about being there! Complete opposite here!! I can't stress enough. Don't go looking to stay here!

    Wednesday, May 13, 2026 was our scheduled MOVE IN day. Monday, May 11th I hand delivered my…read moreinsurance information, cashiers check & other info so that in compliance to move in. I hired a moving company with 3 workers (professional movers), along with my two sons to help me make a smooth transition to the JEFFERSON AVENAS (5 movers in total). IT NEVER HAPPENED. We are currently displaced at a Marriot hotel in Menifee. All of our belongings have been placed in a storage facility because of the unprofessionalism of the staff members, particularly the assistant manager Erika Slaughter who is part of the GREYSTAR MANAGEMENT TEAM. On a day where I had the legal right to pick up keys when the office opened that day, I was being called the "DAY OF" at approximately 9:30 am (while I was in the middle of moving) and being questioned about what time I would be arriving. We were headed there as early as possible! We had been up since 5am in preparation. I was being asked to come after 12 noon because I was informed that "Cleaning" was still taking place. I arrived at 11:30 am (approximately 30 min ahead of the moving truck) and was treated like I was in the wrong for being early. I was asked to sit in the conference room and wait and that is when I asked for approximately how long? 20 minutes, 30 minutes or 1 hour? The situation got worse. At 12:05 pm, we could not be given a time when the apartment would be ready. In reality, the apartment was never ready for us. I was never given the real explanation of things, i never received a "sorry for the inconvenience". Instead there was a heated debate with the assistant manager who was threatening, condescending & unwilling to take accountability. She was not transparent, understanding, nor was she willing to just say sorry. The TRUTH: Carpet was being installed last minute. My moving truck sat outside for a long time (at 200.00 per hour) and I had to make the decision to forget about this place. The Management Team never called me back like they promised. We were left in limbo. At 4:30pm I had to retrieve funds, talk to someone else who was very kind and just move on.
