Baseboard they said this was normal wear and tear. We just moved in how is this normal?
Adrianna H.

To start off when we first moved in we weren't allowed to view unit due to COVID. We asked for photos or video tour of the unit we would be moving into. I was sent a video tour and floor plan layout from Jessica. Flash forward, we signed our lease and get the keys, we walk in and it is NOTHING like the video. Outdated cabinets and vanities that had water damage, countertops with major damage, bugs in the apartment, brown rotten baseboards, a total NIGHTMARE. Especially when we were paying over $2000 a month. Real "luxury" right? We notified the office immediately, they apologized and said they would fix it. It never was fully fixed, totally half assed. You can never get ahold of the office, so don't even bother. We always have to take time out of our work day to ensure we can walk over there if we need anything. They always are very rude and you can tell they hate their job. I've spoken to many residents and they've all had the same experience. Maintenance is friendly! We've asked multiple times for touch up paint for baseboards and they said we can purchase it ourself. We're paying $24,000+ a year and you can't afford to give us a little paint? Give me a break. They also charged us for a lightbulb $8 and wouldn't even come replace it until we paid. I feel like there needs to be some serious changes within the office staff. Every time you need anything they act like it's such an inconvenience. I went to pickup a package that was left in there, I walked in and I wasn't greeted at all. Jessica handed it and turned her back. Customer service is their JOB! Choose another job if you can't at least fake the funk. I wouldn't ever recommend this apartment complex. I have multiple friends who pay way less for much better apartments. Run while you can!

if you can move somewhere else I would do so. management here sucks! there's been multiple leaks that have leaked inside the apartment from the roof, management wants put a Band-Aid on it and does nothing else. I've got water stains going down the walls and the crown molding peeling back from the wall and they want to say that there's no active leak or nothing basically wrong and they just wanna throw some paint over it like such a joke. in one year there has been 3 times where water has came in from the roof. two of those times The leaks filled up the glass bowl covering the ceiling fan lights with water because there's so much latex paint on the ceiling. It had to make its way all the way to the ceiling light fixture cut out to leak through. just stay away!!!!!!

Living at Avila Apartments in Menifee has been one of the worst rental experiences I've ever had…read more Don't be fooled by the nice exterior or staged model units -- the reality is a completely different story. Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Living here was a huge regret and the leasing staff is condescending and rude (Chrissy and Crystal).

It's difficult to give a general assessment of the "property" as…read moreone's experience can vary greatly depending on which building you live in, and which neighbors you have. Living here was a pleasure and a wonderful experience (even more so initially), because I moved in when the complex was fairly new and with many available units still, and the experience was still a strong "Good" when I left. As the duration of my 1 year lease carried on, the experience diminished in some way, but not as a result of Jefferson Avena as an org, or as a result of the management staff, but as a result of your own neighbors. On a daily basis, management staff can only clean up so many trash stains, and garbage thrown all over the waste area, dog urine, dog feces, leave so many notices for parking, noise, folks wrecking the pool area, on and on and on. The diminished experience that I had, is likely to be experienced at any rental, with outcomes largely determined by the staff to correct for and remediate these issues and enforce a respectful/neighborly culture, in a timely manner (which Jefferson admittedly did a bit more of when I initially moved in). Many of the "issues" are universal, with great consolation being that Jefferson Avena does have a portal to report issues and they address those issues quickly With that said, Jefferson Avena does still have good community culture, does feel very safe, and is still a great place to live. This complex is located near everything you could need so you don't have to go far which is good. They don't have a playground. But right around the corner is a beautiful park in Menifee for adults and children Pros: - newer complex - 2 pools - 7-8 min from highway - near parks, library, grocery - near many stores / plazas - safe community - near several schools and gyms - friendly staff - apartments priced at market, means that Jefferson Avena offers pricing, for a new complex, similar to many complexes which are older/dated) - the apartments seem to be well insulated - Good incoming light Cons: - The outside gates slam very loud, which would be very loud if right next to your unit - The apartment doors are like a vault. Feels incredibly safe, but as a consequence, incredibly loud when they slam, and because they are spring loaded, you hear large spring loaded doors slamming all day which is enough to wake you up if you are a light sleeper ( biggest issue for me here. The doors should have a mechanism so they don't slam shut ) Where Jefferson "can" improve, and can influence better outcomes: - Jefferson was initially more engaged in sending email correspondence reminding neighbors to be considerate of one another, mind noise, etc. I think this reinforcement of neighborly culture and accountability is a great way to uphold standards/the experience - move out costs/communication: There was a bit of break down in communication during my last month as a tenant regarding my move out and the necessary communication chain (but we worked it out) - We all know that paint and carpet and upkeep cost money, but I think that even a great leasing experience, can ultimately feel soured, by costs upon move out that sometimes feel surprising/questionable. With respect to security deposit, I think a better approach is to explicitly state costs during move in for paint and cleanup, etc etc etc. So the client is aware and under the assumption that these costs will be incurred (as they often are). This explicit communication shifts the expectation such that the lessee "expects" to pay for these items, and if not billed ultimately , the lessee receives a refund in the end. I'm sure marketing/costs play into the structure/decision, but adjustments elsewhere to consider for this outcome could result in better outcomes - Additional signage (regarding pet clean up/noise) - Additional signage for speed limit within complex - occasional dumpster overflow, increased pick up interval Jefferson Avena as a whole did a great job. They were very accommodating when I moved in. Very prompt to fix issues. and made moving in and living here a great experience. I would recommend living here to family or a friend. If Jefferson continues to uphold the current culture/structure, and improves accountability of neighbors to one another, this complex is slated to continue as a great place to live

I'm extremely disappointed with how this entire situation was handled. I'm the person whose vehicle…read morewas towed, and I want to share my experience because I genuinely feel this could have been avoided. The biggest issue is that the parking instructions were not clear. There was not clear enough communication explaining exactly where customers were supposed to park and, more importantly, where they were NOT supposed to park. I did not knowingly or intentionally park somewhere I was prohibited from parking. I believed I was parking appropriately based on the information that was provided. What is especially frustrating is that after the tow happened, we reached out and tried to explain the situation in good faith. We weren't looking for special treatment or trying to avoid responsibility. We simply expected the situation to be heard and considered, especially when the instructions were unclear and there was clearly a misunderstanding. Instead, we felt completely dismissed by leadership. There seemed to be no willingness to acknowledge that unclear instructions contributed to what happened or to give us the benefit of the doubt. The response made us feel like the customer was automatically at fault rather than someone who made an honest mistake because the parking expectations were not communicated clearly. I understand businesses have rules. I also understand that parking restrictions exist for a reason. But if a business expects customers to follow specific parking rules, those rules need to be clearly and visibly communicated. A customer should not have to find out what the rules were after their vehicle has already been towed. The tow was already a significant and unnecessary expense, but honestly, the way this was handled afterward is what has left the biggest impression on me. We came into this situation respectfully and honestly, hoping leadership would recognize that this was a misunderstanding and work with us toward a reasonable resolution, including reimbursement of the tow expense. Instead, we were left extremely disappointed. I hope leadership seriously considers improving the signage and communication around parking so another customer doesn't end up in the same situation. More importantly, I hope they reconsider how situations like this are handled when a customer makes an honest mistake due to unclear instructions. Customer service should mean listening, understanding the circumstances, and trying to find a fair resolution -- not simply saying, "Those are the rules." Unfortunately, after this experience, I cannot say I feel valued as a customer.

It's also really nice being able to go into the leasing office and chatting with them while grabbing mail or getting a coffee. We also love how they gave community events. They had a paint and sip for Mother's Day, and were giving out succulents for Earth Day. It's really sweet of them! They often have food trucks come on, and it's always a surprise to see them here. As for the apartment itself, it's great! Lots of space, and great for the price too. We found that it's comparable to most of the other properties nearby. We have an upstairs neighbor, and we hear their dogs running around, but normally that's done by about 9pm, and we haven't heard anything else. We'll be renewing our lease when it's time. We just love it here.
