The worst placed I have lived in the area. The manager Amber was extremely rude and literally has no people skills at all! We had an unfortunate event happen and she was extremely rude to us, I was 1 month postpartum with a newborn and she was truly the coldest person I've ever met. It is not hard to have human decency. I've also read previous reviews that state that the front office does not care about any of the people living at this complex and I would completely agree, You don't think it matters until you actually need help from the office or at least some communication. The assistant manager, however, is extremely nice and was very helpful in the situation. I wish she could be the manager hopefully one day soon! Not only was the living experience not so great. The actual apartment was dirty, and the appliances were very old and definitely needed some upkeep and renovation. We also had lots of ants and cockroaches, which was gross. The walls are very thin as well. You can literally hear people chopping food in the apartment over next-door and if you're on in bottom unit, good luck!! Go elsewhere that's my advice! Also, they overcharged us for everything when we moved out. They charged us $200 for paint when we never did anything to ruin the walls and $200 for just the carpet alone stating that there was dog pee when our dog is potty trained and has never had an accident. I've reached out to management on 3 seperate occasions over the span of 3 months regarding an ongoing parking space issue in our area and still nothing is being done about it. Per our contract you are allowed 1 vehicle parked in your garage and 1 vehicle parked inside a parking space with a parking pass. As I write this there is a tenant with 5 vehicles parked inside (4 unauthorized) along with 3 other unauthorized vehicles parked inside from neighboring tenants. That's a total of 7 unauthorized vehicles parked inside our area between 2 apartment buildings alone. Absolutely ridiculous. So when the parking lot for our building is being taken up by all of these unauthorized vehicles (some of which are being stored for months on end without ever moving), we are forced to park a whole building block away and sometimes completely outside of the community even though we are following the rules. Absolutely ridiculous. My mother has a handicap and there aren't any handicap parking spaces near our building so she is forced to walk a notable distance just to park and get to and from our unit. All because there are known violators and the rules of our contract are not being enforced. According to management there is a tow company that's supposed to come and tow any unauthorized vehicles parked inside of the community but obviously that is not being done. read more

I was told corporate would be calling me back its been over 2 weeks! Amber and Taylor have been trying to help me with getting corporate offices to call and they haven't contacted me. This all because I pointed out that there is no proof of inspection for something they charging me. If im paying for something I would like to see proof of inspection with in ny legal rights. Again Avoid living here! Because its the corporate office that is horrible and refuses to call anyone back. I will report them to who ever I need and blast them on everyone outlet until I get a call back. The regional Manager is Michelle at least that is what i was told! She never called me even though lied said she was. She shouldn't has a job related in service if she is going to ignore customers. Taylor and Amber should have her job. They treated us humble, kind and respectful. Honestly even the tone in Debbie's voice from their corporate customer care team was in shock again when Michelle still had not called. This company is not worth you ruining your credit or sanity. We've moved on to better, but not everyone can afford these charges the fact that they have not legal inspection proof it what upset me. So we might still look in to reporting. I emailed Taylor and Amber to please email my grievance about Regional manager to her direct boss. I may not pursue legal advice on how to prevent this for others. But also make sure this Michelle lady does better. Because I may have paid but I doesn't mean I won't be petty because I dont agree! We do not recommend anyone should rent here! We moved into cockroaches , mice & spiders a few months later discovered BED BUGS!! For their own maintenance saying they were aware of the pest issues! Still allowing us to move into that condition! Told us it was our issue to take care of and they couldn't come in to clean up the mice poop! Mind you we only had the keys for about 24hrs! Our daughter had cancer is now in remission and asthma known of that is good! Serena & Amber in the front office are extremely rude and inconsiderate! Management basically told us the bed bugs was our problem. Blamed us for the bed bugs and slapped a $1400 bill on us! When calling multiple pest control and including code enforcement all investigated stating those bed bugs were definitely there before move in. Fair housing and code enforcement got involved because they did want to send anyone out there right away! Opening up the outlets also definitely showed they were previously there before move in. The way maintenance does things they probably painted over it! We dealt with bed bugs for over 4 months sleeping on the couch! Living out of trash bags! When we asked if we could move units they told us no and that instead could get us out of our contract. But yet still want to charge us over $2000 + to move out! When all of this is because of them! It has been a complete nightmare from Santa Rosa! Times are already hard and they definitely didn't make any situation better! They never once cared about the situation we were in. Maintenance is the worse!! Messed up appliances that don't work! We'd go days without a working washer and dryer. They will take over a week to even come in to fix anything. Our entire 8 months of being there were mentally hard! Living in this time of situation I don't wish on anyone! Did so much not only to our marriage , but just as a family! The only time they wanted to actually care and be nice when we reported them to corporate! Still not even that now charging us to basically move out when they basically told us to leave! If you plan on moving in here please make sure to take photos of everything before moving & after moving out for proof.. and be ready to get hit with dumb fees after moving out.. We ALWAYS take photos of EVERYTHING when we move into new locations and so far this place has been horrible to deal with after moving out, even with proof of photos and documentations. Everything inside the apartments is cheap and half assed. Floods inside the apartments are a very common thing (according to maintenance)so be aware of that. There's dog poop EVERYWHERE! First apartment where we were able to hear the neighbors above and aside of us, walls are so thin.. If you have kids they aren't allowed to ride bikes OR EVEN use chalk. They're not family friendly. Many people who live there are planning on leaving or have left because of management and how shitty this place is. *Avoid this place* I absolutely regret moving here. If you have kids, stay far away from this place. It's not kid-friendly in the slightest--kids aren't allowed to just be kids here. They can't even ride their bikes or play outside or inside without disturbing the neighbors who are ridiculously rude about it. Feels like the property management and neighbors are actively trying to make life unbearable. The building is built cheaply, and it shows in every corner. The floors are so thin that you can hear everything above and below you, and everything creaks when you walk. The apartment itself is a nightmare. The stove is old, the fridge is disgusting, and the pipes constantly smell. There's a gas-like odor coming from the washing machine that never seems to go away. Even though we leave our shoes at the door, the carpet gets filthy so quickly. They have numerous walk throughs, more than I have ever experienced at other apartment complexes. Usually it's one a year. There have been 5 walk throughs while living here. They also don't take off their dirty shoes tracking in dirt. Keep in mind it's a carpet unit, the carpet is cheap. The bathroom layout is terrible we have carpet near the skins which is disgusting and door that closes to the toilet and shower it's a tight squeeze. The front desk staff is extremely unhelpful and rude. It's like they're just there to make you feel unwelcome. They provide numerous evictions notices like it's their weapon. I heard they have done this to other families in the past. They also don't care about your privacy will have the notice open taped on your door for everyone to read. This is a breach of privacy. They really want us to leave, like how they pushed other families out. I can't just get up leave with kids. This place is a total disappointment, and I would strongly advise anyone with kids, family to look elsewhere. There are definitely better places out there. If I could go back in time, I'd never have chosen to move here. I recently took over a lease here about one month ago. I was already looking at the complex since it's extremely convenient for work and found someone on Facebook needing a take over and it was perfect. The front office staff has been really amazing. I have had an extremely bad experience with a sister property so it was a breath of fresh air. Reading previous reviews I feel as if maybe the staff here is new now because they have been nothing but amazing. They have been easy to talk to, they have offered help and support, and have been extremely friendly. I have also been able to contact them very easily. I needed maintenance once for a leak under my sink I put in the request and within an hour maintenance was here and got it fixed. So different than my experience at the other place. I saw a lot of people complain about dog poop throughout the community. However, every corner has a pet area with poop bags and trash. And it's been fairly clean. Again, the last place I was at they would take days to where the whole community could smell it. I feel as if tenants are not picking up after their pets, the tenants are the issue and you can only expect for maintenance to get to it at least within a day. The apartment itself has been really nice. There's plenty of storage and I have not once had a problem with parking. I have not used any of the amenities yet. However, there are two pools, a gym and barbecue areas that I look forward to using during the summer. I cannot express enough how much the transition here has taken the bad taste out of my mouth with the property management company to realize that the issue is with my previous community. LOKE ELSEWHERE!! This management team showed me a staged home and told me mine would look exactly exactly the same. That was not the case! They tried to move me into a unit where all the bedroom windows were caulked shut from the previous tenants. Yes- caulked shut, you cannot open them! The refrigerator was broken and unable to use, and you couldn't even open your dryer door to get your clothes out because the accordion style doors were larger than the space available, and the "new" floor looked horrendous. Still getting the run around from this money hungry, cold "business." The only response I received was from this AI generated "Maggie G," saying they contacted me on the 25th to address my concerns and misconceptions. That's laughable! Well, Maggie... I checked my email & call records and nobody reached out to me on 8/25- no communication since your office manager decided to keep my $500 for a unit that was not ready to rent. The front doors automatically slam shut, unfortunately if it's early in the morning you will be awakened by your neighbors. Toured Santa Rosa with my fiancé recently and we both liked the spaciousness of the floor plans and that garages are available. UPDATE: we are now only allowed to pay rent online, let me start off by saying I have been living here for 3 years and NEVER have paid late. I go to pay on the 3rd when i am getting off of work and their website keeps doing the rainbow wheel while processing my charge saying payment in progress and wouldn't move forward from there. Tried again at 1221am and it finally went through and they will NOT WAIVE my late fee because they are stating I didn't login until after 12am, no that is when it finally went through. Ridiculous ! Just moved in a couple weeks ago I absolutely love the place. Very accommodating to my needs, anytime I've had an issue it was handled right away. Staff is super friendly!! I am all about customer service and they are on top of it ! Maintenance guys are super sweet and quick to fix things right away. The grounds are kept so beautiful and it's so quiet and peaceful. So far all the neighbors that I have met are super friendly as well ! This is like resort style living. I couldn't recommend it enough ! read more

This apartment complex is disastrous. The office doesn't care about their community, they will never help you when you go talk to them at the front office . There's harassment that comes straight out of the office, security guard, and maintenance workers. They allow tow trucks and security guards to do whatever they want with peoples car even when we have parking permits. I highly recommend for nobody to move into these apartments. They removed the drywall and put up blowers for 4 days. We had to stay at a hotel. Management never called to tell me what was going on!! They never offer any compensation whatsoever!! Santa Rosa is a sweet and quiet residence. However, they've attempted to implement parking rules several times but never actually enforced them. They finally stated they hired a towing company (they've done this several times) so all units despite the amount of residents, gets ONE parking pass. All others must park in the garage or the street. So anyone with more than two cars must park by the field or in the ACTUAL turn lane off the street. The sad part of this is, there are still several cars WITHOUT passes parking in spots right in front of my apartment after 9 pm. So because they can't seem to enforce a single damn thing, a thousand people are parking in the muddy field, getting their windows bashed out. Hopefully some poor woman with small children isn't in danger. Good job Santa Rosa. Good on ya. read more

Moving is a stressful time and Santa Rosa was awesome. They made us feel at home even before we moved in. Living there five years I can definitely say that it is a nice place to live. This place is the WORST. "Love where you live" is their motto. What a joke. Where dobi start. Maintenance.. I asked for my linoleum flooring to be fixed because it was peeling in major traffic areas. Even marked all areas with blue painters tape x's. They fixed 2 out of 5 places. I then had to request another service to fix the other places. They fixed one more. I've had painters tape on the entrance of my bathroom for a year because I refuse to request another service. Neighbors upstairs are rude and make loud thud noises as late as midnight and I have been woken up by them many times. As well as threats by them that the staff doesn't acknowledge. Parking is a joke. Rent is never a set amount so you never know how much you have to make each month. This place is the worst place I've lived and I'm so glad I'm leaving. read more

Most unprofessional, laziest and rude management I have ever experienced. I was home and noticed that water was coming through the bathroom vent in the ceiling. We called the emergency line and let him know what was going on, he told that he was aware of the problem and that there would be a lot more water coming into our apartment because the apartment above us had flooded. What was insane to me was that he knew a lot more water would be coming into our apartment and never came down to warn us and give us a chance to move our belongings. Water started coming through the walls and pouring out of our ceiling fan. He told us he would come back down once he finished sucking up all the water upstairs. He showed up about 4 hours later and pulled up our carpet in the living room and told us that in between our walls would dry with time without opening them up. I ask him about the fan, he tells me to let it dry out for a few days and it should be fine. I explained to him that I didn't think that's how it works...it's electrical and there was water coming out of it. Yet, he didn't do a thing and left. The next day NO ONE from the front office contacted us to let us know what was going to be happening, finally around 4 o'clock I get a knock on my door and it's a restoration company coming to see the damage. So they check everything and my living room and bathroom ceiling is filled with water and they let me know that they are going to have to tear down 2/3 of my ceiling and that we will have to be out by the next morning for at least a week. So we go to the leasing office to see what our next step is and we spoke to the assistant manager Amber, who was so unbelievably rude and unprofessional and told us that it's not their problem and that I needed to contact my renters insurance. So kicked out of my apartment with my car packed full, I'm sitting in the parking lot trying to figure all this out as I'm 6 months pregnant. After speaking to my insurance agent she lets me know that by CA law they have to either reimburse us for our hotel or get us in another unit since the flood was not my fault. After arguing with Amber about it, she finally agrees to get us in another unit but that it will take us a couple days all while being rude and letting it be known she's not happy she's having to do HER JOB. I tell her that's fine and that we can stay at a relatives house until they have a unit available. A couple days later we get a call saying the unit is ready and to come get the keys, I explained to Amber that we couldn't get our belongings out of the old apartment until they were closer to being done with fixing the flooded unit because they had it heated to above 110 degrees in there with fans going and I'm six months pregnant and can't be breathing all that stuff in. She said that would be fine and to just drop the keys off as soon as we were finished moving. After walking into our "new" unit and doing our evaluation we realized the dryer and heater didn't work meanwhile it was winter, neither drains in my bathroom worked, the paint was still wet on the garage floor, blinds and drawers were broken, the whole thing was completely filthy with old ant traps in my pantry, a hair ball the size of my fist I had to pull out of my tub drain before I could even shower, and the old tenants dishes still in my kitchen cabinet. We put in a work order and they showed up the next day and rigged most the stuff as fast as they could. At this point, I call Amber and explain EVERYTHING to her and ask if my rent to be prorated after being out of our apartment or things not working properly for about 2 weeks. She then talks to me as if IM THE PROBLEM and stated that she would contact the manager Briana and see what she could do. I get an email from Amber saying that "it took longer for us to get out of our apartment then they allow (even though we weren't allowed inside the flooded unit!) so that our prorated rent would go towards the rent for the flooded apartment. Also that she knows we've been in there for a few days but that she could send somebody over to clean it if I like but that's about all she can't do for me." I was dumbfounded to say the least and obviously had already scrubbed the apartment myself like I was going to live in someone else's filth, I call the regional manager 3 times and still to this day have never got a call back. Now my lease is up and there is no way im renewing my lease (mind you I'm 2 weeks away from my due date and in 2 days moving to The Gables that are .5 miles away instead of just staying here because I REFUSE to give them anymore of my money!) they sent me a survey to ask why I am moving out and not staying with them, I give a short but detailed version of basically this review and Briana calls me and wants to touch bases with my survey and NOW see if their is anything they can do for me, I have called her back twice and left voicemails and still no response read more

I was fortunate to be able to live there twice and both experiences were amazing. My first apartment was when they were building a brand new phase and I absolutely adored my apartment. Second was just as good. Management has always been amazing professional and always so personable and genuinely. It was the same with maintenance. All of my work orders were done in a timely manner and I would still be living there if my job hadn't taken me out of the area. The place is beautiful, don't get me wrong. Looks can be deceiving, so don't be to quick to judge a book by its covers. Customer service sucked. The staff is friendly and nice, but didn't do jack squat to help you or resolve any issues. They do "Annual Inspections" but it wasn't so annual. People came in and out of our place at least 4 times during the 9 months we lived there. They do it whether your home or not... An invasion of privacy! They also do nothing about noise complaints. Your neighbors can be as loud as they want. They don't care. For the past year we lived there, all the tenants in the same complex moved out all because of one person. They'd rather lose business. Rules just keep coming weekly seems like. New one should have to try and tip toe in your own place! This is apt living people. Then came the cars, parking sucks here it was fine before then came the one car rule that is totally ridiculous with all of us that are not working. Lived here for almost 3 years, raised my 2 babies here and loved it! Melinda was an awesome property manager and was all extremely nice and would always work with you if you were a few days late with rent. I always complied with the rent policy according to the supposed property management company, all of the sudden Melinda is gone and some nasty new property manager is there. So rude and inconsistent that I had to go above her head to corporate just to get things fixed or get Straight answers. Extremely shady! Took us to court when we were late on rent even though I had previous approval through old managers in numerous emails. The manager said it didn't count because I didn't have her sign them! I had lived there over 2 years!! Hate living here. You get one parking pass and have to park other vehicles on the street, which means your cars get broken into and side swiped. Our car did twice. The leasing office NEVER answers the phones. There's ALWAYS dog poop on the sidewalks and they never pick it up EVER. Im staring at some infront of my apartment now that I called about two days ago and its still there. It used to be a lot of families here and now it's not. All the appliances are cheap, it used to be painted a pretty tan tuscan style complex, then they decided to paint it grey and white for whatever reason and it's just an eyesore now. Doesn't match the roof tiles at all. It's just gone downhill so fast and they want so much for rent it's insane. Literally takes me a whole day of calling every 10-15 minutes just to get the office on the phone sometimes. They have almost no security and don't take care of the dog poop issue ever. They only send out emails as if that helps at all. They come in your apartment every 2 months or so for "inspections" which is whatever but they send in multiple staff members and they don't wear booties so if you have small children and don't wear shoes inside your carpet just gets a bunch of dirt and who knows what else from their shoes. Oh where do I begin with this Roach infested community?!Our move in date was back in October 2018 with this nightmare of a place to live. We had cockroaches/water bugs the first few days of living there and asked for an exterminator. They did send someone to take care of the issue, however it was obviously not remediating the situation. After multiple visits from the exterminator you would think they would offer a solution such as a transfer or something,well that didn't happen. I went to break my lease as we continued to deal with this nasty issue and we had a set of neighbors who moved upstairs and who were by far very annoying, they would bang and stomp throughout the day/night. They would speak very loudly, you would think for a minute you had them living in your apartment. It didn't seem to be a concern to the property management and I had called security multiple times. As I am pregnant, between having no sleep due to our annoying neighbors and cockroaches/water bugs inside my home I became fed up. I became responsible for the breaking fee and the prorated amount as you can imagine.I contacted Corporate who was just as useless as the management team. They stated that their was minimal to no signs of roaches, when I clearly have dates and photos as enough evidence up until the date we left. Clearly these people to care about your health, they want to get every cent out of you and not provide a clean environment or show concern for your well being. It's a lesson learned however... hopefully I am able to help someone refrain from moving in to this non sanitary community. read more
