Im leaving this review so people deciding on a lease are aware. There is a serious roach problem in this complex. They were in our unit upon move in, multiple pest control visits did not solve it. We took to supplying our own pest control but nothing really helps. Fatima from the leasing office says they recommend weekly pest control sprays, indefinitely, for the duration of your lease. Which is absurd. Several times we have gone to the pool to find dead roaches floating in the water. Theyre on the sidewalks and patios all the time. Its clear that its a complex wide issue but Fatima claims its the tenants responsibility to keep the unit cockroach free and schedule weekly pest sprays. If I had known that spraying pesticides on a weekly basis was an expectation of this complex, we would have never signed a 15 month lease. The moment you sign that paper, all courtesy goes out the window. Condescending and rude. If chronic roach problems are a deal breaker for you, Id suggest looking elsewhere. Lived here for almost three years . If I can leave them 10 bad reviews I would . Save yourselves and run the other way. I completed my lease . I wish I had before pictures of my place when I turned it in . It was spotless . I hired someone to come clean . Not only that I live alone and took great care of my place . I understand I painted a few walls . So okay I should be charged for that . My original deposit was $500. I ended up paying $1900 is new carpet , walls , cleaning , additional charges , painting the front door , painting the garage , all bullshit stuff to be honest . I've been leasing apartments since I was 23 years old . NEVER EVER HAVE I BEEN CHARGED $1900 in move-out fees for damages or whatever the heck they claim I did . This place is NOT it. As requested by the leasing office, I informed the team that my rent would be paid late this month but before the end of the month including the applicable late fee. The office informed me today that because I am paying after the 23rd, I need to pay $95 for their attorney to draw up eviction paper work and I need to pay January rent when I pay December rent otherwise they won't accept the December payment. Where is this written in the lease agreement? According to the lease, late payments incur a late fee, my penalty for not paying on time. How did we fast forward to eviction paperwork? Do not move here! The walls are paper thin, if you bump into them, there is a mark and/or hole. The residents don't pick up their dog poop, the gates properly worked for a whole week, one gate is inoperable again. The maintenance staff is unfriendly and will walk by you without saying a word. Brooke who claims she's the only manager, posted a review (herself) recently misleading the public to believe she's a "tenant" to try and get a better rating (see photo). Another reason this company has a bad reputation and I would seriously question any other "good" review online. People who have posted reviews have said "Maggie G. Business Owner" is just a generic response to try and look like they care because no one ever helps them. Also, that is not the owner, it is owned by MG Properties. So unprofessional and says so much about how the company is allowing this. Not a good sign. Check the BBB, Google reviews and lawsuits for MG Properties and talk to the tenants who currently live here. I've placed a complaint with Riverside Housing Authority and BBB. MG Properties Mitchell Place Apartments may be a big company however they have so many of the same type of complaints, again Do Not move in here. Do not move in here! I've lived here for 3 years and they will raise your rent by at least 14% as soon as your lease is up. $3,953 rent for one bedroom 755 sq ft unless you renew for 3-12 months is ridiculous! Mitchell Place apartments was bought out by MG Properties and this company has many poor reviews and management. Not only that, they've made it so unaffordable and only care about getting new tenants so they can make more money. So sad, I feel so sorry for families who have children, it is not easy with the price of rent today. They will nickel and dime you for every little thing. There are many complaints against this apartment complex and the women in the office. I've only had dealings with the "community manager" Brooke Aguilar and she's definitely not properly trained to be a manager. So many people have moved out. They've put other tenants "confidential" billing information on my door by mistake and when I mentioned it to them, they never apologized or cared so be careful. Life is too short to be living around negative people you choose to give your money to every month. When I asked the "community manager" Brooke Aguilar, why everybody's rent went up 14% over the maximum 10% cap that's in place for California, she replied because they don't have to follow the same guidelines and a 10% cap does not apply to this apartment complex so beware!!! She's also nit picking over renters insurance claiming I didn't provide proof of renters insurance (which is false) the way she wanted it and is charging me now a $150 fee because of it and is trying to say it's written in the lease that way (which it is not). The declaration policy page my insurance company provides was sent to the rental office same way it's always been every year (and is all well documented). They are money hungry and just plain ripping people off so I decided not to renew a lease and mostly because of the way the place is run. Because of the reputation this apartment complex has now and the unprofessional attitude I myself was met with, I spoke to an attorney who specializes in tenant/landlord and elderly abuse and was told I fully complied with the terms of the lease. Saying you want something different does not make it so. No where is it written in the lease that a tenant needs to provide a "copy of a full 100 page insurance policy" (see photo), the lease specifically states "you must furnish proof of insurance". When I tried to reach someone in the office to clarify, my calls were not returned. I eventually sent the entire policy (since she was insisting I pay a "fine" for it) which clearly matches the same policy number with the original that I provided and still she wants to charge me an extra $150 on top of raising the rent 14%! You'd think time would be better spent going after people who are not paying their rent every month instead of splitting hairs with tenants who are paying and have never missed a rent payment, ever! The rent was ridiculously high here even before they raised it. So greedy and harassing hard working people in today's economy is just not cool. Other tenants have told me once they know you're a tenant they will ignore you if you need anything or call the office. My neighbors have told me they've experienced similar problems with Brooke A. and now I believe it as well because of the reviews I've seen. Because the owners neglected to fix both electronic gates, the mailboxes were broken into. For the last two weeks, a large number of residents have to drive to the post office, to get their mail until the mailboxes are fixed. The gates were broken for months. I have seen people drive into the complex, throw large and interesting things away in the dumpsters and leave. The gates are working now. read more

Mitchell Place Apartments are the worst money grabbing Organization I have ever come across. I can start by saying my original interaction with them started with an apartment for rent at $2350 per month ( I think it was less, but can't find my notes). Since I only wanted a six month lease it went up to $2472 Per month. Since I was coming from outside of the area and due to weather, I could not take possession at the original date, the monthly rate went up. I could see just paying for the days I did not take possession (maybe 2) but having to pay more monthly for the same six months, ridiculous! But sitting there with the moving truck I did not have a choice! Bait and switch #1 When I was talking to them prior to leasing, I was told there was only a one month penalty for breaking the lease. Since I was coming from out of the area, I did not identify there was in fact a 2 month penalty for breaking the lease until on site. Bait and switch #2 I shared my situation that I was waiting for my house to be built and it could take a little more than the 6 months of the lease. I was assured, I could go month to month. I was not told the month to would go to $4373.00 per month. Bait and switch #3 Today, I was presented a lease renewal "offer" for a 12 month lease for $2669.00. I see this as a $300 dollar increase in 2.5 months. Obviously, no rent control in this area and no loyalty to existing tenants! I was also told when moving in they appreciated their tenants. I went to the office to discuss these items and the young lady in the office said these are the market standard conditions. This demonstrates it's about the bottom line only. Bait and switch #4 I would not recommend renting at this property unless it was the last place on earth. Plus, the lovely pool has not been heated since I have been here in January. Unfortunately I lost my small claims. The judge did not see any of my evidence and both girl bullies lied straight to my face. It is what it is, and I take the loss. It was never financial however it scares me to think that so many other people are going to fall under the hands of these people. If you have not rented yet, please run the other way and do yourself the favor. I believe in justice regardless if I got it for myself, but I know bad doesn't last long and good always wins in the long run. If you do currently live there, make sure you request everything and don't bother cleaning or hiring a cleaning company upon move out. Make sure your invoices are correct because I have over five that were incorrect. Double check their photos because I had over 130 photos that were repeated in different orders. A Pleasant Stay with a Few Pet-Friendly Suggestions I've had a positive experience during my stay here. The location is convenient, and overall, it's been enjoyable. However, I've noticed that the dog area could use more regular cleaning. It's essential for pet owners to take responsibility, and those who complain without contributing are part of the issue. The front office provides poop bags all around the community as well as a pooper scooper for people to clean up after their pets but some residents are still too lazy to clean up after their pet's. The community is pet friendly The staff here has been incredibly welcoming, always ready to answer my questions and make me feel at home. Their hospitality has truly enhanced my overall experience. Parking Predicament: Street Spaces Abundant While residents occasionally use guest parking spots, there's ample street parking available. It seems like people who complain about the parking are just too lazy to walk a super short distance. If I could give this apartment complex zero stars I would. I can't explain how stressful it was living here. From bad corporate service. To lack of security. I had my truck broken into and Personal vehicle as well. There was no kind of safety in this complex. to also have my cousins car egged in the middle of the night. The management company would not take any initiative to prevent this from happening. This all happened throughout the time living there. We brought it up multiple times. This property is one of my favorites in regards to the service, the ladies in office are nice and very helpful. Vachika (not sure if I spelled that correctly, I apologize) was incredibly sweet. All the ladies I came across were pleasant. They reached out to us plenty of times, answered all our questions each and every time I called. Took a tour twice to see different apartments and I left satisfied. They're willingness to help was a great experience for my partner and I. Unfortunately, we were not able to rent there because the style apartment we wanted was taken before we could get it. Service is important to me when looking for an apartment and the ladies did not disappoint. I can't say the same for other apartments like Artesa. The only thing I can say is the application process was long, 2 weeks. The office smells amazing!! I have to call and ask for the name of that scent! read more

This place sucks. I've lived here for two years and I'm soon to leave because of it. The staff is rude at times, it's supposed to be a gated community but gates can be found open sometimes even during the night hours. My catalytic converter was stolen a month ago during the night, I go out and gates are open. It seems like non residents can use the pool because I've seen people trying to jump the gate or go around the building looking for an entrance. A family members car was towed from a parking space after only being there an hour or less but yet people can park their cars illegally in front of their garages or in front of a red curb and people always park in spaces that don't belong to them. Where's security or staff? If you want to waste money on this place and their "amenities" (have to set up appointments to even use) this is the place unfortunately. read more

UPDATE: because I feel so passionately about this situation, you all need to know the truth about this place. IF you decide you want to move in here and for those that are about to move out: KEEP CALLING Until you get ahold of them about your deposit refund. California Law requires you to have an itemized deduction list with the refund within 21 days of your move out day. I waited 31 days, called the office for 3 days straight with no return of my voice messages I left. Finally blocked my phone number and called, and Jessica answered. I asked where my deposit refund was, she said "oh we just sent that out" and right after I explained that it's California law to have it out by 21 days and asked what actual day it was sent, she CHOSE A DATE that was 10 days prior to this day of being on the phone with her. 2 days later, I got the refund and it was POSTMARKED ON THE DAY I TALKED TO HER ON THE PHONE. So make sure you call and get your money back because they're gonna try to let you just forget about it and pocket the money. Shut this place down! I am not one to complain. I get stuff happens, especially this year of COVID, but this place is horrible. I am finishing my one year lease. Since MG Properties took over management in the summer of 2020, I have had nothing but problems. I had an ant problem for months and pest control would refuse to come. I had to spray outside and lay traps inside my apartment. I can never get into contact with anyone with any concerns. I leave multiple voicemails with no response. I was never given a proper working email to address concerns until they emailed me regarding an issue with renters insurance. I originally spoke to Linnea Botsford regarding my move out plan, and I was told over the phone that I would receive a final bill with my 9 day prorated rent, plus the $500 deposit and a breakdown of whatever is taken out of that $500 to go towards paint, carpet, cleaning. I have paid my rent on time every single month on the 1st of the month with no issues. I did not pay it on January 1st, as I was told that I would get that final bill I just mentioned. I looked up my account in attempt to find my leasing agreement (which was also removed and I have asked multiple times for a copy and have yet to receive it from the office), and I was charged a $100 late fee for not paying my rent on time. I spoke with a Jessica regarding the issue, and she says I cannot get a refund for the late fee because I don't have in writing what Linnea told me. How is it that a resident that pays on time every month and the month I'm required to move out, I suddenly don't? I have perfect credit of on time payments, and I did not pay rent on the 1st because I was told I would get a bill later. Linnea also told me I could move out end of December to prevent paying 9 days of a prorated rent, and then when I talked to Jessica, she said I would be responsible no matter when I moved out. Get it together people! Train your people together and make sure everyone has the right info Even further, my original lease I signed was a 13 month, And I would receive one of those months free. I have had to pay all 13 months, and no one will send me my original lease or go over it with me. Where did my free month go? I asked them to go over it with me and send me my original lease because i no longer have access online since the management switch, and still nothing. I am absolutely appalled with the service here. I had no problems with previous management before MG properties took over. They were attentive and very helpful. Now I'm being ignored, and nickel and dimed. DO NOT MOVE HERE!! Three years ago we started at $2800/month plus utilities (electricity separate) after one year $3200/month and next year $3400/ month. If you ever need an extra month it's $5300. They forced us to buy their insurance by adding things no other company would cover. The price was more than doubled. Apartment is poorly designed with subpar materials. Paint can't be cleaned, bedroom door opens out and blocks the hall, plaster so thin it easily breaks off. Outside water shut off. Extra monthly charge for outside parking so all visitor spaces are used by tenants each night. Due to rules and regulations using the pool, gym or barbecue is difficult. Gates have been open for some time so there is theft of bicycles (once at gunpoint), catalytic converters, and vandalism. Office is unresponsive to questions and concerns but demand access to your apartment during the day when you need to be at work. When leaving a phone message (which is usually necessary) you need to press # at the end and choose send or it doesn't go through. Got move out assist email after we were gone even though we had to let them know 30 days in advance. And after we moved out they charged us $3,184.25 to prepare the cleaned, normally used apartment for their next suckers. So be prepared for the balloon charge at the end, it not only happened to us but to others we knew. But they do offer a payment plan, so kind. We paid each month, on time, throughout the pandemic and when we asked for an extra week at $175/day due to closing escrow, they said NO. I'm buying a five bedroom three bath 2400 square foot home on a 10,000 square foot lot four miles away for $200/month less than Mitchell Place. So happy to be moved out. read more

I have a list of everything that's terrible about this place. The apartments themselves are nice don't get me wrong, the office is why you shouldn't move here because obviously you have to go through them for everything. You'll see the apartments, like them move in and hate it because of the office. We move out in 6 days and our renters insurance expired. We were never asked for proof of our insurance so I'm unsure how they ever knew if we have any. After months of living here, I received an email from management 6 DAYS BEFORE MOVE OUT ARE REQUIRING PROOF OF RENTERS INSURANCE. THIS PLACE IS A JOKE! Don't move here, seriously. I'm a rational person but this place is absolutely the worst. Save yourself the headache. Don't move here. I've had nothing but problems since I moved in here and now I'm in the process of moving out and I still can't get a hold of them. I see so many people knocking on the front office door even though there's a sign that states office is closed. I'm guessing I'm not the only one who can never get ahold of anyone. They sent out an email to the entire complex asking people to stop knocking on the front door and closed their blinds on the door. We took over a lease before the new management took over and we didn't get a log on from the new management for four months and 11 calls. Thank goodness we wound up becoming friends with the people we took over the lease for and had them provide us their log in so we could pay rent. Then once we finally were given our own log on it said our autopay was already set up and wouldn't let us add our account. We called multiple times but still received a $125 late fee that's still on there even though we called and two employees said they removed it. Also, guest parking is terrible.. Don't even think about having your friends and family come visit. The same cars park there everyday and don't pay $25 a month for each assigned spot like everyone else. Because we have a lot of items we unfortunately like many others use our garage as storage so immediately I called and we are not paying $50 for two assigned spots instead of just being freeloaders like everyone else is this complex. No one is monitoring the parking. The worst thing is my husband and I have seen the EMPLOYEES USING GUEST PARKING! Now we understand why they don't monitor it because they take up guest parking spots. Recently, we received a call from Mitchell place, we were shocked because they never answer our calls why were they calling us. They told us someone complained about us smoking a weed in a bong on the patio. We both work federal careers and do not do drugs. We told them they must have the wrong unit. She laughed and apologized and said yes I figured out which unit it was. I agree with other Yelp comments. Get new management. read more

People in the front office are even worse than the ones who were working in the front office beforehand. I have been here for a year and some change. COVID forced us to sign another lease and it was the biggest mistake we have made. The place is falling apart and theft is on the rise in the complex. I have had plenty of things stolen from my garage and too many people can say the same. People have even had to resort to putting up their own cameras on the building (not just ring) because of the theft in here. Highly recommend this place. Staff are very attentive and kind. When I moved in they gave me a goody bag that had a welcome home kit. They host events for the family such as bbq and Halloween spooktacular. My family enjoyed our stay in this modern apartment complex. When we moved out they helped out answering all our questions. If I couldn't think this place could get worse, it did. I left an earlier review and a lady named Stephanie left her phone number so I thought finally someone to contact other than the office and I called the number and it was the number to the front office SMH! So I realized when I first moved here the old management told me we were required 60 days to let them know when we are moving out. Yesterday I called the office AGAIN to try to get an update on if our issue was being handled and she looked me up and said oh wow you have 29 days until your lease it up, so you need to let me know by tomorrow if you're leaving or staying. They have told me they would email me several times and I NEVER received a phone call or an email from them. Now that it's 28 days until my lease ends they know how to use their email and we didn't realize it was that close to our lease ending: I don't recommend EVER moving here. Don't let the nice apartments fool you, the office is terrible!!! read more
