    We have been here from July 10, 2020 to July 10, 2023. During our time here we faced many ups and…read moredowns with COVID, having (2) children, and with the nearby needed facilities (i.e. schools, medical, dental, groceries, and entertainment). I will be breaking down as much as I can with the experiences reflected by this apartment. Leasing office: Mostly very friendly and more organized than other places we have been. When ever they needed to contact you for the yearly proof of home insurance or notifying you about what's planned for the week that may affect your parking or noise due to beautification or painting services they will make sure every resident is tracking my leaving a note at your door, an email, and phone call. I was always informed and was able to avoid any inconveniences ahead of time because of their communication. We had a couple of downs where some one on the teams yelled at my wife for not having our dog leashed, we know the rules and take full responsibility for our dog running out but that was very unprofessional especially because it was our only mishap. Another is if you call them sometimes they may not be "in the mood" due to what ever reason, my wife and I are always kind and professional even with our busy and stressful days so this was also unfortunate some times. In the end though they we overall professional and always had great communication with their residents. --Score: 4/5 Maintenance and the maintenance crew: Big shout out to Juan and Hector! Both were always available for any questions on maintenance and never made it awkward or time consuming when something needed a repair or check-up. Hector must have a cape hidden somewhere because on our last week my 18-month old son ran out the door when I was loading the uhaul truck and Hector saw and grabbed him as he was running across the parking lot to stare at the pool. The leasing office should really be blessed with their hardwork, dedication, and unselfishness. --Score: 5/5 Parking: Your designated parking will never be more secure any where else, trust me. On our first day here we were told of how serious they want to keep their residents personal parking spots just for them, our spot was always just for us as promised and it is enforced. On our second day my wife's car was tows because we had it parked in some ones parking spot, we didn't see the painted number late at night and figured since it was late it would've also been filled and just incase we'd move it early in the morning, before I knew ut at some time after midnight it was towd. They usually give you a courtesy call but since that car wasn't yet in their system they thought the car was an outsiders vehicle. You get no refund or anything once towed, so yeah very enforced. --Score: 4/5 Garbage bins and Garbage services: They have designated Garbage areas to throw away trash with a schedualed weekly Garbage pick up in many locations around the apartment so when ever one was too full, another wasn't very far to use. The Garbage services was new I believe started in 2022, you had no choice but to pay the monthly fee for it and accept their rules for having your trash out your door to be picked up. I wish it was a choice since the hours required to have trash outside never aligned with our families work ours but we made it work. Some days they may have accidently skipped our side of the building and had the crows rip open the bags in the morning or some days I put it out and they have already passed. Again, I'd rather take my own trash but since I was paying for this I tried to make it work as much as possible. ---Score: 4/5 Security: During the time we lived there we have been so comfortable even when coming from Compton and New Jersey. Our doors from our home and cars were unlocked and never had a robbery or damage to our belongings. They even hired a private security to patrol at night. There were instances where we saw police at our neighbors doors but to my knowledge not harmful to other residents. --Score: 5/5 Comfort: No one is ever too loud at night. We have one bad experience with a family above us but gladly they only stayed there a year. Only time we had an issue with noise was in Wednesday grass cutting at 8-9am with out little ones. --Score: 5/5 Beautifucation: Grass was always maintained, pool and Jacuzzi always cleaned, and the gym was always maintained. I was very proud of the maintaining of each facility. Only downside was when the grass was cut, EVERYTHING was covered with grass because of the blowing. I hated sweeping my front door and welcome mat from the cut grass. Especially when it surrounded my car. --Score: 4/5

The buildings are ancient, poorly maintained, and completely uninsulated. In winter, my apartment was so cold I had to sleep in multiple layers with isckets. Apartment would be 55 degrees inside. And In summer, it turns into an oven - temperatures easily exceeded 90°F indoors with no relief. The walls are paper-thin and I could hear my neighbors' conversations, TV shows, arguments, and everything else at all hours and privacy is nonexistent. Security is a joke. There are no gates, no cameras, no on-site staff after 5 p.m, and the property is a known hangout for homeless individuals who camp out in the parking lot and hang in the pool areas. Worst of all: they steal your security deposit. No matter how spotless you leave the unit, they will invent charges like shampoo carpets and glazing the bathroom and countertops. Which is something I would certainly hope they would do after people move out. And they kept every penny. $900 gone. Save yourself the stress, freezing winters, sweltering summers, constant noise, loud cars, single pane windows, safety concerns, and inevitable theft of your deposit. Look literally anywhere else, you are better off joining the homeless in the parking lot and save $2600 on a 2 bedroom, its more comfortable outside then inside. This company and complex are absolutely criminal. Shame on everyone involved. Only decent people were maintenance and Mario. They did their best with the tools they were given and always responded quick. Props to those guys for putting up with the absolute degeneracy that is the property management.

    This complex continues to fall short of expectations, especially given its rising rent. While the…read morestainless steel appliances present a surface-level upgrade, they do little to compensate for the property's ongoing neglect. The grounds are poorly maintained, with overflowing trash, loud vehicles and dog waste frequently left unattended, even though residents pay HOA fees meant to ensure proper upkeep. Instead of thoughtful landscaping, we're treated to chainsaws at dawn for excessive tree maintenance and relentless leaf-blowing that kicks up dust and debris, especially for ground-floor patios. Also if you're on the ground floor look out for spiders and cockroaches! Safety and maintenance remain serious concerns. When a dumpster fire broke out, tenants had to intervene before the fire spread. (See photos attached) Afterwards, management failed to promptly replace the used fire extinguishers for a week before the residents reminded them to, which seemed like a grave oversight, especially during fire season. After the incident, it took management an hour to show up. And then there was the unforgettable incident where police had to taser a nude intruder in broad daylight, witnessed by residents, including children. At these prices, residents should expect better than apathetic management and constant disruptions. Until significant improvements are made, I can't recommend this property to anyone who values their peace, safety, or money. Luxury!
