I loved my brunch here! I'll admit I went in expecting something overpriced and gimmicky with the Chip and Joanna Gaines association, but I was wrong. This restaurant delivered on both food and service. The host who greeted us was so friendly and upfront--he let us know there'd be a 10-15 minute wait, which honestly would've been fine, but he also said there was no wait for bar seating which was completely open so we decided to grab those instead for a different vibe. No regrets -- great spot to eat. I ordered the steak and eggs, steak cooked medium and eggs over medium. The steak was cooked perfectly and the potatoes on the side were amazingly crispy and well-seasoned! This is easily a spot I'll be back to next time I'm in Waco. Okay. Went here for my wife's birthday. The hotel is beautiful. Especially after watching the show and seeing all the love and care put into the aesthetic. The Cowboy Caviar was small and nothing special. Skip it. My wife got Shrimp and grits and was completely blown away. That was the best she's had in her life. I got the Dr Pepper brined pork and I too was totally blown away. This was so delicious. Words just cannot express the joy I got from this meal. I don't know. Maybe it sounds dumb to some. Maybe it's because I was raised on government peanut butter and cheese. Whatever it is or was there is nothing better than eating a delicious meal in good company and everyone enjoying it. The prerequisite for that doesn't even have to be perfection. You just need good food and friendly attitudes first both guests and hosts. Always try to remind yourself that when you go into a restaurant it's like being invited to eat over at another house. The people serving and cooking for you put so much work into this thing they want to share with you. I saw after other people left the person busing the tables had to move the heavy tables back into place. A truly thankless job. We had a five star experience at the Brasserie at Hotel 1928. We had a reservation and mentioned it was a birthday, and we were greeting warmly with happy birthday wishes. And our table even had a happy birthday sign for our birthday girl! The atmosphere was sophisticated and chic, with a quiet and bright atmosphere. The food was marvelous- we enjoyed everything we ordered. We especially enjoyed the special hot tea selections, coffee, and the sweet potatoes! The Brussels sprouts (with sauce on the side), salmon, and chicken salad on croissant were fabulous. Our server was attentive and thorough. We will definitely be back! Stopped in yesterday for a drink and a snack. Wound up staying for dinner. After a long day of travel and cramming in as much as we could on a Saturday, we stopped in for a quick bite after checking into the hotel. I ordered the pimento cheese and crackers and could have easily stopped there. It was SO GOOD! The people sitting next to me at the bar were drinking something that looked fun, so I ordered one too. It was the Downtown fizz. I don't particularly care for sweet drinks so this wasn't a total win for me, but it was fun to try. The place loaded up quickly and since we were tired and I didn't feel like leaving the hotel after we had hunkered down, I ordered the steak and fries with a side of Brussels. The meal is big enough to share and perfect enough so you're not overly stuffed. After dinner and hogging the seats at the bar for a long while, we ordered another round of drinks and went and sat by the fireplace to relax. All in all, the service was great, the meal and snacks were delicious and the atmosphere was super fun. We met lots of fun people and a good time was had by all. read more

Decided to try out Chip and Joanna's restaurant in their new(ish) hotel. I had heard mixed reviews from friends so wasn't sure what to expect. Our service was great and the food was tasty as well! Our water was very nice and knowledgeable and our food came out quick which was great because we had to catch a Baylor game! Next time I would love to sit up on their rooftop restaurant but it wasn't in the cards today. I would return but would like to sit up in the restaurant at the top of the hotel due to the amazing view they have up there. read more

We had high expectations going in for a thanksgiving dinner. We came on time for our dinner reservation and the host took us to our table. He apparently did not coordinate with the designated server so we were not taken care of for a long time; the party who came in and sat next to us came after us but were attended to by their server ahead of us. Our server Morgan finally came and apologized for the miscommunication with the host. She was not informed that we were already seated. We ordered the thanksgiving dinner package and we were told that the restaurant had already run out of one of the options for side dishes (Brussel sprouts). This was at 6:30 pm. Our soup order came out but we were not given spoons so we had to wait for someone to bring us spoons. Our entrees came out even before we could start with our soup so we asked the staff to take it back and keep it warm. By the time we got our spoons the soup had gotten cold so we had to send them back as well. The manager (Dean) came by to personally apologize for everything that has gone wrong with our dinner and personally monitored how our orders were being made and delivered. The hot soup was very good but the turkey was dry, as if it sat under a heat lamp too long. They also informed us that the kitchen ran out of stuffing which was part of the menu. Morgan did her best to 'make things right' and did not charge us for our desserts, coffee and tea. We could tell she tried to make us feel well cared for and we appreciated her efforts. Dean and Morgan both did their best but the failure was on the kitchen staff as well as on the host. This dining experience has tarnished our previous impression of this restaurant. We dined here last year and were thoroughly impressed so we decided to celebrate thanksgiving here but now we are very disappointed by the quality of service. Hopefully management will make the necessary changes to bring the restaurant's overall quality to what it was originally meant to be. read more

I chose the Brasserie for our wedding anniversary based on past good experiences but today was a huge disappointment. The homemade biscuits were hard and clearly not fresh. The fried chicken was warm at best and seemingly reheated. Worst of all, our server dropped two pieces of chicken directly onto the table and didn't offer to replace them. She merely apologized and blamed it on the platter being too heavy. I needed to drive to Waco from Galveston County to pick up some things. The Mrs. decided to tag along for the one-day roundtrip if I promised to take her to The Silos and lunch. She wanted to see Hotel 1928 and eat lunch at The Brasserie since she had seen the entire remodel episodes on Discovery+. So, I obliged. I did look at my trusty Yelp app before going to the restaurant and noticed it only had three stars. But, I'll always choose a happy wife over a few bad reviews. We normally split dishes but after walking around The Silos most of the morning, we were both famished so we each ordered the 1928 Burger. We also ordered the biscuits as an appetizer. I'll start by saying the Brasserie chef needs to institute some MAJOR quality control. The biscuits were served overdone to the point they were dark brown. The taste was okay but could have been better had they not been slightly burned and crispy. The word "crispy" and "biscuit" should not be used in the same sentence. The burger description on the menu made it sound much better than it actually was. I ordered mine with the peppered bacon; the Mrs did not. The young lady waiting on us asked how we wanted to cooked. We both chose medium. Both were served well-done. Not a hint of pink. The peppered bacon was also overdone and I like crispy bacon but not to the point of burning the bacon. The burger was small, especially for a $21 burger (+ $3 for bacon). If I were to go again (I probably won't), I would send it back and ask for it to be prepared correctly. I will say the fries were really good but the highlight of a $77 lunch review should NOT be French Fries. The waitstaff was very friendly and helpful. We did not complain as we were both tired and getting ready to drive 3.5 hours back home. We really didn't want to drag out the experience any longer. However, when we come back to Waco, we will not be eating here. Bottom line - If this restaurant wasn't attached to a beautifully remodeled hotel and didn't have the Gains name and notoriety behind it, I'm afraid to say it would be out of business. They desperately need to think about the quality control of what they are serving their customers. I'm sad to say I can only generously give them two stars. They could and SHOULD be better. Everything was going well before our waiter came, but from that point on the experience went downhill fast. Our server wasn't very helpful, couldn't answer basic questions about the menu, and even gave dirty looks when we asked for clarification. When the food finally arrived, my plate was significantly smaller than my friend's--even though we ordered the exact same thing. On top of that, the silverware was dirty, which is unacceptable for any restaurant. When we brought it up, we were only given $6 off, even though I basically received a kids'-sized portion and still paid nearly $19. Visiting Waco for my wife's birthday we decided to make reservations and stop in. Pros: This place is beautiful! One of the nicest places I've been to in a while. Our waitress was very kind. My Cornish hen had an incredible sauce. It was mustardy and added a much needed acid to the dish. The hen was also cooked very well. Cons: Service was slow even though the restaurant was empty. The pimento cheese tasted like cheese whiz. It desperately needed some salt and acid. I like a little heat in my pimento as well which would've helped a lot. The potatoes in my dish could've used more cook time. Where there was sauce it was excellent...where there wasn't it was pretty basic. My wife said the bow tie dish was ok but bland overall. Needed salt acid like everything else. The dessert was terrible. We got the Dr Pepper fudge cake with gelato. The texture was grainy and not at all like fudge. The gelato was watery and didn't taste like vanilla. Sadly, the fudge cake wasn't warm either. An ok one and done experience. Overpriced for what you get. Cool to see I suppose. read more

Ate at Bertie's rooftop last time we were here. This time we tried the Brasserie and the food was delicious. I can't recall the name of cocktail I ordered, but it was yummy. Ordered the caprese sandwich and it was light and flavorful. I enjoyed the French fries too. The crispy sweet potatoes with drizzled honey was a great side to have as well. I really enjoyed it last time I visited the hotel. Make sure to also stop by and see the library and get a drink while you sit at the rooftop and enjoy the view of Waco from there. Definitely a place to try if you're touring Waco and would like to see the places Joanna and Chip renovated. I ate here for dinner during my stay in Waco on my way to Austin. I was debating between this place and another. I was quite pleased with my choice! After reading the reviews, the reviewers definitely confused me. They must have stricter expectations. I got the macaroni and cheese, kale caesar, and banana pudding. I guess it was weird my dessert came up first, and then the bartender had to go searching for the salad. Nothing tasted bad nor was "cold" as some other diners comment. The servers were a little confused about where to deliver items, despite being completely right. So I guess that's where they lose folks. We had a day trip to the Silos and made a reservation at the Brasserie Hotel 1928 to check out the newly developed building. The service was friendly, menu options are limited but we found something to satisfy everyone's palate. The Brussel sprouts are sweet and tangy prepared with a slash of fish sauce. The butternut squash bow tie pasta had all the flavors but the pasta fell apart as it was over cooked, too light on the Swiss chard. The chicken sandwich was prepared on a nice buttered croissant and the ham and Swiss sandwich was on a nice rye bread. Glad we checked out the building, Joanna and Chip did another fabulous job transforming this building but it was empty and I hope it makes it. read more

While the service was very friendly they didn't have the polish of a restaurant it's trying to be. And the bartender (we had drinks before dinner) was also friendly but didn't come off as a very experienced bartender (e.g. couldn't help choose a drink). We enjoyed our dishes and overall it was a good meal so I wouldn't have an issue recommending it, just keep in mind it is more of a causal restaurant than it appears. It was a 30-year anniversary, made advanced reservations. Seated quickly and that was it. Did not get any drink orders or even water brough to the table. Wait staff never even come by. Eventually went to the bar where we ordered drinks and ate dinner. A lot of other customers were coming over from the restaurant and ordering at the bar because service was so bad. Then moves at an alarmingly slow speed, which by the way barely checks on us. The final straw was that u ordered a cinnamon roll and noticed on my bill it was 7 dollars when the menu is 5. If I didn't notice I would have been charged two dollars extra which like okay two bucks but it's flipping annoying especially after everything else. Well you can't truly experience Chip and Joann's Hotel 1928 without a run into one of the onsite restaurants. So Brasserie it was for breakfast. The dining room was virtually empty and we had to wait to be seated and then only after the front desk noticed our wait. We were asked if we had reservations, um, your dining room is empty. Breakfast was ok and not something I would crave or would make me come back. Biscuits and gravy was fairly heavy and I got no further than half a biscuit. The decor, however, is stunning. read more

So we're celebrating our 49th anniversary with reservations at 6 PM. The service was great... Sort of... The chicken fried steak left much to be desired it was tough burnt. My BLT salad and the cauliflower soup needed salt and pepper. It was as though no one had prepared it that actually knew what they were doing. My Prosecco was pretty good. The water was nice, but our server didn't check in with us at all. I wanted to love this place. My wife and I watched the hotel being restored on TV. I reserved it over a couple of other places for our long-weekend anniversary trip. Their reservation system even asked what event we were celebrating. It was going to be an epic night. Meh. The hotel is in a neighborhood where pretty much everything else was closed so it was very quiet. It was also a bit dark, which was a bit creepy. We found a parking lot across the street and then noticed it was marked Valet Only. They have valet? So, a quick U-turn on the empty street and the valet took the car and pointed us to the front door. The front desk clerk lead us to the restaurant. So far, so good. We surveyed the restaurant while we waited for the maitre'd. The reservations were really overkill. It may be because it was Super Bowl Sunday, or it may be that while the restaurant is inside Hotel 1928, there doesn't seem to be much else going on in the neighborhood. In spite of the hotel being a Fixer-Upper, it appeared during the series that it was not really a Magnolia project. Since it is not over-run by fans, I believe that is true. The restaurant does seem moderately upscale when you enter but then the disconnects begin. It's interesting to arrive at an almost-empty restaurant with reservations. Why did I need reservations for a party of two when a party of twenty would have be easily seated? Staff is nice but not upscale-trained. It's disconcerting when there are two Pinot Noir selections on the wine list and when my wife started to ask for advice, our server said the wine list was being redone and there was really only one available. So, it's better than "Y'all want red or white?," but it's not really a wine list. The menu was not very expansive, it does have some Texas classics - I had a good chicken fried steak - but it wasn't at the level I was expecting for an anniversary dinner. (Math trivia - pork roast for two ($65) is a dollar more than if each member just orders their own ($32 each) which seems strange.) For our appetizer, we had Baked Cheese. It was specifically Baked Brie - my wife asked - and it was very good, with roasted grapes and toasted Ciabatta. If your clientele can handle Ciabatta, can't you just say Baked Brie? Otherwise, it's Baked Cheese on Crunchy Bread. While we were waiting for our drinks, I tried to check in on Facebook. It's unknown. I found it interesting that Facebook and Instagram don't know the restaurant or the hotel exist. If you search, they aren't there. (The profile here on Yelp is also waiting to be claimed.) So, social media is non-existent to them. That is the one item that is true to 1928. So, the short version of this review - it's a nice place. I expected much better than nice. If your reservation system asks if you are celebrating an occasion, then the staff should recognize the event. Otherwise, don't bother asking the question. If you ask the question, you are building a level of expectation. If you don't ask the question, nobody will be disappointed that the event wasn't acknowledged. Our waitress did ask why we were in Waco for the weekend so my wife said we were celebrating our anniversary and she said "Happy anniversary!" so it was acknowledged but if your reservation system captures the information, staff should be forewarned, rather than finding out from a chitchat with guests. If you want a place for dinner with decent food, secret-agent service (servers vanish for random periods of time) and don't mind paying for valet, this may be the place for you. If you are looking for a dining experience to match the appearance, this may disappoint. If you expect the care to detail and self-promotion that seems to be a Magnolia trademark, Chip and Jo have left the building. read more

Service was polite and very personable. Our waitress was attentive and was super nice. We order a small appetizer, the biscuits. These are amazing. Delicious! Both our dinners were tasty and had great flavor. The pasta was a very hearty dish. Burger was standard burger, nothing crazy here but tasty still.
