THIS is the baseline for Bubble Milk Tea. Start here & anything else elsewhere will never compare. The tea flavor TASTES like the flavor. I don't know how much testing and tasting they did for this business (& their chains), but every part of their drinks works together so well - the boba, sweet cold foam, fruity pulp. I always get less sweet and with less ice. The price point reflex the quality and size, but it's helpful to sign up to their newsletter and points club, for specials. Staff is kind and patient. I've had the - Strawberry Matcha (wasn't overly sweet) - Brown Sugar Earl Grey - Thai Tea - Milk Tea with herbal jelly Make sure to order a Banh Mi too! (By Banh Mi Daddy) A lot of places don't have the caramelized ground BBQ pork, but they do. The sandwiches are super good with very fresh ingredients. (Had a Super Bowl special this year with a sandwich and tea for $15.) The business is to-go only. They start having indoor seating during the pandemic, but had a little outdoor shed currently have a few tables and there's a permanent bench on the sidewalk. They're on a quiet tree-lined neighborhood block with a few other businesses - tattoo shop, eyelash salon, insurance office, an African restaurant/shop, Chinese takeout, Pizza, & perfectly next to the laundromat. It's gets quietly busy with locals & actually people double parking or walking over to get an afternoon Boba tea and sandwich. I hope they're there a long time.
What we ordered: - Happy Drink - Passionfruit pulp and strawberry puree with shaken rose peach tea - Brown Sugar Thai Milk Tea - Signature Taro Root Milk Tea I was highly disappointed with my drinks here. Based on the great reviews everyone in my party decided to give it a try since we were in the area instead of going to one of our tried and true places. Big mistake, we got 3 drinks and none of them were good. I almost never throw away food/drinks but we literally threw them out basically full. My husband who is not picky at all wouldn't even drink it, which says a lot. It also took us awhile to get our drinks. It's understandable because this is in the Chelsea market and there is a lot of people/foot traffic there but it didn't look that busy at the time. I'm hoping it was a fluke and that maybe it's better than the experience we had but it's not likely that I'll be back.
After looking through the photos of the matcha drinks here.. I was hesitant to order due to the shade of green. However I decided to get the delicious-sounding "brown sugar matcha milk tea" as I knew the syrup would be a good flavor and my drink craving would be satisfied. I was right as the matcha tasted alright (almost nonexistent?) for me but the milk (oat milk) taste was there. I don't think I tasted brewed tea either. The boba however was made exceptionally well and was perfectly soft and chewy. I asked for light boba but I later felt like I should have kept the normal portion. Pros are the boba and the fact that it was refreshing, but I didn't want to finish the rest. Located INSIDE Chelsea Market, on the lower level, all the way in the corner across from the restrooms and is inside of an Asian goods store. *They also have a rewards program to get free birthday drinks. *$8 for a large drink with boba
The ceremonial matcha drinks are so good! At this location inside Pearl River Mart foods, you can see them whisk the matcha in front of you. It's a small stall, but have seats just outside. It's on the lower level downstairs inside Chelsea Market. Staff are nice.
Took awhile to find! It's hidden inside a small grocery store on the lower level. I got a Thai tea with boba and enjoyed it. A little expensive compared to some other boba places and not as good as some others in the city. doesn't give as much boba, and the are a little on the firm side. They left out the jelly in my friend's drink. But they did fix that.
Tea & Milk at Chelsea Market is pretty good! They offer a great variety of teas, from classic favorites to fruity blends. Their roasted oolong milk tea is good but does not stand out to other competitors. The staff is friendly, and the atmosphere is cozy yet busy, making it a nice spot to grab a drink and shop.
I ordered the brown sugar matcha milk tea with boba. The boba was very fresh and the perfect texture. The milk tea itself was a bit sweeter at 100% sweetness but very delicious! The staff was very nice and I got my drink very quickly. The location is a bit hard to find as it is downstairs on the lower level tucked away with some other food spots. I will definitely be returning!

Service was kind and quick. I ended up ordering the Jasmine green milk tea with grass jelly and it was delicious. I got 30% sweetness and it was so light and refreshing, while still satisfying my craving for milk tea. Would definitely stop by again if I'm in the area!
I got the earl gray tea with the cream. 50% sweetness, low ice. It still tasted too sweet for me, and the cream made it feel like a dessert. I wasn't a fan, but this might be more enjoyable for someone with a big sweet tooth. Service was very friendly and patient in getting my order in. There was only one other person in line, and we both got our orders alone at the same time. Fast and efficient. The store is located inside the Asian food market on the lower level.

Fire boba. This was my second time ordering from Tea and Milk, and the boba was just as great as the first. I came with some of my students on a field trip, and all of them really enjoyed their drinks, too. I ordered the classic black milk tea w/ boba; the boba was perfectly chewy, and I could taste the tea in the drink. The only thing I wished was different was the price. For a regular black milk tea w/ boba, $7 was pretty steep in my opinion. Overall though, I would recommend, and I would keep going to this place.
Small boba stall nestled inside Pearl Food Mart in the downstairs Chelsea Market. Boba was surprisingly chewy and had a good texture. The tea lacked a bit of depth to it and honestly wasn't anything special. Service was quick, friendly, and efficient.

To pair with our meal, I had to get a boba. I saw the Strawberry Lychee Green Tea with Boba on the menu and knew I had to try it. I loved how refreshing it was and the flavors weren't too overpowering where it didn't taste like tea anymore! There's also strawberry chunks that's similar to Tastea for anyone from Orange County CA. Would not mind coming back here when I'm in the market for some boba. read more

Thank the universe there's a boba place at Chelsea Market! Located in the lower level, this was a perfect stop for a refreshing drink. There was a BTS cupsleeve event happening right outside of it - I think they had exclusive cupsleeves if you ordered from the specialty menu, but I did not. I got the strawberry lychee green tea - these are all my favorite things in a drink btw- and it was delicious. I can't for the life of me remember the name of the other drink we ordered (see photo) so I'm sorry about that. They also have a variety of snacks in store - think korean convenience store style - for if you'd like to pair a treat with your drink. Would come back next time I'm in the market! read more
OMG- my boyfriend and I walked through all the different stores. We were really thirsty and we came upon this Boba shop! We were so surprised at how delicious the drinks were. We actually came back about an hour later in order the exact same drinks again!! We ordered the Mango Rose Tea-Lemonade and Lychee Green Tea, both teas had a very good flavor and were rich with the actual fruit flavor instead of a fake synthetic syrup! I also like the fact that they added real lychee to the green tea Boba drink! While you wait, there's a cute little grocery store inside and I really liked the unique items that they had. This store is located on the lower level of Chelsea Market, so basically basement level. I've been coming to this location for 3 years now and there boba never disappoints! It's always soft and chewy which I love because I know it's made fresh. I noticed they added a new purple rice topping, it's a sweet rice similar to a "arroz con leche" (rice pudding). Not too sweet at all which is perfect! The service is still sweet and helpful, I enjoy making small conversations with the barista's. I get my usual brown sugar matcha with 50% sweetness, you can never go wrong with that read more
(Overall: A) - I had to return back to Tea and Milk with a friend after being impressed by the quality of their tea during a Yelp Elite event. This time I went for the Rose and Peach Tea, which had subtle floral and fruit notes to help build complexity to the tea flavor without overpowering in an impressive way. This boba shop is reasonably prices, especially given its Chelsea Market location, and the staff raise the bar in helpfulness and friendliness. Highly recommend. Returned (near closing time again) and was happy that they still had yogurt for the Bay Ridge Mango Lassi. No more boba though which was ok bec I remember it being sweet and might change the taste. So, their lassi has a hint of sour from the yogurt, and is thinner than lassis I've had. Still a good drink, esp with the generous amount of fresh mango puree. I also do not usually get refreshers but I tasted my husband's Astoria drink with passionfruit and rose tea and it was pretty good (not syrupy sweet like from some places). For both drinks, can't change sweetness and ice levels; also only in L size. They don't skimp on their toppings which we appreciate. Fast service too. Tea and Milk is located in the lower level of Chelsea Market - just go down the staircase by Pearl River Mart, and turn left. It is one of the vendors inside a small market. Few tables in the area for seating. There's an elevator if needed, near the restrooms on that level. read more

The matcha latte's quite good, I'm pleasantly surprised! It's not as fast as at other locations but the place doesn't usually have a line so the wait isn't too bad. There's no seating inside but there are a couple tables outside where you can drink your boba and have some snacks as well. read more

Located on the lower level of chelse mearket we loved this Boba! It inside an asian convenience store with a food restaurant next to it. We got the Lychee Strawberry with boba pearls and normal sugar. The service was very fast and we were out in less than 5 mins. Servers were sweet and the ambience was that of a grocery store since thats were it is loacted in. A great pick me up after a long day of shopping in the city! read more

I had this last year when I was in NYC and wanted to come back because I liked it so much. I get the Strawberry Lychee with boba. It came out to a little under $9. It's a little pricey - but you're at the Chelsea Market... what more can you expect. Don't forget to check in for a discount like I did. It's located downstairs in the Pearl Market. read more

They are conveniently located in the lower level of Chelsea market inside pearl river mart. They were quite busy when I got there on a Saturday afternoon. The line to order didn't really move that quick but as I got closer, I released the person at the cash register was also helping to scoop the bobas or jellies into the cups before passing it onto the next person which caused the delay. However, once I placed my order, my drink came out in no time so I would say they are still very efficient. I ordered their roasted oolong with signature cream and boba. It had a strong tea taste, which I like very much. The cream added a rich creamy flavor and the boba were chewy and just the right consistency. I normally don't like my drink too sweet so I ordered 25% sugar but I could go a tad sweeter. So I would say you should go higher in the sugar level if you have a sweet tooth. Overall, it's a solid cup of bubble tea and I would love to go back to try out other items on their menu. read more
Ordered a passion fruit, mango and jello drink. It was so good. I told the server that I can't have milk and she graciously made recommendations. Although Tea & Milk was hard to find at first, the staff at Chelsea Market was extremely helpful and pointed me towards them downstairs in the basement. It is tucked inside of a store. It's a small storefront but since it's next to another Asian store, it's great to browse around while you wait for the drinks. The drink quality is high because I legitimately got real passion fruits. It is sour and even writing this post makes my mouth tangling in savor. Definitely recommend this place. We were walking around the Chelsea Market when we craved something fresh and refreshing, which is how we ended up here. Located on the lower floor, amidst other food joints, this place stands separate in a corner. It has a mini Asian store running right next to it (or it's a part of the store - I'm not clear on that). We got a Mango Rose Tea Lemonade and it was very refreshing to drink. I added lychee jelly to it and that was a great move. The service was pretty quick so that was another plus. Definitely a nice spot if you're in the market craving some bubble tea. read more

It's downstairs in the market. It's tight with no seating just for them but some in the open area. But it's very crowded on a weekend. Just ordered one and it was ready fast. Checked in on yelp for 10% off. I got the classic with signature cream half sweet. Usually I am good with half sweet but for this one the tea flavor is a little strong so maybe I should have gotten 75% sweet. Still good though. They tell you to shake it up. They just call out the drinks. Not your name or a number. If they are making them fast enough, they shouldn't have any mix ups. I do like that you can sub the milk without having to pay extra. read more

I got the Bay Ridge, which was Tea and Milk's version of a mango lassi and it was SO GOOD. I was pretty full by the time I got it and was fully prepared to only have half but it was so good I managed to kill it. The drink comes with mango puree at the bottom and their homemade yogurt at the top. Make sure to mix well! The yogurt's not sweet at all so it blends super well with the mango puree for a creamy, refreshing drink. At $7.25, I thought the price was fair. The line took about 15 minutes at 6 pm, but once you put in the order, it came out in 1-2 minutes. read more

Daaaaaamn I always forget how spoiled I am in the bay area with the boba scene T_T Don't get me wrong, Tea and Milk isn't bad-- but the only boba place around also being INSIDE an Asian grocer? Cmon, NY step your boba game up If you're like me and looking all over the lower floor to no avail, I'm here to tell you that this is in Pearl River Mart foods, NOT its own standalone shop! Easy to miss (except for the boba mural outside....... Ok ok ok, I'm just bad at looking). You place your order on the right side of the counter, pickup on the left side. Maaaaaan NY prices are crazy, $8 for a single cup of boba...... ROASTED OOLONG WITH SIGNATURE CREAM (75% sweet, no ice): Glad that they have such fragrant tea! Brewed well and delectably herbal. Their cream is silky, luscious, and adds the right amount of richness to the tea. Boba is cooked and sweetened well. Staff were friendly & quick. I gotta be back for their fresh taro for sure. Not bad for the only boba place around, they could definitely get away with lower quality stuff out of sheer boba rarity, but it seems like their quality isn't bad at all. read more

I stumbled upon Tea and Milk since it was the only spot in Chelsea Market for some solid boba which is surprising! Initially it's hard to find, but it is inside Pearl River Mart once you walk downstairs on the lefthand side. I was really craving something refreshing since it was super hot and humid outside and decided to order a large iced Strawberry Lychee Green Tea with aloe bits. And dang was it good! It HIT the spot and automatically made me feel much more refreshed. The drink came out quickly and without hassle. I liked how the aloe bits were big and they had a lychee chunk in there too. One of my favorite boba spots in the city now! Tea and Milk is first a little confusing to get to - it is located on the lower level of Chelsea Market inside of the Pearl River Market, hidden from the outside a bit. Once you step inside of PRM, you can see the counter for Tea & Milk, right next to the banh mi counter. I ordered the Thai Tea and my mom had the Earl Gray - but we both forgot to shake it before putting the straw in so we had to mix it with the straw. One of the best Thai Tea boba I have had in the city! I really want to try the signature ube next time. Will be back! read more
