I never had a bad experience with them. No complaints. They responded to any issues that I had with my condo. They were fairly prompt.

My experience and concerns regarding Evan Lemoine's leadership of The 903 are based on the public…read morecourt record, not speculation or personal attacks. In 2023, unit owners at The 903 exercised their right under the condominium bylaws and Rhode Island law to petition for a special meeting concerning gas metering and billing. Evan Lemoine was President of the Association at the time. The first petition, signed by 25 owners, was not acted upon. A second petition was subsequently submitted by more than 25 owners and included specific proposed business for the meeting. Rather than sending the owners' proposed notice, Lemoine and the Association's Secretary substituted their own notice and removed the specific items of business. The matter ultimately went before the Rhode Island Supreme Court in Song v. Lemoine. The Supreme Court vacated the portion of the Superior Court judgment that had ruled in favor of Lemoine and the Secretary and held that the unit owners had satisfied the requirements for calling the special meeting. Most importantly, the Court stated plainly: "These unit owners were entitled to the meeting they sought." The Court also noted that the notice sent by the defendants did not meet the statutory requirements. According to the public record maintained by 903 unit owners, the dispute did not end with the Supreme Court's May 2025 decision. The President and Board continued to resist sending the meeting notice, and a court order issued in January 2026 ultimately required the President to do so. Whatever one's opinion of Lemoine personally, these are not merely allegations about his leadership. They are events documented through litigation and a Rhode Island Supreme Court decision. For someone serving as the president of a condominium association, I would expect transparency, respect for unit-owner rights, and compliance with the governing documents and applicable law. The public record raises serious questions about whether those standards were met. Residents and prospective buyers should read the court decision and the underlying documents for themselves before forming their own conclusions.

Overpriced condo complexes in Providence often try to entice renters with amenities. The 903 has a…read morefitness room. The actual functionality of that room pretty much stops at the door. They have had multiple machines that haven't worked for seven months, Two of the four cheap cardio pieces have out of order signs on them. The facility never gets a thorough cleaning. It is very limited equipment. It has two televisions only one works. I wouldn't rent here. I wouldn't own here.

Don't be afraid to talk with him, he listens. The apartments and neighborhoods The apartments I've rented from Vito are spacious and clean. They are professionally cleaned before move in and professionally maintained durning duration of the lease. House calls are quickly responded to and often resolved to within the same day as they are reported with very limited intrusion. The neighborhoods are on are nice and quiet and typically close enough to the action for entertainment and gatherings of almost any type. Vito is selective about who occupies one of his apartments to kept all his properties quiet and enjoyable to live in for everyone that holds a lease. I can say without any doubt or hesitation; I would rent with Vito again at the drop of a dime if the opportunity arises not just in Providence but anywhere! Thank you Vito for making my family's introduction to Providence not only easy but very memorable!

Vito is a responsive landlord. We had an issue with mice (almost every apartment in Providence…read moredoes!) and the exterminator came the next day and we didn't see a mouse again! He was also flexible when I wanted to adopt a small dog, which I appreciate so much! My roommate and I saw a few apartments with one of Vito's agents before finding the one we chose, and all of them were pretty nice, most of them recently renovated, and the prices were reasonable (especially now since I moved to Boston!).

RentProv gave me the best rental experience I've ever had, and I've rented in many places…read more They were consistently responsive, efficient, thoughtful, and easy to work with. Whenever something came up, it was handled quickly and professionally. Early in my tenancy, I noticed mold in the refrigerator's water dispenser, and they replaced the refrigerator almost immediately. When the old stove and cooktop stopped working properly, they replaced the full range with a brand-new, very nice appliance. When the water heater broke a few months later, that was also replaced practically right away. The maintenance staff were always kind, helpful, thorough, and respectful. I never felt like I had to chase anyone down or fight to get a necessary repair completed. One of the best examples of their reliability happened during a major snowstorm. The roads were barely passable, but I woke up one morning to find that my driveway was the only one in the neighborhood that had been plowed. My neighbors were genuinely asking how RentProv had managed to get it done. I eventually purchased the house I was renting, and they continued maintaining the property and responding to issues through my final days as a tenant. They never started doing the bare minimum just because I was about to close. Shannon, in particular, was wonderful--professional, thoughtful, organized, and genuinely invested in making sure everything was handled well. I can only speak to my own experience, but mine was consistently excellent from beginning to end.

I'm a combat veteran with ptsd. I have a medical marijuana card and grow my own medicine. the owner of the building I was renting was fine with it, as it was completely legal. Rent Prov called the police on us, who showed up and told them that I wasn't breaking any laws. They then tried to evict us, even though the owner told us it was okay since the police made it clear it was all on the level. I should also include some pertinents: no one else lived in the building except my mother who rented the floor below us. there are only two units. literally no one complained. also, when they couldn't get in touch with me because it was Friday night at 9pm, they began harassing my elderly mother (who again, rents a separate apartment and has nothing to do with my LEGAL medical marijuana. Lawyered up and they backed down like the unprofessional losers they are. we broke our lease early to get away from these incompetent morons. do yourself a favor, avoid at all costs. the lawyer was provided to me by a veterans organization free of charge. he looked into Brian Weinstein at rent prov and apparently he is WELL known in the legal community as a royal POS.
