Owning a property from a long distance can be complicated without capable management in place. Securing a property management company is not difficult, but finding one that can manage your properties in your specific management style can be real challenging. After six years of working with Real Property Management, I have to say that at every turn, they have always made every effort to have our requirements addressed. Today, we had a situation where one of the staff at RPM went way beyond her duties, and made herself available after hours to meet a serviceman to let him into the building. When I called her, at dinner time, she literally said "don't worry", and ran out her door. This to me is like having a family member there for you, and I was blown away enough to write this. They don't care about the upkeep of the house or the kids, they paint over mold, paint over lead and then when they have not updated the apartment in any way for 10 years, they try to blame you for Normal wear and tear. Real Property Management in Providence is run by theifs! While living in an apartment managed by them it took literal months to replace broken door handles. When I left they kept half my security deposit for oil?! I got a little over 1/4 tank when I moved in and left it with 1/4 tank when I moved. They can't provide me with proof of the oil level when I left. read more

My experience with Mark Russo and his team at Real Property Management couldn't have been better. We retired and moved to FL leaving our downtown condo in the hands of RPM, because they managed most of the units there. Mark was very personable, and professional in appearance. The process wasn't complicated and over the years, we have been delighted with the personalized service we've received: we requested e-mail updates for every notification by the tenant, and also receive the monthly and annual financial report by e-mail. Even when we were seeking to sell the unit 18 months ago, Mark was very accommodating by approaching the tenant. Though the tenant declined then, now after almost 4 years they initiated a redress to buy it. It wouldn't have happened without Mark finding us good tenants. Terrible company. Do not rent with them. They will scam you. I experienced very poor communication and poor management. When I first got to my new apartment there was a dead mouse behind the fridge and a tampon applicator behind the stove. Unclean and gross, to say the least. read more

Truly terrible communication. They stated that the damage to the interior of the home would be fixed prior to moving in. It was not. They said they would deduct the cost of repairs from our rent if I fixed it myself during COVID. They did not. The building does not allow animals, yet my upstairs neighbor has a dog. They wake me up at 5am every single day stomping down the stairs to take their dog out. RUN if you see a listing from this management group. read more

Do anything you can to not rent any property run by these slum lords. We started renting from two brothers who bought the house we live in and they were great. Always available to help. Any repairs, no problem. Then they sold to someone overseas and Real Property Management took over. Someone tried to break into our house almost 3 weeks ago and took the back door almost off the hinges. The whole door frame moves. It's a major safety and security issue. And they still haven't sent anyone over here. The grass in the back yard got higher than my wife's belly button before they send anyone to trim the grass. We have been paying for half of the 3rd floor's electricity for 2 years because the wiring is wrong and they refuse to fix the issue at all. These people don't care about their tenants at all and seem annoyed if you even bother to contact them for something they are supposed to do. Avoid them at all costs. read more

Great property management company! They have been handling the rental of my condo for the past 5 years. Any maintenance that is needed on my unit is handled quickly and courteously. They are very responsive and provide excellent service. Turnover between tenants has gone smoothly both times that it has occurred in the past 5 years. They were able to quickly find a new tenant with no vacancy time in between tenants! The online statement reporting system is easy to use and detailed. The office staff is always friendly and helpful. I highly recommend this management company. read more

My experience with Real Property Management was extremely disappointing. My roommates and I found an apartment in a decent area that was in pretty good shape. We were excited; we immediately applied (BCI, income qualification, etc.); we were soon accepted; we began the move in process. Not until we had given our notices at our current living situations and begun to pack, did RPM contact us to tell us that the landlord had denied our application, and their previous acceptance was unauthorized and prematurely given. Totally matter-of-fact, totally uncouth. We had to scramble around Providence to find another available apartment with 1 week's notice. Such crap. read more

Be careful of this agency in Providence and surrounding RI area. They try to coarse you into moving into a listing as soon as possible constantly badgering saying other prospective tenants are waiting when in reality you're clearly the only one. All applications AND deposits are non refundable and they claim they tell you that beforehand but good-luck to you finding it. I would HIGHLY recommend steering clear of their managed properties. read more

For about two years I was renting an apartment from my old landlord when he moved out of state. He ended up selling the management to Real Property Management. I have since moved out and received my gutted security deposit back with line items that can definitely be attributed to "wear and tear" or simply "we're big fat liars". When RPM took over, they never updated my lease terms, in which much of what was outlined was not mentioned. When sporadic inspections were made, nothing was ever told to us about updating certain elements that they ended up charging us for. Landscaping came whenever they wanted--never on a schedule. They tried to move the new tenants in the day we were leaving--before even inspecting and cleaning the place themselves. We didn't leave the place in disarray by any means, but it was really off putting to see how little they cared about the apartment's integrity to just shove a new tenant in before making sure the place was ready to be moved into. Place had a mouse problem with poor heating and insulation. But doesn't matter--as long as they get paid, I guess. read more

We moved in three months ago, and 5 days later our bedroom roof started leaking. Well long story short it took them 3 months to fix the roof, and a hole about 2ft in diameter grew in our bedroom. The rental property showed no remorse until we complained, further more the roof was fixed and as for that hole it was forgotten about until we complained about it a week later. read more

It is very bad property management which I met. I am owner of the house and they helped me to manage my house. When the house has problem, they never noticed me and just charged whatever they wanted. Last month I told them to stop the management, they just did not give me invoice, just deducted $195 again from my money. I was scared to ask them to take care of my house any more. We had been renting this property for nearly three years and had difficult with the landlord and the person which she had hired concerning the management at the time which was a college student to collect the rent and so forth. Our last year and renting this company came in and did not do anything whatsoever we complained about the light in the hallway we complained about other things in the apartment that were not up to the code. We even said that we would paint inside of the apartment but we were told that we had to buy the paint and have only $40 removed from the rent. Previously before this week complaining about neighbors upstairs being very being very rowdy at 2 o'clock in the morning and we were told that we had to resolve this issue ourselves period after calling the police several times and being threatened to our lives from the tenants nobody intervened on our behalf. After this we were put into the hands of this management company which did nothing. We had infestations of rodents Kama cockroaches and other governments and on top of that bed bugs. They reluctantly came in concerning the bed bugs. But the apartment was as is because the previous management and landlord did nothing for it. I brought any type of remedy to add to our complaints. That's all we were asked to sign a lease for another year with this company. Unbeknown to us our deposit was never transferred over nor properly handled in escrow. We chose not to remain there because of what we have gone through the year with this new management company. We complained about the windows we complained about many things and after we did not sign the lease we were immediately ordered to leave the property within 30 days which was in the dead of winter. After this we sought remedy to get our deposit returned to us and we were informed that the deposit was never transferred over. On top of this we received a credit reporting saying that we owe them $1,800 for damages when we left the apartment we left it as it was when we came into it. The back room someone had burst down the door in the framework was messed up all of the shades and Venetian blinds that are plastic in the front had melted from the Sun. And many other things concerning the apartment that we became scapegoats for do not rent from these people whatsoever they are not scrupulous. read more
