From the moment we met, I knew Joyce was the type of agent I was hoping to find as a buyer. I was looking for something very specific, I had an image in my mind and I did not think it existed after looking at dozens of houses. Joyce knew exactly what I was hoping to find and did not give up looking, scheduling tours and getting me into properties quickly. I was a tough client, but Joyce took it all in stride and always answered my calls and text (even at 11:30 pm). At one point during my search, Joyce broke her leg and was in a cast. One would expect this to affect a persons ability to walk around and show homes. Not Joyce, she would always have someone drive her to the homes and would trek around in this big goofy looking boot, snow and all. Many times, I was unable to attend open houses due to scheduling conflicts. Joyce would go and FaceTime me, she was always spot on and never hesitated to say "this is not the house for you". Because of the time spent searching, Joyce became more than just and agent but also a friend. Her husband even got involved in my home search as he would do FaceTime tours when Joyce was unable to do stairs. I've had numerous things that had to be repaired or were scheduled to be delivered. Joyce has always gone to the house to let people in for me. Joyce even went over just the other day to sit for over an hour while a contractor was there so my daughter would not be alone in the home with him. As experienced property owners, we are far from novice homeowners. We own multiple homes and invest significant time and resources to keep them updated and maintained to modern standards. These solicitations are insulting for two reasons. First, they present a sight-unseen offer that is dramatically below market value. Second, they demonstrate a lack of even the most basic due diligence. The property deed is held jointly by two owners, yet the mailing was addressed only to the male owner. Receiving a lowball offer is offensive enough; receiving one that ignores the legal ownership of the property is even more discourteous. The combination of an inadequately researched solicitation and a substantially undervalued offer reflects poorly on the sender and suggests little regard for the homeowners being contacted.
