After giving me an estimate, he even came back the next day to double-check the flat roof area--even though I was only asking for an estimate for the shingles, as I thought that was where the leak was--and to make sure there was no additional damage, even though he didn't know if I was going to go with him to repair my roof. That level of care really showed how thorough and reliable he is. His crew was equally impressive--professional, clean, and clearly experienced. They set up everything flawlessly and even took the extra step of cleaning up my neighbor's area when the work was done. What really stood out was how much Gino goes out of his way for his customers. He even drove all the way from Brooklyn to New Jersey just to pick up the colored shingles my mom wanted because they weren't available locally. On top of that, he made extra installations at no cost, despite already giving me a discounted price, and even provided a brand-new gutter free of charge out of his own pocket. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

    This mixed-use building had three small flat-roof levels connected by narrow exterior ladders. Each…read moresection had been repaired at a different time, leaving a mixture of coatings, cap sheets, and exposed patches. The upper roof drained onto the middle level, while the lowest section carried water to the building's only leader. The owners decided to replace all three levels together so the drainage transitions could be rebuilt consistently. Removal found four roofing layers over an older plank deck. Most of the planks remained solid, with replacement limited to six damaged boards near the lowest outlet. A two-ply modified-bitumen system was installed from the upper level downward so every transition overlapped in the direction of drainage. Overhead utility lines prevented the use of a street crane. Materials were raised from the rear courtyard using a compact hoist, with the neighboring property protected during each lift. The business on the first floor remained open, although its rear exit was temporarily rerouted. At completion, all three levels were cleared of loose granules, and the full drainage path was tested from the highest roof to the leader.

    The roof had developed widespread surface cracking, but the recurring bedroom stain appeared only…read morewhen snow melted slowly rather than during ordinary rain. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.
