I have also worked with better but that was through the military. I am not sure what renters are expecting, rent goes up every year, thats anywhere. Paramount raised the rent every year just about but never gouged us. They left proper notices before entering the home, answered inquiries if I had any, provided maintenance when needed and had a simple enough auto-pay system. Communication is key, I always made sure I communicated any issues or concerns. When I was able to buy a home I put in my notice, did the move out inspection. I didn't hire cleaners, I took time off work and cleaned and washed the carpets myself, we did small repairs but I know we left our mark in that rental we spent 24 hours in that house for almost 2 years just about. I did take my own pictures prior to move in and kept the original lease in file, documented the same when exiting and got about 40% of my deposit back (around 900). Frankly I think it was fair but if I didn't I have documentation to back it up. My suggestion to anyone is document, do the inspection and if you disagree go to court as it is your right but most importantly communicate and provide facts not opinions. Rental properties have rules, read the lease as it is a binding contract. Kind regards, CW

I was a honest renter who always kept communication even when there was never any maintenance done and I was told I need to pay for certain repairs in the condo. Do not rent nor buy from paramount properties unprofessional greedy people who insulted me as a single mother personally mailing me letter putting me down as a single mother from Marie miller the owner. Shame on this company. -5 stars.

Water is constantly being turned off with NO WARNING. Power is constantly going out as well with no aid from complex. It's obvious they don't care about their residents, which is sad because most of them seem to be elderly. Front desk lady is extreme not rude and unhelpful. Dog area is ALWAYS filled with huge dog bowel movements. I would never recommend this building to live in. They look "newly renovated" but really they just poured white paint over obviously chipped/damaged walls.

I could not handle trying to schedule tours with management though - they were 15 minutes to my first tour with them, and then I tried to schedule two more tours with them but they didn't show up to one of them and the other one, they didn't confirm the appointment or send all the parties the ID verification link needed for the tour. It's always an answering machine, no one answered my calls. When I did get a call back, it was random times in the day, and they were just saying they were on a tour, so they couldn't respond, but there needs to be communication before a tour. That is common management manners. I personally felt some passive aggression as well. They also offered me two months rent free after the first no show tour, which I found odd. I think just having one manager makes it impossible for them to get work done, they need more than one manager, and they need a texting service in place, someone that can email or just better communicate. The communication style of the current manager leaves much to be desired. Until management is sorted, I would never recommend this place for anyone.

A lot of…read morethe positive reviews on here seem to be from the owners that Wayland provides a "great" customer service to. Almost all of the negative reviews are from renters. Be aware, Renters! Unethical, poor communication, lack of professionalism to do their job efficiently and one sided customer service. Renters to these 3 individuals are nothing more. They dont realize that renters are the ones that keep their business operational with cash flow. During our last few months before the lease expired we received a rent increase notice to roughly a $1,000 more than what we were paying. After a quick search in our area it was obvious that a number of houses for rent dictated a much lower market rent than what we were currently paying. We were basically pushed out so that the house could sit on the market for a future resident willing to pay the outrageous increase amount. Which was fine, Marina (The Dunes) isnt that great of a place anyways, so we gave 2 months notice and planned our move with plenty of time to spare for getting the house professionally cleaned including carpets and misc items. They asked if we could leave the garage shelving I had built and we agreed to. It gave them value, plus they used the threat that if I wanted to remove them that it would be a charge to repair unfinished garage walls, kind of a joke to me, so I said that's fine. Things seemed to be going ok, until we got a notice from Melissa basically asking for us to leave the house on 3 targeted days of the week so that they could ensure that during their tours that no one else was in there, to give the future residents time to see themselves living there. We had a dog and lived there full time, so I responded with something like that's not realistic for us, sorry. To which we were told they would just have to serve a 24 hour entry notice and make it work for them. Eventually we got past this issue but it was our first indication that things wouldn't be as smooth as we hoped. Skipping forward to our actual move out. Prior to posting this, I tried to contact Angie and Ashley for them to reconsider the charges but unfortunately they doubled down on justifying roughly a $1,000 invoice to do "light touch up paint" on one wall (2 marks) in the closet. So. Ive resorted to this. Below I will be including a paragraph from my email to them to share some insight of the context, to which Im sure Ashley will respond to this review with some kind of false facts to give herself the ego boost she needs. To Ashely and Angie; "I even went as far as taking pictures of the backyard for her (Angie) and taking measurements of the garage for one of the possible future residents. I managed to have the house professionally cleaned before our move out date and gave you early 2 week full access. You took all the way through the maximum time allowed to return our deposit despite how little there was to do, despite how much extra time you had. You hired a handyman to work beyond their limits because it made your job easier. You neglected to inform us that we accidentally left property (a large expensive mirror on the wall) behind and instead decided to keep it as permanent fixture for the house. How unethical is this? What was it that we did that made you decide to treat us this way? Absolutely nothing, that's just the character of who you two are." They will not give us the property back, I received a response from Angie that said the Owner of the house has made their final decision on the matter and the item will not be given back. My message to future renters, do not believe that you are valued. See through the fake smiles and empty words, they'll mean nothing eventually. We lived there for almost 2 years and paid rent on time, kept the house in nearly perfect condition, dealt with issues on our own. What else could you ask for from a renter? Good luck if you decide to rent with this group.

Ashley & Angie were very fair and easy to work with as a renter in one of their client's properties. This was not the case with certain "other" local property managers in Carmel. When it came time for us to seek assistance from a property manager for our own investment properties in Carmel, I knew right away who I wanted to choose for the job. We own 2 homes in Carmel Woods as well as residential & business rentals in downtown Carmel-by-the-Sea. As 3rd generation Carmel born & raised, we believe that being neighborly as well as being professional is important. Our properties were a lot of work to do by ourselves for so many years. We find that we can now travel and enjoy our time rather than dealing with all the rental details for those properties on our own. The amount of time that we now have to enjoy our lives is wonderful and well worth the cost of we pay for our new found freedom with Wayland Properties.

    Unfortunately, my experience with 36 North Property Management fell significantly short and was a…read morelackluster, unprofessional experience. Myself and another resident have experienced poor communication, incorrect fees, and management entering the residence unannounced. Below, I have detailed those experiences: Initial Apartment Viewing: When the initial apartment viewing was scheduled, we had arrived to the apartment complex and no representative had shown up from 36 North Property Management. We had not received any communication until later in the day when we were contacted with by a representative via email that they had accidentally missed our appointment and had to reschedule our viewing. We do have the email proof of this as well. Scheduling: For inspections, we were never provided an exact time. We were only provided time ranges that that might show up at. For future residents, this is important to keep in mind that you may have a difficult time planning around work or other daily tasks. Deposit: We were informed of a specific price for the deposit and, when dropping this off, were informed that we were short and that they would add this onto our first payment. This was incorrect and an error on the 36 North Property Management's end and we do have email proof of requesting verification with no response. Check out: $900 was deducted from the deposit citing charges for "Shower glass, shower head, shower walls, toilet, bathroom sink, oven, broil cabinet, floors throughout the unit need to be cleaned, including several cabinet drawers and kitchen sink need to be cleaned. Baseboards and walls will need touched up." To an individual reviewing the paperwork, this may look like the apartment was in poor shape following a year of living in the apartment and entering the apartment with prior damage from previous occupants (I have pictures of this available upon request with dates attached). However, I can include the pictures provided by 36 North Property Management that indicates an otherwise clean apartment given the above. Furthermore, the employees that performed our pre-move out inspection ONLY noted the mark on the wall from the couch which had been otherwise touched up following it being brought to the occupants attention. No other recommendations for cleaning were provided at the pre-move out inspection. Lastly, we checked to receive a lock box to drop off our keys and never received one. We had to take time out of work to stop by the physical office to drop off the keys. Annual Inspection: In regard to the annual inspection that took place during our residence, we were provided a notice on our door stating the 15th. However, they did not present to the apartment on this date. Employees presented to our apartment unannounced on the 25th for an inspection. If the other resident was not present in the apartment at the time of the inspection, we would have not known they had entered the premises unannounced
