Unfortunately, my experience with 36 North Property Management fell significantly short and was a lackluster, unprofessional experience. Myself and another resident have experienced poor communication, incorrect fees, and management entering the residence unannounced. Below, I have detailed those experiences: Initial Apartment Viewing: When the initial apartment viewing was scheduled, we had arrived to the apartment complex and no representative had shown up from 36 North Property Management. We had not received any communication until later in the day when we were contacted with by a representative via email that they had accidentally missed our appointment and had to reschedule our viewing. We do have the email proof of this as well. Scheduling: For inspections, we were never provided an exact time. We were only provided time ranges that that might show up at. For future residents, this is important to keep in mind that you may have a difficult time planning around work or other daily tasks. Deposit: We were informed of a specific price for the deposit and, when dropping this off, were informed that we were short and that they would add this onto our first payment. This was incorrect and an error on the 36 North Property Management's end and we do have email proof of requesting verification with no response. Check out: $900 was deducted from the deposit citing charges for "Shower glass, shower head, shower walls, toilet, bathroom sink, oven, broil cabinet, floors throughout the unit need to be cleaned, including several cabinet drawers and kitchen sink need to be cleaned. Baseboards and walls will need touched up." To an individual reviewing the paperwork, this may look like the apartment was in poor shape following a year of living in the apartment and entering the apartment with prior damage from previous occupants (I have pictures of this available upon request with dates attached). However, I can include the pictures provided by 36 North Property Management that indicates an otherwise clean apartment given the above. Furthermore, the employees that performed our pre-move out inspection ONLY noted the mark on the wall from the couch which had been otherwise touched up following it being brought to the occupants attention. No other recommendations for cleaning were provided at the pre-move out inspection. Lastly, we checked to receive a lock box to drop off our keys and never received one. We had to take time out of work to stop by the physical office to drop off the keys. Annual Inspection: In regard to the annual inspection that took place during our residence, we were provided a notice on our door stating the 15th. However, they did not present to the apartment on this date. Employees presented to our apartment unannounced on the 25th for an inspection. If the other resident was not present in the apartment at the time of the inspection, we would have not known they had entered the premises unannounced read more

36 North's application process is problematic. They have a policy to take applications, including $40/person fees *before* they will even show a property they are offering for rent. They use a third-party service called Appfolio that gets to mine all of your personal data - and it's a lot of data (SS number; contact info; rental and employment history, tax forms and bank statements, driver's license #; contact info of former landlords, friends, and your "emergency contact"; make/model/license plate # of your car). It is very, very intrusive, given you may not even get to see the property. In our case, we paid $80 and gave over all of our data, and got nothing in return. No invite to view the property. Nada. Taking applications and fees before showing units ought to be illegal. read more

BEWARE!!! If we paid our rent monthly on-time... that should tell you how shady this property management place is. Plus on our first move-in date I took pictures of all the damages made by previous tenants, the Property Manager and the staff were so rude, disrespectful and did not seem to care that the dwelling was not in a good condition, they refused to make any changes or improvements and cited the owner as their excuse for not repairing. Time after time we were harrassed and accused of smoking and other violations including unauthorized occupants which I believe is nit picking when there are many other tenants with an authorized amount of Tenants, times are hard and we just can't throw family to the streets, that's cruel and evil. They wrongfully accused us of smoking on the property after supposedly their Office Manager was informed and came from the office down the street and happened to witness Me an individual smoking in an alley near the property... but even so I'm not one to point fingers when there were other actual tenants in this property smoking but we never complained because it was bad enough we were being oppressed for very minor things that we paid out of our pocket to repair, but still they let us know that they would be watching us... so our stay here has not been peaceful nor convenient and mostly every neighbor here has nothing Good to say about this property management. I have text messages and e-mails from them too and how they respond. If they want to chime in... I'll be waiting... because I know what they are going to use or say as justification for their constant accusations, harassment and cruelty to terminate our lease during the winter... Evil regardless of legality. The apartment was given to us in a beat up condition, the walls have craters that were never properly filled in, the painting on the walls is very amateur and sloppy, the doors are crooked and scrape against the borders of the door frame, the sliding doors and blinds all in poor condition, our door bell was broken, the electric stove was faulty, the restrooms are not properly ventilated and the vents don't properly ventilate the restroom and it produces mold, the carpet was never replaced and so we moved in here because we had no other choice. We were kind of in a sense pressured into moving in before it was properly repaired or furnished. We basically moved in after receiving housing aid, Me and my Mom were homeless, she was at the shelter in Salinas and I was living in my car in San Jose working, we saw this as an opportunity but at the same time it was bittersweet because when we came to inspect the house, it was just sloppy. We hesitated during our second lease but we signed and they raised our rent and on top of that we've had to share our utility usage and pay an absurd amount of rent in the process for a dwelling that is not even good condition and we hoped that the harassment would stop but we just kept getting notices. And they were oppressive to the point they even told me that they would be watching us. They had an inspection to verify their accusations and during their inspection another tenant was actually smoking. I believe honestly it's shadiness and unprofessionalism an internal issue of power because again I have text messages from staff and their responses are disgusting. Heartless. We were better off saving our money and living homeless than living in this place walking on eggshells. And after all this I could almost assume that our deposit will not be given back to us... Hey guys, do not waste your time to this company!!!!Firstly, we had inquired for a certain property, mind you we have only two weeks to move out at this time, so we're really on a time crunch. We had ask them the necessary questions that we need the time that we need to move out, they said " were willing to help you" So me and my family decided to apply!!! We applied! We waited three days or so. We called them back asking if they needed more information from us such as paystubs, work info etc.. we sent them to the manager her name is Mary Quina. I personally didn't talk to her it was one of the employees that I have spoken. the employee said it'll take a week for them to call us back because they needed to verify our past address, I even offered to help them in contacting the property manager that I've lived in, incase they cannot contact our landlord because at this time we were really desperate on finding a place and securing it. But it didn't happen that way, they wanted many applicants so they could make money out of people.. a week have past and we're literally reaching out to them almost everyday if they have reached out to verify what they need to verify. And guess what! They haven't done what they said they were gonna do. To Help me!! It's such a bummer that we were willing to even help them out to make this process a little quicker but I get a response that we will let you know.. when prior to applying they told me that we are willing to help. So basically point of this review is, make sure you research all the property management that you'll try to apply because some of them does not hold up to their own standards because at the end of the day it's how they make profit and deceiving people by buying them with words like, "I am willing to help you". Lmao they only care about your money and you're credit. So ask as many question that you need before applying. Lesson learned. Very happy with my experience as a tenant of this company! I moved from 6 hours away and they worked with me to put a lockbox on the house so I wouldn't have to go to the office for a key at night. Every maintenance request was handled quickly and easily. The staff is nice and helpful. We moved out recently and they were very fair about the security deposit! It's hard to find a place that doesn't try to rip you off. If we look to rent again in the future I would love to find a place with them again. It is so true what Richard N. posted in his review. If, as manager Audrey Wardell claims, they only had 2 rental listings because they quickly rent to prospects, I would like to ask her why my perfect $40 application was received and reviewed 3 weeks ago, and I hadn't heard a thing until I phoned the office today and was told another applicant had been selected - even though they hadn't verified the applicant's information. This is certainly the privilege of the owner, who happens to be the agent also, but it reflects some questionable ethics. Just know this upfront before you follow through with a rental inquiry. I can only hope that the owners of 52 Paso Cresta, CV will read this. We applied to rent this home the day it hit the market. Not only are we 100% qualified but a month and a half later when I finally got to view it, we were the only applicant. Desperate for a place I even offered to 6 months rent in advance if it meant moving it along. Aubrey, who barley replies to a phone call or email, with more than a 2 word reply - should not be in the business of property management. It wouldn't surprise me that her portfolio consists of only 2 or 3 available properties. It became clear that she wouldn't sign us because she wanted more applicants or in better terms more $35 fees. So for anyone allowing her to manage their property just think, this thing could have been rented on day one and the owner would have had a $20,000 check in their hands immediately. But apparently that isn't good enough for Audrey. My son goes to school up the road and we were looking for a nice quiet place in the valley. Despite it being tiny, outdated and in disrepair, we wanted to move right in. I sure hope the owner reads this and fires her. Had the owner listed with Monterey Property Management or San Carlos - this place would have been rented day 1 - heck even if they did it by owner on Craigslist! I can't imagine how many other people she has done this to. As a fellow business owner and multi-state real estate investor, it amazes me someone with such poor business instincts, ethics and skills stays in business. Stay away from this company and especially Audrey. They certainly aren't keeping the best interests of the property owners in mind and that is facilitating revenue on a sitting property as soon as possible. At the time I write this the owners have already lost over $3,800 in monthly rent and for us specifically, 6 months in advance. And I'm not a drug dealer or pot grower. I own several companies and am a full time single Dad. I wish I could leave 0 stars for this company. What an absolute JOKE! read more

Every time I call to receive clarification on additional fees or in general, there is always someone who answers with an attitude, under trained leasing staff. Complete lack of professionalism. I had applied for a rental home in Carmel. At the time of my application I had asked Audrey Wardwell the apparent owner of 36 North Property Management company to NOT contact my current landlord until the very last step and to only contact them when was the only piece of information needed to confirm our application. She completely disregarded this request, contacting my landlord first thing causing a snowball effect in which upsetting my current landlord and she never even gave us the property. She never answered her phone and would not respond to text. Completely unprofessional and has no idea what she is doing. My experience with Audrey was not impressive at all. I called to make an appointment with her to a view a house and she said "Tuesday at 5:30." So it's Tuesday and I'm there by 5:25pm, the tenant shows up and I let her know I was just waiting for Audrey so she goes back inside, I've now waited about 25 minutes and no sign of Aubrey, the tenant comes outside to let me know that she had canceled all the viewings for the house, well I never received a phone call or email letting me know this. The tenant was nice enough to show me the house (she offered), I ended up really liking it so I put in an application, I wasn't sure if my husband had to fill one out separately because it had me put his information into the one I did so I emailed Audrey asking if I needed to do so. I never heard back from her so I called and got her voicemail, I did let receive a call back so I emailed her again because we really wanted the house and she finally replies saying that she said they already chose another applicant and couldn't verify my husbands income because we didn't put in a separate application for him, there's a reason I asked if we needed too and it cost $35 per applicant!
