I would not recommend CPM based on my experience as a property owner. If I could, I would give them zero stars. Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service! read more

There are no words to describe how amazing this place is. I have been living here almost a year and every moment in that time I have felt valued, safe and respected. There was a recent negative review that was posted and I have to say none of those things are true. Management here is extremely respectful of privacy while also caring about each and every resident. Horrible always raising rent for apartments that dont even get fixed by the managers not worth to live anywhere with these people

My relationship with CAL Properties began many years ago. My mother was Carrie's first owner-client. Carrie managed a rental property for her. My mother later moved out of her home to live with me in another state. She trusted Carrie to manage her home. Which she did for less than a year before my mother passed away. I inherited the house and Carrie continued to manage the house for me while I remained living out of town. Over the years I would come to town and drive by. If there was something questionable I could see from the street, I would shoot Carrie an email with pictures and would trust that she would have it taken care of. We even referred her to people we knew because we thought so highly of her. She had us fooled. The proof was in the pudding, so to speak... I purchased home warranties to cover certain aspects of the home. CAL Properties favored using their own maintenance people instead of calling the warranty company. So, when I would receive an annual inspection report, if there were any deficiencies listed that I was responsible for, she would supposedly have them taken care of, by her team. Well, long story short, the last inspection report included pictures, for the first time. Here I saw how badly my property had been neglected. I evicted the tenants, regained my home and saw first hand how badly my property was mishandled. When I hired a contractor, he uncovered many things that should have been listed in annual inspections. The damage was so extensive that it took years to develop. The cost to repair such damage has been unbelievably high. At this juncture, I would not recommend CAL Properties to manage a dog house. As a word of advice, stay clear of CAL Properties!!! read more

I rented a unit there in Los Banos, California for almost a year. Everything was okay , It's been almost 3 months and I've still not received my security deposit. Which is legally in California it's 21 working days. We've been calling every week and every time we get the same answer someone will call you back. No one ever calls us back. This is ridiculous. People should not be waiting almost 3 months to hear back from the owner of the property. We called again today and got the runaround. This is ridiculous. I do not recommend this property management company. But when it's time for them to collect their rent they are on it. It's ridiculous that we might need to take legal action to get our security deposit. read more

This is the WORST management company in Salinas for both tenants and owners. As an owner, I replaced a fence between properties that I had thoroughly discussed with CAL and when my worker installed I get a call threatening me with legal action over a 24 year-old termite infested fence being replaced, they lied and said we never had a conversation about the fence. Tried threatening me again stating you need a contractor to build a fence. That is not true. If I could build it, it's legal. When presented with facts and telling them they had no recourse to threaten anyone, I was told they weren't going to have the owner pay for half of the fence! Neighbors always are respsonsible for half of the fence they share. They refused to give me the owner's name. CAL Property and I had three conversations about the fence over a one year period. They also threatened my worker who owns a home next to me and is a contractor who built the fence. So, they got a free fence and I saw the demise of the property next door go on for years. The then tenants told me CAL would not address water issues, broken pipes or anything that went wrong. They would bill the owner and say that it was done. They continually raised the rent and now have had people living there in groups that run businesses, grow pot in the backyard and sell at night. They don't care about properties, the owners or the tenants. The long-term tenants were wonderful people. They were forced out and now have been replaced twice with large groups of people running businesses (illegal) out of the house. DO NOT LIST your home with them - you WILL regret it. The secondary fence behind the house is part of the property and they never tell tenants this could be used as a garden or anything they desire - they tell them it's owned by the city. Another fictional statement. I wouldn't rate them a one star but have to in order to warn other owners or perspective tenants. The women in this office are cruel, rude and do not have any business savy, it's about the bucks they can double charge and keep while telling owners they've upgraded. The only time they is between renters and the charge to the owner is triple what they are paying out. read more

New to renting. Had a bad experience with first place I rented. Found the perfect home through CAL Property. They were professional, clear, and fast. I called them about one of their rentals and they showed it to me right away. After submitting the application, I was contacted within a week that the home was ours! They also took the time to show the home to us one more time so my son could see it. I am very pleased with the ease it was to go through the application process. Office staff is personable, helpful and professional. Online app for paying rent and submitting repair requests is very convenient and efficient. Unfortunately I'm told that as far as rental management businesses, CAL Property is one of the few exceptions in Salinas. I got lucky!!! read more

Cal Property has managed a family property for more than 10 years. One can expect some hiccups from time to time, and a reasonable expectation of making corrections. For a long time, they we're ok. Not great, but ok. But last 3 years or so, things started to change. Repairs were requested, and prices seemed to rise for the repairs. The plumber appeared to be getting a lot of work out of our little one bedroom home. It seemed the plumbers rates were excessive, we left as if it were 60 every time he had to tighten a screw. My mother, the principal on the property, started to have some conversations about being let know when work had to be done to the site. It was obvious, that this aggravated them. Recently we had a city inspector come on site, and tell us we had all sorts of repairs to make to the property. Replace a water heater, install a new subfloor to one room, disconnect any electrical units not hardwired properly. We called Cal Property and got Susan on the line, she arranged to have the issues addressed. We chose the methods of repair on some issues, and they took care of others. When, Cal Prop said it was complete. We went to the city, who sent an inspector only to find out that it wasn't complete. We called out to them, and they would get the guys on it. When they said it was complete again, before going to the City, I checked the property personally. I found that the checklist given to them and the tenant by the city, was not complete. I made some of the repairs myself. And spoke to the tenant about another area that would not have passed inspection, I offered to make this repair myself on the spot, and they rejected the offer so I made sure they understood what needed to be done and that the expectation was they do it before the day the inspector was to arrive. We later get the bill for the water heater and exhaust, it's 1750.35 When I call them, they say it's normal cost of business. Anyone would have charged the same amount for that. After I gave them an example of how I recently had to change a water heater in another city, Susan said, cost aren't the same everywhere and that I didn't know Salinas Market. So, I agreed that cost aren't the same everywhere. then explained I'm from San Francisco. I assured her the cost in the Bay are much higher than what a small town like Salinas could be. Just based on Rents being 4-6 times more than Salinas. I also told her, I lived in San Francisco for over 20 years, and I'm very familiar with the market there. My feeling is that, their contractors are charging a surcharge, that then goes back to them. A Referral fee, if you will. It would explain, the extra work this particular plumber gets, the reason the prices are so high and their practice, of minimizing the issues related to this work, and becoming defensive when trying to justify the extremely high costs. I've been trying for over a week not to reach Carrie, The owner. Unsuccessfully. But, I will reach out to her, to get clarification on invoices that we have. After living in my home for over 6 years, my previous landlord passed away and the property was sold. After the sale Cal Property Management was put in charge of managing my rental. On a Friday evening without a phone call or a knock on the door even I went outside and found an eviction notice taped to my door. After numerous phone calls and letters going unanswered as to why I was evicted I took the proper steps to make sure I was out by my eviction date. During the next 60 days my rent check went unopened on an employees desk. Which resulted in a 3 day notice to pay or vacate the premises. As well as a outrageous cleaning "check list" Upon returning my keys cleaning demands were made that weren't on their list and the employees were rude, uncooperative and unprofessional. I would never recommend anyone renting a property through cal property. They're as unprofessional as it gets! Take your hard earned money and spend it elsewhere. read more

I rented a home managed by CPM for five years. From the day I called them looking for a home to the day I moved out, I was treated with respect and great service. We had several minor issues at the property like a broken dishwasher, garbage disposal and water heater over the years, but in every instance, CPM responded quickly to the service request. They make paying rent easy because you can now do it online through their webpage, but I always enjoyed going in and saying hello at the office. If you're looking for a place to rent, CPM is a good company to start with. read more

It was one of the easiest and best experiences I've ever had looking for an apartment. Within a couple days CAL Property Management had found me one of their vacant properties that met my location and price requirements. I ended up putting in no effort besides signing some paperwork and moving in. I've been a happy resident of one of their properties for the past 3+ years. Carrie and her team have been managing several of my properties for over 10 years both in Salinas and Hollister. I work with two additional property management firms in different cities (in addition to CAL Property) so I have quite a bit of experience with property managers. As a landlord, I LOVE working with Carrie and her team. I've always found them to be professional, responsive, and easy to work with. My tenants have been pleased with the quality of their service as well. They are about as good a property management firm as you'll find. When I was considering selling one of my properties, Carrie was very helpful with advice and contacts. No pressure to keep it as a rental. But by far one of the biggest benefits has been on the odd occasion that I've had a problem tenant. I would never want to deal with that myself. CAL Property has just the right balance of understanding and backbone to make sure the problems are dealt with without me having to worry.. They have a new state-of-the-art management system that allows me to log-in and view my statements, etc., and also they deposit my monthly draws via ACH. On time. Every month. While no company in the world is 100% perfect, CAL Property is a terrific choice to work with. Highly recommend if you are considering having a property manager in the Salinas/Hollister area! read more

Because of Susan's help, we stayed as long as we did. This company physically manages the properties well but their customer service and accounting left a lot to be desired. Many times we had questions about our monthly statement......rents that were not there & us not being notified, billing questions, or just accounting that didn't add up or make sense. We did go in after the first issue (a couple of months into contract) and had a meeting of explanations. But subsequent issues that were asked via email were answered with "bothersome-sounding" replies from the owner, with her eventually letting us know that they managed millions of dollars of properties and maybe we should go elsewhere. After 4 years and no sign of change, we switched. My advice, if you are one that relies on your properties for investment and are diligent about looking over & understanding an easy "in & out" acccounting statement.......look elsewhere. Our new company (who we've been with for 4 months) has the same account system and what a difference!!! read more
