I'm so disturbed by the fact that this house is completely infested with mice. While moving my in law out there were mice everywhere. One week later and the house is listed for sale!!! If anyone is looking to purchase 400 Sonoma Ave. in seaside please be aware that this company did not even bother to get rid of the mice! This company disgusts me. Not once did I ever receive a call back or any communication from them in any way. They have zero cares for people. Also, the gas line in the kitchen and fan for the oven I believe are illegal and not up to code however they had zero problems renting it to the elderly. In response to the owners reply. The rent was $500 when you guys "took over the portfolio". You guys jacked the price up so high in such a short amount of time that it is absolutely in no way a reasonable price. If you deem it unrentable then no one should be paying $1,950 for it. That's absurd. I called a total of 5 times in the span of a month and left a voicemail every single time. I was never even once able to reach a live person. So check your messages and you will have all the record you need. You guys were 100% aware of the condition of the home. Not only did you demand tons of photos of the inside and outside of the home every 6ish Months but you also did several walk throughs inside and outside. Each time you guys deemed it rentable. Possible approval via this property manager combined with the prospective tenants showmanship with hard work, verification proof of this stability in document verification in writing with AAA× proof of stability and ability, and every requested action performed as proof to a persons ability and stability in meeting every request financially ultimately gets met with a souring conclusion based on their opinion on deciding on these factors. They are stuck in a perfect world, with prissy attitudes, and by no means aware of any virus inflicted cause of things, proving to have immunity to its effects. In a more positive review I would have to add of this company, that I am in awe of this business, as well as envious of their oblivious to anything business positive approach, in light of all these things things that are negatively happening all around them, which brings me to this negative review of this business, even so being, because they seem to be undesirably haughty and childish with the passing of their decision if you don't meet their approval in other positive ways of verifying your ability and stability. Nothing that a second chance and my proven ability to pay that rent, would have worked to overlook. . No! They just held me in hope with the possibility being that, after all my hard work, we would somehow make this happen. There are things I liked about Sterling. They were mostly courteous when we spoke. They seemed, at least to my face, to advocate for me a couple times. There were several times where I needed something fixed or changed, and it took lots of emails and phone calls. What's "a lot" you say? Over the course of my tenancy I sent or received 76 emails related to repair or replacement. Those emails related to fixing one toilet (never was fixed so that it worked properly for more than a month or two), and replacing the carpet. That alone would be sort of run-of-the-mill mediocre management company stuff. I can handle that. But what results in a one star rating, and almost resulted in me calling the police, was the unauthorized entry into my unit. I won't bore you with the details, but suffice it to say, (1) when I moved in Sterling did not have a current key for my apartment, so I gladly gave them a copy, (2) people entered my unit at least four times (to my knowledge) without 24 hour notice, as required by California law, and the last time I was in bed asleep when the person entered. The last time it happened I demanded the key back, or I'd initiate legal action. They refused to give me the key. After much internal debate I decided I was unhappy enough, and even after legal action I would probably never feel that secure home feel from my apartment again, so I decided to move out instead. Advice: Avoid Sterling. Unless you want to meet new friends in your living room in your underwear. read more

I recently used Sterling Property Management to do tenant placement on my 2 properties in Monterey. After 10 days, I was recommended tenants who had previous foreclosures with poor credit for a 4 bedroom rental. I asked that since this was a risky profile to decrease the term of the tenancy from 1 year to a time that makes the most sense for the property to be empty should the tenants not work out. Following that request, I was told that they can not do that. That is something I have never heard of from any tenant placement company across the 20+ other properties I manage within the bay. I was not very happy with the response and mentioned that it is my right as the client to request a specific term on the lease. Finally, a subsequent email notified me that they are canceling the contract. So now, given the situation, I've lost nearly 15 days in being able to rent the property having to look for another property management company. Charging 50% of the first month's rent for tenant placement is standard. Sterling by no means charges a low fee for their services. Yet the service they provide for that standard fee is not standard or by any means acceptable and that's the problem here. read more

This review is also a response to the 1-star review by Arvand. I was one of the tenants involved. Cliffnotes: Sterling was excellent, Arvand: terrible businessman/human. There was one property, two units. Front unit: 4br, Back unit: 2br. Both newly renovated. I applied for the 2br with the intention of getting a roommate, since it was really expensive. I had the most professional lease-signing, walk-through and inspection I've ever experienced, all courtesy of Sterling Property Management. Could not have been happier with their service. Then the drama with Arvand started. Phase I: AFTER I had signed the lease, he tried to strong-arm Sterling into making me sign a different lease with a month-to-month instead of a 1-year term. I'm military, high credit score, zero foreclosures. So not only was this totally unreasonable (maybe he wanted my lease terms to be the match the 4br unit for simplicity?), but it was twice-illegal. I can only guess that Arvand flew off the handle in his totally aggressive and unprofessional way of doing business, because Sterling terminated their relationship with him, not the other way around. Phase II (has nothing to do with Sterling, but helps discredit the bad review): Since there were still workers onsite and I had 20 days compensated at the Navy Lodge, I was very straightforward: I did not mind waiting for the renovations to be completed before moving in. I was assured several times by Arvand and his mother, Massy, (who was managing the renovations?) that the unit was done. So I moved in. It was not done. It wasn't wired for cable, the windows didn't shut, there was no outlet for the dryer, and one of the bathrooms was unfinished. Even worse, Arvand's mother barged into the unit unannounced at all hours of the day. She was scatterbrained, and would task workers with things they'd already done, or didn't need to be done. Never remembered when we'd coordinated something and would show up several hours early and ring the bell 14 times. Not hyperbole. Complete mess. Also, pretty shady. She had Mexican workers sleeping overnight on the ground in the unfinished front unit (I'd bring them gatorade and snacks, I felt so bad for them and they were really sweet), people drilling and propping ladders up against my windows at all hours... it was mess. By the end of the month, after 20 days with no cable or trash service (apparently during the renovation, Arvand had violated the trash policy so bad that the city of Monterey placed a moratorium on trash services for both units), not to mention CONSTANT privacy and lease violations, I asked for $500 (20%) off the rent. It was an overpriced unit, the renovations prevented me from getting a roommate, and 20 days without trash, cable or wireless?? I think it was justified. Arvand's response: "no, but you can move out". Literally. So I sent him a lease termination form and moved out. This is my seventh apartment since the Academy: Arvand was by far the worst landlord: abrasive, arrogant, and sketchy. He treats tenants like crap, so I'm sure he's worse with PMs. Phase III: Sterling manages my current unit (downtown area) and they're fantastic. My oven broke and I've locked myself out twice (I guess I can be scatterbrained too): Sterling is always quick, responsive and professional. I'd recommend them to anyone. As far as the one-star reviewer goes: My old unit was next occupied by an adorable couple with a newborn; they moved out almost sooner than I did.
