I went down to resolve this, and they tried to say they'll keep the extra $100 because of some "plumbing" late fee bill from 2024. But plumbing issues are on them, and I said so. They then said "Well, sometimes you have to pay some if the plumbing issue is your fault." Like, if my kid put a rubber ducky down the toilet or something. But all the plumbing issues were there when we first started renting, and they had to come in from time to time to fix them. They were grabbing at straws. Then, they had a new excuse, which was that at some unknown point in the past we had paid our rent late. However, we have NEVR paid our rent late...not once. [[HIGHLIGHT]]Then they threatened to call the police on me. Mind you, I hadn't raised my voice, hadn't called anybody a name, hadn't threatened anybody, nor anywhere near implied anything of the sort.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]They were simply being Karen's, acting like me asking follow up questions about why they wanna steal my money was somehow threatening. It was literally insane.[[ENDHIGHLIGHT]] I will be reporting them to the California Dept of Justice's reporting portal online. If they don't resolve this issue properly we will be suing them, including for damages. Additionally, it seems it might be necessary to reach out to as many of their other tenants as possible, collect stories of abuse and illegal practices, failure to maintain properties as required by law, any violations of tenants rights, and then see about a public pressure campaign, as well as possibly a class action lawsuit. Enough of this company violating the law and behaving immorally. Where do I begin? We thought this was a decent company based on older reviews, sadly we had already begun a contract before realizing the company had changed hands. We lived at 376 Watson St., Apt D for ten months. In that time we learned how deceitful and underhanded the people at Creative Property Management really are. Just take a look at recent reviews, we're not the only ones. Our residence, owned by Shirin Riazi, was made to look passable when we moved in, but quickly showed it's faults through leaky windows, moist and decaying plaster, extreme mold growth, zero insulation, poorly fitting doors and much more. This is a slum in hiding, appropriately managed I guess. In the short time we were living there, we lost our TV, receiver and laptop due to excessive corrosion from the enormous amount of moisture permeating throughout the structure. My wife even set out large desiccant containers to try and reduce the moisture. They filled up with water every two weeks. Just for kicks, we added a few to our current residence where we've now lived for about six months and not a drop of water in any of them. Our complaints about the condition of the property only led the owner to kick us out after ten months. They literally handed us a 60-day notice on the day before Thanksgiving. Mind you we are excellent tenants having lived in our previous apartment for 16 years and received our entire deposit back from our previous land lord! Says a lot for the integrity, or lack thereof, by Creative Property Management's owner and the property owners they represent. And wouldn't you know, they had it re-listed faster than they could come up with our deposit check! So clearly, they did not renovate or fix any of the issues. Speaking of a deposit check, we turned in our keys on the morning of January 3rd. Their contract states our deposit will be refunded within 21 days meaning it should be in my hands on the 24th. When I stopped by the office to get a re-issued check on the 28th, the owner refused demanding that I continue to wait as if getting MY money back wasn't his problem. He countered the discussion stating we were late every month despite us paying ON TIME, well within the given grace period as noted in the contract. Not one late fee was applied to our rent payments because we were never late, but apparently it's totally ok for the hypocrite to violate his own contract. We finally received most of our deposit on February 1st, eight days after it should have been in my hands. Going by their contractual grace period, I am owed a late fee. Of course they took out as much as they could from our deposit. We were told to give them a deposit of $3000. Yup, a $3k deposit for a $1700 apartment. That alone should have been a red flag. They kept $395 for cleaning and carpet and another $150 for an unexplained repair to sheetrock. The receptionist had told my wife that we could steam clean the carpets. This sounded odd, so my wife clarified what it says in the contract vs. what she is being told. A second confirmation from the receptionist allowed us to confidently clean the house. Apparently the receptionist is an idiot and we now had to pay the price for cleaning an apartment and then paying someone to do it all over. As for the sheetrock damage, we contested the repairs as we had not caused any damage. Four days after contesting the repair, we receive a refund with a letter amounting to them doing us a favor. They will never accept blame. Interesting that we received a refund for that within 4 days, but getting our deposit back took more than twice as long. I feel sad for this man, those who trust him with their properties and the people who work at CPM. He had one final opportunity to make things right and instead had to be the narcissistic slum lord everyone knows him for and try to demean me in an effort to make himself feel better. Do yourself a favor and run the other way. Do not rent from these people. There are plenty of other offers available from places like Mangold, Davi and many of the smaller family-owned rentals. Even the city officials I've contacted to evaluate the structure have told me what other tenants have had to deal with because of this company. They are 100% on the side of the property owner and have no empathy or care for tenants. If you're a property owner, keep this in mind. Tenants will fight back and cost you business so long as you are being represented by these hacks. Until working with these people, we were ok with renting. But they have shown us the ugly side of being a tenant under the thumb of a greedy owner and property manager. We've since bought a house, something I don't think we could have done if we were perpetually late with payments or had sketchy credit which is the only reason I could think of for the massive deposit. DON'T REPEAT OUR MISTAKE. DO NOT RENT FROM THESE PEOPLE!!!! read more

I've rented from CPM for over 2 years now and I had a great experience. They were incredibly responsive and everyone in the office was so friendly and helpful any time I called. It was easy to get a hold of someone (a lot of companies it seems almost impossible to reach a live person), but if you have to leave a message they get back to you quickly. Any type of work order I had they were incredibly prompt with handling which I appreciated. The few issues that arose always seemed to be addressed within a day or two at most. I remember one occasion, it wasn't even that pressing, but the lightbulbs were out in the carport. I left a message in the afternoon and to my surprise the lights were back on when I got home from work that evening! Glenn came and did the walk through pre-inspection, and he was so friendly and informative! I made extra sure to get the unit in good condition for move out, and he seemed genuinely appreciative of that. He explained in detail everything that needed to be done so I could feel prepared to have the unit turned over. I also found that it was super easy to pay rent with the automatic payment option available, and for the area I thought the rent was extremely reasonable. I loved the apartment I was in as well as my experience with CPM, so I definitely wouldn't be moving if I hadn't accepted a better job in another area! read more

This rental property is very rude. My roommate and I were given horrible experiences with this company,especially during Covid. They tried to evict us because we asked them to ask the neighbors to keep it down at 11 pm till 2 in the morning. They also would give myself and my roommate attitude when we went into the office. They lost a month worth of our rent and said we would get a late fee if we didn't pay. They said they either lost it or it was thrown out. I asked for a receipt, and they said they couldn't until I said its the law. Whenever you call their office to speak to someone about anything, no call back or a message. This place needs better people in the office who are not rude to their tenants. My roommate and I were also about to be kicked out because we had service animals, and they said we needed a license for our cats. Very unprofessional people. They also need to read up on the laws before kicking out 2 young women for something they can not do. read more

We rented our home in Del Rey Oaks through Creative Property for nearly 10 years, and in all that time we NEVER had any issue with them. Whenever we needed maintenance assistance, Jill was ALWAYS prompt to call back ( I often had to leave a voice mail...no biggie ) asap and got our issue resolved. They Don't return calls - don't take care of tenant issues- allow other tenants to bully the WHOLE NEIGHBORHOOD and then threaten YOU with eviction-inflate the cleaning cost at move out- continue to charge you rent when you don't live there and then never answer or returns phone calls. Its really hard to rent in monterey, but companies like this are taking advantage of the market and treating tenants terrible. Take lots and lots of pictures - very detailed move in pictures. Avoid. The reviews about CPM gouging security deposit refunds are good to pay attention to. CPM, Creative Property Management, charged me a full day's rent for being two hours late giving up the keys upon move out. I notified them I was waiting for the carpet cleaner but the manager just wanted to gouge. I have had more check-out consideration and grace period from a hotel. They also charged me $100 to clean an apartment that was left with only about 30 minutes of light touch up cleaning needed. Expect no courtesy from these people. However, I had decent maintenance interactions with one of the employee's, Jill. I know. You are thinking, "But ... I like that little apartment they are listing on [blank] street." Don't do it. Keep looking. Examine CPM yourself if you doubt the negative reviews. Examine their number of less than desirable rentals; deal with the front office lady, Gabby; then just ask to meet & greet the owner, Matt. After those three steps your good judgment will be your guide. Good luck. P.S. One more tip: avoid renting on the busy Third St. corridor in Monterey between the NPS & the lagoon. CPM has a few properties there. One is decent yet TINY and thin-walled; the other is pure junk. But the jets, racing junk yellow taxis, and homeless pedestrian traffic are a nuisance, and safety hazard. I had to call the police more than once. A felony theft prosecution came out of one of those calls. read more

Wasn't expecting very much, the photos looked promising, when we got there, everything was nice the bedrooms looked great and so did the kitchen. We were just about done looking at it when my relative decided they would like to move the fridge just out of curiosity, we were appalled by what we found, there were at least 100 dead roaches all over the floor! Pretty unpleasant overall after dealing with reputable companies such as San Carlos Realty and Sanctuary Rentals. To start, I'll say I always paid the rent on time and intentionally avoided anything but the most required of communication with CPM since their reputation around town is notorious. The office staff was neutral-not especially friendly or professional but not rude. Mostly unable to actually answer anything directly, just referred me to "the owner" (who was never called by actual name). I got zero response when an actual tree fell on the property and downed the powerlines twice due to local storms. I just dealt with it myself and contacted the city repeatedly until they removed the tree a couple weeks later. "The owner" has some issues doing basic math and cheated me out of about $125 of my deposit due to poor arithmetic skills and being unaware that July has 31 days. They pulled the same stuff with me as discussed in other reviews where they lied about when move-out day was and when keys were returned to swindle me out of a few more bucks despite it all being in writing. I let them know the house has a serious black mold problem and that at move out I had to rent respirator equipment and bleach the walls after consulting with a local hazmat business to advise me. CPM never seemed concerned and even is currently trying to rent the place for an astronomical amount of money without any mitigation done. They even charged me for wall cleaning. I wrote a formal email outlining all of this to "the owner" of CPM as advised by the office staff and it has been over 2 weeks and I have heard nothing about the incorrect deposit amount returned or the black mold and extra charges. I'm reporting CPM to the BBB and the house to the proper housing authorities for inspection (which I told the owner I would be doing) so another family does not have to battle illness and disgust living with and cleaning black mold at Santa Fe 6SW of 3rd in Carmel. It was a really disappointing but somewhat expected experience after reading online reviews. Our previous property management company was so responsive and responsible, it was such a clear difference. This really felt like the classic slumlord experience in comparison. The reviews that describe them as responsive and Angela in the office as polite, really must have hit the good mood jackpot because I experienced nothing more than disdain and grouchiness when I even attempted to ask questions. My advice if you rent via CPM is forget about your deposit and just do whatever you want to the place while there. I was very conscientious and took excellent care of this dump we rented and it basically did not matter either way. I took video and photos at move in and move out to prove this for when I file the complaint and I highly advise you to do the same. Would you rather have someone steal from you without your knowledge or right in front of you with a smile. With enthusiasm and positivity my wife and I were excited to have found a place to hopefully rent but it all started going south when we started getting the run a round from Angelica and her 'manager' who would not and does not have the professionalism to handle business. If you are applying to rent a place from these people they will take your money and not even use your application fee for what it is for AND KNOWING that you will not be considered for the place because they have given it to someone else. They will not tell you this but take your money - the fee is suppose to be for a credit check and when asked for a copy they were NOT able to supply you with the credit check they were suppose to have done and when requested at first then demanded after for a written reason why you were denied (your right as an applicant) they said no and/or 'my manager' decided and that was that. Forget about a call back when they tell you they'll call back because they never do unless you call them first then they'll give you 'oh I was about to call you' line minutes before the business day ends... right! These people are simply thieves - plain and simple. read more

Long story short... not impressed...took majority of my deposit. They initially handled the contract piece of the rental, mid way through my tenancy, they resumed management of the property. At first, I didn't have an issue with the management company. Both Kevin and Kyle were professional in handling issues and problems. There were a couple of times, where small issues were not resolved. Like, the fridge wouldn't shut and they were not very responsive or just sent a repairmen who had difficult hours or didn't speak any english.... Just mediocre services. my negative review deals primarily with the out processing piece. without any notice or clear communication, approximately 2/3 of my deposit were taken for normal wear and tear stuff. i.e. $250 for paint of a 700 sq feet house. and I didn't even hang anything up.... the duration of residence was less than a year. I understand deduction need to be made. i.e the carpet which was fair... i ended up with approximately $1000 back from the almost $3000 that was initially deposited. I don't think the situation was properly handled. and I am honestly too busy to deal with the issue in small claims or etc... Stay away! good luck everyone! read more

I currently have paid more than $5,000 out of pocket. I love the layout of the house. It's a nice neighborhood and I have good neighbors. I was able to lease the property in the beginning of June of 2016. Upon moving in, I discovered coca-cola splattered all over the ceiling, drywall that needed to be fixed, beer cans, bottles, cigarettes, weeds, electrical problems, light bulbs burnt out needing replacement, leftover trash all over the property from the previous tenants, including someone whom had supposedly lived in the garage where a *gas* water heater is present, clogged drains, ripped carpet, and a house that had so much odor of what could easily be interpreted as marijuana throughout the house still present. I have submitted 13 maintenance requests and only 3 have been fulfilled but none documented. I am easy to work with as I am a business owner myself. Things happen. I understand that. If you would like a beer spilled ping pong table and a couple beer bongs from the previous tenants, feel free to message me and they are yours. I was told they'd be removed. Since I'm not out to get anyone and am happy with my neighbors and the location, I would like to stay. Im not sure if my congestive heart failure or the therapy animals which are registered with seaside, CA and fully documented will get sick. I don't take it lightly. I'm not a fan of the icu. I feel this review should be informant, not a discrimination on the business. Things happen. The amount of documentation I have is over the top and I had been told by C&C property management that they considered my requests as a threat and would gladly refund my money. HOME OWNERS BEWARE: this manager will LOSE YOUR MONEY -- over $16k so far in this case. I was a tenant who left a great house because of CPM's owner. Matt returned 0 of 6 phone calls & messages over almost 2 months. I simply needed a window repaired and to discuss terms of lease renewal. Despite his lies, my messages were nothing but absolutely professional requests for contact. Update 26 OCT: Vindication! In a 3-4 day average rental market, this house has been listed since 31JUL! I rented at $3,500. With their increase, I'd have rented at $3,550, the reduced listing is now $2,975/mo. So, CPM's lack of care for me or the house cost their OWNER-clients 2.8 months at $3,550/mo + $575/mo*12 months = $16,840 and counting! (plus maintenance, admin, and relisting costs). If you want to lose money on your rental property, you've come to the right place, lol! Look at my original review when I blatantly said this was going to happen. CPM did it anyways. Wow! I feel sorry for the owners. I know them and they seem like good people. I can't understand how such a nice house could sit for more than 2 months. Update 17AUG: Security deposit return: a $250 deduction from the returned security deposit for yard maintenance. I'd have been happy to cut down the dried out bushes in the backyard -- all dried out since move-in -- but wasn't aware that was even appropriate. Still, it's not worth bickering over 7% of the security deposit. Initial response: simply picking up the phone to return any call would have kept me on as a tenant and avoided the altercation on the last stressful day of my lease. WE ASKED WHAT MADE THE PROPERTY WE LOOKED AT AVAILABLE AGAIN, SHE SAID THE PERSON WAS OUT OF TOWN AND HER BOSS CANNOT WAIT OR HOLD THE PROPERTY. THE ONLY REQUIREMENT FROM US WAS FOR HER TO CALL THE PREVIOUS PLACE WHERE WE USE TO LIVE BEFORE TO VERIFY RENT PAYMENTS AND IF THEY DONT RECEIVE REPLY FROM THEM THEN THEY WILL LET US KNOW. ATTACHED IS AN EMAIL WE HAD SENT TO THEM: (this will explain our frustration and disappointment to this Creative Property Management) WE ARE DISGUSTED FOR THE KIND OF SERVICE WE RECEIVED FROM THEM, WE WILL NOT RECOMMEND THEM TO ANYONE. WE ARE GLAD THERES SUCH THINGS AS YELP WHEREIN WE CAN VOICE OUT OUR OPINIONS FOR THE UNFAIR TREATMENT. AND NO THEY DID NOT REPLY TO OUR EMAILS TO THEM REQUESTING FOR A REFUND.WE HAVE NO PROOF IF THEY EVEN DID THEIR JOB AND JUST TOOK OUR MONEY, SUCH GREEDY UNPROFESSIONAL PEOPLE!!! In addition to this email, you had told us last Friday that you will call us Monday to give us an update on the property we are trying to rent but we did not get a call back from you. By you not calling us as you promised, ( where is the business etiquette here), we assumed that we are not the future tenants for the Carmel Serra duplex. That is totally fine. We are disappointed with the kind of service you have provided to us and we are asking to be refunded for the $90 application fee that we had paid. We came to your office last Monday and submitted an application, we had complete documents except for screen shots of our paychecks in which we took care of the very next day. We were on top of things! While we were there, you said that the only issue you might have is to request a rental verification from the parks where we use to live. Did you even contact The Parks to request for it? If I had not called you Thursday to follow up on our application it made us realize you would have not called us at all but then you mentioned you were about to call us. When you said your boss had already approved someone else prior to us, we were surprised because we asked you what happened to the one that was suppose to rent the duplex and you said she was out of town and your boss will not put the rental property on hold. So you somehow gave us an assurance that we were next in line and took our $90 application fee. As we waited for days for you to call us whether we got approved or not but your answer was your boss approved someone else. Up to the last conversation we had last Friday, it was as if we still had a chance that we needed to wait till Monday for you to let us know where we really stand. You kept us hanging! That is very unprofessional. We are requesting for the $90 to be paid back to us for all the trouble and inconvenience this has caused us. We have read yelp reviews about Creative Property Management and we can tell some are not quite happy campers with the company's service and how you handle your processing application. Please mail our $90 check to: MY OTHER FOLLOW UP EMAIL BUT NO RESPONSE WAS RECEIVED FROM THESE PEOPLE! Angelica, what is your position there because it seems your boss knows a lot of what went on and you have no idea whatsoever! All you have to say it has been finalized. We want to know why we are denied and what is the reason. Any tenant that is denied tenancy from a screening report must be informed in writing the reason why! The law also requires that if the tenants application is denied, the management must provide a written adverse action notice stating the specific reasons. It is our right to know why we have been disapproved. Did you even run our credit report and again did you even call The Parks to verify where we use to live before and what other investigations did your company do on our application? Currently renting from this company put in our notice today. I would think twice from renting from them. They don't care about living conditions at all. I've called several times about the living conditions and never get a call back. I want to call the health department for future tenants because this isn't oK. I call about a mice problem and there way of fixing it is putting foam in a hole from where they were coming from in the house! The ceiling came through in the shower, that could've fell on me or my baby! Their way of fixing it was having a guy clean it then say "it's fine just loose sheet rock" the paint came off and got on my babies stuff, there's mold that I have to clean every weekend. We have had brown water 4 times now I can't even take my baby a bath here. It's sickening that they think this is ok. I never complain about anything but this isn't ok if other tenants are dealing with the same issue. I hope they fix the problems for future people. And that girl they have in the front desk is just rude! She has a attitude problem! I understand it's maybe the owner that doesn't want to put money into fixing things, but like I said people pay money to live here at least make the environment safe. There's still mice in the walls I hear every night, (I have recordings of them) I see dropping here and there, I put my own mice traps around the apartment.. I just can't believe instead of doing it the right way of fixing the hole they just put foam.. which the mice/rats can just eat thru it. I don't know if it's the people they hire that are lazy and just do a half ass job? The only reason I'm writing this complaint is so they don't let other tenants live like this. Hopefully they remodel this place after we leave. I would like them to put themselves in my shoes and see that the living conditions aren't ok. Would the owner live in a environment with mice, mold, brown water, ceiling falling? I don't think so. Now they are probably going to find any little thing to keep some of our deposit, good thing I documented everything. read more
