This is the worst experience I've ever had for any service done in my house. I've never posted a poor review before. This company damaged my furniture by soaking it with water, leading to water stains all over it. They also scratched up my hardwood floor. I'm having to replace furniture and repair the hardwood floor to the tune of $10,000. They refuse to accept responsibility and will stonewall you when you ask to speak to the owner. Bobby (manager) literally told me he doesn't feel that they could've possibly messed up my floors, even though another supervisor came, looked at all the damage and was horrified. He took photos and gave them to the manager. Still denied the damage! I'm taking them to court. Their website claims to be insured yet they refuse to provide the insurance information. You need to look at the comments on Nextdoor by others along with me and I've reported them to the Better Business Bureau. Do not hire them! You've been warned now. Austin Reagan, the leader, and Josh were assigned to my project. My house is 50 years old with tile and grout floors in five rooms, two of them large. These floors apparently had never been professionally cleaned, so the grout was dark gray and black, and the grime on the tiles had been walked on for years and would not come off when scrubbed. I had never used a steam cleaning service, and had no idea what steam cleaning is. A big machine like a steam roller? A hose with a nozzle that can knock holes in walls? I have fifteen feet of bookcases whose lowest shelves are a few inches above the tile. Many of the books are rare. So I was set up for a disaster. Austin and Josh reduced my anxiety at first sight. They were relaxed and friendly, but professional. Austin was open and comfortable answering all my questions . He walked the house and listed each item of work and its cost separately, so I could choose what services I wanted. The bottom line was so reasonable that I chose to have everything on the list done. I'm extremely happy with the results. The tiles are clean and gleaming with a lighter, brighter shade than I knew they had. The grout, as it dries over 2-3 days, is a pale gray. After I watched Austin clean a strip next to some bookcase, I went back to my work and left the men alone. Before they left, Austin explained how to care for the work and the floors. There is also a service fee ($49), environmental fee, etc. and various up charges, which were never disclosed even when I asked if there were any additional costs over the phone. The tech that showed up at my condo quoted over $500 to clean a 10x13 ft room, after promoting just $99 over the phone. I spoke with the manager at length that this is illegal in a violation of Texas deceptive trade practices act, but he didn't seem bothered. This place needs a class action lawsuit to recover all the amounts unlawfully charged after signing up for the $99 special. This is not the way to do business. Shame on them. UPDATE: after leaving this review Bobby the manager called me offering to refund me everything they charged over $99 but only if I take down this review. That is also a violation of law: The FTC's prohibition on financial incentive in exchange for favorable reviews. Update: Steam Masters reached out to me Monday morning to discuss and hear my perspective of the situation. I spoke to Bobby who was very kind and understanding the frustration of my situation. They have refunded my cleaning fee and agreed to reimburse my cost of renting fans and dehumifiers. Bobby also agreed to consider the Sunday on call situation so that moving forward these situations can be handled by them rather than by the customer. *********************** I own a small fitness studio and have the studio carpet steam cleaned every six months or so with no issue. The person cleaning left at 5:30 pm and said the floors would be dry in 8 hours. Classes start at 9 am for my business and when we opened the next morning the carpet's wetness still soaked through our socks, the whole lobby front windows were dripping with condensation and then humidity was 100%. We had left the AC on and fans running all night. I called the company and left a message. No call back two hours later so I called again and spoke with someone. I was told she could send someone Monday morning, which would have meant over 36 hours of the water sitting in my studio and soaking in to my wood moulding and bar. We rented our own industrials fans and dehumidifier. I had to close my business for the day and turn away over 75 customers. The woman I spoke to apologized, but said I would have to speak to someone else about refunding my payment, being reimbursed for our rentals to deal with the water, etc. No effort was made to assist. Waiting to talk to someone tomorrow. I was told they come in around 9 am. We open at 6 am. This was an off putting experience to begin with regarding the outrageous quote for a simple rectangle room with no stains, the LONG time for such a small job, and then simply got worse and worse from there. read more

TLDR version: If something goes wrong don't expect integrity from this company. Beware. In September of 2024 my wife and I scheduled a tile cleaning with Steam Master Cleaning and Restoration (these are franchises and I believe this franchise covers the Austin & San Antonio markets). This was to be a simple tile cleaning, but the equipment broke and the water used to produce the steam flowed throughout the house. For whatever reason the technician did not notice the hose broke and took a long time to turn off the water. By the time he did a good chunk of our stairs, living room, dining room, kitchen and storage closet were flooded. Things at the bottom of the pantry were ruined and there was all kinds of damage to items in the storage closet, but most important to us was a warped table leaf. We host family gatherings so a table with a table leaf is essential to us. Ultimately it meant we would have to replace the whole dining room table. In addition the technician who made the error carried boxes and other items that were wet over to my office. In doing that the wet boxes just sat on the laminate warping and damaging it. Ultimately they were willing to put dehumidifiers in the closet and treat the rugs they soaked, but would not cover any of the damage to our property. I was told their policy is to only refund the service fee. They simply would not cover damage they were responsible for. This led to me filing in small claims court and ultimately received a judgment against them in my favor saying they were obligated to cover this damage. I have tried to contact the manager of this company Bobby on multiple occasions to arrange payment and he has simply ghosted me (I should mention he ghosted me the first time which triggered the small claims court filing to begin with. The owner David Stiles, Jr. has been completely MIA in all of this. Ultimately it seems they are going to make me take additional legal action to compel this court ordered judgment. Before hiring them understand there is no integrity in this organization, and make sure you go into it with eyes wide open. read more

The tech that helped us out was amazing. Super professional and thorough. The reason for 3 stars is because the product was ineffective in removing minimal dog urine from a brand new carpet. I had just moved into my new home 3 days prior and my small dog urinated on the new carpet in 2 spots. I spot treated with pet cleaner and got steam cleaners out a couple days later. I pointed out those spots and paid extra for the pet treatment thinking that since the carpet was brand new and there were only a few occurrences, it would come out. Tech seemed confident this would work as well. Onto the actual product... The chemical smell was incredibly strong for about couple days despite having excellent ventilation and an extra fan blowing. Would not advise for asthma/allergy sufferers. Every day that chemical smell started to clear, the urine started to smell more. My dog definitely didn't go again because the second floor was blocked off after cleaning #1. I generally dont ask for reservices, but since we did pay a few hundred dollars and the urine smell was still strong, I felt justified in doing so. The same tech came back out and got on all four legs to sniff carpet. He was able to find the spots and retreated the whole room free of charge (the effort of the tech is why I'm giving 3 stars). Unfortunately, the same thing just happened again. Afterward, I bought a small Bissell pet cleaner from chewy for about $70 and was able to treat much more effectively. In summation, I do not recommend for pet smells. If the product can't get 2 urine spots out of a brand new carpet, I wouldn't expect it to be able to get it out of a "lived in" carpet. read more

we scheduled an appt. for carpet and chair cleaning today. The technician took over 40 minutes to give us an estimate. when my wife asked him how long it would take him to complete. He stated in a sarcastic way, "I can take up to 4 hrs if you want me to". He asked several time how much time we had to do this job. He finally quoted over $1100 for this small job. I told him we no longer wanted to do business with him and cancelled the job. After he left, I called Stanley Steamer and got a quote of $210 in less than 5 minutes. We had done business with this company (Steam Master) twice over the last 2 years and had no problems with their workers. I then had the service done to clean our tile grout. After it was done, it really didn't look that much different. When I contacted Amber again, she sent the technician back to look at it. He was very defensive and wanted to debate it. I then contacted Amber again and she sent Adam and Gabe out to address our concerns. Adam and Gabe redid the job and although it didn't look new, it looked much better than the first time. Keep in mind that this type of service is very expensive. Did all the prep work moved things then the "special room rate" is doubled because of size, add enzymes add this add that. What should have been under $200 now $700. Really?
