    My parents were tenants. Beware if you're a tenant interested in renting with this group. Their…read morecustomer service is horrendous and they will scam you out of your deposit and delay in returning the payment. If you go with them, document everything defective on the rental because they will charge you for things you didn't do. The following 4 examples in working with their team left us feeling taken advantaged of and disappointed: Experience #1 Our lease expired September 1st. We informed them our intentions of moving my folks in May, giving close to 4 months notice. Their team started to book showings of the house, which we asked to try to limit per week due to my parents health issues (my dad has dementia and my mom has a large aneurism). As we got to 12 days before their move out at the end of June, which was still 2 months away from when our lease was up, we asked to pause the showings for 12 days so that my folks can pack and work toward moving out, which is a challenge with their health. We were told "no" and were forced to allow additional showings, which was very challenging. I know they are allowed to do this, but there was no compassion or sense that they cared about our family's situation, which was disappointing to us and caused additional stress on my folks. Experience #2 When we got the inspection results prior to moving out, we were shocked at the long list of things that we were responsible for that we didn't do. The list spoke to damages on the house that were there when we moved in. We tried to resolve the situation and were told that they had to discuss with the house owner and get back to us. We didn't hear for many weeks after we moved out on any next steps or info on resolution, even though in emails we were told we would hear weeks earlier. When we reached out to ask for more info, they didn't apologize or offer any more info, they just said they were busy dealing with "15 other houses" and that they had 45 days to finish the job. That was it. No info on the questions we had about things that were charged to us that we didn't feel responsible for, just that they'll get it done. Then October 15 comes and I get an email asking for the current address to send the check to. I respond a day later with the address and was told that they already sent the check to my parents old house address, knowing they don't live there anymore. Experience #3 Last week Monday we sent them an email requesting a new check since we didn't receive the other check. We were told we would hear back last Tuesday. After not hearing back, we asked again last Wednesday and heard nothing, then we asked again on Thursday, with the added response that we'd like to talk to the owner, and only then did we hear a response. Experience #4 When we reached out to the owner, we got an apology but he defended all of their actions and when we finally received a check, they charged us 2/3 of our deposit for things that we didn't do. Our mistake was trusting them and not documenting all of the many things that were wrong with the house when we started renting from them. Don't make the same mistake. Avoid this company, all of these negative reviews are for real. The owner said their priority was for their "customers" which he lists as the owners of the property. They need to understand that renters are also their customers and we deserve fair treatment as well. Clearly from their actions and business approach, this is not the case. Renters beware.

    We started using Pearson for property management in 2019. The experience started well, but declined…read moresharply in the last year. Twice our property listing was taken down before a lease was signed resulting in at least a month of lost rent. We had maintenance done that was done poorly. Two rooms in the house were painted (poorly: outlets had paint on them). We were not compensated, nor were the original colors restored. The company couldn't determine which tenants painted so inspections were not great. We, the owners, were charged for the last move out inspection. The house was not winterized (outside water not shut off), and it does not look like the hvac filter had ever been changed. The most unsettling part was that a 2 foot section of the roof cap was on the porch when we moved back in. The neighbors said the tenants before the last tenants reported the damage. Pearson said it was not reported. Even if it wasn't reported the house should have gone through two inspections with a piece of the roof on the front porch. Insurance probably would have covered the damage if it was reported. We have been waiting over two months for our account to be closed out and remaining funds to be returned. I don't know if change in personnel or lack of interest in residential proper management lead to our declining experience, but by the end we felt the company didn't care about our property or our experience.

A tenant will not be treated with the same dignities. Poor communication, extreme overcharging of tenants, never want to work with tenants to solve issues, etc. just to name a few. There are a few specific instances that come to mind: - they gave us expired parking passes the day we moved in and my car was towed hours before I went on an international trip - they didn't have the mail keys ready so we had to go back and forth with them and USPS until we finally received our keys two months in - their lists of "acceptable" maintenance and cleaning companies has about one company per list. If you don't use them, it doesn't get accepted and you face security deposit deductions - every single walkthrough or scheduled appointment had the RPM "Pro" show up late or not at all - the carpet on our first set of stairs was completely ruined from dog urine (from before us). We asked them multiple times to contact the owner about replacing it but they wouldn't put the effort in to do so - for our move out instructions, they clearly put that we needed to hire professional painters to redo all the walls. When you actually read your lease, it doesn't say anything about itOverall, worst rental manager company I've ever seen. My husband and I are dual military and move frequently. All of the people I work with will know to avoid RPM at all costs.

    If you decide to live here, I hope you have good health insurance. My significant other and I lived…read moreat the Devon for 1 year and we have never been sicker. Even my dog had allergic reactions to the mold infested apartment. The issue with the mold was reported on our move in sheet and the maintenance team did the absolute bare minimum to address a very serious health hazard throughout our residency. The amount of time and money I spent at multiple doctors throughout the course of that year is absurd. Our upstairs neighbor mentioned he had issues with mold as well and had also been having health problems. The fact that we've been out of the apartment for about 3 months now and all my mold related health issues just vanished is absolutely disconcerting. I am so very thankful to not live there anymore and truly feel bad for the tenants that took our place. That covers the main issue with the actual apartment itself but there were plenty of problems around the entire complex. We had a neighbor in a building next to us that owned 2 pitbulls. He acted like the green area outside of his apartment was his own personal yard and would put stakes in the ground so he could tie his dogs out front and go back inside. On FOUR separate occasions, the dogs got loose and came darting at me and/or my partner and our dog in an aggressive manner. Luckily, nobody ever got hurt but it's definitely scary to have a random 70+ lb dog come charging at you and your pet. The office didn't do anything to fix the issue. One time when I called the office to inform them that it happened again, the office manager said "they're actually really nice dogs"... That should tell you all you need to know about how the office handles things. Where you live should be your safe place. This was our living Hell.
