Twice our property listing was taken down before a lease was signed resulting in at least a month of lost rent. We had maintenance done that was done poorly. Two rooms in the house were painted (poorly: outlets had paint on them). We were not compensated, nor were the original colors restored. The company couldn't determine which tenants painted so inspections were not great. We, the owners, were charged for the last move out inspection. The house was not winterized (outside water not shut off), and it does not look like the hvac filter had ever been changed. The most unsettling part was that a 2 foot section of the roof cap was on the porch when we moved back in. The neighbors said the tenants before the last tenants reported the damage. Pearson said it was not reported. Even if it wasn't reported the house should have gone through two inspections with a piece of the roof on the front porch. Insurance probably would have covered the damage if it was reported. We have been waiting over two months for our account to be closed out and remaining funds to be returned. I don't know if change in personnel or lack of interest in residential proper management lead to our declining experience, but by the end we felt the company didn't care about our property or our experience.

Initial email communications were pleasant and informative. When we met Tony at the property, we knew this was it. There are tons of good looking properties around, but very few people like Tony & Jacki. Their passion for their work & attention to detail is unparalleled. The screening process is thorough, but when you consider that a homeowner entrusted their property to Jacki & Tony, you should appreciate the fact that it is. The communication is consistent, but not overburdensome. Their use of technology is right at the front of the pack. The tenant portal hosts all leasing documents, copies of insurance information, accepts payments, and even allows for online service requests. In short, these folks have got it all figured out. They are solid business people, but even more importantly, are good & decent people. You will not go wrong by doing business with JT Management!

    Honestly, when we rented a property after owning one for over 10 years we knew having a…read moreprofessional property manager in place was key to minimizing risks as an owner but was also important for the tenants. However, from the very first day we rented we realized that Castle Property Management was not set up for a good stay( We moved in they did not clean the stove, refrigerator still had chunks food in it from previous owners, and the carpets weren't clean.) Joe's excuse was that owners did not listen to him.(Really?). As fools we rented the home to the max term and price clearly against my better judgement. They stated they have processes in place, but guess they really had none in place so that in reality nothing was provided like a tenant manual or at the time a tenant portal to document the 12 plus maintenance items we cant get resolved. The only issues they resolve quickly are what the owners bother them over like the lawn, the washer/dryer and the terminate inspection. Sad part is the owners aren't being served properly and we will document and let them know. Hopefully, the sump pump wont go out again at 2AM which apparently makes them upset. Not my fault the owners undersized it or have some water table issue. Sorry, but truth is they have to be a discount outlet and it shows. However, I do say they do respond to the minute when your late on the rent because of a nasty divorce and yes they are reachable by phone. Joe

    Do not make the same mistake I did. Dynamic offered a full job quote and then did not perform the…read morework in a remotely acceptable manner. They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.
