Dani Grant was responsible for our home when a tile in the shower was broken. Dani nor her team lead, Mike Coster, or their broker, Chris Boris, would take responsibility leaving us $527 out of pocket for repairs (not to mention time, etc.) so the sale of our house would go through. We have contacted them several times and they have insulted us saying things like it's "unfortunate that society is on this path of taking less responsibility" - actually using the words "Turning Point" on 9/19 - just a week after Charlie Kirk was assassinated which was distasteful & uncalled for - they are truly unprofessional. Additionally, both the buyer and our agent said it was awful working with Dani Grant and we can say the same for both Mike Coster and Chris Boris - they have each other's backs; not yours. read more

I would strongly recommend against using this company or pursuing any of their listings. My partner and I recently spent $130 applying for a unit for which there were no other applications. We were told the landlord "had concerns" but no details. The suggested solution from Pearson Smith was for us to voluntarily double the security deposit. Meanwhile, the agent was still showing the property despite our qualified application. We withdrew our application immediately but, despite making a polite request, have yet to receive confirmation that Pearson Smith has destroyed our personal and financial information, which were provided to them in good faith. And now it seems immediately following, my identity has been stolen, likely with information provided to this company outside their third party system, per the realtor's direct request. Thank goodness after dealing with their lack of transparency and integrity I had the wherewithal to freeze my credit! This company does not operate above board and I see from many other reviews that this is common practice. My review is for Hanah Desherow. This buyers agent tried to strong arm me in to providing her with more commission than what was listed on the MLS. So to retaliate this buyers agent prompted her buyer to back out of the sale. This buyer agent also failed to provide proof of funds. I will definitely consult with attorneys and see if I can take further legal action against this agent and contact her broker. I would not recommend this agent. read more

Warning!!! Do not deal with Laura Conklin. We made a deal to buy the property from her seller. Her seller gave an excuse through this real estate agent that they couldn't sign the contract as they were in a remote location in Virginia. I say what happened to Fedex, kinks or UPS. They could have signed and sent the paper from one of these locations or other places. They are all over Virginia. Any way they received a better offer this morning so they told me I had to accept no inspection if a wanted the property. I'm sure they were hiding something at the property location that needs major fixes. We even offered the highest escalation factor and they still had another $50K to reach our ceiling and never took it. Avoid Pearson Smith Realty, their brokers and specifically Laura Conklin as a buyer or seller representative. Run as far as you can! read more

These guys are fantastic! Eric Pearson managed our rental condo in Brambleton before he started his own business. My wife and I happily stayed with him when he opened Pearson Smith. We have been treated extremely well the entire time we have used his property management team. They always keep us up to date with what is going on with our condo. They handle everything for us! We have been using their service for 10 years and plan on staying with them for as long as we own the property! In April, 2023 we responded to a rental home on Redfin in Heritage Hunt for $2,700/mo. We are seniors with no pets and credit rating above 800. We were told that the house was immediately available and after seeing it, we followed the instructions to complete two credit applications at $65 each ($130), which we did immediately. We were hold that others had also submitted applications and that ours was the best one. Then asked to up the rental offer to insure we would get it. We increased it by $50 a month and finally by $200 a month ($2,900/month). We were told repeated that we had the rental and that they were just waiting for the owner to sign the lease. Then they had a few things to fix, before signing the lease. After 8 days of this, we were told that the lease was given to someone else. I also noticed that over 100 people were interested in this rental. I wonder how many of those people paid the application fees. Very unprofessional. Wasted time that I could have used to find another rental. Now I have 2 weeks to vacate my current rental and still looking. Please don't let them do this to you. read more

Daniel Boris represented the buyers of my house. It was awful. The closing was delayed to the point where they almost lost their deposit. For final walk through of my home, my realtor told Daniel that she had to be there. He went early and entered the house without my realtor present after being told not to. He then set the house alarm off, causing us to give him the code to the alarm before closing. He caused us a lot of aggravation. He didn't even bother to bring final walk through papers with him for the buyer. When my realtor asked for him to email the papers to her, he said his phone doesn't do email. Are you kidding me? There are so many realtors out there that are professionals, go with one of them instead of this clown. read more

I suppose the outcome could have been worse. It could have been a house purchase rather tan a house rental. Still, it stings. (bait and switch, a mistake covered up, discrimination, I'm not entirely sure, all I know at the time I write this, it's being investigated) I find a really nice house to rent (despite seemingly decorated by my dead grandmother). Still its features were os such I did not want to chance anything, so I forked out the money to run and application sight unseen. I was the first person the listing agent had view the property then nest day and following that , made my intention clear I wished to move forward once my application was finished processing . At this time, I was of the belief my application was the only one. I easily qualified income wise, but was not sure if anything from recent Covid times dropped my score. I asked to be alerted if these came up anything I needed to address. Fortunately, two days later I was called by Chelsea Bolder and told congratulations. the owners accepted my application Although I originally contacted the listing agent, he wanted me to go through a partner agent to be properly represented (or so I thought) . I said awesome, I was told I would be contacted to take care of the drill and paperwork. I asked about the list of questions I had passed along so I was clear who had what responsibilities in the care and maintenance. But then a short time later I get a call saying the owners approved the wrong applicant! What? What are you saying? " We are very sorry, they want to go with someone else. But to the best of my knowledge was the first application in (It should be noted ant although I submitted my app on a Friday, though it did not get to review till Money (and I actual believe it wat another day till Tuesday) . So, asking what options I had, it was up the offer. So I offered more money and a longer lease. My agent took the offer to her teammate the listing agent. I get a call back and im told, the owner wat to make sure no one else lives there and I don't try and add anyone to the lease of sublease (essentially, they want me to live in a 3 level 3400 sqft house alone. I want to place so I ask if that concession instead would close the deal, the agent says the owner wants all three concessions. (more money, no other occupants, and two years vs one. ). I ask her to give me a few mins to make sure its what I want, Chelsea says she has personal matters to attend to and was wrapping up. I test her 5 mins later and agree to their terms. I had previously asked if I should also let the listing agent know my response, she says no tto contact him. Chelsea does not respond ot my agreed upon counter, but the other agent just so happens to contact me and I tell him I accepted his sellers counter offer. He never responds. The next day instead of hearing the deal is now all wrapped up again, I get a test saying the owners went with someone else. Chelsea also has the nerve to tell me she never said hey counteroffered, only pointed out something they would like. (un benoit to her I did record that conversation and sent it to their managing broker) . She also said had I shared my questions with her about subletting should have guided me better (again I emailed her these questions and she wrote back acknowledging she had them 8 mins late) . Needless to say I'm very upset with Pearson Smith Realty, with agent Chelsea Bolden, and also listing agent JOHN MARTINICH who suggested Chelsea to me rather then let me use him directly. There are so many things they could have doon better I do not have the space here to go into, I'm just a very unhappy customer. read more

I don't have enough words to describe what an amazing experience we have had with her. We are in the process of selling our home and buying a new house. We have met Nikola at an open house, few month back when we started to see houses and study the market. We've had a decent experience with our realtor when we bought our first house and we thought we will keep using her. However, the first time we have seen Nikola, we have learned from her so much more in just 20 minutes that we haven't learnt at our first home buy, during the entire process, with the agent we used that time. After seeing quite a few houses before we met her, she was the only showing agent that seemed to be very opened and comfortable with negotiating her listing commission. Very meticulous and responsive she was always there when we needed her. Courteous, diplomatic, very punctual and very thorough, she managed to get a full price offer on our home, the same day of the opened house. We closed on our house couple days ago and will close on the new house in a few days. Everything went so unbelievably smooth. I will recommend Nikola Tadie to everyone I know. I wish there was minus ratings as this team deserves it! Me and my family were shown a townhome that we liked and applied early. We were told that there are many applications/interests received and therefore were put into a bidding war for a "rental unit". I upped my bid by $100 initially and they came back asking for more and more. My final offer was $250 above the rental price and went on 24 months commitment instead of the standard 12 month lease. Despite great credit, income level and a competitive bid, we were asked for $50 more, gauging 3rd year commitment and pressure to sign the lease in less than 12 hours. The excuse was "it is a seller's market" and that "the landlord is crazy" and may choose other applications! Their team is full of thugs!! they harassed me throughout the process for multiple days by hiding facts and probably misrepresented facts. on top of that, they charged $65 per applicant fee which I am yet to recover. DO NOT GO WITH THESE THUGS! read more

I wish I had read the recent reviews here before calling this company. I contacted Pearson Smith Realty to help me find a rental property and told them upfront that I had a lot on my plate and wanted to keep things as simple as possible. I appreciate that they responded promptly, but I had 3 or 4 different agents texting, calling, and/or emailing me within 2 days, sometimes asking me questions I had already responded to in previous messages. It was overwhelming and stressful as well as upsetting because I had specifically let them know upfront that I wanted to keep things as simple as possible. There was clearly a lack of communication among the agents. I asked them to please take me off their contact list and found another company that is able to help me in a more professional and respectful manner. read more

Zero stars actually. I'm a beginner in the Real Estate market. I didn't know how shady Real Estate agents could be! I found Mr. Eric Pearson through one of the "pop up" agents that were listed on the different homesights. These agents pay to have their names posted to bring in new potential clients. I initially called him to get an idea of their fees, and costs associated with selling one of my houses. He agreed to do it for less, so I decided to inquire about his services. When he found out how much I was asking for the house, he said ," no way it will sell for that, it will just sit" etc etc. Well, guess what? the house SOLD! IN 15 days maybe less than that. It was so quick! AND for MORE than I thought! And it was exactly what I thought, Eric said it would be so much less, what a joke! What I quickly realized that he wasn't interested in working for me, simply because the house was less than 1 million. He also NEVER showed up or even bothered to call and cancel for our SUNDAY appointment prior to that, left me hanging, and then belittled me for thinking my house would sell for that much. I even asked him, how would you know how to market the sale of a home, if you haven't event looked at it?! I wanted to put this information for reviewers, if you think this company will go to bat for you, you are mistaken, they do not care for small 20k comissions, they're looking for the 100k plus comissions. Did you know, even if you are renting or buying, the more they charge you, the more THEY make, so what makes you think they will go to bat for you in that aspect as well. Great lesson learned for me, good thing I didn't believe him, and such a smug attitude with that. Even with my little to no experience, I knew he was just lying, he just didn't want to help me. Good thing, I didn't believe him, if so, it would have cost me over 50k! In the end, it didn't cost me money, but he lost out on easy money for his company, I guess 20 k is chump change to him. One of their realtors, MICHEAL WILLIS brought a client to see our property. He showed up an hour and a half EARLY (almost two hours). Didn't notify our realtor ahead of time to see if it was okay. The front door was open because the residents were bringing in groceries. He grabs the handle to the screen door and tries to walk in. Didn't access the lock box to document a time or history either. Only after the resident sees a stranger trying to walk in their home does he THEN announce himself as sorry we are so early, no traffic. Scared the elderly couple to death. He was asked if he could give the residents a few minutes to put groceries away and he could go ahead and see the property. He became extremely RUDE, said NO, that's okay. He was even told he was welcome back later WITHOUT scheduling an appointment. He was STILL rude and said maybe. His own client looked embarrassed for both of them. We notified our realtor ASAP. He then tried to change what happened and tell another story for himself that was NOT true because he knew his behavior was unacceptable. He wasn't aware their daughter could hear the whole conversation. These residents are elderly people. His behavior was extremely UNPROFESSIONAL and RUDE. HE SHOULD BE ASHAMED OF HIMSELF. If this is how you represent yourself to others, your company, and your client, NO THANK YOU. read more

Ben Heisler is a professionally unethical agent who kept up a running dialogue with my agent all weekend and specifically stated that I had the highest bid and also clearly stated that the deadline for submitting contracts to the sellers was 8:00 pm Sunday night. He assured my agent he would be honest with us, which he wasn't. I initially offered 20K, then upped it 5K more and was expecting either a yes or no to my offer. If the honest answer had been no that would have been the usual kind of upset or disappointment one can expect and can deal with in life. When my agent called me at 8:22 and told me he had received a call from Heisler and that "3K more was demanded by the sellers and that then the contract would work and the contingency on the sale of my house would be accepted with the additional money" we were ecstatic since I agreed to the additional money. But then with a blatant lack of a moral code and integrity, he went back on his "word." The contingency was never an issue and even now I see it listed as Contingent. What I suspect happened is that Ben then called one of the other buyers after apparently accepting my contract and used it to entice another buyer to up their bid. Or was unethical in failing to tell anyone else that might have submitted via phone call later that night that my contract had already been accepted verbally. Either way, the actions, while not illegal, were certainly unethical. And certainly caused us personal distress. Don't take advantage of honest people. That is just plain wrong. A man and his reputation is only as good as his word. read more

I crossed paths with Kevin Hastings when I was given his name by a condo owner in the Fairfax area who wanted to lease their property. Kevin seemed friendly enough and when it turned out the original unit wouldn't work for me due to lack of handicap amenities, he offered to help me find my next living space, knowing that I was on a time crunch and wanted to move asap. He asked me to email him any listings I'd come across so he could make arrangements for the next day. Then he emailed very late that same night that he couldn't show me places the next day as promised - no explanations - but he could be available and make arrangements for the following day. Though not convenient to my schedule, I still agreed only to get yet another email the next day, after he'd received my listing options, to say I should find someone else to work with as he couldn't abandon his current clients. Excuse me? He's the one who offered to help me look, but he's clearly horrible at his job or not trustworthy because he just wasted my time. Sadly, this reflects on the company he works for, so yea...do not recommend. Terrible. read more

Beware! The key word for this review is deceit. Mr. Lou Casciano was the realtor representing a house we wanted to purchase. Our bid was accepted, we had a signed contract, a close date and all of the financing in place. After the first contract was signed, Mr. Casciano came back to us and asked us to sign an addendum which he called a formality, which was a complete lye, in fact what we had signed was a loophole. In the mean time he had another buyer that was not able to get financing and failed to close on the property a few weeks before. This other buyer was apperently finally able to find alternative financing and the house was sold to them for 5K more then our agreement with the seller. We are seeking legal council to see if this is actionable in court, but clearly no one would ever want to be treated like this. We approached the principle broker for the firm, Christopher Boris about these events, he would not acknowledge that anything was done wrong. His comment was "the agent has acted in the interest of the seller. Bottom line; This group is totally onboard with using deceptive business practices and lying to achieve their objectives. There are many reputable real estate firms, steer clear of this one. read more
