The front gate was broken most of the time, leaving the property with no real security. My packages were stolen more than once. Anytime I tried to reach the property managers, they were usually "on break" and rarely available to help. When I reported issues like car break-ins, I was told there was nothing they could do. A few months before I planned to move, I explained that my family had lost everything in a hurricane back home and that I would need to leave early. Instead of showing any understanding or empathy, they told me leaving would count as skipping rent and that they would list my apartment for rent immediately. Rent was raised every year, yet the living conditions never improved. I later found out there's no proper vent in the kitchen -- anytime I cooked, the fire alarm would go off. On top of that, the hallways were often dirty, and even dogs were allowed to relieve themselves there without proper cleaning. Overall, this was one of the most disappointing rental experiences I've ever had.

During my search process, Monie helped Camden stand out from the rest by making sure I knew exactly what to expect through the leasing and move in process. The office even pushed for my apartment to be ready a couple days earlier to accommodate my move in window. When I arrived in Herndon, my apartment was even more beautiful than it was online. I have an amazing courtyard view and high vaulted ceilings. No carpets on the first floor is such a big score for someone with two dogs. Packages being delivered directly to my door and valet trash are services I never want to live without now. Having a full size washer and drier is this renters dream come true after living in LA County. The hallways are generally clean and I have never seen a bug in or around my apartment. I rarely ever hear my neighbors, and from my perspective smokers are generally respectful of the smell. Maintenance responds incredibly quickly to any issue I've had and property management followed up after my move in to make sure everything was up to my expectations. I feel safe walking my dogs around the building any hour and the location is incredibly convenient. Neighbors keep to themselves for the most part yet there is still a friendly sense of community. Like any other building, there is room for improvement, but this doesn't change the fact that I think this community stands above the rest. 1. The only place to walk your dogs is the street. I was surprised to find out there is no fenced dog run on the property, especially with the amount of open space we have between the two buildings. There are only dog "stations" (poop bags and trash cans) on one side of each building and it just so happens to be the busier street side of the building. Although I know some people will always be irresponsible dog owners, I believe this is a huge reason why people leave their dog messes and even bagged poop all around the entrances. 2. If you walk around the neighborhood, you can see into 3 other buildings gym's and they are all EASILY double the size of ours, if not more. The gym is pretty pathetic and lacks a lot of basic equipment, don't expect it to replace a gym membership. Any more than 2 people trying to do weights or cardio at the same time in there gets awkward as there simply isn't enough equipment or space - if one treadmill is down (which has been the case for a few weeks) it's a battle to beat others to the two working ones during peak hours. My one bedroom might actually be larger than the gym that's meant to accommodate two buildings worth of people.. I would LOVE to see this improved and it would honestly guarantee me resigning my lease. 3. Although the chirp access gives me an added sense of security, it can also create incredibly time consuming problems. If you forget your phone or it dies, you are completely SOL until you run into someone else.. I have forgotten my phone on a 3am dog walk (cause I'm half asleep and just not thinking to make sure I grab my phone) more than once. Expect to be out there for a while if you don't have your phone and it's an odd hour... Service in the parking garages can be nearly impossible to get sometimes which is very frustrating if you have groceries and get stuck in there or have to walk all the way around. I also don't love having to pull my phone out while driving through an area with a lot of pedestrians to get into the garage - you can turn it onto Bluetooth sense you by the entrances but it drains your phone battery really quickly. This is honestly both a pro and con because I do feel our building is safer than some others in the area.

The toilets are cheap, and the building's pipes are permanently clogged up. Do you enjoy being trapped into long term leases with two months notice required to vacate? Then certainly rent here. Camden's leasing structure is designed to make it as hard as possible for you to leave. Good luck buying a house; Camden doesn't care about you, they just want to milk you for as much money as possible for as long as possible. EVEN if you've lived there a long time. Do you enjoy using an app to enter your building, an app that doesn't always work due to shoddy cell reception? Then certainly rent here. Good luck receiving phone calls if you live on the first floor; you'll miss about half your calls. There are better, newer rental options popping up all over the area with less predatory leasing and higher quality.

The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.​​​​​​​​​​​​​​​​

I left a voicemail & 3 emails with no response. The voice mail recording said they are closed Sunday, when I finally got a return call 24+ hours later I was told they were open Sunday but had no appointments to see me. The staff is either inept and/or rude. I was told I would receive necessary application information and still have not received it. Additionally their AI robot Kendall actually says he can tell you about his experience as he lives there- this is a total fabrication and lie and the Better Business Bureau and State of Virginia should be made aware of this. Clearly, not a place anyone with any sense would live.

Negatives... be prepared to hear airplanes overhead constantly. You are literally in a direct flight path for Dulles International airport. You will see and hear planes overhead all hours of the day and night. I'm not sure the long term effects of breathing jet exhaust fumes, but it's not for me. You are also located next to a "dirt" and rock quarry. They are often working early and you always have dirt blowing onto your patio, windows and car. Don't expect management to clean your patio ever... be prepared to just deal with dirt and clean it yourself from the patio, outside furniture etc. We lived in a garden style apartment and dealt with cigarette smoking with butts everywhere all the time. You will always smell cigarettes in the hallways and forget about opening a window for fresh air. They claimed to be going to a non smoking property. I laugh at how management will enforce this one! We even had a neighbor throw butts into the bushes and mulch outside his own apartment which caused a fire. This didn't even stop the butt throwing around our building. When it comes to any issues you have, management will tell you to call the sheriffs department. We dealt with the tenant beneath us constantly smoking marijuana which stunk up our apartment. Only after we had the sheriffs department come out twice to verify the issue, did management take any action. Totally unacceptable!! Shocked in our time here ( over 2 years) to see many neighbor changes often due to evictions!! In our first month we saw our neighbors across the hall get evicted by the sheriffs department. Not a warm and cozy feeling that makes you feel safe in a community. Parking is enforced by stickers but there were multiple vehicles broken down sitting throughout the complex. Management does nothing about it. Finally the kicker. If you have any pets be prepared to pay for new carpeting on move out. They will tell you your animals urinated on the carpeting and the apartment smells. Total lies! In renting over the last 10 years ( both previous home owners) we've always received back our deposit in full and never heard this. We take pride in where we live and this blew our minds. This is a strategy management used to force tenants to pay to re carpet the apartment when leaving, regardless if you've had carpets professionally cleaned. Great way to stick it to tenants with tenants having no recourse. The expect builder grade carpet and padding to last 4 years. What a joke!! Strongly don't recommend this property!! Our last day while moving out, we even got to see one of our neighbors get arrested by the sheriffs department on an outstanding warrant. Nice finishing touch.
