I've lived at Passport for two years and genuinely love the apartment layouts and community spaces,…read morebut the management and service have declined so much that it overshadows everything good about living here. The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.

The staff (you know who you are) are amazing!! This is a wonderful place that has everything to offer! I love the staff, apartment, amenities (workout gym, pool, common space, lounge, events like Wine-down Wednesday, home automation, mobile alert package delivery, and more), convenience, and covered reserved-space parking. Everything is so easy, neat, quiet, clean, and very safe. Absolutely recommend this place 100%! I chose a single bedroom unit overlooking the pool and common areas. So nice! I really enjoyed sipping a glass of wine from my balcony on peaceful evenings, and even more so from the top floor open-space lounge overlooking Herndon towards Dulles airport. Great place to hang out with friends and just relax. Some feel the price is a bit high. However, I shopped around and Passport Apartments hands-down is THE BEST deal you will find for a luxury apartment in Herndon! I can't recommend it enough - you will love it! From the very beginning, Tommy and Crystal made the entire experience seamless and welcoming. Their professionalism, patience, and responsiveness were unmatched. We had a lot of questions and visited multiple times before making a decision, and not once did they make us feel like a burden. They were attentive, knowledgeable, and treated our concerns with urgency and care. Since moving in, that same level of service has continued. The apartment itself is wonderful, and the maintenance team is equally impressive -- prompt, courteous, and dedicated to keeping everything in top shape. The grounds are always clean, there's plenty of parking, and you can genuinely feel the pride in how the property is managed. In a place like Sterling, where it can be hard to find a quality apartment community, The Reserve at Town Center truly stands out. If you're looking for a place where you'll be treated with respect and feel valued as a resident, this is the only place to be. Thank you again to Tommy, Crystal, and the whole team -- you've created something really special here.

Katelyn doesn't get lost in the numbers side of managing a property. While I'm sure she does well in that department anyways, it's so refreshing to see that the tenants come first and she's always happy to help. Sylvia is a humble and generous leader. When Katelyn has a plan, Sylvia will trust and execute. I'm very impressed by the obvious attention to morals and detail upper management like Sylvia have in order to have a property manager that runs things so smoothly. RAM partners do a PHENOMENAL job managing this property, and honestly they should be the very first choice for a place to live!!

Water and the building smell like sewage constantly. The worst problems, though, are the health and safety issues. We've had multiple ceiling leaks where management left water damage behind walls and never properly dried the Sheetrock. Instead of fixing it correctly, they just patched and painted over it, leaving us with hidden mold growing inside the walls. There are cigarette butts and dog poop all over the property. Residents let their dogs pee and poop inside and don't clean it up. Carpets are stained and smell. The air quality is terrible. The HVAC system pulls in smoke from neighboring units, so our apartment constantly reeks of weed and cigarettes as if someone is smoking inside our apartment. Management's only response has been sending out reminders "not to smoke" instead of addressing the actual problem and holding anyone accountable. We've also dealt with roach infestations, which required an exterminator, and ripped window screens from a hail storm last year that were never repaired, making it impossible to open windows without pests coming in. Appliances like the dishwasher took weeks to replace, and basic maintenance requests are closed without the work ever being completed. To make things worse, they now charge residents for parking but don't guarantee a spot, and they also charge for guest parking and allow them to park anywhere including in the first two rows closest to our building. Unauthorized vehicles are never towed after curfew. There are no security cameras anywhere, we've had packages stolen. The elevator has been broken multiple times, and the keycard readers are often broken. Management is unresponsive, unprofessional, and neglectful. David even responded to my original review on google but never actually reached out or returned any of my calls or emails. This place is unsafe, unhealthy, and a total nightmare. Avoid at all costs.

They took away trash cans and hand sanitizer stations out of every mail room. The parking is atrocious because no one ever leaves. They make us pay for parking now but they let people use PODS in the front row to take up multiple valuable parking spots. Our washing machine broke. Our dishwasher broke and we waited almost a month for a new one. The sanitizing wipes are almost always empty in the gym. Our ceiling has leaked 3 separate times. There was a roach infestation which needed to be addressed by an exterminator because they don't vet anyone who lives here anymore. People throw their trash on the floor in the trash room instead of down the chute. And to top it all off, the cigarette and marijuana smoke are so unbearable we are voluntarily leaving early and taking a 2 month penalty hit. The managers are beyond useless in this place. If you love the Wild West where anything goes, come to Windmill Parc! Nothing in this review is embellished and is verifiable through email traffic. Do yourself a favor and go somewhere else. It's garbage just like in my photos.

It costs a guest SIX DOLLARS, more than a price of a cup of coffee, to park their car in the garage overnight. Not only is charging visitors a fee to park unfathomable given their rent rates, but in order to avoid a $200 tow truck fee, you have to 1. download an app, 2. scan a QR code in your parking spot, and click through 5 more screens before your parking is confirmed. And the best part? There is no service in the garage or the hallway leading into the building. It is a terrible design for a terrible procedure they have mandated to all guests of their loyal tenants. Hugely disappointing for a building with not much more to offer.

I moved into an apartment at Cascades Overlook on February 14, 2025, and my experience has been…read morenothing short of frustrating and stressful. The apartment was riddled with maintenance issues, and despite multiple attempts to have them resolved, the problems remain largely unaddressed. 1. Refrigerator Infestation and Foul Odor: From the day I moved in, there was a horrible smell coming from the refrigerator. Two days after moving in, on February 18, maintenance discovered six dead mice in the bottom panel of the fridge. The smell was so bad that the entire apartment would smell foul whenever the fridge door was opened. Even after the dead mice were removed, the odor lingered. I requested a new refrigerator on February 20, but it took over a week and multiple visits to the leasing office before the fridge was finally replaced on February 25. This was unacceptable. 2. Poor Condition Upon Move-In: I also found several issues when I first moved in that should have been addressed before my arrival: The bathroom was extremely dirty, with food particles wedged in the toilet and surrounding areas. Cracked tiles on the bathroom floor. A strong smell of dead mice in the laundry room, indicating the need for pest control. The bathtub and sink were leaking. There were exposed staples and parts of the wall missing in the master bedroom closet. 3. Additional Problems Not Addressed: On February 25, I spoke to the property manager about other ongoing issues, including: A water valve in the bathroom that couldn't be turned off. Faulty electrical outlets that damaged my devices. The still unresolved issue of the mouse infestation in the laundry room, which continues to smell, despite reporting it. While the fridge was eventually replaced, none of these other problems have been addressed. 4. Unresolved Concerns and Poor Customer Service: The conditions in this apartment have been unbearable. I am still dealing with the smell of dead mice in the laundry room and lack of a functioning washer. The management team's response has been slow, and when I spoke to the property manager about my concerns, she was rude and unhelpful. The overall stress and discomfort have been overwhelming, and I haven't been able to relax or feel comfortable since moving in. Given the serious issues with pests, maintenance, and the living conditions, I am requesting to break my lease without penalty. This apartment was clearly not in a livable state when I moved in, and I feel mentally and emotionally drained from trying to get these issues resolved. Overall, I cannot recommend Cascades Overlook. The lack of proper maintenance and the slow, unhelpful response from management has made this a very unpleasant living experience. Pictures to follow.
