Yelper: close your eyes (No, this is not an Old Spice Commercial, just an honest, thorough review of this crooked apartment complex). Now open them. You most likely saw nothing, and that is how many stars I would have given this apartment if possible, 0. Here is the reason why: when I initially moved into this apartment, I thought the location was ideal, the staff was nice, and the exterior design was aesthetic. Then, the nightmare began: ubiquitous and sporadic mold growth, recurrent refrigerator breakdowns and replacements, pests (desiccated worms and pillbugs on the floor mysteriously managing to find their way into my unit), leaks due to faulty pipes, non-sound proof, paper-thin walls, poor insulation during the winter time, and unethical business practices (just to name a few of the many problems experienced here). To begin with, the mold would not cease to exist. After repeatedly notifying maintenance of its presence in the apartment, and spreading throughout the window sills, the door, behind the refrigerator, and on the ceiling, it continued to come back like some creature in a cheesy 80s horror film. When maintenance came to attempt to fix the issue, they would say it was my fault, as I allegedly did not turn on the ventilator when I took showers...how did they know this?! Beats me. Next, there were recurrent refrigerator breakdowns. If I was not in my right mind, I would think the refrigerator had a mind of its own; it would make loud, blood-curdling noises and then wet the floor. Maybe it too wanted out of that unit? Oh, and not to mention the maintenance team taking out some food and leaving it on the counter to spoil while I was at work. Just terrible. Bugs. Everywhere. Help? Nowhere. I called pest control to contain the pillbugs and earthworms that crawled and creeped into the apartment. They merely set unsuccessful traps and left them there. Subsequently, the situation had gotten so bad, some of my occasional guests asked me whether they were some intricate design on the floor from afar, until their small children started to play with the earthworms that dried on the floor and began to disintegrate them between their fingers. Embarrassing (omg). Also, one night the ceiling above the toilet burst, and there was a puddle of water that gathered on the floor. I called maintenance. The worker then showed up with a runny nose and flushed face. It was a Saturday, midnight. He told me that he was not feeling good and had some sort of cold. He completed half the job, but not before spreading paint all over the bathroom and not cleaning up afterwards. So you can only imagine how that went. Onto the paper-thin walls. There was a couple that lived next door. Very lovely people during the day, but when night fell, they often played a nocturnal game of "pin-the-donkey" in which the girlfriend/wife would scream "right there, right there, oh my God, yes!!!!" This was followed by some grunting noises, and then silence. Who knew such a game was so much fun? And if that was not enough, a family of five lived upstairs who decided to run the vacuum at midnight on weekdays. Sigh. Poor insulation was also a big problem, especially during the winter seasons. Maintenance claimed that I did not shut the right window properly. I never opened it to begin with. After they fixed the issues, the cheaply made foam would keep peeling back, leaving cold air to enter the apartment, leaving condensation to form on the walls, on the window sills, and the door towards the back (hence resulting in mold growth). The issues were essentially never-ending. Finally, when I moved out, they sent me a letter. In it, they thanked me for my temporary stay in America and wished me safe travels back to my country. Also, I had a balance on my account after being charged $300 for "specialty odor removal paint" in order to get rid of the "strong Indian spice smells" that magically made its home in the walls of the unit. I could not believe it....they drew the line. It was blatantly profiling and racist. I grew up in the United States, proudly serve this country with the best military in the world, and love it with all of my heart. The result? I wrote them a letter and told them I would be seeking legal representation, contacted the Better Business Bureau, and Human Rights Division of Northern Va. Ultimately they backed down, and gave me the deposit that was rightfully mine from the beginning. Oh, and there was the "valet" trash they charge you for through their dummy company AUM. Why they charge for that service when the trash chute is right outside is beyond me. The choice is yours. So, happy apartment hunting!

It's hard to rate this apartment complex. It has a lot of GREAT features and aspects but also a lot of negatives. I'll make a list of good and bad for this review. But first, I'll tell you about the people that live here since the management is not allowed to divulge that by law (at least they claim). It's a mixed crowd as far as age and race go but everyone that lives here has decent money and nice cars. There's definitely more males that live here than females; and a lot of people that live here are couples. The only single people are guys, so if you think you'll meet a potential girl here, you best look elsewhere. THE GOOD New, clean, classy, modern, gym w/ indoor bball court, great appliances, convenient/quick maintenance, coffee machine (see also, bad), movie theater, quiet at night (except the kids running around in the apt above us), individually metered/controlled heat/AC/water/elec, location THE BAD -Mandatory $30 valet trash?! There's a trash chute on the way out to the garage so why do I have to pay a $30 fee for a trash service I've never even used? -Pool: Looks nice but WAY too small for the large apt complex & only gets a couple hours sun because the apartment complex surrounds it on three sides and blocks all the sun! -Coffee Machine: They have this GREAT Starbucks coffee machine that grinds your coffee and then brews it for free. However, they recently switched to a generic brand coffee to save money but the machine, cups, and sleeves all still say "Proudly Brewing Starbucks Coffee" SHM, I'm sure Starbucks wouldn't like to hear about this -Residents: There is a group of arrogant people whom I won't name that are always hanging around and some f**k put a life-sized, blond-haired, Caucasian, mutilated & bloody doll in front of the parking garage on the 10th anniversary of 9/11. There are some demented people living here. -Rent: They started rental price low to fill the building (since it was brand new). However, they immediately raise the rent A LOT as soon as your 1st lease expires. Note: This may not be the case anymore since they are pretty much near capacity now. -Location: Great location if you work in Tysons but not-so-good otherwise. No place to walk to and nothing really going on except corporate-world during work hours. Okay, that's about it for now but I'll update the GOOD and BAD list as I think of more.

Let me start off by saying, do you love the smell of hot garbage and diapers filled with Indian food? Do you love screaming children running up and down the halls at all hours of the day and night with day care accommodations down your hallway? If so, this is the place for you... But as for me, I should have paid attention to the red flags when I came here for a tour. When the leasing consultant tells you that the pool area is not noisy or can't be heard from your apartment, don't believe it for a second. Actually, don't believe anything you hear. And thin walls....yeah, you betcha...I hear when my neighbors get up, take a dump, and shower on a daily basis. Wood construction in my opinion is not an excuse for being able to hear everything that is going on with your neighbors. And the neighbors...prepare yourself for complete strangers getting in your business and complaining on a moments notice. The most recent irritation is that at least one of the elevators has been out of service for at least a month, and this is not the first time it has occurred....expect to carry your groceries up the stairwells instead. The secure garage is not secure. The gate has been broken repeatedly and is left open in the mornings. Watch out for crazy drivers unfamiliar with driving in a parking garage...you just might get hit by someone you can't communicate with or has insurance. The staff....oh, where shall I start...they seem nice at first, but that's exactly how used car salesmen sell used cars. Be careful because you might move in next to one of them, and they may be the worst person on your floor. Try to complain about that and see what happens...nothing. Most complaints have been unacknowledged, and are responded to with rude comments, and push back at every turn. Nothing is ever done...but beware, the rules do not apply equally to all residents for "quiet enjoyment." The sign outside says, "luxury apartments," but that is just a façade except for the prices! Don't be fooled, this is luxury pricing with ghetto living....with hidden expenses....on top of rent you HAVE to pay for trash service when there are trash rooms on every floor, as well as monthly rent for parking your car in the garage. Add 50% to the price of utilities that the leasing agent tells you it costs. Anyone who has lived here longer than the terms of their first lease...they obviously have no where else to go, much less 5 years. As for us, we will leave as soon as our lease is up, and it cannot be fast enough. And thanks to the yelper who warned that they will keep the security deposit no matter how clean the apartment is when you move out....I figured as much.

Tried to address it with Monarch first, they told me to basically take a hike. Went to Fairfax county who forced them to redo the BMP. Fast forward to months later, my yard looks like a war zone. Why? I have a ravine in the front yard. They redid the front yard design without showing us the plan. My sprinklers were cut up, driveway damaged. Monarch wants me to sign off on an agreement to remove all of the bad reviews first before they'll finish the work. I have two holes on the basement ceiling which they caused and refuse to fix. The hole was to try to locate the issues on the main floor which feels loose. I had the floors inspected and several issues was found which have yet to be fixed. I still have bowing walls I finally had to have the ceiling drywall issues fixed by my own contractors We still have poor airflow on the mainfloor and basement because the duct wasn't adequately sized. They did add two dampers on the mainfloor and upstairs which didn't help The driveway and walkway continue to crumble. The garage slab continues to crack and have completely seperated from the wall structure. I had a structural engineer assessed and found many issues Monarch have repeatedly dragged their feet on completing their feet on completing the work. The last email from Jason Furtek basically said that the warrant have expired, and they're not finishing the work.

I would give this place 0 stars if I could…read more The location is great but the association and management are horrendous. The management is very abrasive and has a general disregard for the well-being of homeowners/residents.  A week after we moved in an intruder was spotted leaving the premises. This unknown individual left the doors open. We notified management and they did not care if anything was vandalized, stolen or about what we would need to do next to ensure our safety. They offered no support or guidance. Naturally, we changed the locks immediately and the association hunted us down and forced us to file an application though the rules state we can change our locks in an emergency without an application to any committee. The application was subsequently denied by all levels of management and was followed by a fine of $10 per day for 90 days or $900. This association and management spews vitriol and has been disrupting my day to day life with paperwork, denials and fines. They didn't and still haven't welcomed us into the community: no tours, no guides, no welcome email or anything at all. This is a community that attacks its new homeowners/residents. We went to a board of directors meeting and the board lacked diversity and the members seem to mindlessly follow the president of the board. We will try to leave as soon as we can.

For reference, I lived in Lotus; I don't have experience in the Lofts. Let's start with the pros of this place: - Really convenient access to the metro! It's like a 8 min walk to Dunn Loring Metro, and a 20 min Metro ride (not counting waiting, but that's not Halstead's fault!) into DC itself. - Really close to Mosaic, which has so many good restaurants and places to shop that even though I moved away I'm still finding myself back there on occasion. - It's within walking distance of a Harris Teeter grocery store. I didn't think I'd miss Teeter but I live near a Whole Foods now. I miss Teeter. - It's pretty quiet! You can't hear too much around you. Then again, I absolutely lucked out on my apartment being right next to the elevator. It's the little things, really. - There's a lot of good restaurants around within walking distance. Special shoutout to Jinya, Kiin Imm Thai, a new Shake Shack coming in, Pasty Xpo, and others I completely forget about but I'm sure they're good too and I'm sure I enjoyed eating them. Oh Colada Shop! Yeah that's a great place to have a good coffee and some empanadas. - The apartments are great. They're spacious, roomy and you can fit a LOT in there. Mine had a fantastic view of Mosaic, and I kind of miss it, since I'm now staring into an office building. I'm sure the people on the other side aren't thrilled at seeing me either, but thems the breaks. - The Playland is great if you want to grill, chill or just soak up some sun. - The staff is spectacular. Special shout-outs to Jasmine, Ann, and Beth, three of the best concierges whom I do miss deeply. They made my life so much more enjoyable, and they're such nice people and great to talk to. The fact they put up with me is a testament to their patience and kindness. - Though I hadn't gone to the gym or the basketball court since the world turned upside down, in the Before Times I quite enjoyed them. It was kind of fun to play hoops even though my coordination is that of an infant. - The maintenance team is top notch! They're very responsive and very nice. - When I had a slight dispute with my move-out (nothing major, so don't worry), the staff was courteous and the issue was resolved promptly. The leasing staff is very nice, though there's been turnover since I've been there so I never got to know them well enough. It happens in this industry and is pretty normal; it's not anything to worry about. So that's the good part. However, I do feel compelled to warn people about one particular aspect of this place, and that's the elevators. If I was given the ability to go back in time and change two things from the past, it's a pretty easy answer for me. First, I would kill Hitler before he could cause catastrophic damage (because come on, this is a layup and so much good would come from that) and I would fail the designers of this place in school so they never get their architecture license or whatever and watch their dreams crushed before my eyes. Whoever thought that it would be good to design a place that has ONLY two elevators for ~250 units, and one of them be the service elevator, which is frequently locked down for move-ins and move outs, was truly galaxy-brained. What this means is that only one elevator will be operational for the entire building at times. None of this is the current staff's fault; they didn't do anything to design this abomination. But it's something to keep in mind because you're gonna be waiting on weekends to go downstairs unless you take the stairs. God help you if you're on 6. Though I will say you'll get some really nice muscle definition and endurance training if you choose to walk up and down the stairs! But even with that, I would recommend leasing here. From the location to the staff to the myriad of things to do around there, it's really a wonderful place to be. I made a lot of memories there, and you can too. Trust me. Would a guy with a Bob Vila avatar lie? Absolutely not. So go! Rent here! Seriously I'm not kidding you should. Thanks for the memories, Halstead. I'll always treasure them.

Down to earth residents (90%) with luxury amenities and very professional staff! I spent over 10 years in the Army and THIS is a what I call living the high life! Now, the snobs will wave their feather fans and say "well that little low-born doesn't know any better". I will say "This is the place to be if you love luxury but also want a laid back and down to earth environment." Got my only little spot with amazing view, quality appliances, beautiful apartment, and wall to ceiling windows. All Right in the middle of everything, including walking distance to a metro station. But OMG! The GRILL WASN'T CLEANED!!!!! LOL. People can be so over dramatic about the dumbest things. THEN GO GET A CLEANING TOOL AND CLEAN IT!!! Anyways, I love it. If you are a snob? You'll hate it. Down to earth, respectful of others, and don't take life "too" seriously (But still a bit seriously)? You'll love it! -Mac

Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Will never recommend this building to anyone even if my life depended on it. I'm sure I missed something else but I'm so through with this place I'd rather forget I ever lived here. Thanks Adaire for truly being the worse building I have ever lived in.

I would particularly like to commend Richie Greer, who is currently the Manager of the building. The previous management was responsive, professional, and genuinely attentive to residents' needs. Unfortunately, since the management change in 2022, the overall experience has declined significantly. Since the new management took over, I have experienced ongoing issues, including delayed responses, lack of follow-through, and an overall decline in service quality. Matters that should be simple often take days or even weeks to resolve, and communication is inconsistent at best. My most recent experience with parking highlights just how difficult and poorly managed things have become. I currently pay $75 per month for parking. My primary vehicle is in the shop, and I am temporarily using a rental vehicle as a replacement. Despite this being a straightforward situation, I was told I needed to either make repeated trips to the leasing office to obtain a temporary pass or pay again through their parking system. I made multiple attempts to follow their instructions and went to the leasing office twice between 5:05 PM and 5:18 PM during stated business hours. The office was closed, even though I had been told it would be open until 5:30 PM. This forced me to return again, wasting additional time and effort just to resolve something that should have been simple. There is also a clear pattern of unprofessional behavior in how the leasing office is operated. The office is frequently closed during stated business hours or closes early without notice, making it difficult for tenants to get assistance. On a separate occasion, after being told the office was closed due to "unforeseen circumstances," I returned the following day and observed staff inside the office casually socializing with outside guests who did not appear to be tenants. They were engaged in personal conversations during work hours rather than assisting residents. This kind of inconsistency and lack of professionalism makes it extremely frustrating to rely on the office for basic services. Tenants are expected to follow procedures, yet the office itself is not consistently available or operating in a way that supports residents. This is not an isolated issue. There is a broader pattern of poor management, lack of accountability, and disregard for tenants' time. It often feels like residents are being sent in circles rather than helped. Living here used to be a great experience, but under the current management, it has become unnecessarily stressful. There is a clear decline in service, organization, and professionalism. I would strongly advise potential residents to carefully consider this before moving in.

I was forced to fight with them in order to get safe drinking water in my apartment. See the drinking water with black specks in it that we argued about for weeks because they "couldn't see them". They would not move me out or provide me clean water when the water in my kitchen water was undrinkable and unusable. I had to purchase takeout and buy water bottle packs they never reimbursed me for. It feels like they are slumlords. Please don't live here. I'm waiting for my lease to end before I'm able to move. I've also dealt with bugs while living here. I've rented from 3 other complexes and have never dealt with behavior like this. In fact I've never left a review at anywhere I've ever lived beceause my landlords acted like normal people and treated me with respect. The management here will gaslight you and treat you like an idiot. One of the management staff laughed at me when I was trying to show her the dirty water in my apartment. The manager denied seeing what the maintenance staff could see and agreed with me in, that I have dirty water with black spots in it. I'm unsure why the management has had such dodgy behavior with me, they could be hiding something about the building? Fight for your rights as a tenant when living here because Lerner arrowood management either does not know them or will not respect them. Editing this review: the only bright spot here is the maintenance staff. They are professional, kind, and will try to fix your issues.

The amount of humidity in these apartments is ridiculous! Our bed sheets actually feel moist from the amount of humidity. This place is great if you cannot afford anything but bottom of the barrel accommodation, but to me the amount of electricity to keep the place cool and free of sooooo much moisture tells me that I'd rather pay more in rent and have lesser electricity bills. Also consider the smell. There are no filters in the air intakes. We had to literally duct tape around all pipe cut outs and various none caulked areas to keep the odor from the building out of our apt. Once we ducked taped everything from the bathroom vent to the space around electrical outlets, and pipes the odor was kept minimal. But before we taped everything. The odors from all other apts crept in. Disgusting!
