Lived here for 4 years across 3 different units on the 2nd and 6th floors. We never had to deal with humidity in the 2nd floor units, but May through August were especially damp in the 6th floor unit even with the AC cranked up. Views were nice, but I'd recommend settling for the 5th floor if you can to avoid the humid feeling. No issues with our final move-out experiences. All 3 units, our security deposit covered whatever we would have been charged for. We were 3 for 3 where Avalon actually mailed us a refund on our deposit since we didn't need to use the full amount for damages or anything else (with a dog too!). Location of this building is ideal. Yes, you are a little further from Target than Modera, but it feels more private than the bustle of the main area of Mosaic. Parking has never been an issue for any of my friends, and I still park at the Avalon garage when I visit since the Target and Modera garages are a nightmare. The staff is incredibly responsive and kind. It's been a consistently positive experience all 4 years here. I'm at another Avalon property now, and I wish that we could get even half of the care and consideration that Avalon Mosaic gives. We ultimately moved out because the pricing and layout of their 2bds didn't match our needs, especially after going from 3 people on the lease to just my boyfriend and me. Most of their 2bd units are on the small side and less than 1k sqft. We may revisit coming back here again when our current lease is up for renewal. The location is amazing and hard to give up. read more

I lived here for 2 years. Wouldn't recommend unless you're ready to be charged $500 to replace a stove top upon move out (I don't enjoy cooking, stove top was barely used, definitely did not need to be replaced). Office staff never answered the phone and it took 3 days to get back to emails. Main elevator was broken for months with no communication from office when it would be back up and running. Building was made of cheap materials that allowed you to actively listen in on your neighbors conversations!! Anyways. Here's to the $500 charge I got for replacing a stove top. That had normal wear and tear at most. When I called customer service, the representative told me not to worry, as they almost always have to replace the glass stove tops. Nice, right?? My one pro: David in the office is great. read more

I have lived here for two years and have not seen any improvement in. For the price, there are much better options in the area that won't rob you and mistreat you. Below are just some of the reasons I am moving out - 1. Only ONE working elevator - there has only been one working elevator since beginning of October in their main building (2987) and it is now mid-January. I've waited on average 5-6min for an elevator on weekdays and about 10min on weekends since it's busier. Avalon office staff claimed that this request is with the County but I called Fairfax County and there is no request or report for the elevator part they are missing under "Avalon Mosaic". The elevator problem is not shared with prospective tenants. 2. Office staff - one middle aged woman is blatantly always rude and chooses who she helps and others she dismisses in an unprofessional way. I particularly don't like that she treats some people with respect and others in a completely different way. All residents should be treated equally. She is the final reason I am moving out. The unnecessary attitude from her on multiple occasions when I have asked her questions has crossed a line. She has also given out my apartment number to another resident without my permission. The leasing staff is the opposite of welcoming and friendly. 3. Missing Packages - the package room is absolute chaos and I lost 3 packages during the holidays and 1 package was opened. When I brought this up with the leasing office, they said they do not get involved with packages and the mailroom. They allow anyone (non residents) to go in the package room without supervision (including nail workers from the salon close by) which is why packages get stolen. 4. Smells - the hallways have consistently smelled of dog urine and other bad smells. There are urine stains in the hallway that never get cleaned up. There has also been dog urine in the elevator on multiple occasions. 5. Trash room - disgusting and never cleaned up. Boxes blocking the trash chute. Trash chute has also been closed multiple times this past year for days on end causing the smells of trash to linger even more in the halls. 6. Noise - paper thin walls and you can hear neighbors next to you, above you, and somehow even below you. 7. Pet waste - a disgusting amount of pet waste through the apartment building and the surrounding "walking areas". Leasing staff does not fine residents who do not pick up. Their doggie bags are never stocked. 8. Fire alarms - if you do choose to live here, please keep in mind fire alarms will be going off at least once a week - office staff has said this is because people have falsely pulled the alarm. 9. Elevator Problem #2 - I've been stuck in the elevator twice because it is not properly functioning. They choose to hire cheap contractors that don't do the job correctly. Keep this is mind and use the stairs if you do live here. read more

We have lived here since January 2020 and have had a very positive experience. The location is PERFECT and in the heart of all the restaurants and shops. The apartments are also the best value in the Mosaic district. We LOVE the office staff as they are extremely responsive and accommodating. We will be moving in August as we have bought a home but would recommend the Avalon for anyone looking to live in the Mosaic district! read more

Not really a fan of the structure of Leasing Office. They were pleasant to answer questions but rude on how they answer it. Modera mosaic was so much more friendlier and nicer and was there for every single question I have. read more

Update: I've been living here for the last two years, and I love it! The leasing and maintenance teams are fantastic! I deducted 1 star because I wish our appliances were stainless steel, the gym equipment DESPERATELY needs to be updated, and safety is a concern if you live on the 2985 side. I wish there were security cameras to deter stragglers from entering the side entrance. But the pros outway the cons. I'm very happy! read more

Sad but this place has gone downhill over the past few years. Leasing staff really just stays to themselves and the whole vibe of the building feels cold. Even the leasing office seems cold. Things stay broken for weeks/months. Took over 6 months to fix elevator. The garage is broken AGAIN and cars get stolen yet everyone has to pay for parking. Average rent is 2800/month but there isn't anything to show for it. You renew lease yet no cleaning of the inside, vents, carpets or anything even if you have lived there for 5-7 years. Packages get stolen daily yet they threaten to return packages not picked up in the package room. They really just don't care about the people living here. It was a great place to live when I first moved in but now I stay because I'm just trying to find a forever home instead of keep moving. Don't move here for this price. Move where you feel welcome. read more

Location is not everything... we lived at Avalon mosaic during the pandemic and yes it was convenient to walk over to Target for necessities and have plenty of food delivery choices. But once mosaic started getting busy, it was hard to drive in and out of the garage with so many pedestrians and there was so social distancing. CLEANLINESS: carpet smells really bad with all the dogs around. I don't think the hallways were cleaned periodically. We would see the same piece of trash on the same spot for days... and we saw dog pee everywhere and wasn't cleaned up right away. Trash chute room was always full of trash since the chute door was broken 50% of the time. FEES: parking $100 per car is pretty standard around this area but inconsiderate neighbors dinged my car doors so much in the garage... The common areas were closed but we still got charged $500 per year for it. That's $1k wasted for almost 2 years of not using any of the amenities. Excessive move out expenses: they are charging for normal wear and tear on the stove top?! $350 to replace the top... that is outrageous NOISE: our unit faced one of the courtyards with a fire pit... some rowdy residents stayed out after the courtyards closed with the fire on. Our room lit up with flicking light from the courtyard (which was annoying when I was trying to sleep) and the noise carried up even to our unit on the 6th floor. We chose the top floor since we had noisy upstairs in our previous apartment but that didn't stop the neighbor noise.. our right side unit played booming music until 4 or 5 am every night and the left side unit sang karaoke for hours... (really bad singing btw). The walls are super thin and you can hear their convo and tv... Also the maintenance guys stomp around the rooftop which scared me all the time during the day while I worked from home... and the AC unit fans can be heard from the top. It took me a while to get used to the fan noise. And the hallways smell like a skunk since residents smoke marijuana and the hallways reek of the smell. read more

We've had a good experience living here, but all good things come to an end (but we're still staying in the area) and we've decided not to renew our lease here. The price of rent reflects the area. The Avalon is located at the end of Mosaic District, close to all of the shops, restaurants, and fitness studios. I've never been so fit in my life and I owe it to living here because everything is walking distance (there's no such thing as getting stuck in traffic or trying to find parking). However, I wish the price reflected the quality of how the building was constructed. We're in a corner unit and we can hear our neighbors from both sides (crying babies, arguments, TV, etc.), in addition to our upstairs neighbor who seems to forget that there are tenants live that below them. The units themselves are modern, and they range from studios, to 1-2BRs as well as lofts. Our particular unit had a balcony in addition to a storage closet. There are courtyards in addition to the pool (which we've never stepped foot in... oops) and grills that are first come first serve. You can also reserve their high-top lounge and gaming room (we threw my bridal shower in addition to a friend's baby shower here) during specific hours throughout the week. Parking is a hit or miss. When we signed our lease, we received one parking spot for free, but we also opted to pay for a premium spot (closer to the door) as well for our two cars. The rest of the parking is first come, first serve. If you live the 4th floor and below, parking after 9PM is scarce and you'll have to venture your way to the 5th and 6th floor parking. There are also speed bumps throughout the garage. We've never had overnight guests/long-term parking, so I can't touch on the guest parking pass issues that other reviewers have mentioned. We've had a great experience with the leasing office, especially with our leasing consultant, Emily, who deserves 5-stars all-around for her positive attitude and for being informative during our move-in and move-out process. All of the other employees there are really nice as well. Most packages are delivered to the leasing office (sometimes they're left at your front door), and an email is sent out (plus a reminder email if it's been a few days) when you've received a package. However, the leasing office is only open Mondays through Saturdays and close around 5:30-6:30pm (depending on the day), and is closed on Sundays. They also close during regional meetings and events and will typically let you know the day before. As for maintenance, we've had a wonderful experience. Our tickets, which are submitted online through the resident portal, are resolved in less than 24 hours, and they also leave a nice note letting you know that they've stopped by your apartment. If you take the metro to work, there's a complimentary shuttle (use their online tracker for accurate timing!) with the nicest bus driver ever (Hi Phyllis!) that runs during rush hours, starting at 6am and ending at 7:30pm. It picks up right in the front of Avalon. read more

If you're wondering whether to live here, do not for the simple reason that the walls are made of thin cardboard. I've lived in several apartment buildings for over a decade and never have I been able to hear my neighbor sneeze until I lived in Avalon Mosaic. The staff, amenities, and area are great but if your neighbors like watching TV at night, you'll be listening to the show with them. I'm sure everyone has their own opinions about this establishment but I'll throw in my 2 cents here. Great Staff! Been living here for 2 years. Just recently, we needed to extend our current lease for 2 more months and (Olivia) has been very helpful. We are very happy with the outcome and if we aren't moving to our new house in May, we would love to stay here at the Avalon. Location is great. Unlike Modera (we lived there for 12 months), you don't have to go all the way up to 4th or 5th floor to park your vehicles so, that's a plus....... Keep up the great work guys!!!!! read more

I'm hoping I'm proved wrong, but we are getting ready to move in at the end of the month and each interaction we have had with the management has been a red flag. The people in the leasing office are nice enough, but the answers to questions on policy and practice seem a little off. Today we tried to go over just to take some measurements so we would know what furniture we can keep. We had to wait for the leasing agent we originally worked with, even though we have paid all the deposits and prorated rent and have a signed lease. He then had to go with us and stand there while we tried to figure out what would work. Long before we were done he told us he had received a text to return to the leasing office, where two other people were on duty with no customers. Like I said, hopefully everything will be fine once we move in, but so far this place doesn't seem very tenant frie Update- nobody has reached out to me yet. We are in the process of moving in this weekend, ran into an issue with our apartment making our move more difficult, and the leasing office's response was that they would look into the issue next week. read more

I have lived in this building for 6 months, and I thought overtime it would get better. If you like waking up between 10:30pm-5:30am to the entire building fire alarm going off, and evacuating on a monthly basis this is the place for you. You'll pay for gated/private parking, but the gates have worked for maybe 1 month total since we've lived here. The building isn't very secure, and the office seems to always be closed. We were given a fob that did not work when we moved in, and it took weeks for them to replace the fob. If you send an email or call they also won't respond. One plus is that the residents are friendly and respectful. The location is also great with plenty of restaurants and stores near by. read more

Clean and fantastically located in the heart of everything hip, new & upcoming! Free shuttle to & from the Metro, gym, pool, pool table, fire pit & coffee ready to brew in the lobby every morning. I lived in this building from February 2016 to May 2018. This building is in a good location and has many restaurants and many shopping stores around it. You don't need drive, you can walk for it almost. This area apt is little expensive than other area but I loved lived in this area. This building was very clean and they staffs are very friendly and they fixed something for me fast if you need fix something your apt. I didn't have to complain again to again cuz they came right away when I requested them to fix something. I had a noisy problem with my upstairs. I requested them and they made sure my upstairs wont noisy after 9pm. Sometimes other entrance door broken and didn't need to use card key for open the door. It was very uncomfortable with me but they fixed late. I didn't know why they didn't fixed that as soon as that broken but they did fixed something for my house in a short time. I was a bit annoyed with packages. My friend visited my house from LA and and my friend ordered something from online but my office got delivery and returned it. Because she's not a on residents or visitors list. When I complained about that, this building requested me for guest registration with their info but the conditions are too strict to stick to. My friend visited only for 3days. Any visitors couldn't get packages from this building but its safe for me some reason. Too big building and like maze. I got confused or lost way when I moved in. I wish the residents had a designated parking lot. If so, I didn't have to parking the car different level or anywhere else every days. I meant not a premium parking. read more

I lived at Avalon Mosaic for four years. I would not recommend the complex to anyone. My family only stayed for as long as we did because the cost to move would've eaten into the money we were saving for a house. *** Bottom line up front: Don't expect to get your security deposit back. *** The apartments are barebones with thin walls and shoddy appliances. The thermostat would routinely act up. The stove threw off so little heat that it took 45 minutes to boil a pot of water. The washing machine made so much noise you couldn't hear the TV or have a conversation over it. The dishwasher routinely left dirt and grime baked into dishes. Even casual conversations were audible through the walls and floors. The hallways are narrow, dirty and poorly lit. The apartment complex seems to be settling and the walls and doors are crooked, cracked and squeaky. None of the doors in the apartment were hung straight and most had 2-3 inch gaps under them. The door to the balcony in apartment wouldn't close properly during the winter leading to small snowdrifts buildings up on the inside door frame. No one from the apartment complex performs routine maintenance on anything. We asked for repairs for each of these issues but they rarely resolved things. The location is commutable, but the novelty of living in the Mosaic District wears off fast. The area is noisy and full of cars driving at unsafe speeds on the small roads. The restaurants have gradually gotten worse and more expensive over time. The dog parked they installed is small to the point of the absurd. Speaking of the dog park, there seems to be a sinkhole forming just up the sidewalk from it. The garage is overcrowded, unsafe and inconvenient. My car was broken into once and hit by others multiple times. Prepare to budget 15 minutes per day into your commute just to drive up and down the parking garage. Upon move out, we opted for their "Clean Sweep" program thinking we could pay to save the hassle of cleaning the apartment. Don't repeat our mistake. They charged us for cleaning the carpet despite suffering normal wear and tear, replacing the stove top despite normal wear and tear, and - astonishingly - about $100 trash removal fee for getting rid of a jar of pickles they claim were left in the fridge. The spurious claims about an irreparably damaged stovetop seems to be a common complaint from other Yelpers. I expect they'll respond to this review with a note about move out is "confusing" and they're "sorry we didn't have a good experience." The confusion is all on Avalon's part. We tried multiple times to resolve the issues with their damage claim against us, but never got anyone to acknowledge the details of our dispute beyond demanding payment. Enjoy the final $800 you extracted out of us, Avalon Mosaic. We won't miss you. The best I can say about this place is that I was essentially habitable. If you're reading this review and looking for an apartment, you can definitely do better elsewhere. read more

WARNING: DO NOT LIVE HERE!!!!! My family and I (no pets) moved out a few weeks ago and we were afraid we would get scammed out of getting our deposit back and they'd claim there are damages to the apt (there were none). GUESS WHAT?! Everyone that complained about the move out charges happened to ME TOO! Today I got a $2100 bill for damages that didn't even exist! And they're keeping my deposit!!! If there were actual damages, we would definitely own up to it and pay but there were NONE! They even had the nerve to claim that an inspection was made when I was living there but no one ever came! They're such scammers and vultures! BEWARE THAT THEYLL CHARGE YOU $1,000+ BY SURPRISE CLAIMING THEY NEED TO REPLACE YOUR CARPET EVEN IF INSPECTION CLEARS YOU. Do not live here! Once you move out, they'll make false claims so you can pay and you have no choice but to pay it because they try to intimidate you on the invoice by putting that it'll be sent to the collection agency if you don't pay. I have been a resident of Avalon Mosaic since July. I had taken over a lease from a previous resident. As part of taking over the lease, they had decorated nicely and I had purchased some of the furniture and fixtures they no longer wanted. Unfortunately, upon moving in, I realized that three (3) of the light fixtures had been stolen out of the apartment from the maintenance staff. Today, my car was towed from my premium reserved spot that I pay for. The front desk was unable to understand my positioning and offered no support in helping retrieve my car. As a result, I had to pay $160 to get my car back out of the towing lot and move it back into the same spot in which it was towed. I'm about three months into my lease and would not recommend this apartment to anyone looking to move now. I had previously lived at the Modera down the street and recommend checking that out before looking here. read more

Since writing my original review and living in this building since October 2013, I have become increasingly frustrated with the building. The office is closed on random days throughout the week, for short periods of time and on Sundays. I work from home and have packages going in and out of the building on a daily basis sometimes. It has becoming increasingly more difficult to get my packages from the office. This building does not have a concierge like EVERY other building in the Mosaic/Dunn Loring area. So when the office is closed, you can't get any packages. With Amazon and others being able to deliver items on nights and weekends now, it makes it extremely frustrating. Additionally, when the office is closed - the mail carriers leave piles of packages in the middle of the lobby area. Often people are seen going through the packages - looking for theirs? Or looking to help themselves? I've had 2 packages disappear that were delivered in the last few months. I've reached out to management on numerous occasions and nothing ever seems to be resolved with this situation. After being told packages wouldn't be left in the lobby anymore - there was a large pile on Memorial day weekend that sat out for a full day. Our rent increased by almost $500 last year and we didn't initially sign up on a promotional rental rate. I feel as one of the higher priced buildings in the Mosaic District, there would be a budget for better and more accommodating concierge like services. And I'm sure I'll get the canned "I'm sorry about your experience" response to this post like the others, which is just sad considered we've lived here since the building opened. read more

Good apartment, good staff, slightly thin walls, and cheaper rent than Modera across the street. I've been living here for the past 3 years with my girlfriend. We used to live on the 6th floor, but management raised our rent so we opted to move down to the fourth floor, which was just as nice however we do get the occasional stomping from our neighbor upstairs. We share a 1 BR / 1 den apartment. Gym is 24/7, the concierge people are nice especially Omar, and the maintenance people come in as soon as they get our electronic maintenance request. Great amenities - pool that is open from Memorial Day to Labor Day, a couple courtyards with grills (no reservations, so first come, first serve), and some shared spaces past the lobby. This apartment also has a bunch of awesome restaurants nearby - Cava, Chipotle, Sister's Thai, Nando's, newly opened Oath. I also appreciate living next to the best Gold's Gym in Virginia. They have the widest benches and it's never that crowded. We also live next to a range of supermarkets, from Harris Teeter, HMart, Great Wall, to Aldi. There's also a free shuttle to and from the Dunn Loring Metro that runs Monday through Friday from 6 to 10 AM and from 3:30 to 7:30 PM. The price for garage parking here is okay - $150/month for two cars. They are also fixing the gates to the garage (thank you, Avalon), since their previous gates were slow and were always breaking down. All in all, my girlfriend and I will keep living here as long as our rent doesn't go any higher. read more

Was one of the first residents to move in during September 2013, just when they officially opened. After 3 years and having seen the entire Mosaic area grow, I cannot recommend Avalon Mosaic or AvalonBay Communities to any of my friends. I have started to refer them elsewhere. Like previous reviews state, the garage doors are constantly broken. The garage itself is a nightmare to navigate. There is no concierge or security desk, just the leasing office. To not have anybody monitoring the entrance outside of 9:30 and 6:30pm (CLOSED no Sundays, mind you) at this price point, that's just unacceptable. There are a total of 4 elevators. Four. For the entire complex spanning two buildings and 6 floors, with about 500 units. Good luck waiting for one. The worst thing of all is their suspicious, unclear business and accounting practices. My final apartment inspection stated "Carpet Cleaning", yet my final bill AFTER I moved out stated "Carpet Replacement", amongst other charges that were not disclosed previously. After speaking with a representative at the company, she was unable to clarify the situation and claimed that some oven cleaning was included in the "Carpet Replacement" cost. But of course, that wasn't on the final invoice at all. I was also charged with a "Parking Discount", which doesn't make sense either. When were you last charged with a discount? The very definition of the word doesn't apply here. A separate AvalonBay representative emailed me in trying to explain, but there were further charge/credit errors, which conveniently don't paint the full picture. DO NOT LIVE HERE!!!!!! SERIOUSLY The reason for this is simple, HORRIBLE PARKING POLICY and NEVER ANY GUEST PASSES We are moving out next month and so happy to leave this hell hole. They have done nothing to address the parking issue in this building. Management just wants your money. They RARELY have Guest passes available and if they do, it is all the way up on the 7th Floor!!! I actually timed how long it takes to get from the 6th floor to exit the garage, 7 minutes!! Trust me, parking is a disaster here and the Towing company is aggressive, rude and out to get your money!!! Stay away! read more

Leasing office is not very welcoming to new "future residents" we spent almost 10 mins in the lobby area waiting on somebody who can give us briefing.. finally after 10 mins we walked in the office and step in front of the leasing agent to make them see us until he asked us if we need help, NO WE DONT NEED HELP, we need a HOUSE TO LIVE!!! This place looks amazing but they need to focus on customer services and at least give people a floor plan with prices and information about the community!!... Since we didn't have any appointment the leasing agent just gave us a busisnes card and asked is to come back In a different time!!! read more

I love it here! The apartment is really nice, great amenities, wonderful staff. It's a pretty large complex and after living here for a month I still get lost. Thats not a bad thing though, as it's two connected buildings. The ONLY cons are things the staff can't really control. People in this building are disrespectfully disgusting. Dog urine in the elevators, dog poo left everywhere, they don't put trash down the chutes and just leave it in the trash room, you have to duck for your life in the parking garage because the turns are narrow and the entitled Northern VA douches have no sense of going slow for safety. They are the Veruca Salts of the country on the road, at work, why wouldn't an apartment be different? But what's the complex do? Out of all the places I viewed in this area Avalon has the best value. It's a quality place, quality amenities, less than a mile walk to the metro (and there's a shuttle to the metro), and close to all the fun Mosaic shops. The apartments are beautiful and the wood flooring is to die for. It's 13 miles to the city, tons of free guest parking (and they don't require those permits that are so much of a hassle) and lots of things to do. I can do Yoga (soon), go to dinner and a movie and get my nails done within a short walk of my apartment. I'm pretty happy with my choice! Only recommendation I have is fewer cardio machines and more weight machines in the HUGE gym. Or maybe a rowing machine! read more

Lived here for 6 months now and Avalon Mosaic is ideal for singles and families with the amount of shops, restaurants, and activities right in the Mosaic District neighborhood. It all will become even better as the stores on the bottom level open up. It is located very conveniently by major highways, free shuttle to the Dunn Loring metro, and 10 minutes away from Tysons. As for the building itself, it is kept very clean and the staff is friendly. Someone is always using the lounge area playing billiards, people seen working in the upstairs work area, and the fitness center is large and accommodating. I also wish there were more weight machines, rowing machine, and barbells maybe. I haven't had a problem with seeing pet urine or feces during my stay here as others have noted. As far as the parking garage, I picked this place because it offered one and not only that, you are free to park wherever you want in the garage and no inconvenient guest pass is needed for guest parking. Regarding noise, I have very little concerns about it. Really the only time it's evident is when people walk in the hallfways and talk - seems like there's no sound barrier at all with the front doors. Walls between apartments are fairly good, only a problem if you're right against the wall and your neighbor has their TV or couch (talking) on the opposite side of it. But again, I may be lucky with both my neighbors being respectful and go to bed at which what seems like the same time as me. Overall highly recommend it. EDIT: At the time of the review, no guest parking passes were needed. Parking policies have now changed and guests will need a parking pass that you sign out from the leasing office. Unfortunately this is not ideal for drop-in/unplanned visits after they close. Other than that, still a very enjoyable living experience. read more

A little bit of background: My husband and I have lived here for a year and are leaving in a week. We have a 720-sq. ft. 1-bedroom apartment. We're moving .6 miles down the road to an apartment that is 100-sq. ft. bigger but $430 less expensive. Pros: - Situated in Mosaic District - Not too far from metro - Nice apartments (stainless steel kitchen appliances, "hardwood" flooring, etc) - Has a good pool - Staff is nice enough Cons: - Rarely any community/residential events - Water quality is AWFUL, both smell and taste - Noise level at night in the courtyard (by night, I mean 10pm-2am) - Mosaic District is an incomplete community - not fully developed yet and always construction going on The Pros are pretty self explanatory, but I'll elaborate on the cons. When we were looking to move out of Avalon, we checked out Halstead. We looked at a room that was comparable in square footage, but $150 less. That was surprising considering I thought apartments would be more $$ closer to the metro. They showed us a calendar of their residential events - there's basically at least 1 or 2 events every week! Wine tastings, cooking classes, "Bourbon & BBQ" parties, gameboard nights, sports games parties...everything! This made us feel ridiculous to have been spending MORE at Avalon and not getting all the extra perks and amenities. They did have one event once where a leasing agent stood by the elevators with an ice cream cart, passing out popsicles and ice cream sandwiches...that was really exciting. So the water: I have a heightened sense of smell so this issue has been awful all year long, but I'll admit, it probably doesn't bother everyone. I've grown up drinking tap water my whole life without any problems, and I grew up less than a mile down the road. Here, using the water in the kitchen sink for dishes (or even cooking with it - yuck), getting a swig of water in the bathroom after brushing your teeth, or just taking a shower - it smells awful. It has this metallic/sulfuric smell that hit me every single time. It also tastes gross...just makes me wonder what exactly is IN the water... My husband recognized the horrible taste but would drink it sometimes, on "good" days - some were better than others I guess. I got to the point where I would just go downstairs to the gym every day and fill a gallon with their filtered water. Noise level was never a problem with next-door neighbors, but every now and then the courtyard would get really noisy. And I'm not talking about 8pm...this would happen around 1am or sometimes even later... it was just a little annoying. Lastly, Mosaic District is nice, but it's not complete. There's constantly new shops and restaurants opening up and there's even going to be a new apartment complex built where that big patch of grass is right in front of Avalon. This means constant construction and fire alarm testing. If I'm going to pay almost 2k for a 1 bedroom, it's going to be so that I can live in a developed community. The reason I actually felt compelled to write this review is because I'm sitting here enjoying my day off and have been listening to the constant melody of alarms for the past 45 minutes. If you love the sound of tractors reversing and fire alarms going off though, this is your place. All in all, this place really isn't too horrible, it's just REALLY not worth what you're paying. read more

Only giving 4 stars for price as it is expensive. But other than that, the staff are very friendly, the building always smells very clean and the amenities are unbeatable. The pool is not really ever crowded, the fitness center is 2 stories and maintenance is prompt and respectful. I am so happy with my apartment and will be renewing my lease this fall. read more

Convenient, fun area and well appointed apartments--so many places to dine, shop and explore right below where you live. There's everything from Target to West Elm--specialty shops, farmers market on weekends and plenty of special events in the area--a Barnes and Noble and movie theatre too. The apartments are very nice and modern, well designed and mostly quiet. Granite countertops, updated fixtures, and low maintenance wood look flooring are a huge plus. Plenty of parking -- though some folks don't know how to navigate a parking garage. The apartments have a well appointed gym, pool, giant fire pit/seating area and wonderful location--it's an easy walk to the Metro but a convenient shuttle will take you there and pick you up too. Leasing office has always been responsive and helpful--highly recommend Avalon Mosaic. read more

My wife and I moved into the Avalon Mosaic apartments about 6 months ago. We are very happy with our decision. Our floor plan is awesome and the apartment itself is beautiful. The planners of the building did a fantastic job designing the common areas. We find ourselves parking in the retail parking area just so we can come home and walk through the main lobby. The gym, pool and upper courtyard areas are beautiful. Our complaints are fairly minimal. The kitchen cabinets feel a little cheap and it seems the veneer could start peeling away soon. And we wish they required dog owners to use a specific elevator or stair well. The other night we invited friends over for dinner and when we went downstairs to let them in there was urine all over the lobby floor and in the elevator. It was a little disgusting tracking the germs into our house. read more

We have lived in Avalon Mosaic for over five years and love it here! We have a corner two bedroom, two bath apartment with lots of windows, a balcony and storage. The office and maintenance staff are always helpful here, but the sweet lady who keeps the common areas clean and neat, Maria, goes out of her way to make this feel like home. She works hard to keep everything clean and welcoming, including the hot coffee she makes every morning. Compared to other apartment buildings we looked at, Avalon is much nicer, cleaner and well taken care of than most. The place is nice and the location is fantastic. I will start with the bad things that does not give this place 5 stars. Sound proofing there sucks. People out on the hallway can be heard like they are inside your apartment. If you live with a roomate and you pretend to bring someone over for sexy time forget it. Your roomate can hear you from the living room and vice versa. Its easier to get a motel. The second thing that takes a star away is the courtyards. They have beautiful and very confy courtyard but you must talk like you are in a library even during okay noise hours. Also as usual the lower floors can always hear the neighbors above. My neighbors above are very heavy footed and soemtimes it is a bit annoying. Now for the good things. The front office people a very nice and helpful. Especially Carolyn. She is great! There used to be another gentleman named Adam that also was great but he left. The ameneties are good. The pool is nice, the courtyard have bbqs (gas ones) and they have a pool table next to gymn. The gymn is good however they are missing a couple of machines. So do not expect to get a full work out. In order to do that you must be creative. So far the parking garage there is great. Plenty of spots....just wish it was free. Pets are welcome here and i do not have one. However i have not have had bad experience with left over dog poo on the grassy areas which is great. This place is also very close to metro. My roomate uses it everyday for work. Bottom line besides the sound proofing, this is a great place to live. read more

Lived there for two years. Moved in during the construction with constant noise everyday for a long period of time. Glad to move out when they have more construction going on. The walls and floors are super thin where you can hear your upstairs neighbors walking and vibrating your ceiling from one end to the other end. It's a structure problem that they have built this apartment. Lots of noise as it echoed everything. The shuttle to metro is only for rush hour which is super inconvenient if you are trying to catch the train in time when the shuttle shows up late. read more

My husband and I moved in first week of April. By the third week I noticed the balcony door was not closing properly. I put in a service request right away and maintenance came same day which was great. Unfortunately they left and told me that they have to contact a contractor about it because it's not an easily solved issue. I wait and wait 3 weeks and no one gets back to me. I put in another service request and send management an email. Then they say the contractor will come soon. What's soon? It's now July! Long story short I've had to hunt them down and keep nagging about it and still nothing! I have a newborn baby at home and this is not an okay environment. There are little black bug in the carpet, spiders, stink bugs, Beatles, and mosquitos that have made their way in our apartment. It's also summer and the door not properly closing makes it warmer and causing us to turn the Ac cooler. I have enough on my plate with a new born, I shouldn't have to keep pushing for this to be fixed! read more

THE LOUDEST MOST ANNOYING RESIDENTS EVER!! I live directly across in Modera mosaic and can't ever get any sleep due to Avalons beyond loud residents throwing ragers every weekend so loud to where my walls rattle. I have complained numerous times to Avalons team to do something about their residents and still, nothing has been done. Guess I'm going to have to keep contacting the police for now until something is FINALLY done. Avalon, please do something about your beyond noisy residents as this is becoming a serious problem! read more

We love Avalon Mosaic. We have lived here for about 1.5 years and we've been very happy with the services and amenities provided. We love the floor plan, parking garage, convenient location to all of the restaurants and shops (walking distance), shuttle bus to the Dunn Loring Metro that runs all day, and the wickedly close proximity to Highways 236, 50, 29, 495, and 66, all right along Gallows Rd. We also can't say enough wonderful things about the front office staff. Many have moved-on throughout our near-2 year tenure here at Avalon, but Olivia has remained the bright-shining star that we've come to rely on. She has simply been AMAZING to work with given she is highly competent, professional, friendly, and responsive; she always has a smile and she doesn't hesitate to stop what she's working to service her tenants--as is the case with all of the staff. If you're a noisy fraternity boy with a home stereo system and a dog that likes to urinate and defecate in the hallways, elevators, parking garage, etc... You're going to love it here. Also, you can get $250 off your rent or some incentive if they pick your dog for the newsletter. I guess they really enjoy getting the maintenance staff to clean up after your dog. If you like to drive on the wrong side of the road and get mad at people for being in "your" lane, you're going to love it here. If you like to drive fast in parking garages, you're going to love it here. If you like to leave your trash everywhere instead of placing it where it belongs, you're going to love it here. If you like to smoke wherever you like, you're going to love it here. Decent/reasonable/law-abiding people need not apply. My experience is not representative of everyone's experience, but if you care about noise, read the other reviews... they're spot on. The funny smells are true, too. read more
