We moved here a week ago and I already regret it. First of all, I think we have a family of disrespectful elephants living above us. They are either 800 lbs, wear heels 24/7 or they walk like animals. Maybe 3 of them. And they are always louder after 10 pm, and there is nothing we can do about it. Floors were definitely not well built to stop this from happening. We have a baby and it is getting really frustrating. It's either 10 pm or 2 AM, they just don't care at all, like "LET'S BE FREAKING LOUD AND F*** the family below us". There is NOBODY you can call at night if you need something, especially to complain about your neighbors. You just gotta deal with it. You send the staff an e-mail, and maaaaaaybe you're gonna have an answer. Definitely not on Weekends. Let's pray nothing happens on Weekends, cause you would definitely be f***ed. Second, one of my Amazon packages got here on a Holiday, there is NOBODY to control it, anybody can get to the packages and mine was stolen. I'm still wondering what that piece of crap is doing with a pacifier :) Third, there are some trashy people living here that leave their trash anywhere in the building. I wonder how disgusting their apartment is!! And last, the garage gates (both!!!) have been broken for almost a week and we can't expect anybody to fix it. Let's just welcome everybody in! Terrible move out experience!! After living there for over a year and a half we chose the option to re-rent our apartment since we had to leave before our lease had ended. After being assured by the leasing office that it would be no problem for them to re rent our apartment considering it's location as well as seeing other apartments fill up within days of being vacated, we thought it would be a good idea. Boy were we wrong, the first thing they hung over our heads was that our carpets needed to be replaced even though we chose the clean sweep option where they are supposed to clean our carpets for us. They said that there was pet urine so they didn't need to try and clean the carpets they could just replace them, but this was after doing the final move out inspection with them in person and they told us that there was no pet urine or any issue with the carpet. I would like to point out that during that move out inspection the maintenance personnel pulled the carpet up to check for that exact thing and he told me everything was good to go. Upon much back and forth with the service department and the leasing office they told us that the only thing we could do was take them to court. The next thing they robbed us of was our payback of accelerated rent. We moved out end of September and gave them over 4 months notice that we were moving out and not once did they try to show our apartment during that period. Then, we asked how we would know the apartment had been rented so we would know when we were no longer responsible for the rent payments on the apartment and they told us to check the website and if it was no longer listed that it had been rented. Our lease ended December 27th, and the apartment was removed from the website as available on the 5th of December, so if my math serves me correctly we should get 22 days of our accelerated rent payment for the month of December back. But wait a minute, the service department is telling me that the apartment was not moved into until the 26th of December... So I call the leasing office and they explain to me that conveniently the apartment was taken off the market because someone had put an application in for it on the 5th but decided to not move in until the 26th (the day before our lease ended, the day after Christmas)....Really... They also explain that they can not control when the person wants to move in and that we are still responsible until those people actually move in...And when I ask how long they will hold an apartment for someone they tell me that it changes and that there is no set time period that they will hold an apartment for. I'm sure you can figure out what the conversation was like between, the now, current tenants and the leasing department during that process. We had a great experience with Avalon until it was time to move out and they held us at gunpoint and robbed us. I normally don't write reviews but this was the worst experience we have ever had with an apartment complex. Hopefully this will at least deter one person from being suckered by these people. read more

The following is a comprehensive review of Avalon Mosaic. Avalon Mosaic does not offer viable parking to guests of residents. They expect you to get a guest pass (if available) for one of the ~15 spots they have available for guests. There must be at least 200 hundred residents so you do the math. When you do have an opportunity to get said guest pass, it has to be when the leasing office is open, between 9:30am-6:30pm Mon-Thursday and 8:30am-5:30pm Fri-Sat. They are closed on Sundays. So what does that mean? That means if you have a guest unexpectedly show up on Sunday, or have a guest decide to stay overnight anytime after 5:30/6:30pm during the week/weekend, you are SOL. You may say that there are all these available spots to park around the building, but you would be wrong. Mosaic Property Management owns the vast majority of these spots (including some in the garage) and they can and WILL tow your car without any sign present to back them up. Allow me to repeat, they will tow your car when you have parked legally. Additionally, resident parking is a nightmare and you often have to park several floors above you to get a spot. Enjoy going round and round up the parking floors decked out with horrible speed bumps. So you may say to yourself, okay, parking sucks but why the 1 star. Well, I will inform you that I lived here for one year, and while the staff is nice, the quality of the space did not offset the monthly cost. My apartment consistently had a smell that would not go away (and I clean everything at least once a week to include floors, countertops, linens, trash, etc.). The cabinets and floors are made of cheap quality. The wall paint easily comes off. In addition, there was always pink bacteria that would grow one week after cloroxing the tub and sink. This occurred across multiple units, so it was not just my apartment. Beyond that, working from home meant hearing the neighbor's dogs barking consistently. And going into the elevators or common areas could cause you to step on said neighbor's dog's feces. All in all, this place is not worth it. Being close to the Mosaic and the shops was what attracted me to the Avalon but it IS NOT worth paying $2k+ for subpar quality, minimal square footage, and thoughtless amenities. read more

Unbelievably poor customer service from a place that is not finished and must surely be interested in adding new tenants. The gentleman whom I dealt with acted as if it was a burden to show me a unit and did not attempt to make any conversation on the way to the unit. This was in sharp contrast to the other nearby property I viewed whose customer service was excellent. Even though my needs have since changed I'll long remember the attitude of this representative. I went on their web site to provide feedback only to find there is no way to provide any. The property is new and shiny and the unit I looked at was nice but they don't seem to have much of a customer service attitude. read more

I moved into the Avalon Mosaic in November 2013. The apartment itself has a nice layout, the community features are very nice, and the building presents quite well. The location is very good with the Mosaic District being a short walk away and the Metro being just over a mile. Avalon also runs a shuttle to and from the Metro on weekday mornings and afternoons. Garage is open air, but has a really nice feature in that there is an opening on every single level. The appliances in the apartment are fair -- not quite the level you would expect for the amount of rent being paid -- but more than serviceable. There are a lack of convenient stairways in the property, but the elevators run smoothly and generally no wait for them. There is also a very nice gym inside the community. Certainly not as many features as you would find in a commercial facility, but far better than any other apartment complex I have resided. Problem with the apartment is that there is a large amount of condensation that occurs in the windows and sliding glass door. This was not a problem that was disclosed prior to move-in. If a resident isn't paying attention the water will pool to form mold in the apartment. On the coldest days, I have had frost form on the inside of the apartments and this is with the heat running. Avalon's only solution to the problem is place large and noisy dehumidifiers in the apartments. The dehumidifiers completely dry out the air and left me waking up every single day completely parched. Also led to dry, cracked, and bleeding skin. The real disappointment has been in management's response to the problem. Most questions remain unanswered and there is conflicting information as to whether the problem affects every single occupied apartment or just a portion of those apartments. Either way, I have been informed that being moved into a different apartment is not an option. I have had multiple emails that have not been answered and meetings in which the complex has not shown up for. Overall, my experience with management has been very poor. In follow-up to @Annoyed R's post from 3/12/2014, I also hear a large amount of noise from my neighbors upstairs. I am assuming that comes from the construction of the building and not from their inconsiderate behavior. I try my best to be quiet when walking around, but I suspect that I am noisy to those below me. In the end, in my opinion, Avalon is charging a premium price for a substandard product and is not responsive to any complaints regarding that. read more

I've lived here for almost a year with my fiance. We have a 1 BR on the 6th floor - please take note of that since I can't review the lower floors accurately. Pluses: - Location is fantastic if you're into shopping, eating or working out. Not really close to the metro, but there is a shuttle that only runs on the weekdays during rush hour (can be unreliable). If you like walking, the metro is about a little over a mile away - definitely doable. There are new restaurants/shops being added pretty regularly, so there's definitely a lot to do. And it's really convenient. - The staff has been nothing but helpful, especially when something has gone wrong. No complaints there since I've worked with most of the regulars, and they've all been nice, easy to work with, and helpful. We've also had a lot of help when things have broken or needed repair. - We have a balcony on one of the courtyards (not the pool - I've heard complaints with noise on that side). Other than maybe the occasional party during regular hours, nothing really noticeable. You do have to talk low when you're in the courtyard because sound travels easily - but that's not really their fault. - Cleaning/Maintenance staff are always nice! I haven't caught their names, but the woman in the morning who cleans the office and provides coffee is always lovely, and so is the man I regularly see in the AM cleaning with the mop. - Mosaic Community is great - they are definitely trying to bring more people to the area though, so be sure to drive around the district when possible instead of right through. Minuses: - Soundproofing isn't the best, so I'm glad we chose the 6th floor. We can sometimes hear our neighbors sharing the living room wall with us, but it's only really noticeable if we're sitting in silence (for some weird reason). I'm not sure about how it sounds to have people above you, so keep that in mind. - People not picking up after their dogs. For the most part it isn't too bad, but in some of the grassy areas, people will just leave their dog poop even though Avalon does provide bags. I've definitely step in some at night in the darker areas when following my own dog. A lot of people have dogs, so if you don't like seeing them/being near them, this probably wouldn't be a good apartment building for you. - Parking. I feel a little pointless paying for parking when there are people who park around the building for free. Just FYI - I know there were attempts to regulate this, but so far, I haven't really seen a change. And the speed pumps are annoying, but that's a personal preference, not really the fault of the building :) - Not really too many amenities for the cost, but I definitely see signs of improvement. - Not really dealing with the apartment building, but there are so many more people here than even a year ago. Be wary of randomly parked cars (especially by the curve on Merrifield Cinema Drive), pedestrians stepping into the street, and generally lack of awareness from people. Parking not in the garage can be difficult on weekend evenings. TL;DR: The Avalon is a great choice for those looking to eat, drink and be merry. Highly recommend the 6th floor if possible. Overall, I would recommend the building to friends as a solid choice if they're looking for a mix between suburbs and city. read more

The building is beautiful. The area is awesome-but there are just things that are frustrating about paying so much for rent but more not being done to ensure tenants are treated the same. The biggest complaint is the courtyard-people constantly hang out near the grills by the pool until past midnight. They are drinking and loud showing no concern for all of the working tenants. I don't have an issue with people hanging out and having a good time-but this isn't a college dorm. Loud yelling and drinking on a Monday night shouldn't be allowed to continue yet there is nobody to enforce it. Visitor parking needs improving- they have 11 spots. There is one car that has been parked there with New York plates for 2 weeks. Again- nothing enforced. Again- beautiful building and awesome location. Staff is great but the management needs to do more to make this a home not a dorm. read more

This apartment complex has improved steadily since I moved in. People in the leasing office are friendly and are willing to help with things you need. The good thing about living here is the location. It's nice to walk everywhere, and the 24 hour gym. They have events sometimes and I like the poo table. read more

My husband and I have been here for about a year and we love it. There's nothing that we don't like about it. The staff is awesome. The apartment layout is perfect. Only a few slight things...the hardwood floor finish is amazing! The amenities are great! 1. We wished there was more storage (in the loft layout). 2. (I agree with Matt D. about the complaints.) We have the contemporary modern kitchen finish but the appliances seem cheap and the cabinets seem cheap and felt like it was built in a rush. read more

When looking into apartments in Merrifield, I looked at this and three other comparable properties. Truth be told, one might argue that the other properties were slightly more finely appointed (e.g. nicer appliances, floors) for essentially the same price. However, I ended up going with Avalon Mosaic for two reasons: location and, more importantly, the service and attention I got during the selection process. The personnel in the leasing office were a huge factor in my decision, with the expectation that my experience would be similarly positive as a resident. I have not been disappointed. The staff here are exceptionally friendly, helpful, and responsive. I highly recommend this property. read more

Just began to lease here and love it so far. I moved to Northern Va. from down south and the first place I lived up here was sub par. I decided to move to Avalon Mosaic and am so happy. The office staff is pretty amazing and attentive. Patient and willing to answer a lot of questions. Moving was easy. The building is beautiful. They even painted accent walls for me, which is not a service they regularly offer. There is construction, but it isn't too loud and I have an interior unit that overlooks a courtyard. The residents are friendly and the building is non smoking but pet friendly. It is just a minute or two from the mosaic district. read more

I'd first like to say I was excited to live here..... at first. However as time passed, my one year has come and gone. I have to say living here was pretty.. horrible. First of all out of the many issues here at Avalon Mosaic- the parking is horrible. We paid for parking and lived on a floor where there was hardly ANY parking past 5:30-6:00PM.. It is ridiculous having to park on the 5th floor, very far from the actual floor I live on. Second, really unnecessary speed bumps were places recently which really made it hard to drive around in the parking garage. HORRIBLE!!! Second, supposedly a child or some grownup would run around upstairs constantly in the wee middle of the night. I would wake up to someone running around and it was very unpleasant. The walls are pretty much non existent. Privacy? Meh, not really. Third, the office staff. While some were pretty friendly and nice, that doesn't really get a consumer/customer happy.. or at least kept happy. They were always so friendly and nice but it always seemed like someone was out when I needed to speak to a specific staff member. Or they would be closed.. or just really inconvenient. Not to mention saying they would get back to me, but no phone call, email, nada. Very disappointed. For the great location and the price I mean you are almost guaranteed or supposed to be guaranteed great service/great upkeep, but at this location.. not so much so. I am glad I am leaving, but really scared to see the fines/fees that they will slap on me when I move out. My boyfriend and I moved in here in May and we love it. The hallways and entryways are always clean. There is an occasional dog smell in the elevators because a lot of people with dogs live here, but it never lasts long since the cleaning people are super on top of things. All the staff is also really nice and helpful. Our screen flew off in a storm and it was replaced within a few days on our schedule. The pool doesn't get a ton of sun after 4pm, but before that its great and the "game room" and workout room is really nice and also very clean. The courtyards are awesome and we grill all the time. Overall we really like living here and recommend it! read more

We were new to this country and I was recommended by my friend living in an Avalon property at CA. Firstly, I was hesitant of the fact to pay a bit high however the day I visited the leasing office, my entire hesitance was taken off. The leasing office was really very helpful and took lots of efforts to ensure my requests were fulfilled. Stacey Johnson (consultant) went an extra mile to help me as I wanted an apartment near to the Garage. Its been 5 months and I'm confident that I would carry on with this place for a long time. I'm really happy with the office staff (all of them), they are really great and very supportive. The maintenance support staff, specifically, Salvador Guardado always ready to help resolve the issue with a smile. I would rate the Apartment as a place to stay, enjoy without any tension. Awesome Security, good ambiance, proximity to every requirements one would need to survive in a lavish way. Keep it up team. Its good to be associated with Avalon family. read more

I just renewed my lease and have really enjoyed living here from the first visit until now. Everyone's experience is different, but this is how my year has gone: Parking--The most irritating part, but this is Mosaic District's policy, not Avalon. Mosaic wasn't enforcing street parking limits and I think residents were parking on the street, dodging garage fees and taking up retail space. Now they are draconian about it. And Avalon requires permits for guest spots now (after complaints about cars camping out long term in guest spots). So yes. It is super annoying to need a permit for your friends visiting more than 5 hours and/or overnight. For a little while this probably knocked a star or two off, but Avalon staff are working to address it and that means a lot to me. Parking permits are only available during business hours, but the office has slipped permits under my door for workday requests. They are also making a lot more visitor spots available in and out of the garage, which makes a huge difference. Noise--I'm on the top floor, so I only have the hum of A/C units above me. Haven't heard anything from other neighbors (knock on wood). I'm surrounded by single professionals, young couples, and families, so not the frat party demographic. But construction is happening Ev. Ery. Where. On all sides. That is a fact. But construction so far has brought Nando's and District Dumpling. So... Animal waste/garbage--Never seen animal waste, but seen the signs reminding folks to clean up. (Lucky I guess.) They mop the floors around me daily and common areas are always clean. Garbage does get left in the trash room occasionally--but full disclosure, it's happened to me because they close the chutes during evening hours and early morning to prevent noise. So on to the good stuff. My apartment has huge windows, lots of natural light. I can walk to Target, or any type of cuisine imaginable. The gym is open 24/7. There are fun amenities (love the work-from-home office pods and the all-weather TV). The Mosaic community does cute movie nights and music festivals and farmers markets. There is a shuttle to the metro driven by the friendliest bus driver I've ever met (Phyllis is a ray of sunshine). I'm in the Workforce Dwelling Unit program, so for me it's affordable. And the staff are just really friendly and down-to-earth. So take it with a grain of salt. I've managed to have a pet-poop and rowdy-noise free, pretty enjoyable year (knocking on wood, again). Pro: The leasing staff are terrific. Can't say enough good things about them. The maintenance staff are responsive, polite and very helpful. Close walking proximity to a great selection of restaurants and wonderful movie theater. Brand new apartment; building is aesthetically pleasing in common areas and lobby. Con: The walls are paper thin. A major problem when you live beside problem people. Extremely low brow neighbor on one side. The woman screams constantly and they argue constantly, profanity, throwing things, late into the night. It's horrible and very discouraging, especially at this level of rent cost. I did ask to move to another close vacant apartment, was told that the policy didn't allow a move outside of initial 30 day window. There is dog waste everywhere. I love animals, however there are no designated pet stations and many people have no sense of decorum. Dogs are curbed anywhere without picking up the waste - including on resident porches and staircases. You can't walk to your car, across the lawn, on the sidewalks, in the building hallways, elevators or lobby without side-stepping urine or feces. Really disgusting. read more

We moved into Avalon in March. Love it so far. Very pet friendly. Lots of construction going on but it hasn't bothered us. As the weather warms it will be great to walk 2 minutes to eat/drink and hang outside. Most people seem very nice in the building. The office staff is extremely nice and helpful. We're lucky so far that there aren't many people around us, but the building is filling up fast. Hope we get nice neighbors. read more

My boyfriend and I lived at Avalon Mosaic for 1.5 years and moved out in late 2015. While the location was convenient to local restaurants, shops and transportation, management of the property was abysmal. There is little to no follow through on so-called policies such as smoking, noise, pets, and parking. Whenever I tried to bring these issues to the attention of management they acted sympathetic but failed to follow through on consequences for those responsible. The turnover and ineffectiveness of the leasing office staff and management is frustrating to say the least. The majority of my time at Avalon Mosaic was spent advocating for adherence to policies and more effective management of the property. For the rent being charged, the standard of living is sub-par. There are ongoing problems that never seem to be resolved. Broken garage gates, pet urine in the elevators, dirty common areas (outdoors and indoors), overflowing garbage shoots, smoking, you name it, it happened at Avalon Mosaic. While my apartment unit had all the upgrades and finishes to attract someone like myself, they were merely a disguise for the poor quality of management that was the foundation of the property. Now three months post move out, the leasing office is sending us welcome emails about a new lease we supposedly signed and are requesting the associated amenities fees, rent, and deposit. I thought my time dealing with the ineffective management of Avalon Mosaic was behind me but clearly I was mistaken. Renter beware. There are plenty of other properties in the area that may be more worth your time and money than Avalon Mosaic read more

Luxury apartment? Not hardly. Do not move here! Incompetent staff. Bad parking all around. Cost doesn't equal value. No concierge - lost/delayed packages, poor service. No enforcement of non-smoking policy. Location has limited/no cell service. At the end of my lease, I found out my rent would go up TWO HUNDRED DOLLARS A MONTH!!. Not worth it. If you read my review but decide to move there anyway - or if you live there now and are planning to move out - please take this advice. DO NOT opt in to the Clean Sweep program. They make it sound like a deal...you pay them to clean your apartment and your carpets so you don't have to! Except they fail to tell you that you aren't REQUIRED to steam clean the carpets. But if you opt in, you agree to pay for it anyway. Why would anyone do that? For me, this borders on fraud and is in no way a good-faith operational practice. I shouldn't have paid it. My bad. I did it because of a tight timeline with my movers and not having time to adequately clean the apartment. I was also wearing a boot on my left foot because of an injury; my limited mobility didn't allow for me to clean up to my standards. I should have read my lease but I couldn't find my copy. I tried to access it online but the information provided there was only the start/end date of the lease, rent amount and concessions. It wasn't until after I'd moved out that I was able to find my lease. NO WHERE in the lease does it state you are required to clean carpets. When I brought this issue up with the management, I was brushed off. The day I moved out, I had one piece of furniture I was going to move myself but it didn't fit in my friend's Jeep after all. I told the staff I'd have to drop the key off in the morning because they'd be closed before I could get it moved. I was told I "technically" had to return the keys right then. I pointed out that I "technically" rented the apartment through midnight and I'd be done well before then. They don't have a concierge with whom to leave the key after office hours (despite the move-out paperwork stating you could leave the key with the concierge if it was after office hours). The smell...I've never lived in a building where you could smell the garbage throughout the building. And the entrance closest to guest parking was right by the garbage room. Parking was a nightmare for guests. There were cars parked in the guest spots for months (even though guests were only supposed to stay for 10 days or less without signing the lease). Obviously, these were people who had second cars and didn't want to pay the $100 second-car fee. Despite complaints, the management did nothing to correct the situation until they finally required guest parking passes or the car would be towed. The problem with that? The office is open only 6 days a week and closes some days as early as 5:30, other days as late as 6:30. Last minute guest one evening or on a Sunday? Too bad...you are out of luck. I was once told that "Fairfax requires us to have 2 parking spaces available for every apartment." Umm....NO. This is BS. They would come up with all sorts BS to get you to leave them alone. There was a lack of even minimal security as the garage doors were ALWAYS broken. For the year I lived there, I'd say that at least half of the time the doors were broken. After a particularly long stretch of the doors being broken, I inquired about the ETA of repairs. I was told that their vendor wasn't responding to their requests. REALLY? So get a new vendor. Obviously not the true story. Complete disregard for holding up their end of the bargain. If they'd at least communicated with residents about the process, I'd have been a little more accepting. They only seemed to communicate about it once a motorcycle was stolen and cars were vandalized. Next on to the cleanliness of the building. I would walk down to the office and the closer I got, the cleaner the building got. The hallways carpets were rarely vacuumed, must less cleaned. A little disgusting when there was frequently dog poop on the floor. The amenities areas were clean enough - I mean, that's what impresses people when they go to check out the place - unless residents left it trashed. Every day there was trash in the garage, including fast food garbage with food remnants on the floor. Yes, filthy residents are to blame but the property management didn't seem to care and didn't ensure that it was cleaned. The noise was aggravating. I've lived in city dwellings before so I understand city noise. The problem was paper-thin walls and inconsiderate residents. I could hear my neighbors having a normal conversation through the walls. Imagine surround sound and an movie. Then there were kids running up and down the halls screaming with their parents' encouragement to do so. The mgmt said there was nothing they could do. Take my advice - don't move here! The location is nice but that's it. Much nicer places around that are truly luxury and a better value. read more

I have lived in here since February and have enjoyed it thoroughly. My dealings with the leasing staff have been enjoyable and professional. The apartment was clean and in good shape and since moving in I have had no issues with appliances or maintenance. I have found the soundproofing to be great. I have never heard my neighbors through the walls which used to be a constant problem in other places I have lived. The amenities are great with a gym equipped enough that I don't have to go to other gyms and an entertainment area which has all the things I could desire. The neighborhood is great with shops, restaurants and a movie theater in walking distance. The only complaint I have is people driving too fast in the garage. read more

We lived in Avalon Mosaic for 1.5 years. The leasing staff has always been friendly and helpful, the common area is very nice and kept clean, the fitness center is AMAZING and rivals gyms you pay memberships for, and any maintenance issues were resolved satisfactorily within the day. The neighborhood has evolved into a bustling and trendy place to hang out, and it's truly wonderful to live here. Everything is so convenient and you are well taken care of by the apartment community. The only reason we are moving out is because we bought a house. The leasing staff and manager went above and beyond to accommodate us when we had to terminate our lease and did not make the process stressful at all. They were flexible and understanding, and I think that says a lot about the quality of an apartment community. There is another apartment community in Mosaic called Modera, and Avalon wins hands down. It's less expensive, has a much better fitness center, and more helpful leasing staff. We did our research! We will truly miss living here! read more

Agree with all the comments about the noise, parking and garbage! I live on the second floor and moved in at the end of June. The neighbors above me are ridiculous!!! They have kids that jump off furniture, stomp and run across the floor for 45 minute stretches at the most inconvenient hours. Even with a fan or TV on I can still hear them. I have complained numerous times with a similar response from the front office. I was told to expect noise and that if it was during "quiet" hours I could call police. Also, noise from the halls is outrageous. When people walk by my door I can hear conversations, bags shuffling, laughter. Parking is horrible! If you live below the 4th floor forget about parking on the level you live on. If I come home after 5:30pm I have no shot of the 2nd or 3rd floor. Garbage rooms on the 2nd floor are disgusting. People are lazy and just throw their garbage on the ground, even if the disposal is working. Which truth be told has only been down 3 times since I arrived. I haven't noticed dog poop but have noticed the urine stains on carpet in hallways. Pictures of the units look nice but the quality of materials is poor. I have water damage to wood trim through out the apartment (bathroom, near utility closet) and when I moved in and reported it they came to my unit the next day and just painted over it. You would think that they would at least replace the bad sections of trim but no such luck. I have lived in a lot of apartments before and in different cities/communities. This is by far the worst for neighbor noise. Don't get me started on the construction noise that happens even on the weekends. The location is nice. Movie theatre and Target are great amenities within walking distance. But don't think the high price is going to assure high end or quiet living! read more

I couldn't recommend it more. First off, the staff is wonderful. Emily in the leasing office was very professional and made the move-in process easy. The place is clean and classy. I've also gotten spoiled being so close to Target for groceries. I could literally never drive anywhere and be just fine. I've only used the Mosaic District shuttle once to go to the metro, and that worked well. The toughest thing is remembering where you parked, since it is a 4+ story garage. This building looks very nice, has a great gym and pool and the apartments are cosmetically very attractive. The sound insulation in this building is horrible. Not only can you hear every step your upstairs neighbors take and every conversation your next door neighbors have, but you can hear water running through the pipes all night and consistent hallway noise. This noise is not ideal but tolerable. However, the noise from the construction of the retail units is absolutely unbearable. Not only does it sounds like someone is drilling or jack hammering in our unit, but this noise can start as early as 6:30 am and goes until 7 pm or so, every day. Management has been unhelpful when we have advised them of the early start time of the construction noise and, on several occasions, has not even responded. Also, for the price we pay for this building, I would have expected more features such as a doorman, dry cleaning drop off, etc. The services offered in the building are minimal. read more

I lived at at the Avalon for nearly 2 years and this review reflects my CURRENT view on the Avalon (review of the Avalon, not the area). I specify current because when we first moved in I would have given them 4-5 stars. Things you can expect: 1. If you live on any side where there is construction, assume you will hear noise starting at 7:00 AM and ending after it gets dark. Also assume you will hear the construction noise on Saturday. We had an especially bad experience that for an entire month we heard them pounding supports into the ground ALL day. 2. If your apartment is on the backside and closer to Target, assume you will clearly hear a trash truck around 5:30/6:00 AM. 3. If you move when there is construction, the construction traffic frequently causes unsafe conditions. 4. Expect the trash disposal to break and for trash to pile up (and smell) at least once every two weeks. 5. At least once a month the gate into the garage breaks and takes weeks, if not months, for it to be repaired. 6. Frequently if we received a package in the afternoon, we would not get a notification we received a package until the office was closed, or nearly closed, so we would have to wait until the next day to retrieve the package (receiving packages is a huge frustration). 7. If you live near someone who has a dog, expect to hear them barking. 8. As for their staffing I don't have anything positive to say. Simply, if you are going to pay a premium for living somewhere, you would expect a lot more from what you get. 9. Parking didn't seem to be an issue unless you lived on floors 1-4 then you may not be able to park on your floor depending on the time of day. 10. The gym is usually clean and not too crowded 11. As for the appliances, there weren't any issues except the refrigerator seemed to keep dying / acting up and needed to be replaced / worked on more than one would think for a new building. 12. The price of rent does NOT reflect the area.....You can do the math and compare to the recent town home sales in the area. Other "stuff" that is not necessarily a reflection on Avalon: 1. The area itself is convenient, but it has become so overpriced that if you live in the area you will most likely not be able to enjoy the nearby stores as you wish you could 2. If you take the metro, expect the shuttle to run at inconsistent times (i.e. it's as consistent as the metro itself) Would I recommend anyone rent at the Avalon? - I can say that the first year I lived there I really loved the apartment and would have recommended it (and did) to everyone, but then things changed (not for the better). So, my recommendation really comes down to how much money you are willing to spend. If you are willing to spend the type of money that it now takes to live in this area I would suggest looking at Modera or renting a condo near Panera. If you are stuck on living in the area, I think you can get a better location / view and service (i.e. not facing construction, or something unfavorable) at places other than the Avalon (for about the same amount of rent). read more

Pros: 1 star for location and that's about it. It's expensive, but you know that going in. I expect modern and sophisticated- deceptively nice but once you get in it's more like Motel 6 living Cons: oh goodness, where to start. Let's start at the least offensive and work our way up. - Quality of the furniture: within days of moving in the cabinate laminates started peeling from boiling water and cooking on the stove - Some of the people who live there are filthy and the leasing office does nothing to correct it. They throw their trash in the respective rooms instead of throwing it down the shoot. There is constantly garbage in the hallways and especially stairwells. I've seen dirty diapers, chicken bones, pizza boxes, joints (this is my favorite, especially walking my dog down the steps). - Dogs: Okay, you know upfront it's $500 non refundable at $50/pet per month. Since I've lived here they've taken out all but one of the dog poop bag stands. People let their dogs crap everywhere and don't clean up. Who is to blame? As a dog owner I"m torn here. I absolutely clean up mine but how can you charge people $1100 over the course of a 12 month lease for WHAT?!?! This is the worst "dog friendly" place I've ever seen. Also - I've never seen the hallway carpets washed here. - Leasing office: terrible. unresponsive, forgetful. They often loose my packages (if only for a short amount of time). They give VERY minimal notice for closures during the day. Need a guest pass or an important package? Too bad. They once gave a couple minutes notice that they would be closed the next day! (5:57 email when the office closes at 6) - Garage Parking : $75 for the first spot (waived) and $100 for the second. Supposed to be secure parking. Great except for 3/6 months I've lived here the gate has been broken. An email was sent out letting everyone know cars were being broken into and a motorcycle was stolen and we should "all have appropriate insurance but Mosaic wasn't responsible." If this was on-street I agree. I pay for secure parking and this is what I get?!?! Let's not even get to the fact that if you are below the 4th floor, forget finding parking on your level after 6pm. Oh, and they told us we should "attend events and get to know our neighbors." 2 problems with this- there are 500+ apartments and what events? Are you talking the 1 event that you gave 2 hours notice on where it was just the local fitness places coming in. - Here is the doozie. The NOISE. Maybe not everyone experiences this but my roomate and I paid extra (okay only like $50/month to be fair) for our location facing the street. It's 190 steps from the parking garage (my movers counted) and more money but it was nice to have the view. I get this is a place under construction. We knew that coming in, but this is exorbitant. Within 2 months they started doing construction on an office beneath us. Jack hammering all day (I work from home, this is great). Within 3/4 months the worst human being on the face of the planet moved in above us. It's so bad the neighbors to my right complained as well. THey are so noisy it's not only disruptive to my apartment beneath them but the ones next to me!!! It's not just during the day time - oh no- it goes until 12 at a minimum (sometimes 2 am). We are talking constant pounding, kicking, screaming, pot throwing, you name it. We have complained so many times it's endless. Leasing office can do nothing - their compromise is call the cops. Yes, I want to call the cops who have very important things to do like fight crime at 12 on a random Tuesday night because the kid above me is dropping anvils on the floor. If you think I'm kidding I'm not. Now let's move onto my favorite part - the fact that they are turning my nice view into a F*#*&$ building. Remember the part where I said I paid extra for my view and had a hike from the parking garage? It's totally unlikely that leasing had no awareness when we moved in that this construction was happening. They start at 6:30 in the morning and go until that time at night. I'm not kidding. It's constant noise NON STOP. If all of this seems a little excessive, maybe try and understand I'm writting this after 4 hours of sleep. Why? Between the kid being a monster all night and the construction starting at 6:30 am multiple nights in a row ....I'm just beat. I hate everything about this place. For the record, I've lived in town centers for the past 4 years all over MD/VA in luxury apartments. I know what is reasonable noise, I'm not sensitive to "city living". this is miserable, don't do it. there are so many other communities here, this was the worst mistake I've made. I can't wait until my lease is up in October to get out of this S(#$&* hole. read more

We have lived at avalon mosaic a few months now, and I would say the experience has been generally good, but there are definite downsides to consider: PROS - friendly leasing office staff - quick fixes for maintenance problems - proximity to mosaic district and shops/happenings around there - brand new units CONS - NOISE NOISE NOISE - I understand that noisy neighbors are not going to be fully controlled by any type of management, but these buildings have PAPER THIN walls separating you from your upstairs neighbors and the hallway. I'm not sure if this is because developers are cheaping out on materials or what, but if you want to consider this place be prepared that most parents just don't give two cents about their children running around and being noisy, or think it's okay to discipline them in the hallway where everyone can hear you breathe! When my upstairs neighbor walks around, it sounds like Thor walking around. Their kids make a quiet evening with my husband impossible. I complained about this to the leasing office and they pretty much said there's nothing they can do. This is the BIGGEST downside of this place so if you really want to live here rent the highest floor unit. But also keep in mind that you might have angry downstairs neighbors come knocking. - access to and from the garage - If you leased a unit that is farther away from the garage entrance because those are the only ones available, it's definitely annoying. the layout of the building is not friendly to all units. - availability of units - if you take a look at their garage you can see that the building is nowhere near half full. Yet when you start looking at available units, not that many are available at any given time. I'm sure there are units ready for people to move in but they're just not showing them for some reason, and this bothered me because it narrowed our choices to units we were not 100% satisfied with. If you're considering this place go take a look, but ask the right questions. If we could go back I would have done an experiment where one of us is on the top floor and the other on the next bottom floor, and do a walking around test just to see if the noise situation would bother us or not. I can't believe that I'm paying for substandard conditions. I wrote to the corporate office 2 months ago and have yet to hear back. The building is non smoking, but guess what, people blatantly sit out side of the building and on their balconies smoking. The cleaning crew cleans once a week, so if trash is in the trash room or halls expect to see it all week. Management is nonresponsive including headquarters. I have had maintenance at my apartment for the same problem twice in one day. What they charge for rent is not worth it. I'm out!!!!! read more

This is a review for only the maintenance in the building. I have had to put in 2 work orders and I had a maintenance person respond within an hour for both. My last request was not emergent, my freezer was buzzing and forming frost, and they responded within an hour and the work order was completed within 2 hours of my request. The maintenance people are great, friendly, helpful and knowledgeable. I am used to having to take care of these things on my own so I was hesitant to put in a request, not knowing how it would be until it was resolved, so I was really pleased when it was taken care of so quickly. I have had a great experience with the maintenance team (really the whole experience living here) and am thankful that I feel like my needs are important to the Avalon team. read more

I visited the Avalon Mosaic today with my Husband and we were really impressed with the location, amenities and spacious bedrooms and bathrooms. However we received very poor customer service by Farrah Ali who rushed through the site visit and cut us off when we asked questions and made us feel like we were a bother. Later that day we received an excellent tour of the Town Square at Mark Center by Nathly. You can have the best product but at the end of the day people remember how you made them feel. read more

Where do I start? So moved in and it was fine for the first couple of weeks then a neighbor moved in above us. After a week of just hearing kids playing loudly at all hours I contacted the leasing office. Was told me they just moved in so I should give them 2 weeks to settle. Needless to say after a week I again complained because I would either can't fall asleep because of the noise or was being awaken between 12am- 3am by kids ruff housing. This time I was told a note will be sent to the neighbor and if it happens again I should call the police. Well this is asinine. The leasing office or manager can't enforce their own rules properly so I should call the police. I think not. The noise hasn't stopped and the last time I complained the excuse was that the neighbor sent them an email explaining he/she was getting ready for a early flight. Really? They were getting ready for a flight all week and it required jumping around for freaking hours between 12am - 3am. This neighbor and kids has not stopped making noises and because of a flight its excused. The kids DO NOT stop playing at any point during a 24 hr period unless they are out of the apartment. I understand these are kids and they will play, but when I have work in the morning I really don't think I need to be up with my neighbor's kid(s) until 3am when they decide to stop playing. There is also the issue of the payment center, customer care, or the leasing office not communicating. It was also made clear to me that if I decide to pay my rent early the payment center will not know what to do with the early payment. In all essence I will be charged a late fee (supposedly should have been reimbursed) and a returned check fee. All these charges will occur even though I had been in contact with all three departments for three weeks before payment due date, notes were supposedly placed in my account, and I offered proof of payment from my bank. There are also times on Saturdays where construction will start by 7am or before 8am. If you want to rent here take your chances but I wouldn't recommend it. read more

Avalon is a very nice/modern new building. Maintenance is good except for one time the maintenance guy was rude I think he was rude because he had to fix our air conditioning at 11pm in the middle of summer, not to mention that the day we got married we came home at 2am and the air conditioner was not working again, luckily that night we just came home for our luggage for our honeymoon flight. Location is convinient for us ( wife works in DC and I work in Reston). Our problem is the secured garage parking which is not secured at all, our first car fee was waived ($75) but pay $100 monthly for our second car. Last night my wife's car was towed because the parking tag fell off the rear mirror, when I picked up the car from the towing company the parking tag was on the floor facing down, so the towing company argued that it was not displayed so I had to pay them $160 to get my wife's car back. What I don't understand about the secured garage parking at Avalon; gates are broken/open most of the time. Why the towing truck comes in our secured garage. And lastly, why Avalon provides parking tags that fell off easily. read more

I live on the second floor and no matter what time of day or night, parking on the second floor of the parking garage is nearly impossible. That level is filled with cars with out-of-state tags, or cars with no parking hang tags. To add insult to injury, the Avalon Mosaic office staff park their cars on the second floor. Ryan, one of the managers, told me "we have the right to park wherever we want." Apparently, they would rather inconvenience the second-floor tenants than themselves. Such arrogance. read more

BEWARE OF DECEPTIVE PRACTICES! I am active duty MILITARY MEMBER with 24 years of service. I have relocated numerous times in the service of my country. Most of my experiences have been pleasant. The majority of businesses are very accommodating when it comes to MILITARY MEMBERS. The Avalon Mosaic and it's corporate entity, Avalon Bay Communities were not! Initially, the staff was very friendly and helpful. I completed the application process in July 2014 and decided after only 10 days that I could not move into the apartment (along with 3 other apartments, I was considering). After canceling my application, the Avalon Mosaic informed me that I owe them $760 for a "reservation fee"! I was shocked! NOT ONCE, during the tour and application process, did anyone mention a reservation fee. NOT ONCE during my 3 visits with their agents did anyone even whisper that I would be charge $76/day for simply reserving the apartment in the computer. I never even saw the actual apartment! I was told that the reservation fee was standard practice. However, none of the three other apartment communities I applied at and cancelled the same week, charged any fees. IT WAS DECEPTIVE AND THE AMOUNT WAS OUTRAGEOUS! I can certainly understand a small administrative fee. However, $760 for 10 days is beyond fair practice. The management could not claim a supply and demand argument for such a fee. There was plenty of inventory with many apartments still empty today. Therefore, I surmise that the reservation fee is simply a deceptive scheme to earn additional revenue beyond just renting apartments. It is a shameful practice! MILITARY MEMBERS AND OTHER CONSUMERS BEWARE!!! I imagine this not their only scheme perpetrated against trusting consumers or current renters. read more

First of all, I have never written a review on any other place. I've always let things roll of my back but this place is not a place I would recommend, so I felt the need to share our story. We have lived here one year. Think before you move here and spend a lot of $$$$$. The place looks awesome. Nice gym, pool, common areas...... Worst mistake we made moving here. We pay 3k a month for a 2 bed loft. We paid half that at regents Park down the road and we loved it there. We cannot obtain a guest parking permit when the office is closed. Strict parking laws now enforced by Edens (Mosaic District) dont allow anyone to park outside of the Avalon resident parking for more than 5 hours and no overnight parking between 3am and 6am. After lots of complaints from many residents here, there has been no respect or concern for the residents who live here and spend a lot of money for the convenience of living in the mosaic, spend money at the avalon and spend money at the restaurants and bars. If I have a guest over after hours they will be towed from empty parking lots owned by the Mosiac (edens). To get a parking pass from avalon, I have to go to the office when it is open. "when" being the key word. If the office is not open or your friends come after 6pm or on a Sunday your are SOL and they cannot stay over 5 hours or overnight. The Avalon has dont do anything to look out for the best interests of their residents with parking. The sound from the neighbors is so loud. Its not the neighbors fault. The walls are so thin. You can hear dogs barking all day. Kids running the halls and your neighbors bass all night. We had nice enough neighbors who we asked to turn it down. But then you are constantly woken up in the middle of the night, it gets old. If you rent a loft Apt you will have to park on the other side of the Avalon building, past the gym and up the elevators. If you come home after 8pm, expect to park on the 5th floor then a nice 5 min walk to your apt with your hands full of groceries. Would not recommend this place.I Honestly can not wait to move out from here. read more

The staff is as friendly and helpful as everyone says. My problem is that none of the policies Avalon claims in its many ads and in its lease agreement are enforced such as the building being smoke free and quiet hours. I live in an apartment facing the pool/grill/firepit courtyard and frequently see and smell smokers puffing away on their balconies and in the courtyard after hours. When my windows are open, smoke often comes into my apartment. Many residents simply smoke just outside the door to the parking garage and the smoke comes right into the hallways and vents once the door is opened. Residents often host parties in the courtyard that go well beyond 1 or 2 AM on weekends, meaning quiet hours are not enforced either. I have complained multiple times to the staff, but there is little or no effect. There are no after hours staff or security personnel to enforce any policies once the office is closed, so weekend nights can become a problem. I ended up calling local police because Avalon does not have 24 hour onsite staff to deal with these issues. Don't fall for misleading claims of a smoke free or quiet building if that is what you are looking for. read more
