EXO's beautiful twin towers (named Iris and Ora) are 16 stories high with 3 levels of underground parking. Each floor has an average of 14 units, totaling 457 units, which is a lot of units. For buildings with this many units, working elevators is not anything less than an essential function for access and safety. For a solid two months only 2 of the 3 elevators in the Ora building have been working. And as of 7/20/25, only 1 of the 3 elevators in the Ora building is working. EXO repairs, when requested for worrk in the units is honestly usually remarkably quick and top quality. Things understandably require servicing in the common areas of all buildings as well. What is incredibly awful at EXO is how long common infrastructure (elevators, water breaches, loading dock door) repairs take here. I will not be renewing my lease when it ends in early 2026 as a result of these intolerably long infrastructure repair lags. It not only concerns me but actually frightens me that it is only a matter of time before something catastrophically tragic happens from the persistently routine benign neglect. read more

I saw this review prior and I figured I would add my two cents. So far, the property has met basic standards, but there is room for improvement. I am not interested in pointing fingers, yet. I have recently read a number of reviews associated with this property, and there has been some truth to them. There is also a lot of emotion flowing from them. The responses from staff associated with the property likely do not endear them to the complainants, either, though they are professional at minimum. These were not exactly flattering portrayals of the property, its brand owner, or the staff. I am willing to give the management team the benefit of the doubt for the time being, however. I am rating this a middle-road three stars until such time I determine this property's conditions, amenities, and atmosphere improve or decline and live up to the expectations laid out for me as a tenant prior to leasing. Unbelievable, exo sent a $300 dollar bill to collection and ruined my daughter's credit history. We never received any bill from exo, no mail, no email, no phone call. My daughter moved out with $0 on the balance in her tenant account. They added the amount after closing her tenant account and not notifying us! We only found out thr bill recently because of the credit report. This is my daughter's first apartment out of college. It was over priced and now we had to figure out how to deal with the debt collector because she might not even get another apartment because of this. This is unacceptable behavior! Don't let your kids live in this place! Avoid it at all cost! read more

DO NOT MOVE HERE! Avoid living at Exo Apartments at all costs. Exo Apartments is an incompetently operated and an abhorrently maintained property with zero care or effort to improve things from the property manager and leasing office personnel once you sign a lease. The apartments are grossly overpriced for the quality of living provided. The property is full of broken and damaged amenities as well as building components like building entrance doors, elevators, and windows that management is aware of and refuses to take any adequate measures to improve or fix. This property has been in continuous decline since opening and is only getting worse by the day. Many damaged or broken items take months to years to be repaired and most are never fixed at all. The property is not pet friendly at all with many breeds of restricted aggressive dogs still living here creating an unsafe environment for other dogs. The grounds are covered in dog feces. The walkways and pathway walls are also constantly covered in dog urine. The trees, grass and shrubbery are all dead and have worn away into dirt patches and mud exposing the foundation's support materials. There are broken ground lights throughout the entirety property leaving shards of metal and glass posing dangers for all residents' dogs. The eyesore piles of rocks along the walkways are full of liter, weeds and debris. The building is full of broken windows that do not function correctly leaving residents unable to use the tint feature which has stopped functioning for days to weeks or a month at a time. One of the elevators was out of service for four months leaving residents at times with only one elevator for 19 floors of the apartment tower. The fitness center is full of damaged and broken equipment which the property manager is aware of and has done nothing to fix or replace. Both peloton bikes are broken with only one barely functional making using it next to impossible. A resident operates a personal training business out of the fitness center for nonresidents leaving paying residents with a decreased amount of fitness equipment to use. Management is aware and refuse to address the situation regarding the personal training business being operated in the residents' fitness center. The rooftop lounge is constantly rented out for residents to have gatherings preventing other residents access to this amenity. Rent paying residents lose access to the lounge while Exo profits additionally by charging other residents to reserve the lounges. The parking garage, hallways and at times units smell of marijuana and cigarettes from other residents smoking inside of the building. The property's security is horrendous. Anyone who enters the property with a bag of food or cleaning supplies the concierge freely provides a key to which allows them to access the entire property. Residents' cleaning services solicit for business sliding business cards under apartment doors. The front of the property's fire lane is constantly filled with illegally parked food delivery vehicles as well as Amazon, UPS trucks and more. DO NOT MOVE HERE! when we moved almost 4 years ago, we liked practically everything. The carpets in the bedrooms are an eyesore but we have covered it with our own. Devon was our host, he was very professional and listened to our requests. Nowadays, the Ora building is not properly cared. There is grease on the carpet on our hallway. The garage doors need some fresh paint. The elevators floor need to be changed. Some people are driving like nuts in the garage. I had my car 3 times scratched without any note left. The windows are watched every other year? There is a fast turnover among the maintenance personnel and the Concierges. Why? Most of them have been kind and professional. We are fortunate to have a view towards the magnificent trees. read more

I've been at Exo since 2022. When we first moved in the property was great, everything was well maintained, and management was amazing. However since 2023, Exo has gone downhill. Exo is constantly littered with dog poop in common areas including your floor, elevators and parking garages. Moreover, every time you step outside your apartment your nose is fouled with the smell of feces and dog urine. Exo claims itself as "luxury" apartments but there is nothing luxury about Exo anymore. Exo has now become a major health concern. You can't step out in the hallway, elevators, or parking garages without seeing or smelling dog urine and feces. We know residents have reached out multiple times to management to address this issue but since 2023, they've been "working on it". I would say the pros of Exo are the maintenance team and the concierge team who are always respectful and great at getting your requests resolved. Exo is extremely pet friendly where they'll let pet owners do whatever but disregard everyone else that lives at the property. read more

In my decades long rental and apartment search history, this was the most incredibly dismissive staff I have ever experienced. Am I a resident? Nope. Never will be. I could barely get the staff member at the front desk to acknowledge my presence, let alone speak to me when I came in. I asked for information or a brochure, was told, "We don't have that," and then the person turned away from me. Ok, I get it. No paper, that's fine. But when I attempted to ask some clarifying questions about the apartments (it was unclear online), the person just kept telling me to go online to look, all while looking away from me (I may not be gorgeous, but I'm not Medusa, either). Alrighty, then. Look, I get it if you are busy or don't show apartments without an appointment. But if you are going to act like you don't want my business, then why in the free flying fancy fudge do you all have 13 signs along the road saying you are "Open Today" and "Now Leasing"??? Ugh. $2800 for a two bedroom apartment not within the confines of the Reston town center is very pricey. I stopped by for a yelp event and the amenities were just sososo. I've seen apartments in Tyson's that are much better appointed. The decor on the exterior is very blue. I really liked their carpet walls though. read more

So we are going into the 4th month living here.... and I regret it. ROACHES. Holy mother of .... you get it. They supposedly sprayed when we first moved in and I killed like 4 roaches straight away... then they just kept coming. they sprayed AGAIN and put a trap out, but I'm not optimistic. We have a dog and kids so spraying is not what I want in my home. NOT COOL. Other have mentioned the parking garage, I've gotten side swiped and no one left a note so I'm screwed. The spots are narrow and encased in concrete so not friendly at all and they charge for it... which is insane. People here don't give a shit so they will park like garbage, they drive like lunatics... it's a joke. Also, be very vigilant on your billing. I've submitted my renters insurance policy at least 3 times, and I still get charged for it. It's only $15... but it's already expensive to live here, and they have no right to charge it. They are service oriented until you move in then you're a new born giraffe ON YOUR OWN. I have sent NUMEROUS emails and they have responded once when I placed an order for my water filter to be replaced and I was at work and gave them Puerto enter.... the filter was never changed. The neighbor above us dumps some kind of fluid off their balcony and last time it looked like poopy soapy water ... I'm guessing a dog poops on the balcony and they wash it off.... so getting that fluid all over my balcony and balcony gurus GROSS. I've basically given up on having a spotless patio. The "guest" bathroom makes no sense. Light switches on one side but not the other. Rooms with zero lights at all. Plug in switches that are supposed to be linked the light switches and they don't work... The window covering don't do squat to filter light so the sun is up and you may as well be outside... the window lightening and darling feature is cool but they change automatically even if you have it set to no schedule and there is no fixing it. The utilities that are "built in" to rent are expensive and the power bill hasn't been less than $65 (I had a bill that was $90 just now for December)..... so not energy efficient. The lights in the kitchen go out pretty quick so that's frustrating. The light above the bar is cool but again doesn't offer much light. The easy close cabinets are great but shelving is awkward and the dishwasher blocks the Anita just put things away you have to pile it on the counter then put it away. They could've done better... the shower is roomy but there zero in shower shelves so bottle on the floor are fine if you like the cluttered look and having to bend over for you soaps, gets annoying. The shower heads are just generic crap so we put a nicer one on master bathroom but still... for how much you pay for rent you expect nice everything. Also there is a community "wall" but it is censored BIG TIME. Unless you're a pro-mask, pro- democrat, pro-people trying to sell over priced trash or scalped video games, pro-people being bullies about others not wearing a mask, pro- making comments about someone "winking" at your partner.... and you are a rich pretentious..... anyway... you won't be allowed to post. Which... is crazy. The long and the short is this.... skip this place. They're great at a glance but the novelty wears off in a hurry. read more

We have rented at the EXO going on 5 years and thoroughly enjoy living here. The management and services are excellent with the exception of the View windows. Often times the View App doesn't work, and the windows have been having problems. In addition, the View Window company support is lousy. Last year two of my windows clouded up to the point where I couldn't see out of them. After many months one was eventually replaced with a promise to replace the second window and I'm still waiting. For close to a year I have continued to remind EXO management and they continue to inform me they are waiting on View to replace the window. When I attempt to contact View they point me back to EXO management. It's a continuous loop. read more

Unfortunately, our time here has not been as pleasant as we'd hoped it would be. First, let me say that the staff is great and the building is beautiful! Our only issue is that of our noisy neighbor who resides upstairs. While we are told that there are concrete layers between each unit, we can hear every step (better described as every stomp) that the tenant takes in the unit above us. We really do love the location of the apartment building, but sadly we are counting down the days so that we can explore our other options nearby - looking forward to the days where we are no longer subjected to 100-200 "BOMP BOMP BOMPS" per day. read more

I lived here for 3 years and it was overall a great experience. The leasing, maintenance, and concierge teams are all good. The rooms have very modern features (e.g., Nest thermostat, floor to ceiling windows, soft closing cabinets). There is always ample parking in the garage. It is in a good location, walking distance to a large shopping center and at an entrance to the W&OD trail. We had a couple issues with neighbors here, but they were handled quickly by the management/leasing team. I recommend the Exo. read more

What is not to LOVE about Exo? Becoming a resident at Exo was a no brainer for me. Seeing is believing! Not only is the building beautiful on the outside, its stunning on the inside as well. Making the move from NYC to Reston was a big decision, but knowing I'd be living in Exo made the decision much easier. From the amenities to the advanced technology of the building... Exo has it all. Stunning views, gym, kitchen, lobby, you name it. One of the best things about Exo is that its eco friendly which is highly important to me. Exo was the first of many buildings I toured and it was an easy choice. Leo, the leasing manager, was absolutely wonderful! He was friendly, welcoming, and extremely helpful. Leo is a true professional. He was able to answer the hundreds of questions I had and more. Leo listened to all of the specific things I wanted in my apartment and was able to find the perfect home for me. He quickly responded to emails and calls after I returned to NYC. He took the time to show me multiple apartments and also was able to provide specific information as detailed as if I perfected a sunrise or sunset view. I love it here and I know you will too. read more

I visited EXO for the Yelp Elite event last week and I was very favorably impressed. Although the price is not low, or perhaps even moderate (IDK I'm an old fogey homeowner who hasn't apartment-hunted in years), I thought the price was much more reasonable than other new offerings in the immediate area that I have visited on the annual Reston Home Tour. Ok so the amenities are not grandiose but they are fine amenities and I think in line with the rent, which is lower than the other places I've seen. The best thing about the place was the ECO-friendly vibe and especially the amazing windows that can be controlled from a phone app to make them opaque or keep out heat, etc. Wish I had those at home! Anyway, I recommend all apartment-hunters check it out. read more

We have only lived here a couple of weeks after some personal family demands put us in the position of needing an apartment in the area quickly. It's just the two of us- my husband and me- and we simply love it. The apartment itself was spotless and we have a 14th floor view that is breathtaking and a terrific outdoor balcony space. We have taken full advantage of the common space, including office and internet areas, living room-like spaces with tv's and comfy high end furnishings. An amazon locker on site, a 24 hour concierge desk that takes care of everything, and parking for guests (I do wish this was an easier task, but I appreciate having it!). We needed to find short term housing and were fortunate to find the EXO through https://zeusliving.com/. From the moment we arrived, it was like living inside of a big hug. We were greeted by Shirley, who knew exactly who we were and had everything we needed to get into our apartment. With crazy high ceilings and floor to ceiling windows, our apartment is well laid out and beautiful. It has a nice sized balcony, big enough for two chairs and a small table. And unlike other new construction, we hear nothing from surrounding apartments. It has some cool eco features, like we can control the window tint from an app on our phones. There are two gorgeous large spaces (which each can be split into 3 indoors and 1 outdoor space) all available for tenant use on the 16th floor-- first come first served. The lobby features several spaces for work/socializing. And there are several smaller conference rooms on the 1st floor. The gym is large with great equipment. We haven't been here during the summer, but there is also a nice pool. The building is very dog friendly, which we like. And is home to individuals and families of all stages of life. This is a great building. But what makes it an amazing place to live is Shirley, who runs a tight ship and is never without a friendly greeting and a smile. We are going to be very sad to leave. read more

I saw this building from a distance a while ago and loved it's sleek and modern look. Closer to the time to move we decided to check it out. We made an appt with Svetlana to see a few different 2 bedroom layouts . Svetlana was so knowledgeable and friendly . She really answered every question we had. We even scheduled for a second showing wish her just to nail down which layout we wanted . The roof top view is gorgeous and inviting . The gym is amazing . It's not small and narrow . The gym has excellent quality equipment , they even offer cool hand towels for drying off . The pool is always full of fun and friendly residents . Last generation materials used to make this place 21St Century Fashion place. Very European, clean lines with unbelievable accents. Very friendly concierge will kindly meet you and unswer all your questoins. If something happened in your appointment, emergency team will come almost next morning to solve Any issues. You are living almost like in the 10 stars hotel: clean, new, fashion. On 16th floor we gave just amazing view on Reston and Tyson's. Do not lease here! The apartment complex, as other reviews have said, suffers from serious safety issues, not limited to just the flooding. Their exterior doors aren't properly weather sealed and let water into slippery hallways when it storms. Do you have a dog? Be prepared to walk across a busy crosswalk at the entrance to the apartment (that people love speeding through) that's around a totally blind corner. The balcony doors have a flimsy safety catch that snap in the wind. I learned this the hard way when I was out on the balcony bringing things in before a storm and the door flew open, breaking the catch and almost my foot. Once it breaks, the door can't close properly, leaving you stuck holding the door open in a storm. If you let go, it'll fly open all the way and smash into the window next to it. This is a serious design flaw in one of their big selling points here. They will argue in a response that it's not their fault because there's a sign to "be careful" on the door. They'll probably respond that they aren't responsible for the weather, like they did to me. Then their emails will tell you to go out and pick up your things off the balcony in high wind. The management office, specifically the community manager Svetlana, does not understand that they are indeed responsible for the safety of the building and accidents that arise out of their negligence. They'll try to get you to sign agreements that stifle your ability to speak about any incident in perpetuity. There are much, much better options in Reston. The layouts of these apartments are also nonsensical and not user friendly (2 bathroom entrances/exits and only 1 has a light switch. Towel bar on the opposite side of the bathroom than the shower. No installed lighting except one track light in the kitchen.) EXTREMELY narrow parking spaces and dangerous parking garage. If they don't let you see it before you lease, you know why. Just save yourself the headache and skip Exo. read more

I prefer to leave positive reviews, but I have to, in good conscious, let other potential residents know of my experience here at the Exo. Let me preface this by saying - my apartment is gorgeous, and I thought I was going to be 110% elated to live here everyday. The amenities are extremely enjoyable, I love the gym and playing some pool upstairs on any given night. The leasing agents are some of the nicest I have met thus far, they really helped us out with a few blunders when we first moved in and we are extremely grateful. However at the premium price you pay to live at the Exo, I expected to be pretty ecstatic about coming home everyday. Yet, our upstairs neighbor has destroyed any semblance of peace we once enjoyed. We have gone to the office multiple times, and while their attempts to broker some peace were seemingly genuine and of priority - they have dwindled, and we are no happier than before the meetings. Now, you might be wondering what said neighbor could possibly be doing that would cause so much frustration - and I too would love to know the answer. It sounds like he is angry everytime he gets up and walks around, which seems to be non-stop. I have lived in apartments all my life, and I have NEVER experienced so much noise. He is literally STOMPING with every step he takes. It is unbearable, it wakes us up in the middle of the night, it wakes me up at 6 am on should-be peaceful sunday mornings. The list goes on. The first time it happened - it was 3:30 in the morning.......I NEVER wake up from noises, I've slept through hurricanes, (so, for anyone thinking we are "noise-sensitive", definitely not the case) and I woke up because this man chooses to stomp rather than walk, as if he has no one living below him. We have had friends over, and they too are astounded at the level of noises we are subjected to. All I'm asking is for him to be CONSIDERATE. That night, the noise continued until 5 am - and only because my bf couldn't handle it anymore and went to politely ask him what was going on (there was also loud music on this particular occasion). The stomping literally permeates my dream state and it is a nightmare. There are good days, and there are bad days, and then there are unbearable days - all I can say is, it's unfortunate but unless something changes, we are definitely counting down the days until we leave. read more

The management team helped me through the leasing process which made moving in a breeze. The concierge always has a smile on and attentive to residents needs. I have lived here for almost a week now, and my apartment home is flawless. The finishes in the unit are high end and everything works perfectly. My unit has great views and is so quiet. Matt (leasing agent) was extremely patient in helping me find the perfect unit for me and after listening to my requests, was on point with helping me in my selection. The 24 hour concierge is a wonderful benefit, the grounds are clean, and well maintained. This is by far the best apartment home I have lived in. It truly feels like home. read more
