Feedback I strongly advise new residents considering Aperture to thoroughly evaluate the complex or explore alternative housing options. Several factors warrant caution. Firstly, Bozzuto permits Global Luxury Suites on Airbnb to occupy "corporate apartments" throughout the complex and other properties. This practice is not disclosed to residents, and Airbnb guests do not adhere to the lease agreement. Secondly, management is largely absent and rarely available. While Christopher Artola is reported to be the manager, during my three-year residence, I never encountered him nor had the opportunity to address the complex's numerous issues. Thirdly, Aperture experiences significant maintenance problems, including trash disposal, parking garage door repairs, and elevator downtime that can take weeks or months for repairs. Fourthly, the complex faces a substantial security challenge involving homeless individuals sleeping in the stairway, stolen vehicles, squatters residing in apartments, and widespread marijuana smoking in hallways, elevators, and outside the building. Overall, I strongly urge anyone contemplating Aperture to reconsider and seek alternative housing options. Despite repeated attempts to communicate with the leasing office and management, their assistance has been consistently inadequate and unresponsive to the concerns raised. All these concerns and multiple others compelled me to move out when my lease expired. When I signed the Notice of Intent to Vacate, I attached a sign letter detailing all my issues, which I hope Bozzuto upper management will read and address. read more

While our apartment is modern and well maintained, the staff is great overall (evening and weekend concierges aren't usually helpful or present), we have a few major issues that really negatively affects quality of life. It is an expensive apartment for the following issues to be constantly plaguing the residents of this apartment community. 1. False fire alarms: since the start of 2022, we have had probably 8-10+ false fire alarms over the span of 3.5 months. All but one alarm has been between 2-4 am. They keep saying it will be fixed, and they've had contractors come out to resolve the issue, but we still continue to have fire alarm issues. This also creates an unsafe situation, because residents now assume all fire alarms are due to a malfunction of the alarm system, so if there was an actual fire, it could result in a lot of harm. 2. Noise from outside. While the natural light from the floor to ceiling windows is lovely, they provide zero sound barrier. You hear everything. We face the construction of the hotel being built, so all you hear from around 6:30-7 am until 5-6 pm, is honking, banging, whistles, etc. from the construction site. When you can finally tune out all of the construction blaring, you'll hear EMS sirens. EMS is called to the metro station across the street daily, if not multiple times a day. They also just opened a new fire department right up the road so you hear that siren quite frequently. 3. Light from the construction site: at night they have giant 3-4 story lights, almost like a football stadium lighting, to light up the entire construction site for nighttime work. This results in light pouring into the house at night. We had to buy two sets of black out curtains and layer them in our bedroom to try and not feel like we were sleeping in a spotlight. When the weather warms up and the night construction is in full force, it can be quite loud too. They don't plan on the hotel being done until 2024-2025, so keep that in mind if you are considering aperture. If you face the new hotel, it will eventually block the sunrise and morning sunlight as well. Which is very sad and a big negative for living here in the future. 4. Hallway noise. The doors to the apartments have no sound barrier, so you can hear noise from the hallway, and when passing apartments you can hear all conversations clearly. Makes you feel like you have little privacy. read more

Update: Don't do it. The management here doesn't care anything beyond what they can wring out of you. Sleeping on the street would be a better option. The management staff has changed from the launch and while the concierge remains as friendly and helpful as ever, the management is not. ---- The staff here has to be one of the friendliest staffs I've ever had the pleasure of working with. They're with you every step of the way and take the time to explain everything and are always genuinely pleased to see you. 24 hour concierge? Which means I don't have to rush home to get an eagerly awaited package before the office closes. Gas! A gas cooktop, dryer and water heater? I didn't know any apartment building had gas cooktops... the cook in me is crying for joy. Leash free dog run and doggie wash - yep. I'm definitely looking forward to getting my new pup and letting them run free in the dog play yard. Relatively inexpensive garage parking - meaning my vehicle doesn't have to sit in the elements when it's not being used... Update: I've been a resident here for almost two years now and, unfortunately, a lot has changed. Here's what hasn't: the staff at the concierge desk is amazing. They're always bending over backwards to help the residents. The property has some issues, garage doors are constantly breaking and the security I was verbally promised on move in is non-existent - and they'll wait 3 days to tell you something happened. The management is not responsive to concerns unless they see you may be doing something against your lease (unless it's you not picking up after your dog, that they don't seem to care about.) they'll send you an email on a Sunday. Response to the reply from management "With a total of 5 elevators and 3 different entry/exits to the residential garage" Sorry, but my new place has 4 gated entrances and countless fob entries. A single gate broke, within hours the community was notified of the outage, when it would be fixed, and alternatives. And kid you not, within hours of the email, it was fixed. There are no excuses for a garage being broken for over a month and elevators being broken for at least 2 weeks every time. "In regards to our fob access system, we do not correlate this as a security system for the community." I'm not really sure the purpose of fob access then if not for security LOL its not there for fun? #awkward "During routine property walks, we inspect all doors to ensure they are closed and locked properly." This is blatantly untrue. Numerous entrances were open for any and everyone to access at random times of the day/night. Access to my specific elevator would be unlocked during business hours and even times I arrived back to the building at 2am. That door along with the garage gate were unlocked almost 24/7, but why would they be locked because above you stated it "does not correlate as a security system." With this said, AFTER cars were broken into, Aperture took locking the pedestrian gate into the garage seriously (for 1 week), but still the door to the elevator remained unlocked at random times. I'm thoroughly disappointed in your response to my review as its laced with inaccuracies to boast a "high standard." Claiming the fob access does not correlate to security makes 0 sense whatsoever. But case in point, future residents deserve to know what a full year is really like, not the honeymoon period or the touring aspect of it. AVOID! This building is beautiful, but poorly managed and maintained. My partner and I moved here in November. It is now June, and we've had issues with our closet being flooded, not once, but THREE TIMES. In addition to having to move practically all of the items in our closet out EACH TIME, we were told that mold was an issue as well. This concerns me greatly, considering the fact that I am almost 6 months pregnant, and don't know whether or not I've been breathing in something toxic the entire time. This has all happened in less than a year. There was no apology, and NO MENTION of compensation for our enormous inconvenience. Additionally, the maintenance team saw fit to place the drawer sets, the clothing organizers, and my longer clothing, throughout the kitchen, the living room and bedroom. There is barely enough room to move around in many of these spaces now. It's unsightly, and a horrible inconvenience. The closet is soaked, and we were told it would be fixed in three days time...it took over two weeks to be fixed both the first and second time. For the amount of money we pay monthly, this is completely unacceptable. I will never stay in another Bozzuto building again, and we will be moving as soon as possible. Since May we have been dealing with constant noise above us that sounds like bowling balls and moving heavy furniture. We have complained too many times to count. Here is the reply we just got from the new manager. We have been more than patient! Thank you for your e-mail and I apologize for my delayed response as I have been out of the office for the past few days. I am sorry to hear that the noise occurred again, as I was in contact with the new resident about the amount of noise generated from their apartment after we initially spoke in person. All of the interactions that we have had with your surrounding neighbors have resulted in the resident's understanding that they need to be more cognizant of the level of sound generated from their apartment. Due to our community's wood construction vs. concrete construction and as we are multi-family housing, you can expect to hear reasonable noise from outside households to include walking/footsteps and/or televisions from the hallway. This reasonable noise includes noises from pets as we are a pet friendly community and do not have restrictions on areas of the building where pets aren't allowed. While we ask residents to be mindful of the amount of noise generated, we do anticipate some noise transfer while residents are utilizing their homes during typical active community hours, as well as, slight noise transfer during the quiet hours. Additionally, we know many residents are staying close to home during this unique time, and with that being said, we remind all residents to please be even more courteous neighbors by keeping noise levels to a minimum. In the past, we have had residents who were able to capture the excessive noise from their apartment through video. Have you been able to capture the noise by video? If so, we'd be happy to receive it from you and keep for our records. If you hear the noise occur during office hours, please call me directly and I will go up to witness the noise myself. If the noise continues and you feel that it excessive/not typical apartment living sounds, the non-emergency police number is also an available option during the times our office is closed. Lived here for almost two years and only left because of job relocation. Overall a great community to live in. Very friendly and accommodating staff. Special shout out to the amazing concierge team. Great location and only steps away from the metro stop. The only issue is if you live on the 6th floor, you would need to switch to another elevator to get to the lobby/leasing office to get packages and etc. Often run into deliverymen in the hallway struggling to find their way out. read more

This community is perfect for anyone with a pet, works from home or utilizes the metro often! My dog loves the pet park, treats at the concierge desk and the pet spa. They also have plenty of desk spaces with USB ports and outlets if you work from home. And I now never have to pay for metro parking again because Aperture is a few steps away from the Wiehle Reston metro station. It's brand new, well constructed, located ideally next to the metro station, has great facilities and the staff are incredibly friendly and helpful. After visiting Aperture on 7/28 & 7/29 (first with a friend who's a new resident, and then for a full tour), I completely fell in love with the property! It is exactly what I am looking for. The apartment units themselves are well designed and spacious. And the amenities are everything I could want. I work from home frequently, and it's nice that there are ample spots in the building from where I could work - outside of my apartment. The building includes thoughtful touches, like a hook for your wet umbrella right at the front door. The leasing agents I met with could not be friendlier or more easy going. It's a pet friendly, resident friendly community, and I hope to move in this fall! read more

Not only is this property absolutely beautiful and well maintained, but it's in a great location convenient to the metro, and the entire team is incredibly friendly and helpful! Do not apply here. They will tell you the security deposit is only $300 and then tell you later that you were only conditionally approved and ask for another $2000. I have never been "conditionally" approved for anything, including other Bozzuto residences. When I asked them why I was only conditionally approved they could not tell me and then pointed me to the credit agency and the credit agency told me they provided no negative feedback when it came to the financial and credit check. This appears to be a scheme by Aperture to set a really high threshold for approval so they can get an additional $2000 out of you up front that you may or may not get back 12+ months later when you move out. They are really dragging the Bozzuto name down. read more
