If you get someone loud, you will hear EVERYTHING. It doesn't help that they designed it with the kitchen cabinets against bedroom walls so every cabinet and drawer slammed bangs against your bedroom wall keeping you on whatever rhythm your neighbor is on. Also, if your neighbor cooks stinky food, it will be like you cooked it. It will stink up your apt. It's too bad construction was cheap on the walls. They did a good job between floors. I can't live here anymore - the sounds and smells are daily. It's like torture and puts you in a terrible mood. It's supposed to be your respite and it hasn't been that way since my two neighbors have switched out. As an aside, the trash disposal system is always breaking down and people have nowhere to throw their trash so it piles up in the room. Thankfully, someone comes daily in the AM and they clean it out. Leasing is really nice and day concierge folks are pleasant. Maintenance is also considerate and do a good job. Shame about how paper-thin the walls are. They are ridiculously thin. Going to try and post a video of what I hear on a daily basis. If it weren't for this huge issue I'd stay here indefinitely.

The staff (you know who you are) are amazing!! This is a wonderful place that has everything to offer! I love the staff, apartment, amenities (workout gym, pool, common space, lounge, events like Wine-down Wednesday, home automation, mobile alert package delivery, and more), convenience, and covered reserved-space parking. Everything is so easy, neat, quiet, clean, and very safe. Absolutely recommend this place 100%! I chose a single bedroom unit overlooking the pool and common areas. So nice! I really enjoyed sipping a glass of wine from my balcony on peaceful evenings, and even more so from the top floor open-space lounge overlooking Herndon towards Dulles airport. Great place to hang out with friends and just relax. Some feel the price is a bit high. However, I shopped around and Passport Apartments hands-down is THE BEST deal you will find for a luxury apartment in Herndon! I can't recommend it enough - you will love it! The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.​​​​​​​​​​​​​​​​

The maintenance people and Gustavo were fast efficient and kind. Truly professionals in every way. We made some of our best friends here because it is such a close community. Always having fun social events and great communication. Never had any issues with loud parties or bad neighbors. Super dog friendly, kid friendly, amazing gym, seriously you won't regret living here. If we hadn't moved out of the city to buy a home with land we would still be here. It costs a guest SIX DOLLARS, more than a price of a cup of coffee, to park their car in the garage overnight. Not only is charging visitors a fee to park unfathomable given their rent rates, but in order to avoid a $200 tow truck fee, you have to 1. download an app, 2. scan a QR code in your parking spot, and click through 5 more screens before your parking is confirmed. And the best part? There is no service in the garage or the hallway leading into the building. It is a terrible design for a terrible procedure they have mandated to all guests of their loyal tenants. Hugely disappointing for a building with not much more to offer.

Feedback I strongly…read moreadvise new residents considering Aperture to thoroughly evaluate the complex or explore alternative housing options. Several factors warrant caution. Firstly, Bozzuto permits Global Luxury Suites on Airbnb to occupy "corporate apartments" throughout the complex and other properties. This practice is not disclosed to residents, and Airbnb guests do not adhere to the lease agreement. Secondly, management is largely absent and rarely available. While Christopher Artola is reported to be the manager, during my three-year residence, I never encountered him nor had the opportunity to address the complex's numerous issues. Thirdly, Aperture experiences significant maintenance problems, including trash disposal, parking garage door repairs, and elevator downtime that can take weeks or months for repairs. Fourthly, the complex faces a substantial security challenge involving homeless individuals sleeping in the stairway, stolen vehicles, squatters residing in apartments, and widespread marijuana smoking in hallways, elevators, and outside the building. Overall, I strongly urge anyone contemplating Aperture to reconsider and seek alternative housing options. Despite repeated attempts to communicate with the leasing office and management, their assistance has been consistently inadequate and unresponsive to the concerns raised. All these concerns and multiple others compelled me to move out when my lease expired. When I signed the Notice of Intent to Vacate, I attached a sign letter detailing all my issues, which I hope Bozzuto upper management will read and address.

While our apartment is modern and well maintained, the staff is great overall (evening and weekend…read moreconcierges aren't usually helpful or present), we have a few major issues that really negatively affects quality of life. It is an expensive apartment for the following issues to be constantly plaguing the residents of this apartment community. 1. False fire alarms: since the start of 2022, we have had probably 8-10+ false fire alarms over the span of 3.5 months. All but one alarm has been between 2-4 am. They keep saying it will be fixed, and they've had contractors come out to resolve the issue, but we still continue to have fire alarm issues. This also creates an unsafe situation, because residents now assume all fire alarms are due to a malfunction of the alarm system, so if there was an actual fire, it could result in a lot of harm. 2. Noise from outside. While the natural light from the floor to ceiling windows is lovely, they provide zero sound barrier. You hear everything. We face the construction of the hotel being built, so all you hear from around 6:30-7 am until 5-6 pm, is honking, banging, whistles, etc. from the construction site. When you can finally tune out all of the construction blaring, you'll hear EMS sirens. EMS is called to the metro station across the street daily, if not multiple times a day. They also just opened a new fire department right up the road so you hear that siren quite frequently. 3. Light from the construction site: at night they have giant 3-4 story lights, almost like a football stadium lighting, to light up the entire construction site for nighttime work. This results in light pouring into the house at night. We had to buy two sets of black out curtains and layer them in our bedroom to try and not feel like we were sleeping in a spotlight. When the weather warms up and the night construction is in full force, it can be quite loud too. They don't plan on the hotel being done until 2024-2025, so keep that in mind if you are considering aperture. If you face the new hotel, it will eventually block the sunrise and morning sunlight as well. Which is very sad and a big negative for living here in the future. 4. Hallway noise. The doors to the apartments have no sound barrier, so you can hear noise from the hallway, and when passing apartments you can hear all conversations clearly. Makes you feel like you have little privacy.

EXO's beautiful twin towers (named Iris and Ora) are 16 stories high with 3 levels of underground…read moreparking. Each floor has an average of 14 units, totaling 457 units, which is a lot of units. For buildings with this many units, working elevators is not anything less than an essential function for access and safety. For a solid two months only 2 of the 3 elevators in the Ora building have been working. And as of 7/20/25, only 1 of the 3 elevators in the Ora building is working. EXO repairs, when requested for worrk in the units is honestly usually remarkably quick and top quality. Things understandably require servicing in the common areas of all buildings as well. What is incredibly awful at EXO is how long common infrastructure (elevators, water breaches, loading dock door) repairs take here. I will not be renewing my lease when it ends in early 2026 as a result of these intolerably long infrastructure repair lags. It not only concerns me but actually frightens me that it is only a matter of time before something catastrophically tragic happens from the persistently routine benign neglect.

This failure in management reflects poorly on the Greystar brand..." I saw this review prior and I figured I would add my two cents. So far, the property has met basic standards, but there is room for improvement. I am not interested in pointing fingers, yet. I have recently read a number of reviews associated with this property, and there has been some truth to them. There is also a lot of emotion flowing from them. The responses from staff associated with the property likely do not endear them to the complainants, either, though they are professional at minimum. These were not exactly flattering portrayals of the property, its brand owner, or the staff. I am willing to give the management team the benefit of the doubt for the time being, however. I am rating this a middle-road three stars until such time I determine this property's conditions, amenities, and atmosphere improve or decline and live up to the expectations laid out for me as a tenant prior to leasing. More to come as it develops.
