I've lived here for almost 3 yrs, never heard anything about a parking pass! Apparently they sent an EMAIL about this new "policy". An EMAIL? Seriously???? What year is this? I'm on a computer 10 hours a day. I don't check my personal email unless I'm looking for something! I got a personal PHONE CALL because I was leaving an EMPTY trash can outside where it belongs, saying I was going to be fined. I get a WRITTEN NOTICE on the front door because someone in ANOTHER BUILDING is putting cigarette butts in the back of the building, threatening people with eviction, but they initiate a policy, if not followed, will result in the cost and inconvenience of having your car towed, and they notify the residents VIA EMAIL??? Cascades Overlook - Apartments Near Me - Sterling, Virginia

I moved into an apartment at Cascades Overlook on February 14, 2025, and my experience has been nothing short of frustrating and stressful. The apartment was riddled with maintenance issues, and despite multiple attempts to have them resolved, the problems remain largely unaddressed. 1. Refrigerator Infestation and Foul Odor: From the day I moved in, there was a horrible smell coming from the refrigerator. Two days after moving in, on February 18, maintenance discovered six dead mice in the bottom panel of the fridge. The smell was so bad that the entire apartment would smell foul whenever the fridge door was opened. Even after the dead mice were removed, the odor lingered. I requested a new refrigerator on February 20, but it took over a week and multiple visits to the leasing office before the fridge was finally replaced on February 25. This was unacceptable. 2. Poor Condition Upon Move-In: I also found several issues when I first moved in that should have been addressed before my arrival: The bathroom was extremely dirty, with food particles wedged in the toilet and surrounding areas. Cracked tiles on the bathroom floor. A strong smell of dead mice in the laundry room, indicating the need for pest control. The bathtub and sink were leaking. There were exposed staples and parts of the wall missing in the master bedroom closet. 3. Additional Problems Not Addressed: On February 25, I spoke to the property manager about other ongoing issues, including: A water valve in the bathroom that couldn't be turned off. Faulty electrical outlets that damaged my devices. The still unresolved issue of the mouse infestation in the laundry room, which continues to smell, despite reporting it. While the fridge was eventually replaced, none of these other problems have been addressed. 4. Unresolved Concerns and Poor Customer Service: The conditions in this apartment have been unbearable. I am still dealing with the smell of dead mice in the laundry room and lack of a functioning washer. The management team's response has been slow, and when I spoke to the property manager about my concerns, she was rude and unhelpful. The overall stress and discomfort have been overwhelming, and I haven't been able to relax or feel comfortable since moving in. Given the serious issues with pests, maintenance, and the living conditions, I am requesting to break my lease without penalty. This apartment was clearly not in a livable state when I moved in, and I feel mentally and emotionally drained from trying to get these issues resolved. Overall, I cannot recommend Cascades Overlook. I am a current resident and I've had no issues so far. The office staff is very friendly and welcoming. I've seen zero bugs/rodents. My apartment was clean and the carpet looked brand new when I moved in. Maintenance try's their best to keep the area and walkways clean, any issues are due to other disrespectful residents not the apartment complex. read more

False advertising on website. Says "luxury" but far from it. Infested with rodents, windows/doors are old and outdated (at least in our unit), mold issues, management doesn't enforce trash policies so prepare to walk by trash piles through the weekend when trash service doesn't come and the rodents tear into the bags, doesn't enforce parking policies so prepare to have to hunt for parking. The property management team is TERRIBLE. If you ever have to pay them with a cashiers check, make sure you get a receipt. They have lost two of our checks since moving in last august and each time we get treated as if it's our fault. Brooke introduced herself (after I emailed Kettler) and offered to help in any way she could and said she was working with the occupant to resolve this issue ...which isn't true because I asked the occupant. I am the guarantor and the one that came up with the EXTRA money so the occupants don't keep getting UNFAIR late fees. The property management team have a serious lack of interest in working with us. I have emailed Brooke to keep her informed and asked about reversing a late fee because had the check been applied to the account and not LOST there would be no late fee. I'm only asking for a reversal of 110.00. The check they lost was $1,100.00. That's the 10% late fee. So, we can potentially be out $1,100.00 if someone other than Cascades cash's that check within the 90 days of its being issued. Who can afford that! They DON'T care. Every email I have sent has been ignored and I can't stop in because I'm a nomad and currently in the mountains with limited cell service. The occupants usually get home after management hours. I think it's crazy that I have to yelp something so easy to remedy. All it takes is communication. Anyway, other than that, the occupants love Cascades Overlook and never want to move! read more

I am a female living alone and was quite concerned when, last Friday evening and into the early hours of the morning, I heard some unexplainable noises in my apartment which concerned me. First thing Saturday morning I went to the office. I was assured that calls would be made to see if anyone else had heard the same, and the I would definitely be called before the end of day. Hours later, with 15 minutes left before the office closed, I placed a call to them and spoke with someone else. He apologized with the excuse that it had been a "busy" day, but that I WOULD be called if not very soon, then certainly the next day AND that maintenance would be notified to come over on Monday. It is now Wednesday evening. I received NO calls in five days and maintenance clearly was NOT told to stop by. I wish I had taken the time to read the reviews--most of which mentioned problems with the management..... read more

I have been living here for 2 years and they have made great strides in improving their office and maintenance team, which is really appreciated. This complex is probably the least expensive in the area and you get a lot for it. Full size appliances, washer dryers in unit, trash pickup from your door, and great trails right outside the buildings. The clubhouse has a fitness center. There's a pool and tennis courts. Follow the rules, respect your neighbors and community. Give it a look! read more

Updated review: In the months since posting my initial review, the staff and maintenance workers at Cascades Overlook have worked very hard to improve the way that they respond to our concerns and maintenance requests. Maintenance calls are seen within the week that they are made about 90% of the time, and the other 10% are for non-urgent matters. The leasing office is generally responsive within a couple of days to concerns that are brought to their attention. The fitness center is small but can be comfortably used alongside at least 5-6 other people, and potentially more. I used it for a number of months and had no complaints. There are a lot of places to take a very nice walk - there's multiple trails accessible nearby in surrounding neighborhoods and long stretches of sidewalk along the road that are not directly up against the guard rail - great for walking my dog. The biggest criticism I have of the complex at this point is the dog park - it is very small and doesn't really have the space for even a smaller dog to really run in - it's about the size of our living room and dining room combined. That's not a massive issue, however, as there are a few dog parks within a ~20 minute drive that are very big and have lots of patrons. Neighbors that we've met are all friendly. The space and layout of our apartment is really great and we're really happy with the size of it as well. It's a comfortably sized space for 2 of us and there's enough space for my dog to not feel cramped. Overall, while our initial experience at Cascades Overlook was not at all a good one, they have worked very hard to make our continued experience much better. I cannot say enough good things about the staff here! I've needed to call emergency maintenance for a leak issue and they were super responsive, needed pest control- they had it scheduled for me the next day. Yes the rent is not inexpensive, but the apartments are nice enough for the price, and the views of the grounds are nice, and it's VERY quiet!! Can you beat that?! The only neighbor I've seen/heard is the woman who lives next door and her dog. This is my first apartment and I was very nervous moving in, but know I know if ever I need something, the Cascade staff is ready and able to help me to the best of their ability and always do so with a smile. I also want to note that when I go to the office, I'm greeted by name! How special is that?? Thank you cascade staff, I'm so happy to be here and hope to for years to come. read more

This place in hands down the worse management and place I've ever had to deal with. Tries to cut corners, never answers the phone, has horrible turnaround for maintenance issues. Puts the greasy is sales and will try and milk you for every dime and makes attempting to break a lease almost impossible. Were not in anyway understanding about the national pandemic and essentially jipped us into a lease because the pandemic started and would not refund any application or amenity fee. Neglected to input a buyout fee on our lease and now is trying to make us pay almost $5k. Took months to attempt to fix an animal issue that has been living in our ceiling. This community is horrible. I have major issues with pest (millipedes, spiders, ants, beetles) I have requested to have my apartment put on a pest management plan, never happened. The breezeway is loaded with alive and dead millipedes and other dead pest. Daily, I have to sweep the hallway because they do nothing here to maintain the appearance except around the office. I could not in good faith recommend this property to anyone. Kettler has done a poor job with the upkeep. The trash is absolutely embarrassing. They have outdated compactors that are only emptied once a week and they are way to small to accommodate this community. Oh yeah, the compactor on Trillum Sq does not work properly. The grass is cut maybe once a week. Because of the neglect by management and Kettler with the trash you have a lot of rodents which also draws other predators to feed. Well, it's "cheap" for the area at ~$1700 a month. Pros: -There's a pool. -The woman who works the front office is friendly. -Maintenance has a reasonable turn around time and are nice folks. -Verizon FIOS capable. -Usually good amounts of parking. Cons: -The structure is poorly built. As in "my upstairs neighbor's washing machine can shake my TV" poorly built. I can hear them walking around as I type this. Not really their fault...just shabby construction. -A lot of the tenants here are indifferent or rude. Some are nice, but most won't return a friendly "hello" as you pass by. -The Management is a mess when it comes to billing. I have gotten "overdue" notices despite paying my bill early through the website and automated app. They routinely "forget" to add the sewer bill when the rent is due, and instead send a notice for ~$2 unpaid rent. And you will get a notice if you over-pay as well. One month I did not get my bill and sent in $1700 to cover my rent and variable utilities $1650-$1680. I got a notice warning me not to overpay later on that month. -Stove is terrible, will occasionally not turn off. -Our hot water heater sprung a leak and soaked the carpet. I've lived in Boston and NYC for most of my life and I can honestly say Sterling is the most overpriced area I've ever lived in. Everything here is mediocre and artificially price inflated. While apartments in NYC and the Boston are are often expensive, they are well built, have character, and are near some really cool stuff. You've got to go to at least Leesburg to find any culture in this area. But I work nearby and it's the cheapest thing we could find without adding 2+ hours of committing to my day. The best DC Metro living experience I could have ever hoped for! I couldn't be luckier to live at Cascades Overlook Apartments. When I moved to Sterling five years ago, Cascades was the first place I looked at. After meeting the staff and viewing the apartment I said to myself, "I don't need to see anything else!" The management, office staff, and maintenance crew are all so friendly, helpful and kind. They're not rough around the edges like the management at other places I've experienced. They go out of their way to make quick maintenance repairs and utility updates. My hot water heater was working fine but they had already made plans to replace it last year because it was old and they wanted to swap it out to prevent future problems. Who wants to be faced with an emergency late at night? Not me, and I don't have to! When I first moved in, I had two dogs and my present dog couldn't be happier here too. There's a dog park with well-behaved neighbor dogs and friendly dog owners. And wow, an annual carpet cleaning is included! I like to walk in natural areas, so I was so happy to find that there are several of them around the neighborhood. Algonkian Park on the Potomac River is five minutes away too. Springtime at Cascades is gorgeous with large trees, blooming cherries, crab apples, shrubs and flowers! You should see my balcony is the summertime with my planters, and a table and chairs where I can enjoy a quiet breakfast with friends. The only improvement I would suggest would be to add security cameras to the outdoor cook out area in order to document guests who occasionally are not respectful the property. My beautiful one bedroom apartment is so well designed that everything fits perfectly and nothing is awkward with how the place functions. All of my daily needs are within a five or less minute drive including my workplace at Northern Virginia Community College. And hey, I'm reducing my carbon footprint by living here too. I live here because it's the cheapest place in one of the nicer parts of Nova with pretty easy access to work in Fairfax County. However. Here are the issues that make me want to leave, which I am: -Office staff is just waiting for you to get out so they can re-sell your apartment. -Apartment is loud, especially in the summer when all the AC units are running. Right. Outside. Your.Window. -They take forever to get stuff done. Grills have been missing since I moved in two years ago. They finally upgraded the playground and the pool, which is nice. -If you rent their 1 bedroom "with a den" don't expect that room to be livable. Hot in the summer, cold in the winter. What they are good at: -Having the ground crew come all the time and blowing leaves and detritus into your patio. -Billing you. -Giving you the convenience of paying for your "estimated" water usage. -Giving you some passive emails in response to your question that are generally the opposite of helpful. read more

As far as the apartments themselves, I couldn't say because I never got that far. Let's start from the beginning. There was a couple, they arrived before me, after me a family of 3 arrived. After patiently waiting 30+ minutes for them to finish I waited for the property manager or whoever the person was that shows apartments and such to approach me. He skips over me, doesn't even look me in the eye, and walks over to the family of three. I decide that it's no big deal so I wait. And wait. And wait. It's now nearing hour 2 that I'm sitting here waiting for the short, blonde, obese man (I overheard him say he's from Richmond so maybe the property can use that description to pinpoint who he is) to even acknowledge me. He doesn't even glance in my direction. So I got up and left, I have great credit and make a reasonable income, I don't see why Cascades Overlook deserves my time or money? You've shown me nothing but less than poor service, so why should I give you the time of day? If I could give this place negative stars I would. read more

Location/Neighborhood is really nice, several shopping centers are very close by, easy access to Route 7 and 28. On to what you really need to know... ~ The apartments are nice and spacious and are FIOS ready, though I think they're a little over-priced for what you get. I recommend you only live on the top floor. The buildings are old and noise from above can be a serious issue. ~ Rental office team is mostly great (one person in there obviously has no clue what they're doing, so when that person answers, I'll ask for someone else or just call back later or the next day). They accept my packages, which is really great and I get an email when it arrives. They're super friendly people. ~ Maintenance is actually very good, but slow sometimes. In an emergency, they're show up quickly and take care of things. Though they definitely need to work on snow/ice removal. They tend to forget the sides of the buildings where people actually do park and it can be like an ice rink getting to the car. ~ I never use any amenities (gym, pool, car wash, etc) so I can't comment on them. ~ Parking isn't really an issue. I typically park in the same spot every night unless a neighbor has a party, then all bets are off. ~ They have valet trash where they pick up your trash from your door 5 nights a week, which is GREAT, however, pick up is supposed to start at 8pm and they seem to be coming earlier and earlier (7pm sometimes), or on occasion, not at all, which means bags of trash sit outside until they come back, which can sometimes mean from Thursday night until Sunday night. I just try to get my trash out by 7pm to be safe. read more

Living in Cascades Overlook was like hell on earth. I had problems immediately from the time of move-in when my gas was shut off on move-in day. I had significant issues with water, air-conditioning and many other leaks through the ceiling into my home. When I asked to be moved to another apartment after only 30 days I was told that I would have to sign a new lease give a new security deposit and it would cost me two months rent to break my current lease. My windows didn't open and every time I put in a repair request for anything in the apartment it was automatically marked as completed when no work had been done. When I called the office the staff was very apologetic but there were never any actions taken. There was constantly trash everywhere and there were at least 15 people living in the apartment above me that constantly threw trash out their windows off their balcony and onto mine. I was required to move out of the apartment for a week and a half for re-piping on the building. I understand building maintenance but it took far longer than I was told as I was told 2 to 3 days and when I complained to management I was told there was no reason that I should've had to move out of my apartment. The apartment was covered in dust and I returned to clean daily all of my furniture had to be put in one corner of the apartment and the rest of the apartment could not be used. The entire kitchen and all bathrooms had to be completely emptied for the duration of the construction. Yet management did not understand why I felt the need to move out. Especially when the water in the building was on for at least four hours a day. In short I would say if you like to have running water,heat, air conditioning,drinkable water or any amenities that are considered necessities to life do you not live here they will not be provided. But don't worry you will be charge double for nothing. read more

I have lived in this apartment complex twice, first in 2014-2015 and they were great, clean, well kept, and most of all the property management team was responsive and helpful. Now, in 2019, under new property managers these apartments are HORRIBLE and the staff takes no accountability for anything. After moving in to my apartment in March I found roaches, dead and alive, in drawers, under counter tops, and infesting our kitchen within the first two days of moving in. When I reported it to them they dragged their feet on rectifying the situation until I gave them notice that if they did not have a solution by the end of the week I would report them to the Health Department for unlivable conditions. They offered a new apartment, but no reimbursement for moving expenses and they would not move me, in short, I was expected to incur moving expenses twice in a week. When I signed my new lease I noted that they prorated the next months rent to exclude the days in the apartment with the roach infestation, I felt that, at least that took some of the weight of the extra moving expenses off so I decided to move forward. Then when I paid rent in full according to the updated lease they threatened to evict me in 5 days (illegal) due to underpayment. I brought them a copy of the lease that states boldly, "this is a binding document, read carefully", they told me they made a mistake, I needed to pay the extra amount and a new lease would be written. I refused and they again threatened eviction. I had to get lawyers involved for them to abide by the terms of their own legal document. Now, in June they have sent out letters that work would be done in apartments and only one day of work is listed in the letter, they also called and told me to remove everything from my closet, including a dresser and when I told them I am 5 months pregnant and cannot do that I was asked to figure out how to make accommodations and get everything out. The morning the workers showed up I was informed they don't need access to the closet at all. When I returned home there were upwards of 10 holes cut into my ceilings and walls that were left open and a letter stating they would be back the next day. The following day there was an inspection and I was told that work would not be completed until Monday. As I previously stated I am 5 months pregnant and in an apartment with gaping holes in the ceilings and walls of my apartment, and the only offered accommodations are to figure out how to maneuver around with everything in disarray, or to sleep on the floor of a vacant apartment. I advise that no one take even a second glance at these apartments, the property management team has ruined any of the reputation this complex had and clearly has no regard for it's residence. read more

When I first lived here alone in a 1 bedroom 4 years ago I really liked it. Maintenance was fast and efficient. Then I moved to a larger apartment with my boyfriend. That's when things went downhill. Maintenance was slow. We had a toilet that didn't work for months and they kept saying it was fixed. When I was 8 months pregnant the water to the building had to be shut off for over 24hrs without warning and didn't offer us anything during that time. Then around the same time we had a leak in our master from the hot water heater and had to go sleep in our other bedroom for a couple days because there was a hole in the wall in the dead of winter. THEN, again, 8 months pregnant, during the hole in the wall, they decided to fix the bathroom of the other bedroom that we were sleeping in those few days and it took more than one day. So I had to walk my heavily pregnant, peeing all the time behind across the damn apartment in the middle of the night multiple times. I realize this is first world problems BUT we paid an arm and a leg for this place. Maybe if you live alone in a 1 bedroom this place is for you, but don't live with someone else in a larger place or else it'll take ages to fix bc you have a 2nd one. The only plus is the pool and the office staff is usually nice. The gym needs some seriously new cardio machines as they don't work correctly. Also the area is convenient and safe and the walking trails are great. Also, valet trash sometimes doesn't come bc of alleged bad weather which hadn't even started and you don't get informed if they're not coming, yet you're required to have it and pay. read more

I have lived here since August 2017. I like the area. It is expensive with very little to do or decent restaurants. I live here because of the decent Middle and High School for my daughter. Office staff are friendly and professional. All my work orders were completed in a timely manner. The man that picks up the trash complains a lot and the maintenance workers don't seem to like their job. Great trails, a small gym, pool, racquet ball court. Snow is cleaned in a timely manner and plenty of parking. All the residents that I have met have been friendly and respectful. No noise afterhours either. read more

DO NOT RENT HERE! The property management does not care about you after you sign the lease. They will ignore maintenance requests or send someone out their to "fix" the problem when they don't do anything. The community is run down and over priced. The walls are thin so you can hear everything going on. The hallways are always dirty and covered in bugs or nests. You can smell the weed the residents smoke throughout because they clearly have no standards to who they rent to. They allow anyone in the area to use the trash compactor which is why it is always overflowing. They have couches and other assorted furniture piled up beside it. You cannot upgrade until your lease is up and forget about grilling. Pool is so so and the computers never work. If you play racket ball the space looks fine but who plays that. Location is good. If I could do zero stars I would. Do not get suckered in to renting. They seem like sincere people UNTIL you sign the lease. They will not properly hire anyone to fix large problems. The maintenance people will show up inside your apartment for random inspections or if you put in a request they show up without any notice at all hours of the day. Once they showed up at 0700 and then one time they showed up 2000. I had to change the locks on my door so I have to be home when anyone enters my apartment. The AC and Heat will not work. Maintenance will blame the fact that it is not working on you. Example: Turn the thermostat to 68 so you have a $300 electric bill that month. Keep the blinds closed so you don't have the sun shining into the rooms. So buy space heaters and a window unit or fans. Saw a neighbors water heater was leaking left a message at the office so they can fix it since I knew the neighbor was out of town. They didn't show up until a weak later the bottom walk way was flooded with an inch of water after the first attempt of it being fixed the following morning. Do your self a favor, pay the couple extra hundred dollars for a better apartment in the area. Saving that couple hundred dollars isn't worth it unless you like to sleep in a 90 degree bedroom in the summer or have space heaters around your house in the winter. As long as you pay on time they can care less about any of the problems you have with your apartment. Can't wait to close on my house and leave this dump in disguise. read more

I had the great displeasure of working with Cascades Overlook when looking for an apartment. The moment I walked in the door, after having scheduled a viewing and arriving on-time, I had to wait 30 minutes for a leasing agent to come out to speak to me (after making myself known by saying hello, who I am, and that I had an appointment). Not a great start. The agent who eventually came out to speak to me, Daniel, was having his butt reamed out by his manager for double-booking an apartment. I thought nothing of it at the time, but looking back on it I should've left right then. Daniel sat down with me and spoke with me briefly about the apartment. I asked to see the model that I was told I could view earlier that day. He rolled his eyes and told me that there was nothing we could look at at that moment. Fine, I'm flexible. I really liked the layout and the price-point, so I applied and paid a holding fee. It took Daniel a full week later to run my credit and background check (for comparison's sake, the apartment company I ultimately went with was able to do all of that in 10 minutes while I was at their office). During that week, Daniel called me to tell me that I was being paid $10k less than what I stated on my application. I had to explain to him how to multiply by 26 and what "bi-weekly" pay means. You'd think a leasing agent would know what that term means, right? Especially one who is definitely in his mid-twenties/early thirties. Again, that should've been a red-flag, but I'm a pretty flexible person by nature, but I was having doubts. What ultimately led to my choice to sign a lease with a different apartment company was the fact that after a week of waiting, Daniel finally sent me someone else's lease agreement. It was the wrong move-in date (2 weeks later), wrong rent price ($200 more than what I applied for), and tacked on a pet rent and deposit (I don't own any pets, and made that clear at the time of application). This was an unacceptable mistake and shows Cascades Overlook's uncaring nature in their choice of employees/representatives and the sheer carelessness of someone who would have a huge impact of my living situation for the next year. To his credit, he sent me the right one a day later (near closing time so I couldn't speak to anyone about it) but the damage was done. I would seriously advise against renting here.
