    Nearly $2000 a month for a one-bedroom apartment and for the pleasure of Windmill utterly ignoring repeated requests to fix the floor's hallway A/C since 2020. It's 84 degrees in the hallway and they position themselves as a new, relatively upscale complex? I get it, you're only in the hallway for a fraction of the time you're in the apartment, but our maintenance requests have been outright ignored for two full summers and even if it's only a 45 second walk to the (slow) elevator, I'd prefer not to instantly break out into a sweat. I've been in apartments in third-world countries with better A/C than Windmill Parc. Just embarrassing and obnoxious. Don't rent here.

    I am going to write a very honest review: Pros -beautiful apartment -trash room located on each floor -smoke detectors and light bulbs seem to be an easy fix for maintenance Cons -when we moved in no one had walked our apartment prior so I found out the carpet needed to be replaced when I moved in... and apartment needed to be cleaned and this was all done the day of (we didn't take that as a sign of how disorganized they are) -our ice maker breaks in June we do not get any resolution until October and we are told by maintenance other people had been waiting for a new fridge for weeks so we would have to wait longer -When they do try to fix it our fridge starts leaking.... They come to the apartment and ask me where the leak is coming from exactly, I said I am not sure just the fridge.... Maintenance leaves...tells me to call if it leaks again... -Surprise the fridge leaks again...this time maintenance pulls back the fridge and finds the leak -We then get another fridge in later in October/November since they can't fix the ice maker.... The fridge they brought was clearly used and had not been CLEANED prior so there are no COVID precautions taken with maintenance.... There was hair and food in the fridge it took my husband 3-4 hours to clean it from top to bottom. This fridge is also much older and smaller than our previous one, so our water filter doesn't fit in it. Also, both of the drawers are completely broken. -we were told we would get a brand-new fridge and we have not heard back from maintenance with regard to that -We were told we would get a $100.00 credit for this mess.... reached out twice and have not heard back at all -our kitchen floor is now warped, and I have had to put in two tickets because they closed out the last one because? Well, they didn't say they just closed it out with any contact or information -Now noise.... If you are noise sensitive reconsider... I can hear someone's GPS go off from inside my apartment...I can hear snoring next door... the windows are useless whether they are closed or open no difference in noise I am not bothered by noise really, but I was not aware that nothing would be muffled at all -If they are mowing the lawn on the other side of the complex it will sound like its in your apartment -The people who empty the garbage drive fast back and forth from and to the compactor it is very loud...I can't even hear my zoom calls or the TV when it is happening, it only happens twice a day for each building so you will hear it around 24 times a day -I have had my package stolen as well -If you want anything resolution on anything COMPLAIN TO CORP they only care once it reaches that far the email is Residenthelp@lerner.com I have attached pictures of the 'new' fridge they replaced my previous one with

    Garbage disposal stopped working. It's been 9 days

    I'll say this... such a beautiful place to live but definitely disappointed at maintenance crew. I could write down all the problems I've had in my apartment that have needed immediate attention but I would go days if not weeks without any sort of response. When they DO come, the professionalism is repulsive and they don't even WANT to be there to help. Currently my garbage disposal is not working. Ive called the main office after putting in the request and they told me they do not have an estimate of the day they will be coming. It's been 9 days now. I cant wash pots, pans, plates, bottles, etc. It's disgusting and such an inconvenience. The water takes about a day to fully go down.

From the very beginning, Tommy and Crystal made the entire experience seamless and welcoming. Their professionalism, patience, and responsiveness were unmatched. We had a lot of questions and visited multiple times before making a decision, and not once did they make us feel like a burden. They were attentive, knowledgeable, and treated our concerns with urgency and care. Since moving in, that same level of service has continued. The apartment itself is wonderful, and the maintenance team is equally impressive -- prompt, courteous, and dedicated to keeping everything in top shape. The grounds are always clean, there's plenty of parking, and you can genuinely feel the pride in how the property is managed. In a place like Sterling, where it can be hard to find a quality apartment community, The Reserve at Town Center truly stands out. If you're looking for a place where you'll be treated with respect and feel valued as a resident, this is the only place to be. Katelyn doesn't get lost in the numbers side of managing a property. While I'm sure she does well in that department anyways, it's so refreshing to see that the tenants come first and she's always happy to help. Sylvia is a humble and generous leader. When Katelyn has a plan, Sylvia will trust and execute. I'm very impressed by the obvious attention to morals and detail upper management like Sylvia have in order to have a property manager that runs things so smoothly. RAM partners do a PHENOMENAL job managing this property, and honestly they should be the very first choice for a place to live!!

I've lived here for almost 3 yrs, never heard anything about a parking pass! Apparently they sent an EMAIL about this new "policy". An EMAIL? Seriously???? What year is this? I'm on a computer 10 hours a day. I don't check my personal email unless I'm looking for something! I got a personal PHONE CALL because I was leaving an EMPTY trash can outside where it belongs, saying I was going to be fined. I get a WRITTEN NOTICE on the front door because someone in ANOTHER BUILDING is putting cigarette butts in the back of the building, threatening people with eviction, but they initiate a policy, if not followed, will result in the cost and inconvenience of having your car towed, and they notify the residents VIA EMAIL??? WTF???? STAY AWAY!!!!!

    I moved into an apartment at Cascades Overlook on February 14, 2025, and my experience has been…read morenothing short of frustrating and stressful. The apartment was riddled with maintenance issues, and despite multiple attempts to have them resolved, the problems remain largely unaddressed. 1. Refrigerator Infestation and Foul Odor: From the day I moved in, there was a horrible smell coming from the refrigerator. Two days after moving in, on February 18, maintenance discovered six dead mice in the bottom panel of the fridge. The smell was so bad that the entire apartment would smell foul whenever the fridge door was opened. Even after the dead mice were removed, the odor lingered. I requested a new refrigerator on February 20, but it took over a week and multiple visits to the leasing office before the fridge was finally replaced on February 25. This was unacceptable. 2. Poor Condition Upon Move-In: I also found several issues when I first moved in that should have been addressed before my arrival: The bathroom was extremely dirty, with food particles wedged in the toilet and surrounding areas. Cracked tiles on the bathroom floor. A strong smell of dead mice in the laundry room, indicating the need for pest control. The bathtub and sink were leaking. There were exposed staples and parts of the wall missing in the master bedroom closet. 3. Additional Problems Not Addressed: On February 25, I spoke to the property manager about other ongoing issues, including: A water valve in the bathroom that couldn't be turned off. Faulty electrical outlets that damaged my devices. The still unresolved issue of the mouse infestation in the laundry room, which continues to smell, despite reporting it. While the fridge was eventually replaced, none of these other problems have been addressed. 4. Unresolved Concerns and Poor Customer Service: The conditions in this apartment have been unbearable. I am still dealing with the smell of dead mice in the laundry room and lack of a functioning washer. The management team's response has been slow, and when I spoke to the property manager about my concerns, she was rude and unhelpful. The overall stress and discomfort have been overwhelming, and I haven't been able to relax or feel comfortable since moving in. Given the serious issues with pests, maintenance, and the living conditions, I am requesting to break my lease without penalty. This apartment was clearly not in a livable state when I moved in, and I feel mentally and emotionally drained from trying to get these issues resolved. Overall, I cannot recommend Cascades Overlook. The lack of proper maintenance and the slow, unhelpful response from management has made this a very unpleasant living experience. Pictures to follow.

    My parents have lived at Lerner Parc Dulles for 8 years and loved it as their first apartment home…read moreafter selling their house of 30 years. The property is very attractive and well maintained. It is near the local highways and positioned within reach of dozens of shopping areas, restaurants and activities. There is a walking path for dog-owners to enjoy and a short walk even takes you to great dining at Cafesano or Nothing Bundt Cake! There is also ample parking for our two vehicles and accessibility for residents with disabilities. We have experienced years of consistent attentiveness and excellence from the staff at Lerner, from the leasing staff to maintenance and property management. Downsizing from a large home to an apartment was a daunting prospect, but finding this apartment home made the transition easier. Our unit was open and roomy, near good parking and full of natural light! The community of residents are courteous and encouraged to engage with each other. It has been a safe, well-kept, comfortable place for my aging parents to call home. We are so appreciative of the support and care from the management staff as my parents needs require them to enter a medical facility. Lerner Parc Dulles has been a wonderful home and we are so grateful for the years of consistent safety, accessibility, convenience, and care of the property that we have experienced. We recommend this community wholeheartedly to anyone looking for a place to call home!

The apartments themselves are spacious with thoughtful layouts, modern appliances, and lots of natural light. The location is great for us -close to shopping, dining, and Dulles Airport, while being quiet and neighborhood-y. The pool and fitness center are convenient, and the common areas are nice for hosting events and every now and then the management hosts events for tenants like pool parties/bbqs. The maintenence team is great (we love Jamie!). They are professional, responsive, and genuinely care about residents. We do have to follow up with them a bit to get things done, but they're so nice and do a great job once they are able to get in to fix whatever the issue is. We initially moved into an apt at Parc Dulles, then graduated over to the townhomes down the road which are also managed by the same office. We feel like the units are a good value for the money and the area is peaceful. Maysoun has been amazingly helpful, we love her and honestly only direct all our maintenance and various requests through her whenever possible because we trust her. We are pretty happy here and especially with having someone like Mai looking out for us, we think we will be here for several more years.

Management has definitely improved, someone is consistently there and post announcements if they are not open due to holidays or the weather. They updated their hours as well. However, it is still difficult to get an answer on the phone or email with them. 2. One of my biggest dislikes is the fees. Whatever your rent is add $200 for the fees. You'll pay for; 'water', 'sewer', 'BillingFee' $4.57 the fee to use the app, "Tech Fee" the wifi that you cannot get out of (will explain on 3) $85 and add $50 if you want better wifi, 'Trash Service" $18, "Trash Service - door to door pickup" $25. This doesn't include paying for your as and electricity and gas on the utilities app. In a way I expected this as much, just some of them (like two different trash fees and a fee for using the app) is the first time I'm seeing these kinds of fees. 3. 'Amenity Fee' or 'Tech Fee' is the wifi/internet. I DO NOT RECOMMEND IF YOU PLAN TO WORK FROM HOME OR DO ANY GAMING. We were told we have to pay for better service in order to have better service. When I paid the same price in my LOW INCOME APARTMENT I had zero issues. 4. Your distance to your parking spot overall sucks. The higher you are the farther your parking spot. I live on the top floor and have the parking spot all the way in the back pretty much next to the visitor spots. What was hard to see if someone in the same building on the first floor had a spot much closer. In the end it's likely you will really get some steps in if you're into that. 5. Keep in mind you have ZERO amenities. You only get the apartment and a parking spot. This is a great area with a lot to do around here. I signed for a 14 month lease because that was the cheaper option. a 12 month lease (if I remember correctly) is going to be an increase in rent. Below are some photos of the place.

Rebecca Mcdonald, the leasing/office manager is constantly harassing people, making false accusations, minpulating people to see if she's right, bribing people, and is very unprofessional. I also talked to other people in this neighborhood about if i was the only one that has problem with this lady and turns out she was blackmailing a a lot of the neighbors in this apartment complex. If you are looking for a positive environment I don't not recommend this place, this lady will stress you out more then you should and you'd be wasting your time applying here.
