My parents have lived at Lerner Parc Dulles for 8 years and loved it as their first apartment home after selling their house of 30 years. The property is very attractive and well maintained. It is near the local highways and positioned within reach of dozens of shopping areas, restaurants and activities. There is a walking path for dog-owners to enjoy and a short walk even takes you to great dining at Cafesano or Nothing Bundt Cake! There is also ample parking for our two vehicles and accessibility for residents with disabilities. We have experienced years of consistent attentiveness and excellence from the staff at Lerner, from the leasing staff to maintenance and property management. Downsizing from a large home to an apartment was a daunting prospect, but finding this apartment home made the transition easier. Our unit was open and roomy, near good parking and full of natural light! The community of residents are courteous and encouraged to engage with each other. It has been a safe, well-kept, comfortable place for my aging parents to call home. We are so appreciative of the support and care from the management staff as my parents needs require them to enter a medical facility. Lerner Parc Dulles has been a wonderful home and we are so grateful for the years of consistent safety, accessibility, convenience, and care of the property that we have experienced. I've had a wonderful experience living at Lerner Parc Dulles. The community is clean, safe, and well-maintained, with beautiful landscaping and plenty of parking. The apartments themselves are spacious with thoughtful layouts, modern appliances, and lots of natural light. The location is great for us -close to shopping, dining, and Dulles Airport, while being quiet and neighborhood-y. The pool and fitness center are convenient, and the common areas are nice for hosting events and every now and then the management hosts events for tenants like pool parties/bbqs. The maintenence team is great (we love Jamie!). They are professional, responsive, and genuinely care about residents. We do have to follow up with them a bit to get things done, but they're so nice and do a great job once they are able to get in to fix whatever the issue is. We initially moved into an apt at Parc Dulles, then graduated over to the townhomes down the road which are also managed by the same office. We feel like the units are a good value for the money and the area is peaceful. Maysoun has been amazingly helpful, we love her and honestly only direct all our maintenance and various requests through her whenever possible because we trust her. We are pretty happy here and especially with having someone like Mai looking out for us, we think we will be here for several more years. read more

If you want to experience corporate greed first hand and feel like you are living in hell, this is the place to be. Moved across the country to Northern Virginia. I chose this location because of the area and school district. HOWEVER, I have lived here four and half months and it's has been nothing but a stressful and awful experience. Where do I start.... The AC went out the first week I was here in June. It's now the end of October and it was never properly fixed. Despite the countless requests. The complex KNOWs they have faulty equipment and they continue to do nothing about it. The ac units are 20 years old and don't hold coolant. So it's hotter inside of the apartment than outside. Constantly blows hot air. Absolutely miserable conditions to live in. Their solution was to bring two mobile cooling units, so we were sequestered to our bedrooms because they could not cool the 1000sqft apartment. So I paid 2800 bucks/month to live in my bedroom. Fantastic. Maintenance makes excuses and will randomly just walk into your apartment without knocking or notifying you. It's a lot of fun when you're a woman getting out of the shower and there is a strange man in your apartment!!! Dog feces in all of the common areas, trash everywhere. Which draws in animals. They do a terrible job of managing the output of garbage by residents. Dryer vent wasn't attached to wall, hot air was venting into the apartment. Packages are left unsecured in the clubhouse. They have a fancy system set up that they never use so anyone can come in and take whatever they like. I have fell victim to this. I now use Amazon lockers off site or ship items to my office building. The fridge vibrates extremely loud and has not been fixed despite the requests. Infact the inside bottom shelf is broken and you have to fight to get the bottom drawers open and closed. The balcony broke on the first big storm, mostly due to the crappy JB compound weld that is holding it together. I don't go out there for fear it will fall apart. INCREDIBLY UNSAFE!!!! Oh and now the dryer has stopped working. I haven't had a response yet from the office or maintenance. I'm sure if I start hangin my clothes on the crappy balcony like we're living in an Eastern European block country that will get some sort of response. Pipes make knocking noises between midnight and 2 am. There is a constant chirping noise every ten minutes. I haven't figured out yet what that is. I thought it was the vacant apartment next to me but I'm not too sure. So, safe to say I don't sleep well if at all. my next stop is the Better Business Bureau and an attorney. On 11/13/24 I placed 3 work orders. On 11/13/24 my apartment was entered by what appears to be a maintenance man. He went directly to the kitchen smelled the stove area and left. He then returned with a ladder and went further into my apartment into rooms where I did not have a work order placed. I saw all of this on my camera. When I got home from work, I smelled gas and reviewed my camera footage. I called the leasing office and was told maintenance was on the way. I called 2 gas companies and placed a complaints. No reports were on file. Nothing had been reported. A second maintenance worker came. Instead of going directly to my apartment to check the leak he was standing outside chatting up a woman. When he did go to my apartment, after i approached him, he had zero tools and said he did not smell any gas. After he left the gas company employee arrived. He did smell gas. He found gas entering my apartment from the floor under my stove. He went downstairs and addressed the issue. I have not received any follow-up from the leasing office. When the maintenance men came back later in the week to fix the 3 initial repairs. They fixed the dryer and the toilet. They did not repair my kitchen sink and somehow broke my washing machine. It has been over a week. Everything about this situation is unacceptable, gas leaks are dangerous and people could have died. Today is 11/21/24 and nobody from the leasing office has followed up about the gas leak i reported or the repairs that have yet to be completed. Today is 12/10/24. My sink is still clogged. Water from dishwasher fills the sink. I have to empty the sink water into the toilet so it does not overflow. Washing machine does not turn on. It appears it was broken while the dryer was repaired. We moved out early, we had a conversation with the manager prior that if someone leases our apartment they will cover the rent. David called us when we had month and half rent left and told us "Good news, someone just leased your apartment so you won't have to pay, actually you will get money back". Then, couple weeks later I get an email notification saying charges in my account have been reversed. I come to find a balance, nobody contacted me. I had to call and find out that I will still be responsible for the rent because the person backed out after paying the application fees to get our place. Got our hopes up and didn't even have courage to call us to notify us of the changes. When I spoke to the manager, he didn't accept that he did anything wrong. Lerner Enterprises and upper management are a bunch of cheats! They will hook you by their attractive promotions such as a free one month's rent and make sure they get it back one way or another. Horrible experience with Lerner Parc Dulles and the property manager, David Castillo. He's a deceiving snake. I'm truly disappointed. Everything started off great but when it came down to move out they really screwed us with an unjust penalty of not giving a 60-day move out notice which we did. In fact we gave an almost 90-day notice. They realized their error and credited us only 50%. Then on top of it they charged us $1,400+ unjust "damages" because supposedly the entire carpet in the apartment had to be replaced due to 2 stains that two carpet cleaning companies verified would have come out if they had spot treated it. The assistant Property Manager promised us she would have this fee removed or at the very least look into it as to why the carpet company they outsource came to the conclusion that dog feces could not be removed. And keep in mind we didn't have a pet lol! Again more lies. They must be hurting as a company to try and steal $$$ from their residents. CHEATS! We are going through a long drawn out battle with them since February 2021 now with legal involved. I can't believe the nerve of this company! DO NOT LIVE HERE! Unfortunately, they dominate the area when it comes to real estate so poor fools like us get taken advantage of! Worst place I've lived in. The area is great. The grounds are clean and well kept. The apartments.... The a/c doesn't work ever. Maintenance staff always make up excuses why it doesn't work. It's a solid 86 degrees I side and 60 outside. When you receive the apartment they don't clean it properly. Staff is rude and they are rarely in the office. My neighbors are massive port heads and we have told the manager of the property and he probably joins them for a quick hit since nothing has been done about it. read more

I've been living here for several years now. The location is ideal. The management of the property has gone down hill. The tenants are not a priority. It seems that the manager is only concerned about how things look on the outside, giving the illusion that the property is well managed, it's not. For example the movie theater was renovated, it looks nice, like a lounge, the seating is not comfortable at all. The maintenance department is slow and doesn't seem to care if things are fixed properly or in a timely fashion. The manager prior to the current manager ran the property more efficiently. Everything was clean inside and out, the maintenance department was on top of things, now as I said before, it's all going down hill. UPDATE: This is an update to my previous post. I removed 2 stars due to the hassle of having to deal with issues with the apartment while unpacking and settling in. Prior to moving in, my mom and I requested that the apartment is sprayed by pest control and that everything in apartment is in working condition. Easy request considering the leasing office had plenty of time to meet such a request. First issue, the A/C was not cooling the apartment. We noticed this issue on our first day in the apartment. Keep in mind we moved in on August 17th when the temperature was is in the upper 80s - lower 90s. The issue was resolved. Second issue, the dryer was not drying the clothes. The issue was resolved. Third issue, the dishwasher was not attached to the wall, so it would lean forward when opened. The issue was resolved yesterday. Fourth issue, the balcony has an entire wooden board that has deep holes and a good part of the board is colored black. This issue has not been resolved yet. The key to issues fixed is calling after hours because the person who answers the phone is not from the leasing office--it's someone from corporate. That is the method that has been successful for me. As for the maintenance team, they try their best to complete work orders in a timely fashion, which is understandable because they are the busiest group of people in the community. read more

I really thought long and hard about posting this review. I wrote it back in November, and I've been editing and tweaking it since while waiting for the irritation to fade to make sure it was worth posting. In short: Live somewhere else In long, I moved to Parc Dulles in May of 2013. From the start things seemed great. The apartment was spacious, bedrooms had plenty of room and storage, the living room was huge, and the windows really lit the place up. The first issue that I want to point out to everyone is the doors. The doors into our bedroom where these weird french doors. They don't lock and the tension balls at the top of the doors that keep them closed routinely broke during our six month stay. The other problem with these doors is that there is no quiet way to close them. So if you live with roommates, every time you open or close your door, you cringe a bit and hope you didn't wake them. The second issue was our dishwasher. It simply didn't work for the first three months we lived there. And call to the office either went unreturned or resulted in shoulder shrugs. After three months of calls (with answers ranging from "we ordered it" to "I don't know what you're talking about), they pulled a dishwasher from an unrented unit and installed it in ours. The third issue we had was a speed bump outside our apartment. It was right by the bedroom windows, and every time a car would pass over them at night, it would wake up my roommates. I understand the need for a speed bump given the number of children who live there (we'll get to that in a minute), but the placement could've been way better. Fourth issue was the AC unit in our apartment. In short? It didn't work. Our apartment was routinely at 87 to 90 degrees. This kept me up during the day (I work graveyard shift) and made it so that one of my roommates (who works from home, dealing with clay and sculpting) couldn't get any work done during the summer. Again, call to the office for repairs resulting in 40 different answers, ranging from "it works, it's blowing out cool air" to "we don't know". After a month of trying to get it repaired, the office gave up and told us "it just wasn't rated" for the size of our apartment. Yet we still weren't allowed to install window AC units to make up the different. The underlying problem through all of this was the office staff. It was never the same people twice. Every time we called and went down there, someone new was there - and they never knew the answers. What made matters worse is that the manager, who we were told did know the answers, was either always busy or never there. This was a regular occurrence. During one meeting, a lady from the corporate office, who had been called there due to major staffing issues, promised us she would work to imrpove things. We never saw any. In September of 2013, a water heater on the third level of our building blew. For close to two hours, it would pour water down the floors below it and into our apartment. (It triggered a fire alarm, FD responded). It would do flood and water damage to our hallway, primary bathroom, two bedrooms, our entryway, and our laundry room. Our first call to the office about getting the water damage repaired was met with being told we would have to notify our renter's insurance. When we pointed out we were calling about damage to the unit and not our property, we were told that our unit hadn't been affected. A second call cleared that up, and we were told Maintenance would be by to evaluate the damage. At this point the apartment had a nauseating smell of all the fun stuff the water heater water had pulled down and into our ceiling and floors. Maintenance came by and said they would put up some fans and dehumidifiers, but said they wouldn't be able to fix any of the walls until all the water had dried up. This was all on September the 8th. Long story short - it would be 24 hours before the carpet was fixed, two weeks before work on the walls would even begin, and at the time of us moving out (close to one full month after the incident) repairs had not be fully completed. During the time we would place multiple calls to the office just looking for communication and updates on what was going on. And each time nobody could tell us anything. Eventually we got fed up, and consulted a friend, a paralegal, and an attorney for advise on what to do. All three advised us to move out - the paralegal and the attorney saying we had grounds to be released from the lease under VA and federal housing laws. After meeting with the office and shooting down a number of their claims and attempts to keep us in our lease, (including being told "we don't release anyone"), we were released. The lady we were dealing with kept saying "Rome wasn't built in a day". And you know what? She's right - it wasn't. But I'd like to think Rome at least made improvements over the course of 6 months. read more

I have to echo previous reviews - the issue at hand is not the buildings or the grounds themselves really it is the maintenance and the management. Renting an apartment is a two-way street and it's a business transaction. By renting, I understand that I'm agreeing to: -Pay my rent in full and on time -Maintain the property in the condition it was rented to me -Use the grounds/ public areas respectfully and in the condition they started at By leasing me the apartment for the price it's rented at - I'd expect Lerner to: -Respond to requests and inquiries within 24 hours with resolution within 72 hours for the majority of requests -Maintain the property and grounds appropriately -Foster an enjoyable community Lerner fails at 1 and 3 while we live up to our end of the bargain. Maintenance issues take multiple follow-ups from the resident to get a resolution. Never trust that an office worker will "put in the ticket for you" - if it's not on your resident portal as an open ticket it is probably not an open ticket. Tickets will sometimes be closed without satisfactory resolution. The grounds and property are typically nice - any tickets pertaining to the exterior are usually handled quickly. That's very telling about the focus of management - bring in the new renters but don't work as hard to satisfy current renters. The last piece is mainly dealing with whatever culture is fostered by management here. We recently had people come and take away all the door mats outside of residents' units without notification. People were calling the cops thinking someone was stealing their mats. Apparently Lerner wants a "more consistent look" for the units. Yeaaaaaaaaaaaaaa. I'm sure a potential renter would see mismatched door mats and run for the hills - better hope they don't read Yelp. The decision makers at Lerner Corporation would probably also count how many pieces of flare their employees wear. This is what we're dealing with. Go rent at Cascades Overlook - we looked over there and just couldn't find a move in date that worked for us, but we're definitely keeping it in mind for when our lease is up. read more

This going to be a negative review, but I don't want it to be. I really, genuinely do not want not want it to be. Parc Dulles is beautiful, the apartments are gorgeous, the grounds are well kept and it's located in a perfect area. It's hard not to fall in love the first time you arrive. But then you move in, and things... well, they change. The biggest problems? The main office and maintenance staff. Staff at the front desk staff never seem to have a clue what's going on. We're constantly told "I don't know. You'll need to ask a manager." to even the most basic question (e.g. getting an exterminator). Six months after moving in our referral still has not received his referral bonus. We keep being told "Next month! He'll get it NEXT month!". We asked the manager. Same story. "Next month." Nobody has any answers. Can we get a status on a work order? "We can't do that." or "We have no way to look up open tickets." Really? I've had a person ask me three times during a conversation where I lived, and when I call back in an hour for a follow up, they have no recollection of the call we JUST had. When we first moved in there were some amazing staff who got things done, but unfortunately, they've moved on since. I feel the current staff are there just to tell tenants what they want to hear, collect rent and nothing more. Our apartment recently flooded, suffered quite a bit of damage to the walls, floors and ceiling. We literally had to beg and plead to have someone come out and take a look. We were told "There's no damage to your apartment." Really? Nobody has been out to look. "Somebody already came by to take a look, and found no damage." Really? Because there's water EVERYWHERE. We demand maintenance come out to look at the flood damage, and they assure us, once again, there's no damage and go so far as to insinuate we're lying about the flooding. Meanwhile, there's water everywhere. We have to beg and plead for them to send somebody over, and when that person that shows up goes "Oh man, this is bad!" and suddenly we're taken seriously. If a resident expresses concern that their apartment has flooded why would they NOT take them seriously? Especially when firetrucks are currently on the scene because OTHER apartments got flooded. While they're tearing down the walls, we spot what appears to be mold and ask if we can have it tested (just be safe). "No." In fact, we're told there's no way to test for mold, let alone what kind of mold it happens to be. There comes a certain point where you just give up trying to give a damn. That's where the breaking point was for me. When we first moved in our apartment had a lot of issues. Holes in window screens, broken air conditioner and dishwasher, doors that wouldn't stay closed, water that's far too hot or has massive drops in water pressure. And the kicker? This is in an apartment that was recently refurbished. Every time we ask for something to be fixed we're told "someone is on the way". Said someone rarely ever shows up, or if they do, they arrive 20 minutes before the office closes, says "We'll be back tomorrow." and never return. We put in repair tickets and nothing happens. We were told we were getting a brand new dishwasher three times. We never got one. We finally had to beg them to give us a used unit from another apartment. Half a year later? No new dishwasher. Our air conditioner reliably doesn't cool the apartment. They come out, point a laser thermometer at the vents and say "Well, it's blowing cold air out! It's working fine as far as we can tell." They completely disregard the fact it is regularly 82-85 degrees inside (we bought thermometers), and shrug it off, close the ticket. Check the above video, and let that sink in. We were able to re-balance it, but were assured incredibly loud banging sounds that could be heard outside the apartment were normal. ... Parc Dulles COULD be one of the nicest apartment complexes in Sterling, but until they can hire people who legitimately give a damn... I want so much to love these apartments, but getting called a liar, having serious issues ignored makes it impossible to love living here. I downright hate it. I lived at Parc Dulles for 6 months. Let me start by saying the apartments themselves are beautiful and large, the location is also very nice. However management has outweighed the good in this situation. When we moved in there was a huge list of things that needed repair. From sprinklers missing their heads to our dishwasher not working and windows not opening and air conditioning not working properly. The list was huge. It took a while for us to get anyone to come fix our issues and when someone finally came out they gave us the excuse that they were new...little did we know this would be the first of MANY times we heard this excuse. 3 months went by with us constantly putting in tickets and asking for help over a dishwasher and other things like the window and our roommates door not working (they have double doors on every room but the master bedroom and they are a joke, you can't lock them and the stoppers break easily) We kept getting told they are ordering new everything and it will be a while. Eventually we DID get a replacement. It was from an empty unit and NOT a new dishwasher. But it worked and that's all I wanted. After that we had issues with our AC over and over and they constantly told us it was blowing out cold air but in my opinion it was not blowing out enough for a 3 bedroom apartment. We were going to bed at 10pm in 85+ degree heat. Then by 7am it would be at 80 again and we got to start over in our misery. They never did properly fix it so instead we used a ton of fans to cool ourselves. In our 4th month at Parc Dulles our apartment was flooded due to a malfunctioning sprinkler on the 3rd floor. I expected to get a call from the office to help us out with the flood but no one contacted us. 3 hours later I call and was told there was nothing they could do for us since it was a weekend. I had to fight to get maintenance in there. Dan, the supervisor said he promised to be there in the AM to look but had to give time for the walls to dry. I thought you had to tear the walls out when there was a flood not let them dry, because then mold can grow. Well he doesn't show up like he promised and I had to call the office again, he shows up, says the walls are still wet, and leaves. They did eventually send mold testers out and they ripped the walls down. I never got an apology from Dan. Yanira is the district manager I believe and I spoke to her about my issues. Again we were talked down to and intimated by her. I felt she didn't want to help us nor did she care we were treated badly but then asked if we wanted to be released from our lease. I told her I wasn't sure and I needed some time to think. She asked us to give her some time to get things fixed so we did. Another month went by. All construction done by outside contractors was done. We still needed things repaired though and every ticket we put in (and we were calling every other day about said tickets) went unhandled. Simple ones too like attaching our dryer vent that hasn't been attached since we moved in. Ripped carpet from the construction. Fixing the toilet paper holder. That kind of stuff, they ended up closing the tickets without coming to look at the issue or contacting us. We decided to get out of there. We went in to be released from our lease (without charge) and Valerie, the new manager, was very aggressive and hostile in the way she spoke to us. She didn't try to understand us but kept saying she was new and "Rome wasn't built in a day" she kept saying they do not release people from the lease and all of our complaints were small issues that didn't warrant breaking a lease. I told her that Yanira offered to let us out of our lease before and her entire demeanor changed, she then said to "be sure we don't talk bad about Parc Dulles" uuuuh what? After all this you want us to be nice and not say bad things about the hell we went through? Within an hour I got a call saying we were released with no charge, so much for not releasing people right? Like I said, the place itself is beautiful, but management and staff ruin it. They constantly shuffle through people at Parc Dulles, if you get someone you like in the office expect them to be gone in a few months. Most of them will talk down to you and try to intimidate you instead of helping. I hope Parc Dulles changes for the better but I will never encourage anyone to live there. Oh and our friend referred us to live there and never got his $200 credit, they put flyers on your door promoting the credit every month but he still never got his. read more

The property it self is very nice. The pool is beautiful and it's always clean. I give this property a 2 star because the units are very inefficient and our bills were thru the roof!!! The property is poorly managed. The leasing agents are not knowledgeable at all!!!!! I went out of my way to get my final bill and was given the wrong amount! So they sent me to collections without warning!! WTF!!! Then the next thing I know is I receive a bill in the amount of $243 for a carpet stain! Although there was a stain, it would have come out with a regular carpet cleaning which I paid $60 for. They are thrives and big time liars!! I read many negative reviews and I should have listened to my fellow yelpers but I didn't!! Do yourself a favor and stay away from this property!!!! I have been at Lerner Parc Dulles since 2018. The staff has been amazing! The complex is stunning and has great amenities. They do great community activities and events for children and for the whole family at least three times a year. There is a movie theater that can be reserved for private use, a nice outdoor pool and a decent gym,. It is also within walking distance of Dulles Town Center Mall, which has a Regal Movie Theatre and amazing restaurants in addition to a great food court and great shopping. It is also walking distance from Walmart and other shopping centers. The price is reasonable for the Sterling area. Maintenance is done timely and the maintenance staff is very courteous and professional. I would definitely recommend Lerner Parc Dulles to my family and friends! read more

Positives: Property is clean and well maintained. The maintenance staff is responsive and typically addresses your concerns swiftly - although, many issues require several visits. Negatives: We had a very bad experience with the management office. The office was not responsive for any requests for information at move-out. Recommendation: Make sure any communication you have is in writing otherwise they will claim it never happened. Pay attention to the portal because they will slide-in many unexpected fees. Pay for your own move-out cleaning, don't use the "Smooth Move-out" service as they will count on you leaving the property in the state where they can take pictures before the cleaning is performed and use that as evidence for "damages" - then refund you the cleaning fee. Make sure you give notice, in writing and receive a confirmation immediately, or it didn't happen. Overall, I will recommend avoiding this property as we found dealing with the management and office staff stressful and costly. I wish I could give this apartment complex less than 1 star but that is the minimum Yelp allows. I live here now (2016) and want to WARN you to stay away. The apartments are ok but mediocre at best. The management company (LERNER) has colluded with utility companies to force you to obtain their services and you are FORCED to pay higher than regular customers for their services. The appliances in the apartment might has well be in the projects as well as their maintenance staff's lack of ability to fix anything correctly the first time. I thought the previous reviews were in error but I assure you that the sky-high rent you will pay will not be worth the hassle you will receive at Parc Dulles. I am just waiting for my lease to expire so I can leave this horrible place. Love this place. The office staff is like family. You know who you are ;) I even had my mother move here as well. She is very happy. The maintenance staff is very friendly. I like that there is a gym and car care center on the property. The mall is close by along with many other stores which makes Parc Dulles a perfect location. The valet trash service is a lifesaver . I dont really have anything negative to say. My only inconvenience would be that since my apartment faces the pool, I do have to hear people on the clubhouse patio late at night who aren't considerate to residents who are sleeping. We love it here. With any apartment living there are pros and cons. Could people living here be more courteous, sure. However, we cannot blame the management for people being rude or inconsiderate. I have found the staff to be extremely cooperative and worked with us to resolve issues timely and satisfactorily. It has been 28 years since my wife and I lived in an apartment. After downsizing, as we prepare to leave the area after retiring, we find Parc Dulles to be central for us in commuting, shopping and all-around living. read more

I am posting a update; the property as I have said before is like a resort, and they just conducted their parking lot coat and seal and doing the power wash on all property buildings "Awesome"... But I still feel there are some minor things that can be changed or updated. My pet pee, is that some tenents are illiterate and inconsiderate a_ _ holes!!!! You get rid of the rift raft; and you get a well behaved community. This is a wonderful community and I have had no issues with staff; and maybe the new hire is a little slow to what property management means and does. If you can manage to get them to answer your question, I guarantee it is incorrect and that the next person you ask will tell you something different. Staff training is obviously not a priority here. My brother and I moved here last August after a terrible experience with another apartment complex across town. From the start, we noticed the professionalism of two individuals: William and Andrea. Both exceeded our expectations. William, who handled our lease at the start was warm and welcoming. He took the time to show us the property without any rush or pressure. He talked up the area, telling my brother and I all the great stuff around the property. He even took extra time to talk shop with my brother on cars; a passion both of them share. Andrea too, from the moment we stepped in the lobby, she welcomed my brother and me. There was courtesy and professionalism, we discussed the best floor plans, the best options for garages, and she took us around the lobby showing us all the amenities we would be receiving. For both individuals my brother and I couldn't have asked for better representatives of Parc Dulles. In short, William and Andrea, are the reason my brother and I decided on renewing our lease for another year. Every time we've needed something, or just even had a question, we were able to reach out and have William and Andrea there for us. It may sound cheesy but given the experience from the other apartment, the way those two invited me and my brother into our new place was just what we were looking for. It's hard to find that level of professionalism these days. William and Andrea, thanks for everything you've done to help me and my brother make Parc Dulles our new home. Worst place ever! Do NOT move here! First off we have only been here since may and let me tell you its been a long 8 months. Let's begin with everything that has broken and how long it took to fix. Both bathroom toilets- 3 days for both Dryer- 4 days Microwave- 5 days Hot water heater- guy came at 9pm told us it was broke and let the water run all night so it was a constant fast flow from 8pm-10am the next morning when another guy shut it off. Garbage disposal- it leaked for days and ruined everything under the sink and the guy came on the 3rd day. So now on to flooding. My apartment flooded not once but twice! The first one was from the landscapers covering where the rain water should run off to the sidewalk and the water from a bad storm came up over or patio and right under our door. So i called and a guy came over lifted up the carpet and put a fan on to dry it. The best part is it took them two weeks after i complained twice to have the landscapers fix the issue. The next flood was from over the doorway to the patio. The rain water from the deck above was dripping down onto my door and coming through the wood at the seal. I called at 8am and guess what noone ever came! So i called back at 11am and i spoke with someone at the front desk and she was rude and i told her a ton of water came from above the doorway just to be met with a oh the maintenance thought it was coming under the door again. Ummm why would it even make a difference where it was coming from!? So they finally came lifted the carpet up once again and put another dryer underneath. It tooks days for someone to come and seal the door properly and it took two weeks to have someone come and staple the carpet back down!! Meanwhile the carpet stinks from the water. Now on to the two month bug infestation. My husband and i noticed a ton of bugs everywhere and we hate bugs so we began to spray literally every couple days because there were new bugs overnight showing up in the foyer. So i called to have a pest control come and spray so they came and sprayed and put down glue traps. Low and behold the next morning more dead bugs on the carpet and in the foyer and on the glue traps. You know what they kept telling us? Its because you live on the ground floor. Thats BS because the last apartment we had we were on the ground floor and had no issues! So fast forward to 3 times having the pest guy come and he finally said our seal on our front door needs changed. So i called and told the office that the guy recommended the seal get changed so then the property manager david comes and guess what he says oh no this seal is fine it doesnt need replaced. By this point were mad but we just keep spraying and i ordered my own glue traps because the ones we had were covered in bugs. So acouple weeks later a maintenance man comes to fix something and he notices the glue traps and asks if we were still having issues with bugs and i said yes its bad, and he asked if we had the seal changed on the door and i told him that david said it was fine. The maintenance man then told me they were changing everyones because of the bug issues!?! You would think the property manager would know whats going on, i guess not! On to the ant problem in the kitchen. So one day i noticed acouple ants. No bug deal i killed them and went anout my day. Then the next day i see more and more and i have no idea where there coming from. So i call and the pest guy comes and puts out any traps. Well there were alot of ants coming from somewhere so i watched where they were going and guess what they were weaving in and out of the broken seals on the counters where the counter meets the wall and under the counter that should meet the cabinets but theres a gap! So they are living under the kitchen counter tops!!! I called about it and finally a guy came out and resealed everywhere there were gaps which took about 3 days from the day i called. The carpets are cheap and shed where they meet the kitchen and foyer and im still waiting for someone to come stretch them because we keep stepping on staples. The bathtubs are stained and will not come clean and same with the countertops in the bathrooms they have yellow stains. You can't walk anywhere without almost stepping in dog crap. Its on the sidewalks all iver the grass it's disgusting. The walls are paper thin and i can hear my neighbors talking and their baby crying at 6am. Honestly i could go on and on about how horrible this place is and we still have until next may! The people in the office are lazy and rude and so disgustingly fake. Do yourself a favor and look elsewhere! We wish we would have! read more

Do not let the attractive grounds and apartments sway you!!!! STAY AWAY!!! I have lived in many apartment throughout college and since and this has been by far the worst experience. The office is beyond unorganized, does not follow through with anything. There seems to be a new person every time you call, assuming you are able to get someone on the phone. Even calling during normal business hours you are most likely going to speak with their "answering service." We lived here for 6 months, left the apartment clean but now have a bill for $1,000 because they apparently had to re-carpet the entire apartment. I have not been able to get anyone on the phone at Parc Dulles or corporate to resolve this issue. Not to mention, when we had a problem with our gas and a worker from Washington Gas came out to look at it he kindly informed us that there was a steady LEAK of CARBON MONOXIDE and would not turn our gas back on until it was fixed. Maybe Parc Dulles will take that into account when determining what we really owe them for the carpet, especially considering how they handled the gas leak. A few other things in case your still considering it- paper thin walls (you can hear the tv clearly from your neighbor above or below), constant overflow of trash at the community dumpsters, the cleaning ladies will steal or "throw away" anything that is left outside of your front door for even an hour. Parc Dulles apartments are nice and clean. And that's where the good stuff ends. The management on site is HORRIBLE!! Most of them are rude and uninformed. The pool ( including the hot tub) is closed at 7pm. There are 2 grills on the entire property. The steam room has never worked. Security is from the mall across the street. (Drive through only) Parking rules are selectively enforced, at least half of the cars have no pass at all, others have been parked in the same spot for months with flat tires and nothing is done. The trash piles up. When I told them about the water dripping in the ceiling, they came by a week later, walked in, listened, said they didn't hear anything and walked out. When the same thing happened to a neighbor, their ceiling was wet, they painted over it and said, they ya go, and left it at that. If you want a garage, it's $200 a month. They leave the AC on just before you move in, to make sure the apartment is dry... And stick you with the $150 energy bill. Isn't that nice of them?? Just don't do it! I DO NOT recommend living here. I lived here once before and had a pleasant experience. My 2nd time living here has been the complete opposite, and I'm thrilled to be moving out in a few months. Parc Dulles has welcomed in the low-life. Although it looks pretty from the outside, I would drive right past it. Here is my list of very good reasons. The low-lifes believe: 1) your patio furniture is theirs and will sit on it whenever they have an opportunity. 2) have no respect for others living in the same building and leave trash on the stairs, sidewalk and on your patio furniture. 3) they teach their kids no manners and let them bounce the balls in their apts. Walls are thin. 4) they dump trash off the balcony. 5) oh, and watch your cars for a potential break-in or damage. As for the property management team, they haven't done a thing. Their turnover is just as high as the apts. New staff come and go. Also, the ceiling in the breezeway of my building has holes due to water damage to the above apts and have never been patched. That was 5 months ago. Yes, its that bad. Don't be fooled by its looks inside or out. They have a cleaning crew every day sweeping the area. It helps but they can't keep up with the riff-raff. Spend your money wisely on an apt with quality staff and scope out the people who live there. Parc Dulles is not worth the price or headache.I would give it a 1/2 star if Yelp allowed me. read more

Apartment complex now requires parking permits with only one visitor pass. If you have more than one visitor then there is no where to park. This is absolutely ridiculous. They are basically saying don't have anyone over to visit. The staff is horrible and are not friendly or helpful out all. They are NOT knowledgeable. Pros: Community is well maintained and good. Maintenance guys are friendly and get all work done on time. Apartments are new as well as appliances and we have good experience with heating and cooling systems as well. Location is quite good, its near mall and shops on route 7. Cons: This has been stated by someone before also, the main issue with management team is they want to bring new renters but do not try to retain current renters. On renewing the lease, monthly rent increases by good amount and intentionally the period of renewal ends in summer so that if we cannot afford, we empty out the apartment in summer and they get new renter with good monthly rates. This is the reason me as well as some of my friends staying in other apartments here are moving out, since after single lease renewal, rent is way more than other close by communities. There is no question of signing another 9-12 months lease. Management in office is clueless and many a times they ask to contact manager which is like getting in touch with president since you have to try several times to get in touch with her. read more

Before you read this review; if you ever had issues with the Lease Office do not leave a voicemail. I was told by the staff that they erase the voicemails without listening to them. UPDATE: Finally moved out of this hellhole. I was hit with a 380 dollar bill for damages to the apartment. I was trying to dispute it because there was a charge on there I was told would be covered by maintenance team employee. I called Lena and she told me she did not have the bill available and that it is at HQ. She said she would give a me call back after New Years. Never got a call back and sent it straight to collection and LOST my $500 deposit. i had left 9 voicemails and have yet to receive a call back. I have been calling the lease office since Mid-December and I have not received a call back. The pure incompetence of the property manager and staff is on a all time low level, I am fairly certain trained monkeys would be able to run the office better. Also Lerner Management nobody has contacted me since writing this review if that says anything. Heres an honest review: I am a current resident and I have 3 months here and I cannot wait to get out. The grounds are attractive and the exterior is nice and you are fairly close to everything but honestly that is where it all stops. The office staff is unresponsive, uninformed and clueless when it comes to policies. Made a mistake of adopting a dog while living here, the property manager did not know what type of dogs are allowed and had to speak to Sydney an office staff to get the answer. Sydney is the lone bright spot in the office, the manager and everyone else there are useless. Lena is the worst and I do not know how she still have a job. If you ever have anything break in your apartment oh boy get ready to wait about 2 weeks to get it fixed. My dishwasher has been broken since the 07/24/2016 and I still have not heard from the maintenance team on fixing it. However, when I accidentally was submitting a work order I hit the apply for new apartment button, I received a call from an office staff within an hour about getting a new apartment, so basically they love to take your money but when it comes to keeping you happy well they don't give a rat ass. Also, you will hear every conversation when people walk outside your front door or outside in general (windows closed) and if you have a neighbor or someone who likes to blast their music in their apartment well get ready to be annoyed because you will hear everything. Honestly, the first couple of months were great and then you realize that ones you sign the lease they do not care about you what so ever. If you are looking for an apartment please avoid this place like the plague. read more
