Mari, the Covenants Manager, has been extremely helpful and patient with all of my questions. I also had the chance to meet Tracy, the General Manager, and she was great to work with. Lisa, the Administrative Assistant, has been very resourceful as well. She even helped locate and scan survey documents from the files so we could use them for permitting. Zach, Stacy, Bill, and the rest of the team have all been helpful and approachable whenever I've had questions. As both a Dominion Valley resident and a local business owner, I really appreciate the time they've taken to help me, my customers, and other residents stay on the right track. I've even gone in with questions about exterior colors for my own home, and they took the time to help me make sure everything was compliant. Every time I've been in the office, it's clear they are managing a lot between resident questions, emails, documents, compliance items, and day-to-day community needs. Even with all of that going on, they have always made time to answer my questions and help however they can. Thank you to the Dominion Valley HOA team for all that you do for the community. I truly appreciate your responsiveness, professionalism, and willingness to help.

I later discovered they never completed a proper background check. The tenant they placed in my home never paid rent (not even once) and never paid the water bill. BMG failed to perform even the most basic due diligence and allowed someone to occupy my property without verifying their qualifications. Their negligence has cost me tens of thousands of dollars in legal fees and damages as I've tried to remove this tenant. Communication was consistently poor, critical information was withheld, and their handling of my property was completely unacceptable. I would not recommend this company to anyone looking for responsible, competent property management.

Would not recommend Bay Property Management to other landlords. After paying management fees, the…read moreexperience largely felt like a glorified pass-through service between the tenant and owner, without much actual expertise, strategy, or value-add. One of the biggest frustrations was that they essentially refused to actively market the property until it was completely vacant, prioritizing convenience for their process over minimizing vacancy time and protecting rental income. Any experienced leasing operation should be able to coordinate marketing and showings while tenants are still occupying the property. Their agreement also allows them to add markups or coordination fees when using their preferred vendors, which quickly makes routine maintenance more expensive. Many interactions felt more administrative than consultative -- forwarding emails, asking me what to do in situations where I expected property management guidance, and pushing decisions back onto the owner rather than proactively managing issues. For the fees charged, I expected more strategic guidance, stronger leasing execution, and more hands-on management overall.

When asking for assistance, I was able to find my own solutions before help was provided. The property management company automatically enrolled me in a "benefits package" that serves only the landlord's interests--a scheme to advertise lower base rent while tacking on mandatory fees that provide zero value to tenants. When I opted out of the renter's insurance by bundling my existing coverage and followed their stated process, I discovered I still had to prove my coverage directly to their insurance partner. This means handing over my personal information to yet another company just to avoid being charged for something I've already demonstrated I don't need. This company operates in a predatory manner and offers nothing of value to its tenants. Avoid if you can.

While the home-buying process itself was smooth, our move-out experience was the complete opposite. As a family with young children, we were repeatedly questioned and made to feel uncomfortable over normal wear and tear......things like minor drywall nicks that are expected in any home with kids. These were already being addressed on our end with a contractor, as we had communicated. Despite agreeing to cover repairs and forfeit a $3,000 deposit, we were met with unnecessary comments and a level of aggression that felt unprofessional and unwarranted. It was especially disappointing given that we chose to work with her over many other options, expecting a level of trust and respect in return. We believe in accountability and were fully willing to take care of any legitimate damages....but respect and professionalism should go both ways. Based on this experience, we would not recommend doing business with Jin.
