They told me I was fortunate since I had two months left of my rent. Knowing this I could have stayed at property but since we were already moved out there was nothing I could do but accept the outcome. Back in July 2021, when places in Oahu were just starting to show in person again, I called Shannon. I let her know upfront that I wasn't looking to buy for about 5 years. She treated the same as if I was buying that month. She was very knowledgeable but always kept my interests as her first priority. I flew out, and we looked at a number of houses and condos in Kailua. A few days later, based on what she learned of my interests, we looked at another condo outside of Kailua that she felt matched my interests fairly closely. She really helped me refine what I was interested in as well as the process that would take place. And when the perfect place came up for sale in 2023 right when I was doing great financially, I flew out and we put an offer in. Shannon was on top of everything every step of the way, and we successfully closed. At that time, Blue Cove was not doing rental management, so I had to choose another company. They were awful! The tenants were unhappy. I couldn't get the management company to get anything done right, and they were tough to communicate with. When Shannon started the rental management aspect of her business, I had her take over the management of my property. Shannon made an appointment with the tenants and came out in person to see what issues the tenants had. She listened to what they had to say and show her. Then she contacted me on the best courses of action to take. I approved everything she recommended. She then executed the plan, and the tenants were happy for the first time since they moved in! Unfortunately, I had some financial difficulties and had to sell my Hawaiian hale this year. So, of course, I called on Shannon Zerfas again. We came up with a game plan. She recommended being aggressive, so we listed it for about $150K more than I thought it was worth. Within 2 days, we got a cash offer for over asking and closed in just under a month! Granted some of that was luck, but I credit her for a lot of it. I looked her ad and the staging that was done, and I wanted to put an offer in with the furniture included. I will be buying a hale on Oahu again in a few years, and there is no realtor I will use other than Shannon Zerfas with Blue Cove Properties!

We recently moved out, after living for 5 years in a one bedroom apartment at 400 Hobron Ln, The…read moreVilla at Eaton Square. This place was roach infested from the start of our lease. We were unable to use a majority of the kitchen cabinets, as they were faultily built with cracks and spaces all throughout the cabinets and counter tops where the roaches would have access and constantly leave a mess everywhere. And when we told the people who were sent for regular maintenance inspections that there was a roach problem, their response was "Yeah it's a problem. we get that complaint from a lot of the apartments in this building." So they acknowledged the problem but did nothing about it. We did once pay with our own money for pest control that the building offered, but they just sprayed chemicals for less that a minute in the kitchen and the problem didn't resolve or improve so I was not willing to pay for toxic chemicals to be sprayed in my home again. I've suffered from asthma and eczema and am sensitive to strong cleaners, pesticides/insecticides and fragrances so I avoid using those in my home. Instead I use natural non-toxic cleaning products. Also being pregnant, and having a toddler I was very careful about what I bring and use in my home. When moving out, we barely interacted with our property manager Ian, but instead with the relator he was working with named Marsha. Marsha and Ian came to check the apartment and take pictures for listing and Marsha told us they would be listing the apartment next week, and to start looking for a place to move. So we did and ended up moving out the next month, and they still hadn't listed the place. Anyways, we asked our property manger Ian for a list of cleaning vendors that they suggest and work with and he said to talk to Marsha the Relator. Marsha said she had a cleaner who was already working on another apartment in the building and he could do the cleaning, carpet cleaning and fix paint if needed but we had be completely moved out and officially hand over the keys to her 4 days before our scheduled move out date, so she could give they keys to the cleaner and it would take him the next 4 days to complete. This was very stressful and really messed with our moving out process. But we did it because Marsha said that if we went with another cleaner, we could end up having to pay more if they needed to come back to clean more. We checked with Ian and he was okay with this, so on our last day I met with Marsha at 6pm and she had me and my brother help her check all the cabinets were empty. She sprayed Raid roach killing spray all throughout the apartment, the fumes were so strong I had a head ache and felt sick, and we still had to stay standing in the apartment for about an hour and a half as she inspected the place and talked a lot to us. I showed her the mailbox and the parking lot. She also had me bend over behind the toilet to turn off the water, mind you I'm 6 months pregnant with all of this happening. I felt like it was a very unprofessional and it took way longer than expected, almost 2 hours in total before we said goodbye and I could finally get back to my toddler. I think or hope it would've been different if the property manager Ian had handled the check out inspection and handing over of keys instead of the relator. Now 3 weeks after moving out, we've received our security deposit return check and notice, which is a lot less than we were expecting. We asked for an itemized receipt with our return and were told yes, but only received this "breakout". Now seeing we were charged $890 for cleaning and carpet is ridiculous. We lived in a small 1 bedroom apartment which was left pretty much the same was we found it, plus 5 years of normal lived in wear and tear, without any maintenance on the property managements part, besides fixing the washing machine a couple times when it would stop working. We left the apartment bare, the same way we found it and generally cleaned what was in our control. I have no idea how it costs nearly a thousand dollars for the cleaning fee of that apartment. And without an itemized receipt. It doesn't add up. Also the $200 charge for roach treatment is not our responsibility to pay, we did not cause the roach infestation, and had previously complained about it to the management company who ignored the problem. We always had combat and hoy hoy roach traps in every cabinet and around the kitchen, it did not fix the problem and I was not willing to spray toxic chemicals in my home daily at the expense of my family and our health. It was always a problem that we had to deal with and it will continue to be a problem unless they fix the cabinets/countertops and seal all cracks, holes to cover the access points and hiding spots for the nests, they will come back especially with the roaches traveling from the trash room and apartment to apartment through the pipes, electrical outlets, AC vents, ect. Check attached photos.

They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Mahalo nui, Rodney!

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

From the very beginning, Barb made us feel like we were her only clients. She was always five steps ahead, always prepared, and somehow always had an answer before we even knew we had a question. We never felt lost, forgotten, or out of the loop for even a moment. What meant the most to us was knowing that Barb genuinely cared. We never felt like we were just another transaction. She went above and beyond for our family in more ways than we could ever list. From day one, we felt that she had our backs--and she proved it over and over again. One moment that really stands out happened the day before our final walkthrough. We had an issue with our hot tub, and Barb immediately jumped into action. Within an hour, she had someone at our house, and the problem was fixed that same day. Our walkthrough went perfectly, and we closed on our home the very next day. That was just one of what feels like a hundred things she did for us. Her communication was truly incredible. We never had to wonder what was happening or what came next because Barb was always keeping us informed and prepared. She did what she said she would do, and she did it without hesitation. Knowing we could completely trust her took so much stress out of the process. Buying or selling a home can be overwhelming, but Barb made us feel supported, protected, and cared for every step of the way. My husband and I were searching for a home where our family of six could truly grow. We knew we didn't want a cookie-cutter house, high HOA fees, or something far away from everything. We wanted a place we could make our own and have room to expand over time. We know we weren't always the easiest clients, but Barbara stuck with us through every step of the process. After looking at countless homes, getting outbid, backing out of escrow, and honestly feeling discouraged about whether buying in Hawaii was even possible for us, Barbara never gave up. With so much patience, hard work, and encouragement, she suggested we take a look at a home that wasn't even on our radar. The moment we walked in, we just knew. A gem like that doesn't stay on the market for long, and somehow, it became ours. Over the years, Barbara has watched our family grow and has truly become like an aunty to our kids. We're beyond grateful for everything she's done for our family and will recommend her.
