This facility is the absolute worst storage I have ever used. Yes, the young women who are in the office are fabulous, but the reality of the facility is just awful. We have had our belongings there for about five years or so. When we moved in, everything was spotless. The price was reasonable and it wasn't too far from our house. Within about two years, things started going downhill. First, we noticed how many homeless people were using their storage to sleep in during the day. An odor of human feces and urine started to permeate the indoor facility. Then the rats moved in. I hadn't been to my storage for awhile because I was caring for my elderly parents, so was super wrapped up with their care. When I finally went inside my unit, I found rat feces and urine on ALL of my belongings and called to complain. Nothing was happening by talking to the office staff, so I went up the chain to the district manager, who just fed me a lot of lip service. About this time, my parents got really sick and I had no time or desire to be dealing with finding a new storage facility. My parents both passed away last year, and I finally mustered up the courage to face the reality earlier this year. I had found a spotless facility elsewhere at ONE-THIRD the price and I am currently in the process of moving. It is a HORRIBLE experience. My husband and I have to wear a respirator, gloves and goggles to avoid contamination. I have to pack up a load, take it to my house where I'm using three kiddy pools to wash, rinse and bleach each box, item, etc. Then repack it into my truck and unload it in my new storage. I have rental insurance through my homeowners policy, so I'm trying to decide if I should file a claim. I do know that I want to sue the facility for their complete lack of management of many problems that were never addressed, no matter how much I complained. All I can say...GO ELSEWHERE. read more

This place is absolutely a terrible place to get a unit at. They are very inconsiderate and rude. They raise your rent absurd amounts and won't think twice about keeping your belongings. There are millions of places this one is by far the worst one. You should definitely rent some where else. I promise you'll thank me for I promise. read more

I thought the customer service person was really cool and helpful initially in order to get myself or once the problems with the rat started, they were of no help when I pointed out that the garage door for the storage unit that was in door had a hole in the bottom that was two by a rat obviously, the only way they would fix the problem is if I discarded the unit. They wouldn't repair the door even as a paying tenant. The only way they were repaired is if I gave up my unit which then someone else would be able to take it so they just basically shrug their shoulders and said there's nothing you can do. They won't wrap vomit. They wouldn't fix the door. They wouldn't help alleviate the rat feces. When I offered to pay for another storage unit simultaneously just to move my stuff in there so they can wrap proof it they said no. Terrible customer service with no solutions in mind. They just want you to pay and gouge you for your money. It's all a gimmick anyway, but really don't feed into them. They have the worst rat and roaches problem. read more

Been to many storage units but the SmartStop 2min away, next door on 660 Garden Highway, Sac, CA, this location we have never left for about 6yrs+ ago as we moved closer to DT Sac for my federal position and 'Jennifer' truly knows how to run and supervise this business as a future owner. Truly helped us out with keeping my long term customer business at this location very professional and respectfully caring and considerate. I been working customer service for almost 20yrs and 'Jennifer' is one of the top 5 best customer servicing professional and knows exactly every fine print and truly happy for her service to us and the business as it shows and I am ever appreciative for her exceptional service. I also was helped by 'Heather' recently as 'Jennifer' welcomed us in keeping our upgraded unit 10x25 much longer (all indoor, 2nd floor, opens both ends) and they upgraded their air condition units recently and always keep these units clean as possible and maintained for the price. All kinds of dirt blew in my unit and on my belongings. They would raise the prices every six months SIGNIFICANTLY! I left them a while back and went to Uhaul on Arden by 80. I came here today to say after dealing with SmartStop, U-Haul was absolutely amazing. All my items stayed clean. No break-ins. Not One Price increase in three years. Now in addition to the aggregious price increases, I see this SmartStop has a huge rat problem. You guys need to contact the local county health department and get these price gougers shut down. read more

I had a nice experience when signing up here, but 2 years later and I'm left completely disappointed. Rodent droppings were covering just about every single item we stored, urine stained our couch, and even bites taken out of some books. We had to junk a lot of items because of this. I have been renting here more than ten years. I was happy with the small unit I rented on the ground floor, but since moving to a larger unit on the 2nd floor last year the roof has REPEATEDLY leaked during rain and damaged some of my irreplaceable items. I was assured once the roof had been repaired and was given about $100 for damages, but that cannot replace what was destroyed and a YEAR later the problem has not been completely fixed. In addition another customer here today has found RATS in their unit. I will be moving to another facility next week. read more

I needed to store my household goods temporarily, so I picked this storage place because my brother recommended it. In less than 6 months, I decided to take my household good out, and when I got to my storage, there was lots of rodent poop. I called the office and spoke with the manager, and he said that they are working on dealing with the rodents. I asked him, When you found out about these rodents, did you notify all your storage tenants so we are all aware? and he said no. He also did not prorate my account because he said they don't prorate. Do not use this storage facility unless they have proven that the place is rodent-free. read more

I live nearby and there's no security keeping people from entering past the 9:30-10 cutoff. Twice, now, I've called the cops about a guy working on his car and revving his loud engine at 3 in the morning. No answer at the front desk during open hours, any time I've called. I'm told this place has a lot of break-ins with no accountability as well. read more

Warning!! This storage facility is not trustworthy. Ive rented here for about 5 years with no issues. About 6 months ago this facility was bought out by Smart Stop. In the last 5 months they have raised my rent twice, a 40% increase. Thinking this was a mistake I called the corporate office. The representative told me she was sorry and that "she's had to get used to people calling and being upset everyday" since she started her job. She told me its this company's policy to raise rents considerably every 6 months. (Don't believe them if they tell you its a small increase, its not. In the last 6 months my rent has increased $66 per month). I explained that my rent was WAY above market rate compared to other comparable facilities. She said she was sorry and that this is tactic to keep the units turning over regularly. So now I have to pack up and move all my stuff to another facility just because this company is greedy and could care less about keeping their customers happy. The people in the office at the facility are friendly, but they have no control over what corporate does. So the people in the office are not representative of the type company you are dealing with. Go ANYWHERE else for storage unless you are just planning a short stay here. read more

This place has gone down hill in the past 2 months!!! I have always had excellent customer service from Suzie and now I am dealing with new person, Crystal, who does not give a shit about customer service. I came in today to pay my unit at 12pm, there a sign on the door that said that they will return at 12:30 I left and came back at 12:50 and the office was still not open I called the 1 800 number on the door to see if they could get ahold of the office and they were not able to get through it was not until 110 that Crystal returned and saw me standing at the door she did not even acknowledge me or apologize for the wait it was only Derek who's knowledge me and apologized. After I was done with my transaction I I walk to the door and before I walked out Crystal yells out "have a nice day." read more

Lack of security. Unit was broken into by cutting off my lock and replacing it with a SmartStop lock. The perp had been in the unit likely for a year, going through family valuables. This happened even after they had discovered the break-in, since I didn't realize one of the locks wasn't mine. Had to be an inside job, as when I vacated the unit, they said no problem about leaving their lock on, they could open it any time. read more

If the thieves don't steal your belongings management will with their absurd price increases every 6 months (+ or - 20%), $35 late fees, and $150 lien fee if more than 10 days past due.. don't bother calling if you can't make payment in full. They will not work with you, not one time in 3 years of me being out of the state storing my things there have they made any accomadations due to hardship, Covid layoffs, hard times.. storing my things here has been the biggest mistake of my life.. I'm not even sure my belongings are even still in the storage locker.. no one from the facility will even send me a photo of the inside or anything.. I'm probably paying $1000's of $'s for items that have been stolen months maybe years ago.... read more

1st thing to point out: Suzi was amazing. We were shopping around at a number of different storage places, and she really set the standard. She was a large part of the reason we wanted to go with SmartStop off Garden Highway. On top of that, the normal rates are very reasonable. Cheaper places seemed to have lower security, overhead storage, shorter gate hours and/or "cheaper" staff. Finally, there's a memorial day special going on for 50% off for 3 months, and larger units may have half off the 1st month. These specials made their pricing the least expensive for us. read more

Stay away. Its cheap enough, but I had over $3000 in my personal belongings stolen from my unit. Had the insurance but was only reimbursed %50 of the value of my items. They let people hang out in the facility all day, which is likely why they have these break ins. Although there are signs posted that say no loitering. Please don't trust your belongings here. read more

Smart Stop R,V. storage price is fair and clean. They have security camera's but that doesn't help keep the low life thief out. They have a wall but the last 10ft, is a chain link fence and butts up to free way chain link fence Hwy 50. No one there after 8pm. Jan. 19th 2020 around 1am they cut a hole in the fence and clean me out right down to the T.P. Then came back the next day and took some stuff in my compartments, that I didn't think they wanted. But the good news they got them on camera, You can run But we know what you Look Like. read more
