Extremely friendly and helpful. They take care of the auction paperwork quickly and efficiently. The office is cozy. They have chairs for everyone to sit in and a hot tea station with cookies ! You get a temporary code which allows you to access, clean and remove the storage contents until 10 pm which is so very appreciated. They take a cash deposit for the locker, which is returned to you upon emptying and sweeping it out.

They also offer lots of well priced moving supplies, including mattress covers, tv boxes, dish packing kits, glassware kits, wardrobe boxes bubble wrap, tape, brown packing paper as well as markers, packing tape, various size standard boxes and to top it all off, they even sell excellent locks - it's a one stop shop. There are flatbed dollies on site to help you streamline the process. They also have resources on their website to help you plan your storage, what's allowed to be stored and gives you estimated prices, whether it is drive up, upper level, ground floor, car storage, camper storage, mailbox size or upper level (ladder accessible for light objects.) I started at $151 a month, 6 months later they raised it to $168 (reasonable) and 6 months after that they want to charge $308 a month! When I reached out for a more reasonable solution, the response was "Unfortunately, we have not been given any permission to make any amendments." This is an unexpected way to take advantage of customers. Landlords are not allowed to double the rent on tenants, and providing only one month notice of this astronomical increase for storage doesn't even allow me time to cancel my agreement with and move out before this huge jump in costs, as I'm currently out of the country. This is unethical and unreasonable, and then I found out that Mini Mall is traded as a mutual fund, so I'm sure investors will be very happy. Customers on the other hand, are not happy at all.

The facility is…read moreconsistently clean, well lit and secure, with no food waste or anything that might attract pests. My wife and kids, from high school through university, have always felt safe dropping off or picking up items on their own. The staff is friendly and accommodating. The units are bright and airy, which makes it easy to see what you're doing and reorganize your belongings. The halls are wide, so moving larger items is straightforward. The covered loading bays are a lifesaver when you're hauling out Christmas boxes on a wet December night. In summer, the units stay cool enough that heat and humidity have never damaged anything we've stored. Highly recommended.

My brother and I have rented a storage unit at Maple Leaf Self Storage in West Vancouver for 14…read moreyears. The locker housed the entire contents of our late mother's West Van home. We trusted this facility to provide a safe, clean environment--but that trust was seriously violated. Our unit became infested with rats. We first reported this to the front desk in 2023 and never received a response. With no help from the facility, we brought in our own shop vacs, industrial cleaning supplies, and rat traps to clean and sanitize the unit ourselves. We also noted that the door's rubber seal had been chewed through, leaving an obvious entry point. When we returned in 2025, we raised the issue again with two staff members, Daniel and Sonja, who said they would "just shove the rubber back in with a screwdriver"--a completely unacceptable and temporary fix. The infestation destroyed some of our belongings. We had to discard all the blankets and linens that had been protecting furniture due to extensive rodent feces and contamination. Pictured. We cleaned the unit ourselves and even installed our own traps. I emailed the site manager, Chris Wasney, with clear photo evidence of the infestation and damage. His response? He refused to speak with me at all, citing that only my brother's name is on the lease--despite the fact I am the one actively managing the situation and have been on the account as a secondary contact and access for 14 years. There is no reason Chris could not co-ordinate solutions with me directly. I could not imagine seeing these photos and not responding with kindness and professionalism. Maple Leaf's handling of this issue has been completely dismissive and unprofessional. After years of loyalty, this is how long-term customers are treated. I strongly caution anyone considering storage with this company--especially if you're storing valuable or irreplaceable family belongings. If something goes wrong, you may be on your own.

I learned a few things, too - like one of my tanks was expired (so I dropped it off at the nearby North shore recyle depot), and that often a tank will stop working when there is only.5L left in it. So filling makes a lot more sense than exchanging because you only pay for what you get and you're not paying for that .5L that never gets used. I highly recommend this service at U-Haul!
