I would strongly caution anyone considering renting through Schambs Property Management. My experience has been extremely disappointing and frustrating. When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled. read more

We've worked with Schambs Property Management for some time now, and I can say with confidence that they've made owning rental property a much smoother experience than expected. What stands out most is how they handle the relationship between landlords and tenants. It would be easy for a property management company to simply favor whoever is paying their fee, but SPM doesn't operate that way. They advocate for both sides, making sure landlords' investments and interests are protected while also ensuring tenants are treated fairly and their concerns are taken seriously. That balanced approach builds trust on both ends, and it shows in how smoothly things run day to day. Their transparency is also worth noting. I've never had to wonder what's happening with my property. Expenses, lease matters, and maintenance decisions are communicated clearly and without ambiguity. When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I normal don't leave horrible reviews, however this Company I can't say their a nightmare, however I will say that they want return phone calls, you can leave messages on Dawn's phone and she want return calls which is very unprofessional, however she will email every so often. I was amazed at how you manage a Company and don't answer any calls, however will quickly reply on an email saying if you have any questions please don't hesitate to call, the application process which the Company states only takes 3 business days to complete the application, this would mean that if you will be out of the office there should be someone else handling application process in this event. I reached out, responded by email on time, provided all information needed, make way of the allowed amount for income, no evictions, no criminal record, no nothing with a credit score of 694, and the reason for denial was unable to verify landlord. I started questioning Brian about whom had viewed the property with me and they were black, white, and Indians, however the reason for denial was based upon race, and discrimination and I understood at that time the reason black people don't have homes now unless they own their own property. This has nothing to do with the amount of money you make, because I work 3 jobs, this has nothing to do with credit factors because my credit has no bad nothing on the report. What stood out to me was when I asked Brian to look down at my credit report and tell me the name of the Business you see on my report for renting and it clearly stated Morgan which is a Business, and I rent through a 3rd party who you could speak with the info on the application was right there and it shows everything, however I provided you with the individual that you could speak with directly which was Derrick Parker and you can look it up it confidential info and as a matter fact he has several reviews and they are 5 stars, however you denied me due to race. Brian then replied can I send you the application fee back, you absolutely can because we as blacks aren't homeless you have Companies just like this who want allow us in and they have no valid reason to not approve you. We need to understand that if 10 people fill out an application and none are approved then the Company keeps their money and they keep having individuals apply. This is sad for the Owner who has a Company trying to lease their property, There was no reason for me to be denied, and if Dawn processes applications please have AI speak for her due to her not answering any calls, even after leaving several VM. read more

They are a small, local business with a very caring and available staff. We didn't have many issues, but when we needed something they very quickly fixed the issue. Schambs Property Management (SPM) has been managing our family's residential investment properties for over 5 years. I have watched Brian skillfully build the business and grow the SPM team to serve both the residents and owners. With their integrity and excellent service, I am not surprised the business is growing. I just wish I had found Brian Schambs and the SPM Team sooner. I purchased my first rental property in 1981. Since then, I have had 5 different management companies and over a dozen properties. Through landlord/investor education and hands-on experience, I've learned property management is a specialized profession, not a hobby or a part-time job for inexperienced/timid agents. Investors may want to spend their available time evaluating investments or just be released from the responsibility of property management. I've lived at one of their properties for 4 years now. They are all very kind and get right back to you if something is needed. They follow up multiple times on things pending too which is great, most companies don't do that. My move in was very easy and they even came back to push the very heavy trashcan to the curb that the previous tenants left, I couldn't move it since it was so heavy. They do yearly walk throughs which is smart! Paying the rent online is very easy each month too. No issues, would def recommend. read more

Recently moved out of an SPM property in Raleigh, NC and have nothing bad to say about the company. The house was very nice and the pricing was very reasonable for being so close to NC State campus. During our stay they were extremely active when it came to fixing any problems that came up with the house, which cannot be said about other companies I've worked with before. They were very nice and informative during our tour, their payment portal was super easy to use and had good quality of life features, and they made the move out process very clear and easy to follow. Terrible company, rude and dismissive.. rejected my application although I showed them half a million dollars in my checking account they claimed they couldn't "verify my income" as I work for a company outside of the US. I got a co signer with excellent credit and they rejected her as well.. never explained why. Really really rude and the only place to have ever rejected me due to financial concerns. This firm, the owner specifically is very unprofessional. My encounter is likely not what others have encountered, as a POC. Brian Scambs was very condescending, defensive, & unprofessional; so much to the point where he & I had an argument over the the phone & I asked him to only communicate with me by email because he's very disrespectful. During my leasing process our exchanges were very unpleasant & I will never rent any property managed by his firm. beyond that, I got the feeling that he had an opinion about me with out meeting me or knowing anything about me, outside of my current credit score. He also spoke on things/made comments that were off limits about my relationship with my co-signer. I was also charged a fee related to having to have an electrician come out after the property manager's team was unable to tell me how the bathrooms were GFCI/GFI protected. Both their team & handyman gave me misinformation, told me that the outlets terminated at the breaker. Knowing this was unacceptable, I pushed the issue & they sent an electrician our, who provided me the correct information. However, that came with an almost $200 charge that was added to my rent portal & I'm unable to pay my rent without paying the fee they believe I owe. Very disappointed with the interactions & wouldn't recommend them to anyone. Go with a firm that respects all people, not just those that he believes is worthy. I will admit that every other member of his team has much better customer service & professionalism than the owner of this firm. read more

I've been meaning to post this for a while about how happy we were with Schambs Property Management handling our rental for us for several years. When our initial property manager of our rental suddenly passed away, we were in search of a new one. We hired someone and she was terrible - sent a cleaning crew out at midnight the night before pictures were to be taken after our house had been trashed by a previous tenant and the cleaning job was so awful (there was an arc of grease inside the oven because the cleaning peopIe could only reach so far) I was done with renting. Until we met Brian and his team. Brian provided us good recommendations and legal advice that had we known from our previous property manager, we would have gotten rid of bad tenants earlier. He advised us what repairs we needed to do immediately to get the most money, and found us several applicants quickly. Whenever our tenants had concerns, he would call us immediately to see if it was something we wanted to fix (we are local) or if he should sent out a repair person right away. Often it was a relief to have Schambs take care of it. We had some great tenants but ultimately decided to sell our property - if we ever decide to rent again I would highly recommend this company. read more

DO NOT WASTE YOUR PEACE OF MIND Schambs Property Management Group handled the return of a security deposit unprofessionally and unfairly to a tenant that never missed a rent payment and followed all of the tenant responsibilities and instructions regarding the move-out policies, except for the use of some screws rather than all nails in walls.The cost of the deductions from the security deposit was very excessive for screw holes (a charge of $645) due to four television wall mounts. Moreover, the charge also included a deduction for the cost of paint, which would be considered "normal wear and tear" after a three-year residency. When I requested an in-person meeting in the office, I was told their office is closed to the public, yet we could schedule an in-person meeting. However, when a follow-up phone call about the meeting was made, I was denied the in-person meeting and then referred to their attorney. I will never use or recommend this management company again. read more

They rented out an apartment over the past few weeks or so, the rent is set low so it appears they have left the rental listing on Zillow, I assuming to get more inquiries'. When I inquired about the property still being available, they e-mailed a list of other properties they have for rent at much higher prices. It seemed like a bait an switch. I don't like when brokers keep properties listed at a lower rent that is not available. That should be illegal and Zillow should stop this from happening. read more

With the help of your just as unprofessional attorney [whom never provided their contact information ever], you are able to present the situation in your favor while stating incorrect information, leaving important information out, and including your own self-interest perspectives. You refused to set an appointment with me and my father claiming you were too busy [on purpose] and avoided answering any of my questions over the phone- by repetitively stating over over and over "you will be contacted by my attorney." And now you want to say that even the nail holes are excessive when they are allowed for hanging pictures per the lease. Then purposely misled a tenant to leave all nails/holes in the walls so you can afflict excessive deductions; you are leach in business to get money in any way possible. Again, I will never use or refer anyone to your services - not to mention the handymen you hire are just as unscrupulous and incompetent with repairs. I had a bad experience but I wasn't going to write a review at all... until I had a phone call with the man himself, Brian Schambs. You see, Brian didn't like Nicole's 1-star review and offered to give her that $50 back to re-write a positive review. He never apologized to her for any inconveniences or the fact that I pleaded with him for the $50 back a month ago and he refused, after explaining to him that we'd just relocated to North Carolina and didn't have much cash, nor could I afford many credit dings. Nope... didn't matter to this dude. Until, that is, he received a 1-star review. Then suddently the $50 was no big deal! Guess what, dude. Keep it. If he had come back like "Hey guys, big misunderstanding. Really sorry about whatever happened but I'd like to show you I'm a good guy. Let's move past this, I'd like to return your $50 and if you guys would consider changing your review to something more positive, I'd love that." Nope. It was more like "I don't like negative reviews. We did nothing wrong but I can't have a negative review so I'll give you $50 and you change the review." Kind of like... what do they call that? Oh yeah, a buy-off. I thought to myself "I'll wait and talk to this guy myself and we'll see what he says." He got on the phone with me and what started out as a civil conversation quickly turned bad when he started talking over me to prove his point. He wanted to keep explaining to me how he and his company had nothing to do with the issue and when I tried to speak and tell our side of it, he'd say in a harsh tone "Can I talk please? Can I talk please? Thank you." At one point, he was going on about a tangent and speaking very abruptly with me. I tried to chime in and he spoke louder! So I tried to chime in again and AGAIN HE SPOKE LOUDER. Finally I said "Don't f-ckin talk over me, dude" to which he responded "Oh, that's nice. I'll make sure to write in my reply to your wife's review that you cursed at me" then I said "Sure. Also make sure to include that you repeatedly tried to talk over the customer several times, raising your voice to prove your point and he cursed at you out of frustration." I shouldn't have cursed... but I let this numb-skull get the best of me. Wouldn't refund our money initially, wouldn't give us a copy of the credit report even - now he wants to buy a better review from my wife? This dude should be in politics. Anywho, he continued to go into detail about what happened and why it was that they didn't do anything wrong to which I asked "How long have you had your business, Brian?" He replied "I've been running this business for 10 years." I said "10 years, good. So, question - as a business man, is it better to prove to the customer that you were right, or is it better to try and solve the issue?" He said "Well... it's better to solve the issue but that's what I tried to do when I spoke with your wife." I said "No, it sounds like you just tried to prove to her that you were right and it sounds like that's what you are doing now. My wife's review stands as will mine, which is forthcoming. Keep your $50 and please don't contact us again." He gave a nice aggressive "Happy Holidays and Merry Christmas to you and your family!" before I hung up. Brian, please learn from this. Learn not to be petty over small sh*t like $50. If your ego is so dramatically inflated that you HAVE to prove you were right about some stupid crap like a pet policy, maybe it's time to put your ego in check. 1-star, because they don't have an option lower. read more

My husband and I just moved to the Raleigh area and have been searching for a home rental through Realtor.com. We found the perfect rental and from the Realtor app, there were no restrictions on pets. We applied through this property management company WITH THE INFORMATION THAT WE HAD A 9 POUND DOG. This was clearly stated in the application. We got the offer to take the house and then they realized AFTER that we had a dog. We spent $50 on two credit checks and this company would not refund us, because of their mistake of not checking the applications. I don't recommend this company, because if they make a mistake on something as important as a rental application, what else are they making mistakes on? Try being an honest company and giving a refund for something that you did not check for. read more

Brian Schambs has expedited our request for our gas fireplace that wasn't working to be looked at. A kind gentleman came out and clean the whole area and electrically tested everything as well. After meticulous care the pilot light came on and the unit began to work great. He also vacuumed the whole gas fireplace inside and out as well as cleaned the glass front piece. The whole process only took about 30 minutes. Every time we have had an issue outside of our scope to fix or repair, Schambs Property Management delivers great service. Warning!! Do not use this company. Brian is extremely arrogant. I was lied to about a unit my husband and I were interested in renting. I was told the owner had chosen a different applicant. I asked for my application fee back, then I was told it was our credit. Brian had a terrible attitude and was smug. My family brings in over 85,000 a year, we would have been excellent tenants. Their loss. The property has been sitting on the market for over two months. I really hope it sits another six months. I feel sorry for the owner that's allowed Brian to manage this unit. I ended up moving out of my place 2 months before my lease ended and even though I was responsible for the rent for those 2 months Schambs found a new renter to move in just 5 days after I moved out! They saved me 2 months of rent even though they had no obligation/need to. When I got married a couple years ago my wife and I moved and decided to rent out my first house. Schambs Property Management took care of everything from teaching us how rentals work to finding great tenants who took great care of our house. The website to login and see everything is great. Tenants paid rent?, yep. Deposit sent?, yep. Year end statements, done. It even allows tenants to pay rent online. When my dishwasher quit I got a phone call and an email with options. I said that one sounds good and it was taken care of the next day. Happy tenants and happy landlord. When I decided to move on and sell the house they handled everything to get the house ready and did a great job with the sale. Very professional company and that makes the whole process much easier. Brian and his team are fantastic and have always been very responsive to our requests! We lived in one of their homes for 18 months and their customer service was 5 star. Whenever we needed something done, Brian would respond to our request immediately and would work with us to schedule service (when needed). All his contractors were friendly and courteous. He was also very helpful and forthcoming when we initially found the property, especially considering we were renting it sight-unseen from across the country. When we ultimately had to break out lease early to move out-of-state, he worked with us to get the lease terminated early and fairly for both us and the landlord.
