I am writing this review to share my experience and to encourage prospective renters to ask detailed questions and get repair commitments in writing before signing a lease. On May 16, I toured a one-story home on Keith Street in Apex. I chose it because I have a daughter who uses a wheelchair, and moving from a two-story, 2,400-square-foot home in Fuquay to a smaller 1,300-square-foot one-story home seemed like a more accessible option for our family. Although the new home did not have a garage and required significant downsizing, the rent was comparable to my previous home, so I decided to move forward. Shortly after the tour, I was told that I needed to submit my deposit quickly because the agent I had been working with would be away for two weeks. Before I committed, I was assured that several necessary repairs and cleaning issues would be completed before move-in. These included sealing the attic access, removing items from and cleaning the attic, addressing an open window space, cleaning mold from the refrigerator, sealing the exterior door and dryer vent area, clearing exterior drainage, and addressing other maintenance concerns. I spent that time preparing for a major move, caring for and homeschooling my children, maintaining the yard, packing, and selling many of our belongings to fit into a much smaller home. However, one week before the scheduled move, NONE of the promised work had still not been completed. I raised my concerns, especially because the air conditioning had been turned off for an extended period and the property did not appear ready for occupancy. When I spoke with the agent after she returned, the conversation was extremely upsetting. Rather than helping address the accessibility and move-in concerns, I was told that if I had a disabled daughter, I should find another house, that I should get a house with a garage, and that I should pay a termination fee and move elsewhere. This interaction was deeply distressing to my family and made my daughter cry. By that point, I had already finalized my move and my previous home had been rented to someone else. On move-in day, only limited work appeared to have been done. I was asked to delay moving in by a day, and I turned on the electricity at the property after being told I would be reimbursed. Despite this, I moved into a home that still did not feel properly cleaned or move-in ready. Since moving in, there have been repeated visits from maintenance workers, the air-conditioning system has run for long periods without cooling the home properly, and the attic has still not cleared or cleaned. I still have belongings at a friend's house because I cannot use that space as expected. I have also been trying for over a month to have the fee for the delayed move-in day removed and to receive reimbursement for the electricity, but I have not received a resolution or response. I was also very concerned to receive a utility bill that was approximately 90% higher than the bill for my previous, much larger two-story home. Given the continuing air-conditioning concerns, this has created additional stress and expense. I have rented for 16 years and have worked with several professional property-management companies. In my experience, when repairs were needed, they were addressed promptly and communication was respectful. Unfortunately, that has not been my experience here. I hope the company will take these concerns seriously, improve its communication and move-in standards, and provide a timely resolution for the outstanding reimbursement and charges. read more

Now NC House Rentals and Manessha Gupta was so great to work with. I know they have several bad reviews, but we had no issues with her. She was very responsive and even worked through the winter holiday to get our lease to us. There was a warm handoff from her to our property manager. She has so many properties, and she is busy, but we never felt like we were not a priority. We felt like a valued costumer throughout the process. We would certainly use her again if we need to find another place. read more

Doesn't run an honest business. On move out, tried to charge us hundred of dollars for past tenant damages. Took weeks to months for most repairs to be done. I would look for alternative houses not run by this business. Very shady practices read more

Giving this property management a 1 star only bc I give them ZERO. Unprofessional, non-communicative, non caring, ridiculously under staffed property management company. Had to switch to NC house rentals bc Kris & assoc was getting a bad rap. You can't even find them online!!!! read more

Terrible. This property management company is only trying to squeeze money out of you and cover their costs. Our rental agreement never mentioned professional house cleaning , professional carpet cleaning and changing of air filters. It was only mentioned during move out, which is pretty ironic that when I moved in a year ago, there was no professional carpet cleaning done as there was a HUGE black stain on the carpet 2 feet x 2 feet, and the fridge was full of small dead gnats. All lights were not fixed, couple door handles were missing, alot of patch work where tv was placed from previous renters. One Garage opener not given and Pool Fob given very late. Trash was left in the garage and not removed and the garage smelt like a dead skunk which was highly unpleasant. A/C went out in just a couple of weeks of move in and this was middle of the summer. A/C filters were obviously not replaced by previous renters as they had to be replaced when they came for repair. There were other instances but these are what stood out. During inspection, a guy came out to inspect and literally took a picture of every mark on the wall, which there were regular scuff marks and could be removed by Magic Eraser. He inspected very inch of the place and took pictures of everything which made me feel uncomfortable as if I had done something wrong. Not a great experience with them read more

ZEROS STARS IF THAT WAS POSSIBLE Worst rental company I have EVER dealt with. The move in process was very hectic and disorganized. We told them a date we could move in and they agreed. We get the keys and show up to a house with a broken window, no refrigerator or washer and dryer (that were included in the rental property. It took 2 days to get a new window installed, they covered it with a trash bag and said it was livable until then. The refrigerator and washer and dryer showed up a couple days later than promised so we had to live without a fridge. Most recently a lighting stormed happened causing A LOT of damage to the house. Our air conditioning was out, garage door not working, lights all over the house not working. An AC repair man showed up after calling for 2 days to get someone to fix it. The guy had everything needed to fix it but the property manager cussed out and hung up on the repair man saying it was too expensive and we were left without air for another couple of days. We put in service requests for the lights and garage door. We did not hear a word from anyone for 16 days. It took calling multiple times and threatening to take them to court to get them fixed. These people will promise to contact you "the next day" and then ghost you for the next two weeks. The days without AC we were promised a refund on the days we couldn't stay in the house. Comes time to pay rent and he refuses to give us the discount we were promised. During all of this, we contacted our renters insurance agency to get our things that were lost replaced. The property manager had the audacity to tell us to file the loss of the Cat5 cable under our insurance claim, which is apart of the house and not our responsibility. PLEASE DO NOT RENT THROUGH THIS COMPANY!!! All they want is your money, and they will do anything they can to not spend money on repairs!!!! Bala does not know how to run a rental company and will make promises that he will NEVER keep. Worst company ever. read more

We rented from Kris and Associates back in 2018-2020 and every issue was handled and resolved in timely manner. We had wanted to move into another property manager by Kris and Associates and then had a few concerns and Bala and his team really worked with us and we're understanding and cooperative with our families concerns. After two years elsewhere, we are working with Bala and his team to move into another one of their properties and cannot wait to be living back where we once were again. Kris and Associates we're always attentive and even during the pandemic worked with us to ensure that we were able to safely vacate our rental property. read more

Kris and Associates are a great property management company to work with as a renter. They were always responsive on major repairs and very helpful when other items came up. They went above and beyond to help me work out a move out date when I injured my arm and was not able to complete everything by the original date. read more

Kris and associates property management is the most unorganized, horrible communication, deleting service request , won't return your call unless money is involved, owner shows up and request a walk through same day , worst rental company ever. No one will return you call , and when they do they barely speak English and aren't very friendly . won't fix any request you enter online and just delete them . We have lived in one of their properties for 2 years and are only moving because of horrible service and communication! DONT RENT FROM THEM , PERIOD read more

Worst property management company I've ever dealt with. They do not attempt to handle any of our issues with our rental in a timely manner. They do not respond when contacted. Our dishwasher has been down for over a month now and the initial contact was not enough, we had to withhold paying rent to see any progress for it being repaired. Would happily give a negative star rating if possible. read more

Loved our home for the past two years, it was a lovely find! Great communities to choose from! Definitely happy!

Please do not trust these people. I cannot find an active real estate broker's license on any of them. It is illegal to be a property manager without an active brokers license. They have listed houses that they do not own. They just collect the application fee money and will ghost you. Please RUN!!!! I have opened a complaint against them with the Federal Trade Commission. read more

We have rented from Kris and Associates for 4 years now and they (Bala) has worked with us through thick and thin, including Covid when times got very hard for A lot of people and life really happens. I know people complain about things maybe not getting fixed right then and there but I've never had an issue with that and we also need to remember to have a little patience and grace because we surely aren't their only renter. If you are respectful and communicative they are the same way back. I'm very happy with me 4 years in the home and how everything has gone and has been handled. Bala even went as far as getting a fence approved for the home so I felt more comfortable letting our kids play in the backyard knowing they we safe and confined. To me that is going above and beyond to help! So I definitely appreciate everything he and the company, Kris and Associates has done for us over the last 4 years. Thank you to Bala for working with us all this time! Definitely recommend. read more

Kris & Associates - Property Management Near Me - Cary, North Carolina

Amazing from beginning to end! We had been looking for a home over 8 months to rent and then finally I looked at one of their homes it was beautiful but just not what we were looking for, I declined the offer to rent the home and Maneesha asked why I didn't like it then showed me other options I could rent. She really cared about helping my family and all on a Sunday she got all my info and with in 24 hours had a lease for us to sign for our new home. I was so impressed. It's so nice to have someone care about your concerns and listen like she did. Please give this company a try. No company is perfect but they have went above and beyond for my family. Thanks again for helping us find our perfect home. read more

I rented from Kris and Associates for 2 years and it was the worst management company I have ever worked with. I went without a working oven for 6 MONTHS! The oven was still not working when I moved out. On top of the oven not working for 6 months, there was a roof leak that happened during a hurricane. The management company sent someone out to repair the hole. However, nothing on the inside of the home was fixed. The foyer light hung down for a year that didn't work anymore from rainwater and watermarks were all over the drywall. I never bothered putting in another maintenance request because they go ignored. READ THESE REVIEWS AND SAVE YOURSELF A HEADACHE AND NEVER RENT FROM THIS COMPANY. read more

I recently worked with Tess (also known as Maneesha) Gupta operating under "NC House Rentals LLC" and "Kris & Associates Property Management LLC", and 0/10 would NOT recommend her or her affiliated business entities. The lease agreement provided by Maneesha/Tess stated that the security deposit/fees/rent were all due in one lump sum on a date specified and written into the lease. After signing, we received correspondence from Maneesha/Tess demanding that we remit payment in cash within 1 day (17 days BEFORE the date specified on the lease). When questioning this and advocating to follow the terms and conditions agreed upon in the lease, she was unprofessional, condescending, and re-listed the unit without us having officially withdrawn from the process. Be aware of Maneesha and her associate's deceptive behaviors, as they are not interested in or educated to uphold the terms and conditions of lease agreements. read more

We did NOT have a good experience renting from Kris & Associates. We rented from them for a year and a half. From the beginning, things were very disorganized. The property manager, Bala Kamuju, was incredibly difficult to get in touch with. Emails and calls went unanswered and he would only respond via text or at inconvenient times like 9pm. Any issue we had required multiple attempts to reach him, and then empty promises to fix it "right away" which then never happened. Pretty much if we wanted anything done we had to do it ourselves. Moving out was also a disorganized mess. We thoroughly cleaned the house, had the carpet professionally cleaned and left things in good order. We returned our keys and the house was re-rented within a week. Bala said we should have our security deposit 2 weeks later. A month and a half after moving out we had not received anything. When we contacted him he tried to claim the new tenant was complaining of damages that we should pay to repair. This was absurd because the tenant had already been living there for weeks and he had had way more than 30 days to inspect the house and notify us of any problems. After some back and forth he agreed to "do us a favor" and return the deposit, which arrived as a badly crumpled handwritten check. We are a military family and have rented in 4 different states and even overseas. We enjoyed the house we rented, but this was the most unprofessional and disorganized landlord experience we have ever had. It was obvious they tried to put the least amount of effort into every interaction. I would NOT recommend Kris & Associates to anyone. read more

I have loved living in this home. Kris & Associates has been very easy to work with. Any time I have needed assistance, I have received it. Looking forward to another year in this home. read more

Poor customer service. When they are wrong they argue to no end that they are still in fact right. Been a month without fixing my A/C unit. When asked they avoid the question. Submitted work order with no response. Wasn't emailed all information on rules in restriction that the HOA provided them. Towed a vehicle from infront of a house because of lack of information. response was a $75 check. Tow cost $235. Don't suggest renting with them. Not a good American ran business. read more

We are still waiting for resolution with a tenant issue with Kris and Associates. Overall, we have had a very unprofessional experience with this company, and I would not recommend this company to anyone else. read more

When we first moved into a rental in late 2021 service was acceptable. Recently our AC has been broke for nearly a week and there has been no response to this service tickets or call backs. They do not pick up phone calls and their voicemail is full. We have two other minor plumbing tissues that have gone unresolved for weeks. read more

If I could put a no star I would. Ever since I moved in I have had so many promises made that were not kept. The communication level with this company (especially Bala) is about as good as my one year old niece. If you are looking at a place to rent from this company I highly suggest you do not. Terrible and very unprofessional experience. read more

I was new to the area and needed a rental fast. I reached out through a rental app and they responded super fast! I was impressed and their pictures matched the actual property. I was with them for about a year and eight months. They were always professional and responsive to my questions, concerns and needs. My experience with them has always been great. Even after I moved out I have reached out and they responded quickly. If you are looking for rental properties in the area I highly recommend reaching out to Kris and Associates. read more
